I was extremely satisfied with the fast and professional performance! From signing the contract to handing over the apartment, everything worked perfectly! The shortcomings were resolved very quickly and the colleagues really do a great job!

Never again! I had to wait for my deposit for over 6 months because something was not "found" internally. Always responding to demand, constantly new employees who did not know their way around. And never a reasonable excuse! In my opinion unbearable that internal sloppiness is carried out on the back of the tenants.

To all tenants and landlords: IMV Immobilien Management GmbH is absolutely the most terrible thing I have ever experienced in property management. After many problems and critical situations in the house / i.d. The apartment is only available after 3 weeks of feedback stating "we understand", "we urge", "we regret not being able to help you with your problems". On top of that there are lies, false promises, terrible customer service and little information. Really shoddy company, please change the way you communicate & try harder! Otherwise I advise 150% against IMV !!!

ridiculous service, sometimes very unfriendly staff. The renewal of the lease after a tenant moved out and was replaced by a new one was an unnecessarily huge bureaucratic effort and it took no more than 3! lasted months. In addition, there is no transparency in operating cost bills. When an installer repaired a damage in the apartment for about 30 minutes, they wanted to charge us 350 euros, even though the fault was not on our side. overall, i have had no positive experiences with this property management company in four years.

Overall, I am satisfied with IMV. Took me some time to write a review, I rent IMV a flat in 15th district since 3 years - this way I will try to be more fair as possible.

The cons:
1. I was very unimpressed when I moved and I realized that the basement was unusable, despite being stated in the advertisement that I was getting one. Mr. Thomas said it was a mistake, but being in the 3rd floor and carrying a Bicycle upstairs everyday was not my expectations.


The Neutral:


The Pros
1.Rent is fair
2. the house was refurbished when I moved, and so far the equipment is working properly. I get always an answer for my complaints, sometime it takes some time to get an answer, but it comes and all my issues were solved. Very positive.
3. All documents and bills are well explained, a client area exists online, and the energy provider recommended at the contract signature was a very good option, with competitive prices until now.

Hope this review will help everyone in the same situation as me, and give some honest insights to IMV from one of their clients. Overall I am very satisfied and recommend. (but please, consider a couple hundred euros for a better bicycle parking, covered for the winter).

Here is the example: The garage door was broken in the morning and could only be operated by hand, reported the damage to Tel. I find it interesting that some people don't seem to have had a good experience. I always got my questions answered promptly and the lady in the office was also super (!) Courteous !!
The only drawback: something could be done against the smokers (who are too lazy to go out in winter) in the hallway of the house

This property management has been responsible for us for some time. The credit that we get back every year via the utility bill is very low, which was never the case with the old property management for years. Since that struck me as a bit strange, I sent an email to the lady on June 19, 2020 who sent me the utility bill and asked why it was so low. Also with the request to send the statement for 2018 so that I can compare it. Unfortunately until today 07/27/2020 no answer. On July 16, 2020 I made the decision to contact the office address, because I also noticed two points in the billing that raise questions. And again I haven't received an answer until today. Today I sent out another email. I am no longer concerned with the utility bill. I think it's just a cheek that people just ignore me and don't have the decency to answer.

We have only had good experiences in the context of a property search (rental apartment). The tour was completely professional, which apparently is not exactly common in Vienna. The only point we found unusual was that we should make payments even though we didn't have a signed lease yet. Without the payment, the MV including the handover of the keys would not have been possible.

So far, we have only had good experiences with the property management itself, for example when the dryer was broken.

Have a condominium in a building from the early 1970s. Switched to IMV a few years ago. After initial skepticism, we are now satisfied. The facade renovation with thermal insulation was carried out without any complaints, it was fully informed. The companies commissioned by IMV completed the work on time and you always had a conversation partner if you had any questions about the construction process.
The current account balance of the house can be seen on the HP at any time and the receipts are also clearly accessible.

I have never experienced such bad service before. You really don't even deserve 1 star.
They are never there when you need them. We had a problem and had called her several times to help and continue but after a while they just stopped taking off. Only after I called another number did they pick up again.
They are also incredibly rude.
I have been waiting for my deposit, which should have been 2 weeks, for 6 weeks and have not yet received it.

Cooperative, reliable and fast ... are words that do not apply to the IMV.
There are some problems that are too profound at this point, but which could be solved with more professionalism.
Unfortunately, the IMV gets entangled in bureaucracy. And with phone calls you quickly lose track of who would be responsible for what. 'Would' therefore because actually in charge, is felt only the colleague who is just not in the house / on vacation or just on vacation and has not worked again.
All the more strange are statements like; "We'll take care of it during the week". Because the week's run is more of a marathon than a sprint.

PS: The problem has not been solved yet.

So we can only report positive things about the IMV! Our concerns are dealt with quickly, damage is remedied and there is little discussion about the financial issues. The accounts for the entire house are always very transparent and clearly broken down!
We also feel very comfortable in the apartment because we know that you can rely on the IMV.

