HUNTEX Review

I've worked with Huntex Properties for a few years now and they have always been excellent! So grateful for the whole Huntex team! Highly recommend!

DO NOT rent to any of Huntex properties! They over charge you when you move out and will definitely not return your security deposit. $875 for paint interior??? Wth! They use cheap water based paint and will charge it to you when it chipped. You'll also pay for carpet cleaning out of your pocket separately.

To be fair, HuntEx and the public deserve an explanation for such a low mark. As off-putting as it sounds, a 1-Star mark was given since nothing lower existed. Prior to making my dissatisfaction public, two separate attempts were made (in writing) to remedy the issue, the first immediately dismissed and the second ignored entirely.

The problem I experienced unfortunately turned out to be one that involved costs of $2,500 upfront and a signed 12-month lease to bring to light. This took place at 4pm on a Friday, allowing just enough time for GEUS, now with lease in hand, to come and turn on utilities. The property I had previously toured without lights, immediately revealed a place that conflicted with several aspects of the lease, along with guarantees that certain services had been done, which clearly was not the case. I proceeded to take pictures, an overly obsessive amount, and left at 6pm after locking the door behind me.

To try and keep this from becoming a book, I will forego the specifics, as it isn't a short list. Basically, this is what happened next:

The movers, scheduled for 8am the following morning, had to be cancelled, forfeiting a $600 deposit in the process. The next morning, very first thing, I returned to the office to discuss the situation. Seeing as the ink on the lease was still drying, I felt as I had left the property, that we could come to some agreement. Unfortunately that didn't happen, even adding the option of forfeiting any security/pet deposit, (mind you not the entire $2,500) but still a significant amount that even though I felt in no way was deserved, I was willing to accept in order to just move on.

If HuntEx would have kept utilities turned on, this never would have been an issue. The fact that a lease had to be signed in order to "shine a light" on unforeseen problems, is something I wish I had the experience to have avoided. In the end, the only option was to move in, or forfeit the full $2,500 they already held and pay rent until they found another tenant to let me out of my lease by signing one themselves. Even if I could have afforded this option, I doubted they'd have much luck finding another sucker such as myself.

I have a friend currently renting from this place. They're a joke. She's been there 5 months now. It's taken them 5 months to fix her kitchen and bathroom leaks and it's still not fixed. Unfortunately she has a 1 year lease or she would have been gone. I don't recommend Huntex to anybody. Don't rent from them. Don't do it.

They say they are pet friendly but then go and tell me they don t like pit bulls. Breed discrimination I d say and they told my they have no homes that will allow pit bulls how is that pet friendly? How do they know my dog is aggressive? Just because of the bad reputation they have ? It s not the breed it s the owners that make a dog aggressive. They should make it clear they are only pet friendly to some dogs . Very disappointed. Your rental application says bully breed my dog is an all American pit bull terrier he is not a bully breed but ima sure that will not make a difference. You also state that you cannot control what Zillow and trulia post but I think that is false because there are several houses on their website that tell you if they are pet friendly or not if you were to take the time and make the changes I m sure it would reflect accordingly. So yes I did read the contract but so please ready my statement when I stated he was a pit bull there is a difference between a pitbull and a bully pit bull if you were unaware. Please do some research.

I like this company. i told them which unit i wanted, brought the deposit and secured the unit. And i can't complain about the staff. Pretty helpful and they are good folks. I would definitely recommend this company to anyone looking for a place.

I rented a duplex for a year from Huntex. I never had any problems when I needed assistance. Tiffany is the best. She was always friendly and helpful when I would call. I had to move out of state and Tiffany helped me as I had lots of questions with the process. They are easy to reach and someone always answers the phone.

if I could give negative stars I would. I would never recommend this place to anyone. if your considering them turn back now. they don't care about their tenants at all. they are the true definition of a slum lord. I cannot wait until my lease is up so I can be rid of this pathetic excuse of a business. horrible customer service.

Top notch rental company. We pay our rent on time,dont trash our home. Something goes wrong it's fixed asap. Simple as that,you guys rock!!

Worst experience ever with renting. They don't fix anything double charge the owners, when owners take the property back, they still charge you a cleaning fee. Will never rent from them again.

As a neighbor of one of their properties I can testify how crooked they operate. They hire the cheapest labor possible then try to gouge neighbors once the work is done. They asked one neighbor for $400 for the fence while asking the other for $4k! Then try to encroach 1 ft. Into my property.

I have lived in a Huntex home for almost 2 years. The company has ALWAYS taken my hardships,complaints and request into cons8deration. Yes they have high fees but they are willing to work with you in getting them paid. I was reluctant to rent from them based on reviews of others but they have proved themselves to be a great company!

