Nice quiet place. 2 pools (1 more under construction), volleyball court, mini put, and 2 hot tubs. Nice spacious rooms, all with balconies. Beach close by.
The breakfast was not good at all, I found this to be quite disappointing, I'd avoid it anfld go to a local breakfast joint. Also I went here for my honeymoon and not one staff member acknowledged that. Every other hotel/resort at least congratulated us.
Beautiful resort, far end of the resort is half a block to the ocean which has rock on the shore and is inaccessible. Nearest beach is is a 15 minute walk down the road next to the ocean pas the Sheraton. Best beach to go to is beyond that and is a 5 minute car ride to Poipu beach. The beach has great sand with some rock. Great area for snorkeling and seeing fish, seals, and turtles.
The rooms are very roomy with the single bedroom having a full living room, kitchen, dining room table, separate bathrooms with a walk-in shower and one with a tub. Single toilet. Bedroom with walk out deck. Portions of the buildings are close to each other and you could end up looking at your neighbors in another building. Washer and dryer located in the suite with detergent supplied. Nice to have for a long stay or if you are island hopping, can cut down on the amount of clothes needed to pack.
The onsite bar and restaurant is good, there are better restaurants in the area, but it works in a pinch when looking for breakfast or a quick lunch by the pool.
The staff was very welcoming and went over all the features. There is a marketplace next to the reception area with snacks and a coffee bar along with items you may need.
The fitness center is plain, a few weight machines, treadmills, and bikes. Basics, but with the amazing weather you can hit the trails around the area.
The pool area is the beat on Kauai, and one of the best in Hawaii. Multiple levels on pools, slides, zero entry area, two large hot tubs. Plenty of seating around all the pools, separate pools away from the main pool. We did encounter a group of locals that had come in and were using the pool, they were there for more than two hours before security came and asked them to leave. Should have more security around the resort, we saw a few more people that looked like they didn t belong on the resort using the pools and other facilities. Never felt insecure, but more of a show of security would be nice.
From the moment we arrived we felt the warm welcome of the staff at the resort. The room we had on the first floor with access straight into the lawn was wonderful for our little one to just run out and play. We enjoyed everything from the pools to just lounging around and enjoying a cocktail or two. Thank you VARIS for the wonderful opportunity.

This place is great. I couldn't believe how much they cater to their guests. From a welcome bottle of water and Hawaiian host chocolates to champagne & fruit whem we came back one night for a special ocassion. The rooms also have a waaher and dryer so that you can take care of some laundry. The rooms are huge and often have dual bathrooms. The TVs have netflix and the WiFi is great.
Had an amazing time, perfect for kids and couples. Loved the community, huge rooms and friendly staff. Lovely pools and restaurant were a delight. Overall, great.

Best pool, fun for all ages. There are 2 waterslides one for little kids and a bigger one for the big kids and or kids at heart! The front lobby views are gorgeous, best front desk check in area. The fitness center has great views too. Pool grill is pretty good. No beach access but easy 5-15 min walk to beaches. If you walk out to streets and rocky point area there are sooo many sea turtles for spotting! Great sunsets also. Studio rooms are nice with stovetop, microwave and minifrdige. While the 1 bedroom which we stayed in has a great big living room, full kitchen, front load washer and dryer, bathtub room with sink and mirror and then a bathroom with another sink and big shower! Bed is super comfortable. Sofa sleeper in living room was surprisingly really comfortable too! Overall, it was a great property and excellent location. I would definitely stay here again. Don't want to leave!

We stayed in a one bedroom suite, which was perfect for a family of four. Having a kitchen and laundry in the room was very convenient. The pools were nice and clean. Location was good. Staff was friendly and helpful. Took off one star because some of the linens and towels were stained. They were washed and probably clean, but the very visible stains are not acceptable for a resort like this.
Really nice condos and nice grounds. 4 pools. An adult one, a medium one, a large one, and an infinity pool. The main pool area has a good restaurant with tasty food and a nice staff. Snorkeling at Koloa Landing is nice also, as it's right across the street. The downside is no beach side access. The closest sandy beach is probably at the Sheraton which is right next door, but not part of this resort, although you can still enter and enjoy the beach there.
Loved our room. My biggest issue was the lack in beach access. Also minimal food options, so we just ate every meal elsewhere. Definitely did not feel like a resort, as all the building were separated. The service was ok but not great. Tried to use their online concierge that they kept emailing me about before I arrived and I never got a response to any of my requests even after we arrived, so just booked everything myself.

