Avoid at all costs. The most stressful experience we have ever had! We rented a property that was untidy when we looked around, but we assumed would be cleaned and decorated before we moved in, as with previous lets we had. The apartment was an absolute hovel when we got the keys - flithy, damp, mouse droppings, dirty un-hoovered carpets, none of the lights worked, rotted bath panel, mould all over the walls. Dirty dusty greasy blinds & windows. Just a disgusting state. Called the office to be told they were closing as it was a Saturday, and would request work to be done on Monday, but that they had had cleaners in and they couldnt get anyone out that day - utter lie (see pics). We had to spend 3 days cleaning before we could move our things in and then took moths to get anything fixed. Ended the tenancy after just 4 months due to damp and mould issues which they refused to fix and were causing health problems. Patronising, rude staff, and just generally an awful, stressful, bad experience and a total waste of money.
Had a problem with our boiler literally emailed the letting agents they had a contractor come out and sort it within 24 hours - fantastic fast service and friendly response from Debbie very happy :)
I have nothing but praise for the staff at Hudson Moody Wass - especially Laurence and Loren who have been excellent. After weeks of struggling to organise repairs to my property and to rent it out I contacted Hudson Moody Wass. Within days all of the issues had been resolved and a tenant found. They are in constant contact with me and i cannot fault their efficiency and professionalism. As either a landlord or tenant I would recommend using Hudson Moody Wass.
***FURTHER UPDATE*** So I spoke to the director, and although I was still not satisfied, he agreed to knock off the admin charge for the cleaning.. I am currently now opening a dispute as they didn t actually do that, it was actually just to get me to agree to the costing. Got it all on email. They are just looking for any excuse to scam their tenants and get extra money.
Absolutely disgusting how they have managed for so long doing what they do. We have just exited a property, leaving it in a FAR better state than what we moved in and they have the audacity to charge us for a sparkle clean - we got a cleaner in to make sure we weren t charged. They have not provided proof yet, we have photos of the property on exit.
When moving into the property, there was mould EVERYWHERE, the bathroom was thick with mould around the bath and in the groutwork. When we left, all of that was gone. The sofa which was in the house, was broken however, we was unaware until we had moved in. We had to wait for a month with a broken sofa to be told we would have to wait 3 months for a new one. We had no choice but to GIVE our year old sofas that were in storage, to the land lord in order for us to use the living space.
DO NOT go with this agency, I ve had NOTHING but trouble with them, everyone who I know will be told not to go with them because they make a mockery out of people, but you don t find out until you sign your contract, how useless and RUDE they are.
We have rented several properties in both Leeds and Manchester. Dealing with agents has been a nightmare and something we have come to dread doing.
Renting with Hudson Moody Wass was a refreshing change. Any repairs or problems we had with the property were dealt with swiftly. Staff were lovely and friendly. We ve only had one problem, which was a misunderstanding about a viewing. However as soon as we brought the issue to their attention it was handled very professionally. Both my partner and I would recommend them to anyone who is looking to rent in Leeds.
I have been very happy with Hudson Moody Wass. They have represented me for about 3 years. No problems in getting tenants. Maintenance and repairs are done at reasonable cost. Very happy to recommend.
Unfortunately this was one of my worst experience. When I tried to book a table they said this offer was not available. But then when we were at the resturant they agreed it was available but only on starter n main and said we had to buy drinks to redeem the offer. To make things worse the restaurant was covered in flies. Two flies fell in my friends drink. The starter was good but neither of us was impressed with the main. My friend didn't finish hers. Finally it took us ages to get our bill despite repeatedly requesting it especially when they had only one other customer. We missed our movie in the end waiting for the bill. Very disappointing. Won't go there again or recommend it. Only thing I would say is that the staff were friendly.
I agree with some of the previous reviews, but i understand they are running a business so some reviews that are written look as though their emotions are running high. I did however have a bit of a tough time arguing for deposit money back (having cleaned thoroughly but they will go out of their way find any tiny bit left behind) they told me that they book a cleaner for every property, which is not written in the contract - so be weary. Their customer service can sometimes be a bit brash, but understandable if they have a lot of tenants to contact. Otherwise when asked to repair things in the flat they did it when they said they would.

inconsistent, irresponsible, sneaky, don't even think about having them as your letting agency. They will only try to rip you off, will not take any responsibility on the condition of the properties, they will avoid in any possible way to fix anything, and when you'll get them to, it will be insufficient and months later. Never again, even if it's the property of my dreams!
As a landlord I have received 5 star service from the HM Wass Team for several years now. They offer a professional, reliable service, quick to respond when required, fast sourcing of tenants and payments of rents. I have a varied portfolio, but HM Wass have removed all the usual hassles for me - highly recommended to you.