Completely unprofessional, my lawyer letters to the property management are ignored by the accounting department, not processed by a legal department, contractor from the IMV causes damage and does not care as if they were not responsible, although the damage is under their management- Order was made !!!! Not only does this company buy beautiful old buildings like the Arsenal, they also rent it out at five times the price. You don't get any service and even when the windows are broken there is a lot of discussion. Fascists, cutthroats, charlatans. This property management is a cheek. We had water damage last year, not our own fault. They sent a company to dry the damp spots. While painting the painter said that it is not dry yet and that mold will develop again. He said this to the administration and he still had to paint over everything. Today after a year we have black mold again in the same place. Bad how to play with people's health just to save money.

I have known the IMV for 3 years now and unfortuna...

I have known the IMV for 3 years now and unfortunately have only had bad experiences. Horrific fees are paid and the service does not go beyond everyday invoicing and administration. In invoicing we have now encountered insane gaps that could not previously be made explainable to us and attempts were made to attribute increased costs to the WEG without any transparency. There is little communication and little to no responsibility. We can finally get out of our contract and can recommend this to anyone who has problems with the IMV.

I would now like to go into the answer from the IMV - just as an example - I have been waiting for an answer from our supervisor with 3 reminders for 2 months. That's what I mean by service.

How this company can still exist is beyond me, incompetent in incompetence. Leases get them, if all goes well after months of phone calls or emails. Improper billing, which they then pay with interest and reminder fees together, although unfair, complete the profile.

During the construction period, offer a replacement parking space in a parking lot in front of the house, which is 400m away, but for which you have to pay the entire rent.
My outside windows are leaking and it rains in during heavy rain. When I'm at home, I wipe the moisture away so that the wooden window frame doesn't soften any further, but when I'm not there, the water is in the window frame. I have already reported this several times, so far nothing has happened.
Even when I broke the glass, it took three weeks to finally replace the glass.

You can not acknowledge your mistakes and behave irreverently towards the customer.

May 2020: I've had bad experiences as a tenant. Communication not bad in principle, staff friendly and objective. But: sloppy "repair" of defects when moving in, miserable support in eliminating defects during the rental period. At the end of the tenancy, an excessive craftsman's bill (renewal of two simple silicone joints more than 700 euros) deducted from the deposit, the washing machine and dryer were refused (current value approx. 450 euros: "becomes our property when they are left behind", but a transfer was planned Current value either to new tenant or owner), refusal to provide the name and address of the owner, citing "data protection". September 2020: You couldn't find our contact details while the dispute continued? After months of trouble, we finally got the contact details of the new tenant. And found that the dryer had disappeared without a trace. The new tenant has already taken over the washing machine. The dispute continues.

"IVM - We do it" - what the law prescribes is my general impression.
My biggest disappointment in the age of "social media" is that our WEG will continue to be run like a secret club, no one knows the other in this legally binding community. At least the possibility of communal communication is prevented. (In the case of a WEG, this is probably not a regulation of the GDPR).
The started communication platform does not work. My idea would have been that transparency and communication - also between the WEG parties - could be the goal of this platform. So it should only be an information platform where the HV calls and letters could be spared - but even that will not be fulfilled.

The IMV-managed house at Simmeringer Hauptstrasse 170, owned by Bank Austria Real Invest, is not even fully let, but is already a horror. The general areas including the lift would have to be cleaned daily by the tenants. IMV can now do nothing for the content of the house, but that is why the property must not wither.

The handover of the apartment (first time) took place like a picture book with a dirty apartment, dirty toilet (!!!), damage to the masonry, missing water pressure, missing air filter and broken intercom.

The intercom still does not work after 6 months. The other shortcomings were corrected over a period of 2 months.

How this company works is still puzzling to me. You have to stay behind for every little thing to get what you are entitled to. Security deposit repayments will only be repaid after several weeks. Emails remain unanswered or quote: "We are not the mail" answered. I've never seen anything like this and I advise everyone to avoid this real estate company !!!!!!
Snappy employees without know-how! It seemed to me that nobody knew anything.

At the first barrier we immediately found a solution and we settled the matter. I find the staff to be very friendly and competent. I received helpful answers to all of my questions really quickly (both by phone and email).
At first I didn't want to write a review, then I read some negative things here and then had to support this company and share my really good experience with the others. I wish you several 5 * because you really deserve it.

I love to give positive reviews, but this time I can't.

I have worked with real estate agencies in Vienna for 13 years and have never experienced such unprofessional behavior.

I was looking for an apartment and contacted the real estate advisor via email about an apartment. (Out of consideration, I am not sharing your name here, if an answer should come from this agency and this is what you want - I can do that.)

A response after confirming the data protection declaration came quickly (one star for it).
The real estate consultant from IMV Immobilien Management has emailed us three possible appointments (three days with a time window) for viewing the apartment. We responded with a selection. There was a short answer "no free appointment that day" (?!).
Ok, that's not that difficult to understand :) - but shouldn't you automatically suggest alternatives to your customers or just briefly mention what is still available? Would be kind of nice at least.
How else should I know which times are free and which are not.

Another short e-mail followed with the request to send an alternative. There was no answer, then I reached the real estate agent by phone. She asked me that "I should be patient until the evening that she is sitting in the car and not having your computer in front of her. She will then send me the alternative appointments in the evening".
OK no problem.