Good resort with good facilities and location. There is only one restaurant for food and limited veggie options. Room cleaning is only every two days so that was a bummer. They can do more activities and stuff given the high price they charge each night.
Website needs to be updated as it seems a little deceptive regarding the rooms. Unusual expensive late checkout policy. Staff was wonderful and always tried to make things right. New pool area is AMAZING!!
Be careful as they will go through your personal items and steal.
I stayed at this location in mid-September. While staying, I had left some personal items in a pile with my own personal towel covered underneath my personal items. When I arrived back, I noticed my personal towel had been removed. I spoke to the front desk and management with nothing more than an apology and to try and find it. I was contacted by the head of housekeeping but she wasn't able to find it. I have received no additional concession regarding the theft of my property. I do NOT recommend this property.
Koloa Landing is a beautiful resort and was exactly as advertised in the photos. Our teenage girls loved the pool + ordering their own lunches at the grill, and the added activities such as yoga, hula lessons, and lei making were fun. All of the employees we met were helpful and friendly.
Guests should be aware that the ocean front is across the road and is not viable for swimming. Sandy beaches are a five minute oceanfront stroll past the Sheraton where you can also find vendors for surfboard rentals and lessons. Two shopping areas are within walking distance which provide a variety of stores and restaurants. If you need grocery items, Longs Drugs, part of the CVS chain, is the most affordable option.
I would definitely stay here again and recommend Koloa Landing to anyone looking for a comfortable, clean, and relaxing vacation spot.

The resort is BEAUTIFUL. The room was GREAT. I loved that we were so close to the beach. The many pools were so nice. We really enjoyed the spa and Holoholo restaurant. All the staff was so kind and helpful. I can t wait to go back.
Friends of ours spent 4 nights in the hotel. We were there for two days to visit. Rooms are top and clean. There is a kitchen, washing machine and dryer.
The hotel area is super laid out, the main pool is the hammer with different levels and a slide for large and small kids.
But there are two smaller pools.
The next trip to Kauai I will definitely stay there.
Chill, friendly staff... Enjoy the large layout and adults only pool. Great local for walking to the beach, shops, food and local markets.
The spa is weak.. Overpriced for what you get... Not very private and changing/shower area feels likes a gym.

A beautiful resort and gorgeous gounds. Multi level pools for adults and kids. Holo Holo grill has a varied menu that is very good. Walking path to the beach and shops.
Again, I've never stayed at Koloa Landing, but I very well could here soon. The grounds are kept in great condition, and the views of the ocean are pretty hard to beat in Poipu. Every condo I've been in is well furnished and really clean and cozy. You can't get much better than Koloa Landing when staying in Poipu
We loved staying here, the only downfall was the mattress on the pullout bed in the couch was very uncomfortable.
This hotel is a coastal hotel with no beach front and with all the money and time you spend to come to Kauai you ll have to stay in your room and watch the ocean from distance if you pay double to get an ocean view room... they say you can walk or drive to Sheraton or Poipu beach park to use their beachfront which in that case I d ask why not just to stay in a different resort to pay less and use their beaches ? Plus my room was ready all day but they didn t let me in until 4:10 pm even after their check in time and had to wait 5 hours in the lobby area .. overall a disappointing experience..move on and find another place to stay not worth your $!

Absolutely beautiful resort! This was our first resort experience and it was great. The rooms are large and very clean. There are multiple pool and hot tub options and they were never over crowded. The resort has good restaurant for lunch and dinner. It is also very close to multiple shopping/dining options in Poipu.
Excellent rooms, buildings very clean. Friendly staff & beautiful grounds. Loved every minute of our stay. Amazing sunsets every night overlooking the water on the stonewall behind the resort. Centrally-located as well, super convenient. Would definitely recommend!!
Beautiful views, great facilities, and great service. Rooms are clean and spacious, great location, and the pool is awesome. Shops and restaurants are available within a walking distance outside the hotel.

