I have worked with Pat Clark and Excel Association Management, Inc. for over ten years. Pat and Excel are very experienced and provide complete professional care for our HOA. We have over 600 homeowners in our association. Pat and his team assist the board with the management of the HOA as well as dealing directly with individual homeowners. In the years that I have lived in Plano, have served as president of two different HOA's. Worst company I have EVER used, I will never use or recommend this company to anyone. They lie , you pay them money monthly and never receive service. They dont answer questions rather rush you off the phone. I have emails where I have ask numerous of times for simple fixes over the years. Please do your research on this company before wasting time and energy. They will respond to this post faster than any request.
As a vendor working for this company, from the owner to the girls in the office, they are by FAR the best company to be partners with in helping their communities.
Excell took over the Management of our HOA about a year ago ,when our other company closed without warning .They helped us through a very difficult time and were able to streamline our whole process. We used to have Board meeting that lasted 4 hours with little to no real action . Now our meeting are 2 hour max every other month ,Excel has been great to work with very responsive to our HOA needs. Our property Manager Mike is awesome and is on top of everything.
I appreciate the relationship our HOA has with Excel. Together, we work through concerns and do our best to resolve them. Additionally, we have a great community manager who works hard to address the myriad of issues that arise. I tip my hat to Excel for the great spirit of teamwork and cooperation that exist.

I have had a hard setup with Excel. I have talked to at least 3 of your associates trying to workout a payment and payment plan. The one I talked to most was Carol. My bank acct credit card was hacked, I was then locked out of my phone and had to reset all info, and I was blocked from my email acct that I ve had for years. Carol was my Saving Grace. She was so patient. After talking to her for a few minutes, I knew this was someone that I could explain my difficult situation and she was going to listen AND be empathic. She worked with me for 2 days just to get into the portal. It was not easy. I wish I could have her as a online manager for all the online issues I have to go through. She made me feel reassured, stress free, and above all personable, not another company that collects money . You have a great asset in Carol.
They work hard to meet the needs of residents. Though at times unable to accommodate they do their best to explain why or refer the resident to those that might help with their issue.
My experience dealing with HOA and trying to get help from excel was a year long challenge . Not everyone was rude but some were which is why it gets 2.5 or 3 stars out of 5. Maybe better train all staff .
Moved here from outa state to flee domestic violence. I lived in the womens shelter for two months with my babies looking for a place to call home. Met with excel properties and received the most warm and efficient service. 3 years later still renting from them. Couldnt ask for better property management. Whenever I need repairs all I have to do is ask. Great team! Excel Properties you rock!
I wanted to share my experience with this company. My mother recently passed away and I became responsible for her HOA account. I worked with Ricarra at Excel who was so kind and understanding of my situation and she took great care of me. She was outstanding at customer service and I am very thankful she answered the phone. I HATE the fact that an HOA is involved with me living in my house. Being on earth almost 60 years. I think I and most real Americans feel the same for reasons I won't go into. On the other hand, Under the circumstances Carol and her associates were helpful, professional, and a JOY to speak with.
I've requested service to resolve timers on common area lights to my building on multiple occasions over the past several months with no resolve. Today I escalated this request to Gloria one of your service representatives. I would appreciate getting this issue resolved as it has now become a safety issue for my tenants. Note: there are also several emails pertaining to this and other issues addressed to Mr. Clark and other staff members which have gone without a response. Excell is the management co for our 70 home HOA. We hv had many complaints regarding a our lawn service. The quality of the service has deteriorated the last several yesrs. It has gotten so bad the lawn service is now actually damaging lawns...putting large holes in yards. Excell has been notified of the dissatisfaction of this lawn service. Excell has been notified several times regarding the holes in yards...they have chosen to NOT deal with the damages caused by the lawn service they continue to employ . .being paid by Us..the homeowners . .it sppears...excell only responds to legal action...BUYER BEWARE
I have emailed Excel management a few times over the past couple of years and they have always promptly responded to my questions and requests. I have never had any issues with them.
Horrible how this group conducts business then acts as though they have no culpability. I m having to continue watching our privacy destroyed by new neighbors building windows overlooking our backyard!! My experience with this organization was absolutely phenomenal. Desiree was so patient and helpful and walked me through the entire process of the issue I needed help with. It could not have been better, and in addition, she was so congenial and pleasant,, it was amazing!