Just to recap because apparently i can't do another review.. I was informed that now that i have put up this review, i will no long be able to rent from them.. If you ask me this is petty at its finest and i will be in contact with the better business bureau..Welcome to huntex were if you are a minority, you will be treated as such! For some reason my paper work gets lost, its always something thats wrong... I paid for the application fee more than four times.. And yet they still couldn't receive it! Money order, online and yet still couldn't get my app processed.. I had applied for a property first for it to be given up to someone else due to there lack of processing on huntex's part. Everyone else seem to work it out just fine... Well if your white of course.

Horrible experience, I refuse to ever deal with them again. Demanding deposits without being able to see properties, non refundable fees, horrible communication, and an over lack of professionalism

This place is Horrible! My husband and I where about to rent a house we put down the deposit and application fee. Then we go up there 2 days later to check on everything and they freaking gave it to someone else because (they didn't processes our application in time) even know we had paid for everything it's bs and I will not be dealing with them ever again!

Holly and the Huntex crew have always taken care of us. Been here just over a year. And every issue that has arisen was dealt with in a timely and professional manner.

As a landlord I had a different experience than above, though my properties (three) are in Greenville TX. Previously I had to fire my first property manager as I lost 10s of thousands due to tenant damage and not paying rent, and the second was typical PM companies i.e. they're good at collecting the rent and standard paint/carpet but poor at everything else. As an example, when the rent was late I would have to remind them to check with the tenant in person and to do tenant damage repair in parallel vs. series.

Huntex has been the opposite. I rarely ever talk to them, and if a tenant is late on the rent it's an automatic eviction notice and enforcement on late fees. They're maximized rent when a tenant leaves vs. the standard 6% without even checking the market. I would highly recommend them as an investor, especially if you have properties that are in low income areas.

PS: Reading the tenant reviews, as a landlord it does not make financial sense to be a slumlord, even in the crummy areas I bought in. I get calls/emails from Huntex when tenants have major repairs and agree to fix them promptly. My houses are always in tip-top shape then leased, as again it doesn't make financial sense to rent them otherwise. Deposit issues are always an issue between tenant/PM/landlord but can usually be resolved with discussion, as if your claim is valid it avoids court costs. Finally, if there are actually issues of racism or other legal violations, those should be brought to either the authorities (it is a federal violation to discriminate on race) or otherwise it's a trivial process to find out who actually owns the house and reach out to them directly. I personally do not want to be a party to any felony lawsuits.

Quick application process at the beginning and good customer service but a maintenance request will take very long time.

I am a dad with two young boys on my own. What I heard or read some of the reviews is the total opposite of personal experience with huntex for two years now I have rented with them and from day one they helped me in EVERYWAY possible...... They bend over back words to work with me. And this MEANS MORE TO ME THEN WORDS CAN EXPLAIN with having no family and raising two young kids!!! THANK YOU HUNTEX YALL ARE FAMILY!!

I live by some of there properties and they look so trashed out. Have guys working on them and they spend most of there times cleaning out there trucks. Wish this company took more pride in there properties. I have seen a lot of there houses and have friends wanting to rent. I tell them to stay away from this company.

You get Your water bill and it goes from $30 to $170 cause you have a leak they come out fix the garbage disposal and say it done. You call back2 weeks later to ask when the Plummer is coming out and they say they will send one out. 2 days later nothing no order opened for a Plummer. Still have a leak somewhere out side. They put in a mother work order. Lets see how long it takes.

My wife 3 Boys and I moved in to one of there houses off Wren Drive. House was nasty they said they would clean it! Carpets were Green from when the house was built in the 80's holes in the back yard. Exc. No big deal. Month went by settled in. Then my boys Started Getting sick month or so later big storm came through Flooded my whole Hallway there was mold in the Attic along the wall in the hall and under the Carpet. Called they came out SPRAYED AND CLEANED THE SPOT "THE SPOT" NOT THE HOLE HALL CARPET. "SERIE" LIKE THE PHONE APP.was the lade I was in contact with promised the world and nothing happen. She said they came out when we were gone Exc. So I put Clear Scotch tape across the Front and Back door so if Any1 came in the tape would break harmless. And I confronted them on that and they blew up. I Gave them 1275.00 Deposit. I got back 299.00 from all the Fees like filling holes in back yard, Door knob, washing Mudd off back of the house 75 dollars. Painting for 600.00 Please i will save you the Trouble Don't Do It.