I have used numerous estate agents over the years and these are by far, BY FAR, the worst. Terrible service, slow response times and worst of all they paid me to give them a positive review.
I have used Hudson Moody Wass for about 8 years and never had anything other than first class service, never had gaps in letting, never been over charged for any services. I would not hesitate to recommend them.
AVOID AVOID AVOID!! The worst estate agents we ve ever dealt with. Rude, incompetent members of staff and a very defensive manager. From the start we had problems with this company. Moving into an untidy flat and was told to wait 2 days for a cleaner, not a good start. Took them a long time to get our letterbox key so was living there the first months without access to our post, which moving into a new property is quite important for bills etc..
Every time we contacted them we were met with very rude members of staff who seemed like they couldn t be bothered and hated their jobs.
After querying the amount deducted the manager was very defensive, rude and was no help at all.
The worst customer service we have ever received. The unprofessional and dishonest attitude of the employees leaves a lot to be desired. On top of everything we literally got yelled at by Mr. Wass during our application process, which should actually be the honey moon phase of your tenancy. I honestly question the integrity of that place, we have been spoken to in a condescending way on pretty much every occasion. To the point we've decided not to take the promperty just moments before signing the contract and losing out on application fees. Not worth a while.
I would like to mention that we did not change our minds with regards to the property, we would most certainly have rented it out... Perhaps if it was managed by a more serious property management company.
Terrible experience as they said they had secured me a flat knowing that I was moving across the country for a job. Turns out they never communicated well enough with the landlord as the flat was already rented to another tenant.
The only bad experience I've ever had with an estate agent. Rang 5 minutes before scheduled viewing saying they didn't have the keys, which I'd travelled over an hour for. Rang to rearrange and was told different property details to those advertised.
Annual update: living in a lovely rental now and still feel the exact same about this company. All 5 star reviews will be landlords I'm sure. It all seems great for landlords who never get contacted with issues as nothing gets escalated due to intimidation (bullying) of the tenant. Very fitting for current social times. Eventually I hope word of mouth will prevent tenants signing up and their plan is ruined, until they make a new name i'm sure. Also experienced the "cleaning fee" trick in conjunction with "admin fee" for processing this clean. It's a complete scam and my flat was not professionally cleaned before my arrival so I doubt they actually used this money to hire one when I left. I paid it in the end as they eventually beat me down with their incompetency, I needed out. On reflection I second other reviewers who say manager Debbie is one of the most patronising people I've met. She even had the cheek to have a cheap shot at my employer (NHS) on her exit, and complained I made her a bad coffee when she came round! Complete power trip.

I wrote that email because I treat people nicely and couldn't believe the lengths I'd had to go to so I could get a mattress I could sleep on after 4 months! I found the staff incredibly rude to deal with. Debbie treated both myself and others like children and couldn't have been any more patronising, making empty threats in the process. Would certainly avoid from a tenant's perspective.
Avoid if at all possible. I would give zero stars if I could. Horrible company to deal with. Con artists. They will let you a property in horrendous condition and they will try to charge you for it at the end of your tenancy. Just look at the other reviews. Says it all.
The customer service that these guys provide is shocking. If they think you're a new potential Tennant, it's nothing but sunshine and rainbows.
Soon as you're their Tennant...forget all that. The attitude just drops in their tone. It took them months to fix the hob, charged for ridiculous fees (full clean etc...when pics showed bits of dust along the skirting)
Worst of it was though, when I wanted to exchange my lease onto another person mid way through due to unforseen circumstances. yes i know it's a bit difficult to do so. but I received nothing but grief from these guys, making the process very stressful and charging a fortune to do so...unfairly I believe. After several back an forth emails/calls trying to sort this out, it was a NO, then yes...then NO...then maybe etc. even threatened by the manager..."I don't have to help you, but as an act of kindness I shall try....but I don't actually I have to. I can come after you for rent if needs be" (even after my name is off the lease)
This was about a year ago, so I'm not just venting right after. I'm over it, over Hudson Moody Wass. I just want other guys to be aware of these money grabbing agents!!
Just the whole experience put me off ever considering these guys to rent from. AVOID AT ALL COST if you prefer a stress free life!
