Pro: Friendly staff and nicely appointed rooms. Lots of nice touches like free coffee in the lobby, welcome baked goods, etc. Kitchen and full size washer/dryer in a hotel room which was impressive.

Cons: No beach access or even beach views. The resort is across the street from the rocky shore with a large lawn and even some private houses in between you and the water. On the resort map they say Coastal Ocean Access which is a euphemism for access to a road that happens to be on the water. Sitting by the pool you can barely hear/see/smell the ocean at all. We actually ended up cancelling our reservation here early and moving next door to the Sheraton where they have full beach access and two restaurants overlooking the water. The restaurant at Koloa basically has no view whatsoever and is tucked away in a dark corner overlooking the pool area. The bar has a mural of the ocean and that s all you have to look at.

Verdict: If you want a nice room with kitchenette and washer/dryer then the rooms are well appointed. If you want to actually feel like you re on Hawaii I would recommend staying elsewhere. It feels bad leaving 3 stars because the staff were so nice, but honestly we were so disappointed about the lack of beach access/view that we changed hotels mid-trip which I ve never done before.

The resort grounds were beautiful with three pools, including one very large "lagoon ". The rooms were large and clean with a modern kitchen and washer and dryer. Despite the lack of beach access, I was overall very impressed with our stay.

It is nice and the staff are wonderful but shuttle services are sporadic and some info is not consistent such as car seats and smoking rules.
The food is wonderful and a shop is available for buying in suite foods. There's also nearby shopping, dining and golf.
I enjoyed my stay.

The resorts common areas are beautiful. The rooms are generally nice, but there seems to be less consideration towards where the rooms are placed. As such, some rooms are overlooking neighboring properties that might be run down or generally rather unsightly. And there is no discount for such a view. Additionally, there have been a number of bugs in my second floor room. I'm sure they will spray when notified, but it is worth mentioning as the price for these rooms would leave one wondering how they haven't sprayed already. The service has been generally positive over all otherwise and the staff is helpful and polite. Also, "stove top in room" means an electric stove top is in your cabinet for you to setup and plugin wherever you can find a space. Not quite my expectation as all the promo images show the beautiful, 1000+/ni suites. However, my standard level room was not pictured in many locations. Otherwise, the rooms are spacious and relatively clean. While I complain about having seen a bug or two so far, it's not as though the place is infested. My room was otherwise very clean and checking in to a nice large bottle of water and a box of chocolate was nice. One final note, resort fees are absurd. I can't believe what most major hotel chains charge for one time benefits. For an additional 30-50/night, on a 10-14 night stay, you get a bottle of water and chocolates? Oh, don't want them? Tough, it's mandatory. This makes no sense and should be included in the price if you can't decline it. But good luck finding a nice resort that doesn't charge such a fee.

We really enjoyed our time at Koloa Landing and Kauai. It is a beautiful resort on an amazing island. The kid's loved the swimming pools and the room's were very spacious. Overall I would definitely recommend this resort to anyone that's looking for amazing Hawaii experience. The Child's did a masterful job in building and planning this resort and it's fitting for great people to build a majestic resort.

We've been to Kauai at least a dozen times, usually stay at Grand Hyatt but this time we tried out Koloa Landing and loved it! Units are spacious condo-style (we had 1bd) with full kitchen, great pool area. Staff are super polite, cheerful and attentive.

Holoholo Grill restaurant is just ok, but plenty of great dining options nearby in Poipu.

Fyi, no beach at the resort as this part of the shoreline is rocky, but a short walk to other beaches nearby.

I just stayed at Koloa Landing Resort at Poipu from Jan 25th to 29th 2019. We arrived after leaving Ritz-Carlton two rooms in Maui, i was with GF and my 3 adult kids, 27yr, 24yr,20yrs old. We had a 3 bedroom villa with pool and partial ocean view, once we entered our room, my kids and GF were giving me hugs and congradulating me on booking this Villa at Koloa Resort, to say the least, they were estatic. To see the smiles on their faces made it all worth spending the money to take all of them on vacation. We all liked The Ritz, but it was no comparison hands down, Koloa Landing was 100 times better and more beautiful and more comfortable, we never wanted to leave. Beautiful flat screen tv s in all rooms, beautiful decor, amazing huge Lanai, top notch appliances and silverware, coffee maker, toaster, cookware, gorgeous bathrooms, washer and dryer, they left nothing out. This resort was and is perfect. I give Koloa Landing 10 Stars, memories my kids and i will have for a lifetime. P.S and super close to restaurants and Big Save grocery store, only 30min drive Koke e Waimeia State Park. AMAZING!!!!!!