Worst red neck owned place I ve ever lived in I would never recommend anyone to move to there properties unless you are desperate...THEIR LIARS THEY HAD MAGGOTS IN THERE CARPET I TOLD THEM ABOUT IT THEY SAID IT WAS FROM MY MOMS KITTEN WHO WAS IN MY APT FOR 3 days you idiots maggots come from moisture not only that the litter box was in the bathroom not on the carpet! I had leaks in my ceilings and walls they put putty on and and painted over it (it still leaked afterwards). I put down a 600 deposit they gave me 200 back lol charged my 85$ for 3 sets of blinds that are 7$ 240 to paint the wall WHICH WERENT DIRTY 87 to clean the carpet which your supposed to do before any one else moves in (but the carpet should be replaced it was gritty and nasty I ve worked in a leasing office before your supposed to change carpet in apt every 5-7 yrs I m sure it s been about 10 year as nasty as it was I never walked on my carpet barefoot) oh this is at Kaylynn apts on Washington not to mention they go into your apt without giving you notice that they ve been in there...HORRIBLE AWFUL SERVICE IF I COULD GIVE 0 starts I would

I have been working with Huntex Properties for the last week and they have been outstanding! Very responsive to all emails and helpful along the process. We are just crossing our fingers at this point for the house we want! We can't wait to be Huntex tenants!

If I could give this place Zero stars I would. We tried to go through them for a rent house that wasn't yet available. We gave them a deposit to hold the house until we could see it, when we finally got to see the house it still had holes in the walls, pipes sticking out of the wall, the floor was coming up in the living room, the trim was hanging off of the kitchen cabinets, the blinds were all tore up, there were cables and wires that had been cut hanging out of the walls and Ceiling. But the lady told us it was "move in ready" and wanted us to sign a lease. Once we found out that the house was far from move in ready we wanted to possibly move our deposit over to another one of their houses only to find out apparently we paid them $625 just to find out how crappy their "maintenance" people are on preparing a house for renters and that they wanted another deposit for a different house. What kind of company makes you pay $625 just to see a house that is falling apart? There will be an article in the News paper as well on this company and how they conduct their business.

Not a good place to rent from, they raised our rent and refused to fix our rat problem! ): We were told we have to find an exterminator, with a newborn we can't afford an exterminator right now. Very disappointed with their customer service.

I have never rented from Huntex before, till I found my house 4 years ago. When I first looked at the house there was a few things that needed to be done. The carpet had been cleaned but there was a big yellow l stain on it still to this day and I remember thinking why didn't they put new carpet in and then I stopped and thanked them for not putting new carpet in cause I have 3 boys. So I was great full for that. They have helped me and worked with my family a lot. I haven't had any issues with my house and I have always been able to speak with someone in the office. I haven't had any problems with them.

I have rented a home from them in the past, and was very pleased with there services. So I was looking to see the homes they had available.

I promise you any positive ratings are from friends or family of the company. Do not rent from these slum lords. Wo a doubt a horrible experience. Go to Tarpley.

Incredibly amazing company, beyond helpful in every aspect of the word. I m a first timer and they have been so great every step of the way. I would 110% recommend this company.

worst rental company ever, i stayed with huntex for full year in Commerce TX. their team are not polite and they refunded 20% of my security deposit. shame on you

When I took a person around there who was interested in moving but his lease is not up yet and the lady was very nice and very knowledgeable of what was available the place is just beautiful nice and clean the receptionist was very kind but they can't help him yet because his least was not up until January but they told him to come back in December a very nice place to go to to look for home or apartment thumbs up.

I live in Commerce and have been renting from Huntex for 2 years and I have to say they have been absolutely great. Their maintenance guy is extremely prompt, efficient and super nice. I have a very busy schedule so their online payment system has been so convenient. I would definitely recommend renting from this company. I do unfortunately have to relocate for work so will update on the move out process as well.

Very good place to use to buy a house in Greenville or to find a rental. I used them to manage my rental for years.

Terrible. There is mold in the apartment. We have sent in a maintenance request, called the office, and contacted the lady personally through text. Her response was that she doesn't deal with that stuff and that she cannot help us. She also told us to call the office....which I had already done. Seems like they'd care about their tenants a little bit more. Not like we miss payments or anything. Never cause trouble. Never complain about the doors not locking. But mold is a HUGE deal. And it needs to be taken care of, but it isn't.

To picky for application reqirment not for me no way

I was never late with rent at my location for over 5 years and had a pretty decent relationship with huntex. Yet when it came time to move, they turned on me so quickly. I reported water damage in a back bathroom to them as soon as I found it and they said they'd look at it after I was moved out (the house had SEVERAL water/moisture issues over the years. One such leak was so bad the city had to come out and fix it). Gave them the key and the forwarding address like I was supposed to, everything paid in full, and a month later they sent me a bill for the water damage claiming I never reported it as well as some other things that I actually did correct them on. We went back and forth in email disputing their claim in which they even admitted that I did report it to them while under lease. In the end, they never responded to me any further and reported me to a debt collector before I was even 180 days delinquent on the "debt" and now I have to go through it all again with a debt collector, proving to them that huntex is in the wrong based on the emails.

My advice: keep all communications in strictly email and dog them over every little thing, inside and out because they sure won't hesitate to treat you like dirt once they're not getting your money.

