This agency is a joke. Better off to rent from property owners directly since the agents don't actually respond to emails or voice messages. I hope their clients know what they are paying them for.

I ve been renting for 5 months now with executive properties, and I have nothing but great things to say about them. As soon as I have an issue, Eric resolves the problem fairly quick and never leaves me hanging. He gets the job done & does a great job at it. Great service - thanks Eric :)
They are super slow doing repairsthey are the worst company you could hire to look after thier building,,,, they send out people to do repairs that are not capable of handling any job from cutting lawns to simply fixing it toilet,,,,, very bad company

Pictures were VERY misleading.. not even just a little bit. I get that real estate photos often make it look bigger but it was not even comparable to the pictures. Ad said hardwood floors - they were not. They were also installed wrong.. I wouldn't rent here/recommend this company. Denise was nice and all but took her awhile to respond to emails and was mislead on a few counts
The units are great but for make an appointment for a viewing doesn't happen. I book online and have confirmed and it gets cancelled the day. When I fill out an application to make the process quicker and try to get a viewing. I get nowhere. Then find out a day or 2 later the unit is no longer available. Very disappointed as I am needing somewhere to live and i cant get a viewing for the life of me.

The high heat in our apartment has been very uncomfortable. It has been an issue since May but has still not been fixed and we are nearing the end of October. Our unit is like a sauna even with all the windows open. The apartments themselves also have very poor noise-proofing. We were told in May there would be assigned parking but nothing has been set up yet, and people who do not pay for parking often park there forcing us to park somewhere else. The unit is esthetically nice but functionally very uncomfortable and difficult to live in.
*Edit: The heating was still on when we moved into our unit in May. We communicated how excessively hot it was and how loud it was to property management. The noises coming from the pipes, on top of the complete lack of sound proofing between units makes it very difficult to sleep in our apartment.
I am honestly not sure what was worst the service (or lack there of ) or just trying to contact someone to deal with anything, and no one having any idea what was happening at all. Had water damage in the apartment from before we moved in to after we moved out.
Excellent customer service!! I am a tenant in one of their properties and I cannot say enough about how great they are. They have excellent service and communication. They always respond to my requests immediately, solving any problems that may occur. There is also a lot of options for paying rent including credit cards, which makes my life a lot easier.
Love working for this company!! If I wasn't already renting a unit with another company I would definitely want to live in one of our many beautiful listings!!!
I have nothing but respect and appreciation for Executive Properties and their team. I am a Realtor and I own multiple properties in Hamilton and have dealt with numerous property management companies. All have been horrible to deal with and they never deliver on the promises, except for Executive Properties. The most difficult part of owning investment properties is the property management side, and being frugal I've even attempted it myself. I quickly learned that the management side and dealing with the headaches is best left to the professionals. So if you want your investment to be as passive as possible, hire Executive Properties!
Great maintenance staff. We love how we ve been able to work with Dylan exclusively until now because we ve developed a trust which is especially nice when allowing someone into our home when we re out. We have had issues with heating and with the new washing machine which were both resolved the next business day after I put in the request. The newly built fence did not reach the end of the property fully, leaving a gap large enough for my dog to escape. This was fixed beautifully in 2 days. I am able to reach Dylan, and our owner s liaison Tara through text. No problems so far, very content.
There office is just for show, they just sit there and do nothing and when you go they tell u to look online and they never call you back to tell you if you got the apartment or house so there useless everywhere i have gone for a viewing and they were there i never heard back from and there still trying to rent it out and sending me emails to schedule a viewing for stuff i already applied for, this company has been a waste of both me and my boyfriends time so dont trust them!

Made an appointment to see an apartment; received 2 confirmation emails and a "reminder" message the day of the viewing. Left work early to make the appointment, no one ever showed up...when I called all I got was "that apartment has been rented since last week."
The staff here is always looking for new ways to make services more efficient for owners and tenants. Plus, the company supports smaller vendors around Hamilton!
While dealing with executive properties I found that the showing agent we had met with; Paolo was very professional, he displayed a high level of customer service by delivering customer integrity and honesty and putting forward his best professional advice. The team at Executive Properties has been great to deal with! They have been extremely responsive and timely with their answers to my questions, and worked closely with me through the entire process.
Was a tenant for 10 months; Decent experience..you pay your rent they will contract repairs. It's until you need anything from the management that it gets sketchy. Hard to get a hold of them; Kept getting transferred around.. had to wait 7-weeks for a deposit return. When my new landlord called for a reference, EP got me mixed up with someone else and nearly ruined that opportunity for me, will not reference again. The properties themselves vary from steep/wobbly staircases to gorgeous kitchens, so just check the properties out when you are able to.
They advertise renovated, updated and beautiful units... the reality is cockroaches, odours beyond reason and shoddy cosmetic repairs. No response from property manager after a disgusting visit to one of their available rentals.
If you don't intend to respond to feedback that you requested, maybe don't ask for it?
The staff were helpful and friendly. But I don't have a working toilet and it has been 28 days since I contacted them about the issue.

