READ THIS WHOLE REVIEW AND VIEW THE PICTURES AND EMAILS before doing any business with Excel Association Management! Excel will without a doubt try to dispute this review and the owners Patrick and Jeremy Clark will respond and reach out even though they have been CC'd in many of my emails and have done nothing.

I have been a resident in a community "managed" by Excel for over 4 years. In that time I have unfortunately had to contact them numerous times regarding multiple exterior maintenance related issues. Every time I have contacted them they have been painfully slow to resolve the issues (if able to at all), provided excuses but not any updates or timelines, and have generally been incompetent and unprofessional. In more than one case, their incompetency and inability to fix issues has caused damage to the interior of my property which they are now trying to deny.

Attached are some pictures and emails to support this review but over the past 4 years below are just a few of the larger issues I've had and the poor experience I've had with Excel and getting them resolved.

1.) 3 YEARS AND STILL UNRESOLVED - I originally notified Excel in November of 2015 about a MAJOR ISSUE I was experiencing when it would rain which would cause the front of my condo and around my fireplace to FLOOD. This has caused extensive DAMAGE to my baseboards, drywall, carpet, and carpet padding. Clearly it was an exterior maintenance issue but it took several months and lots of emails before any action was taken. SUPPOSEDLY, Excel AM had the entire chimney "professionally re-sealed and recapped". HOWEVER, I again started experiencing the issue around a year later in Nov. 2016 although it wasn't as severe as before. Fast forward to Nov.2018, and the flooding issue is still occurring when it rains. After many emails and threats of legal action Excel finally decides to hire a contractor to do a leak detection. IT TURNS OUT, that the chimney was not re-sealed and that the contractor used by Excel had filled in gaps in the brick with cheap caulking which had cracked! On top of that, Excel is now REFUSING TO GIVE ME THE CONTRACTOR REPORT and HAVEN'T NOTIFIED ME OF WHEN THE ISSUE WILL BE FIXED PERMANENTLY!

2.) 3 MONTHS TO RESOLVE - I experienced a leaking gable vent which caused water to come into my attic and left a water spot in the drywall above my staircase. It took multiple emails and several months before Excel was able to get the issue corrected. NOW, they are denying the damage.

3.) 3 MONTHS TO RESOLVE - Experienced sagging gutters due to Excel neglecting to clean them out regularly despite being responsible for all exterior maintenance and having a landscaping crew onsite weekly. Issue finally resolved after many emails and back and forth with Excel.