Beautiful spot. Free parking and free WiFi. There is so much to do on Kauai that we loved being able to come and go quickly in the morning versus some of the bigger resorts we stayed in. It was under construction while we were here and our room unfortunately backed onto the construction. It will be stunning when finished. Other places we visited during our honeymoon did better at making us feel special.

Joy at checking took amazing care of us. Sometimes there is one person that makes tour stay truly special and Joy was that person. The facility is amazing and we will plan to stay there again!!!

Refused to honor Marriott Rewards Platinum benefit...

Refused to honor Marriott Rewards Platinum benefits. I have stared in several 'Resort' class Marriotts and this was the first one that declined benefits. Internet is spotty and speeds are slow; don't expect to stream content from Netflix, Daily Burn, etc... or to remotely connect to your work in an emergency. There is no way to pay an additional fee to get better service as the WiFi hotspot is wide open. The $35 Resort fee covers a lack luster gym (I have seen better gym offerings in Courtyard branded Marriotts), WiFi, and resort activities. Daily room cleaning services are not included, however, they did refresh our towels daily.

The activities included(from memory and subject to change) :
S'mores 2x week
Morning workout class 2x week
Morning yoga 1x a week

In short the fee doesn't cover anything, it's just there so this Marriott can add $35 to your bill without advertising a higher nightly rate. The nightly rate wasn't exactly cheep either, we booked 8 months in advance and we still payed over $300 a night for a 1 bedroom with a kitchen. I checked the rate again 3 weeks before we arrived our room class was over $600 per night. Book early if possible.

The only redeeming quality of this hotel is the pool, which may be the nicest pool in all of Hawaii. Expect to see kids at the main pool as there are 2 water slides and 6 large water falls. If you are looking for a quieter experience you won't be disappointed either. Both the family pool and the tranquility pool were practically vacant during our stay. The tranquility pool has a set of grills, 2 additional waterfalls, and at least 3 resident stray cats. If you plan to grill part of your meal during your stay you may opt to use the grills at the family pool as this pool was wildlife free during our visit.

Lastly don't expect ocean views. Only 2 of the 8 buildings had a view of the ocean. These views included someones back yard, there is a row of houses between the resort and the oceanfront.

I love it here. Beautiful resort with every amenity one can think of. Resort staff is personable, friendly and it's clear that they go out of their way to ensure guests have a memorable vacation.

Great resort, rooms are really nice. Very friendly staff. Large pool and very close to the beach. Also very close to two malls with a lot of dining options. TIP : try the macadamia pancakes for breakfast in the koloa grill restaurant.

This is a very nice resort on the island of Kauai with an incredible pool and very nice restaurant. Beach is a short walk from the property. The rooms are nice, clean and modern, but I don't recommend paying extra for an ocean view if you are expecting a clear, close ocean experience. The property is gorgeous, so I would recommend opting instead for a view of the interior grounds. If you do go for the ocean view, ask for a top floor.

WOW!! This place is amazing! First of all, we were delayed a day getting here because of plane issues and they were very accommodating!
Once we got here, this is a beautiful property! You are given a fresh flower leis for the ladies and Kukui nut leis for the men. There are 11 separate buildings on the property, you are able to drive to your building and park very near it. There are 3 pools one for keiki, one for adults only and the largest for whomever wants to be there, and who wouldn t!
The room, was a one bedroom villa! It has a nice sized kitchen with full size appliances, full sized washer and dryer, living room with pull out couch, and almost two bathrooms. One has a toilet, shower and sink, the other separate bathroom has a soaker tub and sink.
When we came into our villa, they had provided us with a welcome treat of fresh banana bread, and a resort bag.
Service is amazing, the first evening they came by with more banana bread, second evening we bought coffee for the next morning and realized we forgot coffee filters. We texted, yes texted, the office - they have a text line set up for anything you need - and they sent their houseman, their verbiage, over with some coffee filters! Amazing service! Every day we have been here they come in and clean your room, replacing towels and even washing any dishes you may have left in the sink!
There is a sidewalk that leads to a beach not far from the property. There is also a walking path if you would like to walk to the nearby shopping center. This property is located in a great spot for activities and restaurants on the south shore.
We will come back to this property again on our next trip to Kauai, because there will definitely be a next trip to Kauai!

