Stayed at Malmaison Edinburgh for a night and received a fantastic service. Room was well setup and open although could not see any view from window as was blocked by another building. Shower/bathroom was clean. Food was nice.

Good location at a quite street with good restaurant downstairs well designed rooms and good bed. Cons: takes a bit of effort to adjust hot and cold water, also shower head need descaling.

Situated just a few minutes walk from Ocean Terminal it's in a great location for a visit to HM Yacht Britannia. The centre of Edinburgh is less than 4 miles away too. The hotel restaurant has very attentive staff & some very nice food, though a little pricey. The room itself, a suite, although nice, had the creakiest floor I've ever walked on. Overall, a nice place that I would visit again.

Often took a long time to order drinks at the bar. Good size room and decent cleaning. Breakfast was good but rain with 15-20 min wait before you get your food if you order from the menu. The slowest lift I've ever taken.

Unfortunately I cannot review the hotel as such or even the restaurant (hopefully very soon) but I wanted to write a few words about the bar. We went this week for cocktails and nibbles and the experience was enjoyable.

Spending honeymoon at this hotel but although mentioned at time of booking not been acknowledged by staff. Disappointing.
Otherwise room is ok, but bathroom is bit poky for what is a suite, more like a travelodge bathroom. Even the bottled water in room is chargeable.

I only used the restaurant, clean and private, beautiful building and great restaurant. It's away from all the hussel of the city. If you are looking for a romantic place, Malmaison is it.
Great hotel, friendly staff. Rooms are spacious and comfortable and if anything is wrong in your room they will sort it for you. Had a damaged socket that I reported at night, by next day lunch time it was fixed. Restaurant in hotel is amazing, nice menu.

We took the option to upgrade to a suite on level 4 with a freestanding bath. The views from the room were great. It was a little stuffy with all but one window sealed closed but we used the fan to circulate air. The WiFi stopped working the night before we left and apparently it was an issue for all guests. We lost our cold water for a half hour too which was right when I was pulling a bath! Reception advised there was a temporary disruption for some plumbing work.
Honestly, the place was great all up, decent gym facilities, well appointed rooms, great location within walking distance to central Edinburgh but far enough away from everything. A few really nice pubs and taverns very close by. Would recommend to others and would stay again.

I find it surprising to find this is a 4 star hotel as it is quite shabby. Lighting in the bedrooms is VERY poor , one dim bulb in a good size room so you really need a torch to see to read.Bathroom lighting had 2 bulbs out of 4 working .

Hotel is clean and quiet. Lift is out-dated, but can get used to it after a day or two.
Restaurant in the hotel, where the lovely photo was taken during the first dinner, was wonderful but not consistent in food quality. The second night dinner was unexpectedly disappointed. Vegetable were over-done, meat was salty after requesting less salt when made the order, color on the sward fish spoke the age.
Quiet after work afternoon tea. Mini burger, wraps, cakes and smoothie. Good value great food!

Friendly attentive staff, comfy setting, in a stunning location directly on the water. Only popped in for a peppermint tea, but have a good selection of drinks, hot, cold, alcoholic. Deco is nice and stylish.
From the perspective of my parents who are in their 70s and stayed in early June 2017: The building is charming but old and creaky, with unreliable hot water at peak times of usage. The lift is slow and old and the parents were caught in the closing doors a few times. It needs to be replaced. The layout of the bathroom is poor and does not enable you to get close enough to the mirrors to shave or apply make up. You also cannot control the temperature inside your room. No blackout curtains so that was a problem in June when the sun comes up at 4:00 am. The breakfast service is very slow and many order mixups. The breakfast service does not start until 8 am, so not useful for an early start and you must prepay for the week's breakfasts. The coffee is weak, which is truly a dealbreaker. The main restaurant is good but they tack on a 9% service charge. The location is wonderful but for the prices charged here, a little more attention to detail should definitely be in order. The parents were also taken aback by getting charged in full at the start of their stay, rather than at the end. They won't be back and that's a shame. This hotel is closest to my house and they would have been frequent customers if their experience had been better. A shame.