Stayed here 2 months ago. We stayed in a 3br 3ba unit. It was beautiful and very spacious. Very quiet and clean. Staff was very friendly. Inside laundry and top of the line appliances . Very close to shops and restaurants. Would definitely stay here again!!
Great room, fab bed, amazing washing machine and drier!! Lovely outside space, pool etc. An easy walk to a nearby shopping and eating plaza meant we could vary the evening meal.

Slowest service ive ever had if u get it at all , one bartender for entire resort , 20 mins wait just to get a waitress when place is empty and 20 mins for a tea and about an hour to get your food even when empty and at only restauramt on property by pool comparible to a pool side bar with limited menu , eat elswhere bring a car

This resort is gorgeous with multiple amazing pools with waterfalls, multiple jacuzzis, and even a couple waterslides. Theres a big bar next to the pool as well and you can also play volleyball & soccer on the lawn. Our 3 bdrm condo was huge with a full kitchen, washer/dryer, and a great big wrap around balcony. Definitely my #1 choice when staying on Kauai.

It doesn't get nicer than this resort in Poipu: beautifully furnished condos ("villas") with amazing details and high quality finishes. Three pools, walking access to the beach (no beachfront access on property). Staff is friendly and whole resort is clean and well-maintained
Our family loved every bit of this luxurious experience@Koloa Landing!! We stayed in an ocean view, 2 bedroom deluxe Villa and it was deluxe! The room is modern and beautiful, the view was wonderful. The pools we're definitely a highlight with waterfalls, kids shallow areas, hot tubs & slides! We enjoyed a lei making and hula class, a rental car although it was expensive it was convenient for the first day we needed it, the grounds are beautiful and it is just a quick walk down the path to the beaches and a little longer walk but beautiful to over 12 different beaches!! Shops & grocery were close by. We will dearly miss this hotel, recommend to friends & return for another vacation. Thank you Koloa Landing, our home for 8 days in beautiful Kauai !!!! Mahalo!

I love staying at this resort! The first time I decided to stay at Koloa Landing Resort was 3 years ago. I was so impressed with the resort, services, staff, location and the suites that I have chosen to stay at this resort during my many vacations to Kauai ever since.
Our room was better than we had hoped. All of the staff was friendly and helpful. The resort is beautifully landscaped and the pool is amazing. We will definitely be back.
gorgeous location. Beach section has no sand though. Food is amazing. Staff is super friendly! Tierra at the restaurant us the best. I wish she lived in Arizona. I love their staff. Shopping centers are about a 15 to 20 minute walk or they shuttle you for free which only takes 5 minutes

I am a pretty tough critic to please with the desire for a luxury property that can also please 4 kids and not be a zoo. The reviews were more impressive than anywhere else on the island for our checklist but I wasn't thrilled about not being beachfront. Let me be the 500th person to tell you that even while it's not beachfront it's somehow still able to exceed expectations of Hawaiian family vacation paradise
Loved our stay there for 7 days. But it would have been nice to have a listing of services available. You can rent beach chairs, soft coolers, and snorkel equipment. Had no idea until the last day...
Everything about this place is awesome. Rooms, pools, services, local restaurants, you name it. The only problem is the appliances they give you in the rooms, they are horrible. Here are a few examples; dishwasher can't clean for jack, fridge has to much pressure so its almost impossible to open it, toaster and blender where broken and we had to get it replaced, and doors have problems locking. The reason why I'm giving it 4 stars and not 3 is because they responded quickly and fixed the problems. Overall, pricing is good, and I would recommend staying here.

We booked this site through Costco. We were told there was free breakfast, though I think that was disingenuous because it's free coffee, juice, pastries, breads, yogurt. You can order from the menu but that costs. Just felt a little deceptive.
The pools are beautiful though a little cold.
There is a decay or rank smell all over the property. I was advised that it is the fertilizer and recycle the water combination. It makes being outside less than enjoyable on the property. It gave me quite a headache.
You are given a card or multiple cards that will allow you to have two beach towels. You have to bring that card to them every morning to get new towels. Seems a bit of a ridiculous practice given the expense of this accommodation.
Actual room is beautiful. The shampoos smell wonderful. The bed in the couch is extremely uncomfortable.