This place is at the most happening place on the island. We booked a two bedroom villa for a family of 4 of full ocean view category, thinking this property is a resort kind with stand alone villas. To our utmost dismay we found that it is a condo property being run as a resort with only one poolside basic restaurant, very limited, once in three days housekeeping and very little staff to take care of your other needs. We arrived and we did not see even a single person on the porch, no one to welcome with any flower garlands, which is customary in Hawaii, no one to help with valet parking or luggage. We were given keys to our villa with proper instructions and smile. It was like we were moving into another airbnb apartment. And then we were given room with resort view and not full ocean view that we booked for, two categories down. After three days of pursuance and meeting three officials we could get 410 $ worth of discount and credits. So to get what you paid for was an uphill task. But this place is value for money. Just don t expect a deluxe five star resort but a very basic living near some great eating and shopping area on the island. Just be out while day and come back and sleep.

Such a fantastic place. So many great things. Rooms were immaculate and fantastic for a vacation. Pool was perfect, extremely large so it never felt crowded. Staff was friendly and they had weekly events. South slide of the island was also my favorite to stay on.

First time at an autograph collection hotel. This is a unique hotel with an apartment style setting. I booked a studio and got upgraded to an one bedroom apartment. The sofa bed in the living room is horrible, so I wouldn't recommend the one bedroom for a family stay. You'd better off with booking a 2 bedroom apartment. The room is clean, and the service is friendly and fast. Limited SPG benefits as there were no free breakfast or lounge.

Wonderful time with the family. We had the two bedroom two bath unit. Amazing pools and jacuzzi. Plenty of room for all. Full kitchen helps save on meals. Clean bbq grills at the pool. Beautiful grounds. Roaming security lines to chat with the guest. The Holoholo burger was good too. Not the cheapest but when others chip in, easily affordable.. .doing .it again in January.

The staff are wonderful! Lovey made us feel so welcome! The units are huge and very nicely decorated. The units all have well appointed kitchens and laundry rooms. The lanies are large and very nice. The pool is ok, a new one is under construction and is supposed to be wonderful. Overall it's a great place to stay with the family! but it is the staff that makes it so special! I would jhave probably given a 5 star if there was no construction and the new pool was ready.

We loved our room! It was so comfortable! The lanai is so large and spacious! We enjoyed cooking in our own kitchen and ordering from room service when we didn t feel like cooking! I loved that I could pre stock my kitchen from the market place! Close to shops and beach! The pools were incredible! We spent more time in the pools than the beach! I love their pool hours so you can enjoy night swimming! All was great! Highly recommend!

This resort was amazing! First, you can hardly find a place that has "condo" style rooms, yet, it's like a hotel with daily service etc. We have amazing one bedroom condo, very clean, kitchen had everything, very nice touches when you first check in. I highly recommend this place for families. The pool is amazing and huge, great food on premises; the resort is not on the beach but it's about 10 min walk ...Thank you for having us! We will be back!

Koloa Landing has been amazing, and I would recommend to anyone. This property is not beachfront but makes up for it in spades. There are three different pools, one is adault only, another is designed for families and then the main pool which is made up of 3 pools, and includes 2 water slides. The property has a look out and dive site across the road, and if you walk 10-15 minutes down the road you have access to plenty of beach with great areas for swimming. The resort is located about 5 minutes from Koloa where you will find shopping, great food and groceries. The rooms are designed for any type of group from single guests, couples and even larger families. There is a restaurant on site but between your own kitchen(state) and Koloa you need to eat there often.

A wonderful resort right by Poipu beach. The rooms are excellent, the staff friendly, and as the signs will tell you, this is the best pool in the US. Also, Holoholo Grill serves some excellent food!

Best Hotel Staff EVER! A real gem , so relaxing and peaceful. Well worth the cost ! Upon check in Ma Gelly just made it so easy , she was by far a refreshing face after a long flight. The room was perfect .
The massage today was a 10! Also resturants and shopping are really a close walk .

2 out of 3 Jacuzzis were out of order.
They do not replace towels and/or linen every day