Arrived in the evening, receptionist was welcoming. Paid for a room upgrade. Room was freezing cold, carpet did not match the decor and seemed a bit odd. Noticed mould in the bathroom on the ceiling above the bath.. Not just a little bit.. Alot then on the window was that pink residue you get in your bathroom if you don't wash the bathtub.. Essentially a bacterial mould again, so this clearly wasn't cleaned. Dust on bottles in the room and the comments card was even drawn on. Plug socket didn't work, bulb out in a lamp. It feels like a catalogue of errors but it really was. Poor show. Wouldn't stay again. Breakfast was fantastic, very attentive waiting staff.

I honestly had no idea this place existed and in many ways it's not surprising. It's in a nice rejuvenated part of Leith and it itself is tucked away in a corner. The building itself is stunning, the food is lovely and the staff excellent. I highly recommend going for a drink and a bite to eat if you get the chance. It's less of a "pop out for a bite" and more of an event.
Hotel with French charm. It is also great that you can sleep in the Tower of Edinburgh. Breakfast did not bother me.

Funeral Reception, in small function room with round tables, & food tea & coffee on tap, waiter tidying & unobtrusive. Excellent food, service & perfectly fit the bill. Also plenty of parking at rear of hotel. Why do hotels not emphasise this critical fact.

We couldn't get hot water for our shower unless the hot water tap was running which was weird. Breakfast was also a bit of a non-event. The maitre d' in the restaurant at breakfast also came across as very abrupt and a little rude at times.
Hotel a bit dated, lift felt as though it was ready to give up the ghost... also electric heaters in the room (old building, but this adds hold be changed)
Malmaison in Leith is located at The Shore, with lovely views over the water from the restaurant on the ground floor. The building itself is imposing and very impressive, while inside it's decorated with a contemporary style and modern elegance. I haven't been a resident of the hotel, but I've enjoyed brunch here many times and I can confidently say that it is excellent. It's not cheap, but for the price you get access to a buffet with a huge selection of sweet & savoury breakfast food, and you can also order a main dish from the Al a carte menu. There are lots of cocktails to choose from too, whether you fancy a Bloody Mary, Mimosa or a Bellini. You need to reserve a table in advance because it's very popular. Enjoy!
Me and the Mrs went and were so looking forward to this "boutique" hotel. Shocking! Small room, sanitory items still in the bin from previous guests, dated style. If you have the cash to afford the premium rooms then go for it, but if you are looking at the standard rooms then forget it, as you are forgotton in a sea of mediocracy. A terrible waste of money.

Staff very friendly and helpful Konrad at reception was excellent and dining staff were attentive food was first class, room was clean and comfortable, the bar staff were welcoming and helped us choose our cocktails which were perfect!

A nice hotel in a good location in Leith. Room was hot (no A/C) and there was quite a lot of general noise from other guests while in the room.
Clean hotel but well worn in, could do with a lick of paint. My room had a window but all I could see was a wall about 10 feet opposite. The room had no aircon or climate control and you couldn't open the window (even a little) when the room was hot, however the bed was comfortable enough. The shower was decent but the bath room door wouldnt stay closed unless you locked it from the inside, meaning the extractor would make a noise until it shut off properly. I have been to other hotels in this chain and loved it ... this one however seems like its been a bit neglected over time. Apart from that, the staff was friendly and helpful and the breakfast was wonderful. Its just a shame for the price of the rooms that they are so underwhelming.
No air conditioning, bathroom door didn't shut properly and windows wouldn't close (which was a delight when there were workmen at 8.30am). Poor hotel for the price.
Service great, room airy and comfortable. Shower was fantastic, but let down by poorly maintained bathroom; sink plug didn't lift on lever, toilet didn't flush properly, and bath was slow draining so showering in ankle deep water.
Was a guest at a very small wedding reception. We had a private room which had a great ambiance and the food was excellent. I was however disappointed in the service. 2 people served the starters.
1 person served the main courses for 13 people and there was a bit of a wait for the guests. Could brush up a bit on that but all in all a lovely time.