Don't bother commenting on this review either, Huntex. We're clearly past "apologies" and talking.

Worst place to rent from. Sadly they have taken over Mary K as well. Theyre nothing more than slum lords. I have no kind words for them. Stay away .
I will further add that you are better living in a cardboard box than their lower income properties. They do not manage them or care. Unless you are willing to pay rent exceeding 1500 they might care. Absolute joke. The whole county should boycott this so called business until they are forced to maintain nicer properties.

I wouldn't recommend anyone work with them. The high reviews are laughable. They do not care about their clients. They do not upkeep the middle or lower price rentals. It is sad they have a monopoly on Hunt County. Save yourself trouble and go somewhere else. Also- no huntex- I do not wish to contact you regarding my statement. I happily share with everyone y'alls true nature.

Have helped my credit alot but i had a higher deposit since i never rented a house in texas and they dont count if you rented a room in a college house with good history

I am incredibly disappointed with this company. They have great prices on their rentals, but the company has no soul. I was in the same house for 3 years, only ever called maintenance ONCE and was never late on rent. I gave them 30 days notice that I would be out on Jan 31st. They are now trying to squeeze $77 dollars out of me because I did not turn the key in until Feb 4th. What a horrible demonstration of how to run a company.

We have had nothing but pleasant experiences with huntex the past almost three months we have been in contact with them. We put a deposit down on a house we wanted and when it was going to take a week longer for us to get to move in due to repairs being made huntex staff kept us updated and answered all questions we had about it. Then the day we moved in we realized our master toilet didn t flush and the very next day they had someone out there to fix it. (Just needed insides replaced the ones in it were old) the. Today when we notice a large amount of ants in our master bedroom on the roof and walls due to weather they told us they would send a exterminate as soon as possible since we just moved in this past month. Great customer service and very friendly and helpful!

I wish I had of read plenty of reviews before doing business with Huntex.Dont expect professionalism from these people.Very unethical.

Nice attempt of diversion ladies, but we're talking real estate here. Diversions, excuses... same as when you were repping my family. And you didnt address anything i stated in my original review. No accountability from them.

We dont care what other reviews state. Kathleen told us herself she PURCHASES her leads and reviews. She also claims she closed over SEVEN MILLION DOLLARS in real estate last year. I have no way in knowing if thats true. But i suspect it's a lie. Here's why:

After failing to set the timeline i requested for my first deal with her, she allowed another offer to snake passed mine, sitting on her hands when she told me our offer was accepted. I then went to look for deals on the other side of the state, and asked her to write another offer. She SNEAKED in a buyers rep agreement covering that whole area without telling me! Talk about DESPERATE FOR A COMMISSION! She apologized and apologized and i mistakenly gave her yet another chance. Then when i found something else, i asked her to check it out for me. She insisted it was perfect! We "had a home to come to. Move in ready... beautiful kitchen". So i put in an offer and we entered escrow. Only when i arrived i found the house rat infested, holes in the ceiling and walls inside and out, a heavy cigarette stench on the filthy carpet and walls and so much more.

This house and my offer were priced at the top of the market, when it would cost about 30% more just to make it livable! She shielded me from the flaws and encouraged me to enter escrow in an attempt to PRESSURE ME into buying this tear down of a house at near full price so she could collect her commission. She scheduled my inspection for the same day i could first see it which recklessly wasted another $500 of my hard-earned money. Then after the inspection was complete, she refused to use it as a bargaining tool after she told me she would. It was her idea! She has absolutely no concept of leverage. INCOMPETENT, GREEDY AND DESPERATE! Not the behavior of someone who makes "$7M in sales per year!" LIAR!

If you're considering using Kathleen, beware she will let you down repeatedly.

The only person she's tough on while negotiating is her own client, while bending over to the other side.

Kathleen Hunnicutt realtor and her broker Holly doubled down to give my family the worst experience ever. Specifically, she is excuse oriented, says things she doesnt mean and doesnt represent me, the buyer. She seems to always have some kind of drama going on. For example she said she couldnt send an inspection to the sellers realtor because the seller has a gun. What? Is this reality? Shes wasted my time and money . Dont let her waste yours.
I truely believe she broke ethics. She talks behind her colleagues back calling them at her "beckon call". One word..Overall unprofessional. She failed at 3 deals...she doesnt negotiiate and runs away from her duties when she has to negotiate. She intentionally doesnt tell you about the flaws of property leading to misrepresentation. In my case she sends partial videos to me out of state and when i arrive she neglected to send videos of the property flaws. She has blatant disregard for for my time and my money. Save yourself and save your money. Please use a reputable agent. Kathleen Hunnicutt is not one.

Huntex Properties has been nothing but amazing. Any questions I have they answer right away. Any issue with the property is solved immediately. Everyone in the office is extremely nice and accommodating. Paying rent has never been easier. I am so happy with my experience with them so far.