Awful company, glad I didn't get too far with them. Tried arranging a time to schedule an appointment to view a unit and got no where with their online system. Came here to see what other people are saying about this company and can tell their online system is severely flawed. I do not believe the response given back to reviewers by this company saying most people have no problem with the online system - I would say most people DO HAVE a problem with the online system. Very happy their poorly designed online system deterred me from going further as I can tell, renting is a nightmare from this middle man company.
I looked at all available properties for rent and found them absolutely gorgeous! They are renovated in modern and testful style. They look so clean and comfortable! And the prices for monthly rent are very affordable as compared to other homes for rent in Toronto and GTA where you won't be able to find such a nice and cozy home so cheap. If you go to downtown you will pay monthly for 1 bedroom apartment 3000$ and up! I like those nice houses in Hamilton and really recommend them to people who want to get nice new and very clean home for small money.
I have rented from EPI for the last year, and I've never been more impressed with a property management company. This is my first apartment on my own, and when there have been bumps in the road, they have been nothing but accommodating and understanding. In looking for a new place, I refuse to stray from this company. Their leasing agents are the best; they will stop at nothing to find you the perfect space. I would especially recommend working with Paolo or Kat where possible; they are responsive, honest, diligent and incredibly insightful. Simply put, there isn't a better leasing agency or property management in the city; this company is unparalleled in their service and product. You would truly be missing out renting anywhere else.
It was a pleasure having them find tenants for my house in Hamilton. They secured a tenant faster than expected and were super diligent and prepared in getting the property ready for rent and lining up multiple showings. The process was quick and easy, would work with again with no hesitation.
I have been renting here for two and a half years. The first year was not good; service was poor and I felt cheated (particularly with regard to air conditioning that was promised and not provided). But since last year, with a change in personnel, I have noticed gradual improvement. Repair personnel come promptly and are always polite and professional. The hired groundskeeping staff are to be commended (finally!). The reminders to pay that come by e-mail are irritating (since I always pay on time). And the landlord is not taking care of the house adequately. (The porch badly needs painting.) But the appliances are new, the other tenants are quiet, and I feel that Executive Properties is trying to do its best . . . at last.

The hot repair guy was very nice
I had an unusual plumbing problem, and they came right at the start of their two hour window which was nice as I had work from home I had to do. After indicating what the problem/likely solution was, the guy left and said he would be in touch when he got the part/approval. He was back 20 mins later ready to go! All in all, the whole process only took about an hour and it solved my issue. I was able to get back to work and it did not disrupt my day. :)
I've been considering moving to Hamilton with a partner. They have been calling, emailing with little luck. We live an hour away and have been unsuccessful with getting clear answers from their team.
Terrible communication with this agency. It's truly fascinating. Long delays in response (if you are even lucky enough to get one), lack of clarity, poor user experience online. Executive Properties seems to have a terrible reputation online. Also appears that they are making an attempt to boost their rating with 5-star ratings from friends and colleagues.

They come across polite and nice, but this is the WORST property management company I have ever dealt with and I have friends that live in some other buildings. They are buying older buildings and doing cheap renovations. I heard in another building a new tenant moved out within 2 months of moving in. They are also trying to evict the regular tenants so that they can renovate their units! They refuse to fix any damages to people s units and only care about money. Do yourself a favor and don t rent from them. If I could give a minus 5 on Google I would.

I've been with them for over a year now, and my cleaning company has taken the next level just because I have gotten a lot more experience taking care of most of EP cleaning needs from, Common areas, move out to Post Construction cleaning...To make it short EP is valuable and trusted property management company base on my experience cleaning most of there properties i can tell they really take care of there units 100% Recommend

Absolutly terrible. Showed up to see a unit we had an apointment for. Waited 30 mins with repeated calls and texts. No response from the owner. People showing up and walking awat because its freezing outside and they dont want to wait outside. 10/10 would not recommend. They read texts and never answered back. Also no walk ways or decks shoveled. Almost slipped. Damn bet i wouldve sued. Then she finally calls time later and is telling us we are immature.. sounded like she drank to much last night and was still hammered. Slurring every word she spoke. Nothing from her but excuses.
An unnecessary middle point between the landlord and renter. Deplorable communication (don't expect an answer from them on emails or phone calls), and they rely solely on their (broken) web form as a filtration system. Not taking into account the current covid situation and how this is affecting the rental market. Disgusted that they demand a credit report (which costs $25) to be submitted with other personal information through their busted, non-secured portal when their internal management system appears to be so disorganized. How can we cancel Executive Properties?? Better to deal with the landlord directly.
I have been renting with executive properties since July of this year. My unit was handed over to me freshly cleaned and the rental process was smooth. Anytime myself or the other tenants in our house need anything Kaleb and his team are there to answer questions and get these things done in a timely fashion.
They are professional and very friendly. I look forward to the rest of my lease and more years to come !

My partner and I have been looking for a place in Hamilton because he was working in Burlington and I was working in Lincoln. we wanted to start our lives together and start a family. So we found this really nice looking apartment by executive properties. So we filed for tenantship and was accepted. It took executive properties almost 3 weeks to get us into the apartment, and we didn't notice until like the week after that the apartment required a lot of maintenance. We notified executive properties of the maintenance that needed to be done but they did not do the maintenance that we told them that needed done, and it's been 6 months. They had done some work but not all. For the remainder of the work needing done, we were told it was too much money to fix. We only need small things fixed. Not asking for new things. Just fix what needs fixed. We took executive properties to court. It's been 6 months. Please leave some proper notice and I will get the unit ready for your maintenance staff to enter.
This unit was advertised as move in ready. Tenants beware of this company. If you decide to comply and move in, stay on these guys and tell them what you need right away and get it in writing. Don't give up.