Waited two days and nothing came. Then again I wrote an e-mail with a reminder and called again and said the same thing on the phone "Please wait until I'm in the office in the evening, then I'll send you the alternative in the evening".
And so went the whole week ..... Until this morning I received an unfriendly, arrogant e-mail from the real estate consultant, I quote: "I have sent you the suggested dates SEVERAL TIMES - even after the last phone call - and when I am driving I can not tell you this - understandably -. There has been a rental offer since yesterday, the apartment is no longer available for rent. "

I think to myself - that should be a joke and you can even laugh - what amateurish and cheeky behavior for a real estate consultant, whom I should normally give a lot of money out of my pocket for a placement job.

Unfortunately, very disappointed as a customer and will continue to spread this bad experience from this real estate agency.

I have only had good experiences with the IMV. As our real estate manager, IMV has proven to be a professional and reliable partner. Here, some incorrect evaluations and complaints from tenants may have been given as an evaluation. I would like to point out to all potential clients of the IMV that two different standards must be used here. It is quite possible that a tenant complains if something is deducted from the deposit. But the IMV simply does its job with it - and it does it very well. I can 100% recommend the IMV!

Nobody can be reached, so my complaint is now public. 3 days ago I was told the operator is leaving an email for the call back. I wanted to speak to the manager of my responsible property manager to complain. I am a new tenant, rental start 15.01.21, of course everything has already been paid for. Due to a mistake by IMV, we do not have a basement despite being listed in the rental agreement. The man in charge was disinterested and unfriendly and said we would get 1 week rent and 2 weeks electricity for free anyway. (Then why a cellar? I am nervous to demand the agreed, contractually agreed cellar, right?) There was not even an excuse for this gross mistake, although almost 400 euros were billed for the "processing and implementation of the rental agreement" . And to be honest - what do I get with 2.5% rent discount? (18 ) It was simply said: According to the plan, there is no cellar. Mr G. did not even come up with the idea of a rent reduction on his own. You really had to push him to find a solution. When the apartment was handed over, we were initially ignored, not even greeted properly, as the landlady was still there and things were still being discussed. The list of deficiencies is incomplete; not everything has been viewed. Mr G. seemed to have seen the apartment for the first time 10 minutes ago.
Copy of the email we received regarding the basement, after we looked for the basement when we handed over the apartment (!), And he said he was in touch: "I must also inform you that there is no basement for Top 28 according to the plan . " then after my answer that the cellar was in the advertisement, rental offer and rental agreement:
"First of all, I would like to state that your landlady, Ms. X, will give you the electricity for 1 week and more than 20 days." As if that were relevant to the basement, right? After all, the apartment is rented for 7 years. This behavior has clouded the joy of the new apartment extremely. I am very disappointed, worst of all, that there was no apology or insight. Thank you IMV, it's really a great feeling to start a tenancy. I'll be honest, we almost didn't take the apartment because of the bad reviews, I thought to myself, it can't be that bad. Mistakes happen, I don't know who was to blame, administration, landlord, broker - I don't care - but I was concerned with dealing with them. But I still have one praise: For Ms. Kaliwoda, who was our broker. We moved for the first time and she took the time to explain the rental process in detail. She was really very nice and answered all questions in great detail.

Edit response to comment: I didn't want an appointment with my property manager. Incidentally, I still haven't received the callback. Already over a week ago. I have not received a response to the email with my suggested dates. Just another question about suggested dates.

Incredibly incompetent owners, workers, management, staff!

A bunch of thieves and scammers.

They give incredible high cost for pretty much everything, starting from the smallest things, like light bulbs , key locks with EXAGGERATED Cost, close to limits of theft.

Will never recommend and for as long as I breathe i will be letting everyone know of your misshaps and will tell them to leave bad reviews. Not like you need it anyway. You have 2.2 star rating for a reason.

Please please please! Save yourself a lot of main and stress free time by not dealing with this arrogant and incompetent so called company.

Your management , staff and pretty much everything related to service and customer relation are 0 and non existent.

You deserve to be reported to the respective ministries for an immediate shutdown.

Words cannot express the theft they have done to all our commentators and reviewers. If you do not believe me, go read other reviews.

As for whoever is in charge to reply to comments, please do not bother !! You do not deserve a minute more of my attention! You thieves!

Tenants and landlords: please stay away from the IMV! The service of the IMV is an absolute bottomlessness,
As tenants, we are suffering from a loft conversion. This caused damage to our apartment that has not been repaired for months. We always contacted the IMV immediately in writing and by telephone. In the best case, there was a consoling reaction, in the normal case there was simply no reaction at all.

For years I have been urging the completion of the construction work in front of House 3, Gemeindeberggasse 73. It was promised again and again, most recently in early summer 2020 by Ms. Falconcini. No reaction so far.

Our garages have also never been checked for compliance with fire regulations. The chimney sweeper says that he cannot because he has no access.
As if to mockery, the property management now arranges the installation of fire extinguishers.
I do believe that property management would have an urgent need for action here.
