Nice attempt of diversion ladies, but we're talking real estate here. Diversions, excuses... same as when you were repping my family. And you didnt address anything i stated in my original review. No accountability from them.

We dont care what other reviews state. Kathleen told us herself she PURCHASES her leads and reviews. She also claims she closed over SEVEN MILLION DOLLARS in real estate last year. I have no way in knowing if thats true. But i suspect it's a lie. Here's why:

After failing to set the timeline i requested for my first deal with her, she allowed another offer to snake passed mine, sitting on her hands when she told me our offer was accepted. I then went to look for deals on the other side of the state, and asked her to write another offer. She SNEAKED in a buyers rep agreement covering that whole area without telling me! Talk about DESPERATE FOR A COMMISSION! She apologized and apologized and i mistakenly gave her yet another chance. Then when i found something else, i asked her to check it out for me. She insisted it was perfect! We "had a home to come to. Move in ready... beautiful kitchen". So i put in an offer and we entered escrow. Only when i arrived i found the house rat infested, holes in the ceiling and walls inside and out, a heavy cigarette stench on the filthy carpet and walls and so much more.

This house and my offer were priced at the top of the market, when it would cost about 30% more just to make it livable! She shielded me from the flaws and encouraged me to enter escrow in an attempt to PRESSURE ME into buying this tear down of a house at near full price so she could collect her commission. She scheduled my inspection for the same day i could first see it which recklessly wasted another $500 of my hard-earned money. Then after the inspection was complete, she refused to use it as a bargaining tool after she told me she would. It was her idea! She has absolutely no concept of leverage. INCOMPETENT, GREEDY AND DESPERATE! Not the behavior of someone who makes "$7M in sales per year!" LIAR!

If you're considering using Kathleen, beware she will let you down repeatedly.

The only person she's tough on while negotiating is her own client, while bending over to the other side.

Kathleen Hunnicutt realtor and her broker Holly doubled down to give my family the worst experience ever. Specifically, she is excuse oriented, says things she doesnt mean and doesnt represent me, the buyer. She seems to always have some kind of drama going on. For example she said she couldnt send an inspection to the sellers realtor because the seller has a gun. What? Is this reality? Shes wasted my time and money . Dont let her waste yours.
I truely believe she broke ethics. She talks behind her colleagues back calling them at her "beckon call". One word..Overall unprofessional. She failed at 3 deals...she doesnt negotiiate and runs away from her duties when she has to negotiate. She intentionally doesnt tell you about the flaws of property leading to misrepresentation. In my case she sends partial videos to me out of state and when i arrive she neglected to send videos of the property flaws. She has blatant disregard for for my time and my money. Save yourself and save your money. Please use a reputable agent. Kathleen Hunnicutt is not one.