I am a property owner at Villas in the Park. The Hoa Hired a contractor that damaged my 85k Lexus. They won't even contact me to make arrangements for my vehicle. The girl Deseree in the office is VERY rude. Does not have communication skills to stay calm with a homeowner in a stressful situation. Someone was with me an said they had NEVER heard a company speak that way to someone. Will not give you any board of directors information, contractor information or information who to contact. Which as a homeowner, I'm entitled to. I was just told to put it in writing to the HOA. That SHE WAS NOT giving me any information. That Brad was aware of the situation. And would not discuss it with me, if I wanted a resolution he would ONLY respond to me thru email. And in the meantime I do not have a work vehicle. So time off..is time out of homeowners pockets. ESPECIALLY if I have to hire an attorney. He has not even called me once in regards to this situation..not even the common courtesy to return my phone call. #unprofessional
READ THIS WHOLE REVIEW AND VIEW THE PICTURES AND EMAILS before doing any business with Excel Association Management! Excel will without a doubt try to dispute this review and the owners Patrick and Jeremy Clark will respond and reach out even though they have been CC'd in many of my emails and have done nothing.
I have been a resident in a community "managed" by Excel for over 4 years. In that time I have unfortunately had to contact them numerous times regarding multiple exterior maintenance related issues. Every time I have contacted them they have been painfully slow to resolve the issues (if able to at all), provided excuses but not any updates or timelines, and have generally been incompetent and unprofessional. In more than one case, their incompetency and inability to fix issues has caused damage to the interior of my property which they are now trying to deny.
Attached are some pictures and emails to support this review but over the past 4 years below are just a few of the larger issues I've had and the poor experience I've had with Excel and getting them resolved.
1.) 3 YEARS AND STILL UNRESOLVED - I originally notified Excel in November of 2015 about a MAJOR ISSUE I was experiencing when it would rain which would cause the front of my condo and around my fireplace to FLOOD. This has caused extensive DAMAGE to my baseboards, drywall, carpet, and carpet padding. Clearly it was an exterior maintenance issue but it took several months and lots of emails before any action was taken. SUPPOSEDLY, Excel AM had the entire chimney "professionally re-sealed and recapped". HOWEVER, I again started experiencing the issue around a year later in Nov. 2016 although it wasn't as severe as before. Fast forward to Nov.2018, and the flooding issue is still occurring when it rains. After many emails and threats of legal action Excel finally decides to hire a contractor to do a leak detection. IT TURNS OUT, that the chimney was not re-sealed and that the contractor used by Excel had filled in gaps in the brick with cheap caulking which had cracked! On top of that, Excel is now REFUSING TO GIVE ME THE CONTRACTOR REPORT and HAVEN'T NOTIFIED ME OF WHEN THE ISSUE WILL BE FIXED PERMANENTLY!
2.) 3 MONTHS TO RESOLVE - I experienced a leaking gable vent which caused water to come into my attic and left a water spot in the drywall above my staircase. It took multiple emails and several months before Excel was able to get the issue corrected. NOW, they are denying the damage.
3.) 3 MONTHS TO RESOLVE - Experienced sagging gutters due to Excel neglecting to clean them out regularly despite being responsible for all exterior maintenance and having a landscaping crew onsite weekly. Issue finally resolved after many emails and back and forth with Excel.
Having worked with several management companies and teams over the years, Excel and their management team are extremely helpful and professional. They provide an excellent balance of guidance without being intrusive. They are also very timely and thorough in their response to any issues the HOA encounters.Virtually no issues between Excel and the HOA Board and the community. Exactly what one wants in a management company.
If I could give these folks a star rating less than one, I would. Over the years every time I have needed their service, ExcelAM has never failed to disappoint me. They do not have a culture of customer service and don't follow up on any requests.
I recently moved into a condo complex managed by Excel. Generally, the experience has been good, though I had to call to get basic information from them(so I could make my HOA payment on time!), and I didn't receive a "welcome package" until 5 weeks after I moved in. The better news, compared to other condos I've lived in, is that you can do almost everything on line with them. That is much more convenient, and makes me expect a good relationship for the future.
This review is for Rakira (sorry if I misspelled your name!) and Ms Selena. We had a small outstanding balance that was affecting my mom's refinancing and the took care of it right away. They helped so much today and we are very grateful!

Initially I did not receive a response. But when I called again, someone got back to me right away. She was very helpful and they waived a late fee because I had not been contacted earlier. The person I spoke to was very professional and friendly!
We have had excellent and compassionate service and interactions with Pat Clark and the team at Excel. Our experiences have ranged from small complaints to big and immediate needs - most recently a plugged up roof drain that caused flooding in our building - and we not only had resolution to the problem, but a beautiful resolution! We thank God for putting us in the care of such responsible and responsive hands!
I called about my annual HOA dues statement. Carol answered all of my questions. She also answered other questions I had about the HOA process since This was my first time dealing with one. I started out frustrated and by the end of the call, we were both laughing. Great service.
