Nickel and dimers professionals. Watch out for 30+ page lease!!! written in a language that gives away all renter rights, and puts them in a position to charge you a fee for every little thing. They have fees (was $25 more by now for sure) for paying rent with cash, check or credit card, only way to 'pay' rent is to divulge your banking account number and give them authority to pull money from your account at their will, ie extortion. If they feel you have violated a term of lease, they will hastily pull money first, ask questions later. Be informed, don't let this unsavory business group let their tactics become the norm. I've rented an Active Renter home two years ago. My current rental is managed by another company. It took my recent experience, to appreciate the efforts of Rich and his team. My current PM wants me to pay a $350 lease renewal fee, which is ridiculous in my opinion. I also had the best service from Active Renter, especially concerning maintenance issues.

Years ago I went through a few property managers who in the end did not perform as expected. By stroke of luck I was referred to Richard Hoey by a family member who was renting one of his properties. I gave him my business and it's proved to be the best thing I have ever done for my rental property. I get monthly electronic statements and all money coming in or going out is accurately accounted for. He runs a VERY tight ship. Active Renter handles all of my landlord affairs quickly and professionally. They strike a perfectly fair balance in the best interest of both parties. Landlords and tenants are held equally accountable according to the contract and fair business practices. It takes a special team with reliable personnel and abundant resources to successfully manage properties.
I'm very picky about who earns and keeps my business and I will voice my opinions and concerns if things are not going according to how I feel they should. Problems, whether real or perceived, can usually be resolved quickly by simply communicating. Nancy, one of his managers is a very good communicator and is highly responsive. She and others realize that challenges arise but can be worked through if you give them a chance to make it right. Their mission is to keep their landlord and tenants happy.

Active Renter is by far the worst rental company I have ever worked with. This is the only company I know that will charge a fee for paying my rent with a money order. I paid my rent with an E-check online for a one time payment and they attempted to pull my rent out of another account which I had already closed. Since their portal had an error and it was not my mistake they STILL charged me a $125.00 fee for the rent being rejected even though it was their mistake. Not only that, but when I went to pay my rent after office hours, as they told me since my rent was rejected I would need to pay with a money order or a cashiers check they did not have a drop box for me to pay my rent so when I went back to pay my rent they are charging me an additional $60.00 which I have no idea where it is coming from. This company is full of hidden fees! The only way you can pay your rent without getting a charged a fee just to pay it would be to get it taken directly out of your bank acct every month. Again, be careful cause in the event the portal makes a mistake and pulls it from the wrong acct YOU WILL BE PAYING FOR IT! I cant wait until my lease is up so I can get away from this HORRID COMPANY!! Not only that but Dena Crane has the worst customer service and attitude of anyone I have ever worked with and I'm in management myself! She is not understanding at all and is by far one of the most rude people I have ever had to deal with!!! I have always paid my rent on time and I have yet to call and complain about anything. I guess Active Renter doesn't appreciate a good tenant when they get one!!
They set up our owner and tenant portals faster than we expected, and they've handled all of our tenant's issues starting the day we signed the management agreement. They are true professionals and my husband and I appreciate their help with managing our rental property.

Active Renter did a fantastic job finding qualified tenants for my house. After that, they did a great job getting a lease addendum in place when I needed to make a change due to the HOA. They have always been very responsive whenever I have had an issue to be resolved.
They were always incredibly friendly and knowledgeable. Having rented many homes/apartments over the years I can honestly say they were the best 'landlords' I've had. If I ever have a home I need to rent out, they would be the first place I'd call.
I purchased a property with tenants already in there, and they were just awful to deal with big mistake. However, I hired Active Renter and they were able to take control of the property and get the tenants to follow the rules and more importantly, get them to pay on time. Although i enjoyed the house I rented from them this company took (or stole) my money. I left the house just as clean as when i moved in and yet they charged me for "touch-up" and "carpet cleaning". Ridiculous. $800 that should have been returned to me. I even have pics of the final product. I'll never go to these people again nor will I recommend them to anybody. I emailed them and go no response. Doesn't seem like they care since it isn't their money. This company sucks!

This rental company is horrific, I moved in paying 2500$ a month for a property, it took them 23 days to get me a working stove, when my refrigerator on the property stopped working, they told me it was my responsibility, to get a new one or pay to repair. The place was fithy when i moved in and it smelled like animal urine.I would never again rent anything from these people!

I was very fortunate to find Active Renter through AZREIA, the local Phoenix real estate investment club that me and my dad belong to. They have taken very good care of my rental, and kept my tenants happy so they will keep renewing their contracts. Having a good team that will be on call every day is very different than self-managing, in a very good way! I managed my own rentals for a few years, and while I was able to do it somewhat successfully, I was never even close as efficient as my PM is now. I really wish I would have found Active renter sooner, I probably would have a few less gray hairs :). I was a renter at one of their properties. What a JOKE how they manage the property. We rented a single family home with a pool in Scottsdale AZ, November 2017. Needless to say this management company along with the owner of the property do not take care of the tenants. The issue started June 24, 2017 where we reported that the pool was unusable due to being green with algae. Of course Active Renter blamed the owner, the owner blamed the pool service and the pool service said the owner didn't want to fix the pool. We reported again July 12, 2017, same responses. Reported again August 7, no fix. Reported again August 14, nothing. Reported again August 20th, you get the picture. Basically the whole summer without use of the pool. I also sent them pictures each time I reported this issue. The pool finally was attended to late September and the only reason is because we reported the pool to the City of Scottsdale and they addressed it with the owner. Our lease ends January 31, 2019, we moved out November 2018 knowing that we have to pay the last 2 months, no problem. Active Renter allowed us to turn in the keys so we could turn off the utilities, this was on November 19, 2018. Active renter does a video walk-thru of their properties, I was told they did this on November 2, 2018, we were unable to be present. The house was thoroughly cleaned and fully expected to get our full security deposit back. I received a call about 3 weeks after the 19th from Active Renter claiming that there was a bad scratch in the stainless steel refrigerator and wanted to know if we knew anything. I was not aware of this and asked to see the video and/or pictures. I received nothing. Today I received our security deposit minus $1,012.56 for this mysterious repair. I can buy a complete refrigerator for this amount (it was nothing special). Bottom line, this type of treatment of a good paying, never late client is completely unacceptable. BEWARE OF RENTING PROPERTIES FROM ACTIVE RENTER.

These guys are money hungry, I'd stay away from them if you are renting! They charge a "convenience fee" for a vendor to go out and fix issues that existed prior to me moving in, plus their leases are 40 pages when the standard is 8. If I hadn't been in a time crunch I definitely would've rented somewhere else. I always paid my rent on time and was never late and they still tried ripping me off by not giving me all of my deposit back! I paid a cleaning lady to clean the house and when I did my final move out inspection, they sent their "maintenance guy" to do the inspection instead of the owner. At the final inspection the maintenance guy tells me "everything looks good, you're good to go" and that I'll get all of my deposit back. Sure enough I go to pick up my deposit and they try to keep some of it for "cleaning fees and touch up paint". It was never brought to my attention that anything was wrong with the house at all, they didn't even give me a chance to fix whatever it was they thought was wrong. So I'm talking to their front office and the lady tells me the maintenance guy doesn't decide what's good and what's not, the owner does. Really, so why wasn't the owner there in the first place to do the inspection with me? She then tells me they record a video of the house and send it to the owner via YouTube and that's how the owner decides (I can't make this up). I tried the bogus link they gave me and it never worked and asked to speak with the owner but was told that they couldn't put me in contact with the owner and that they would have to contact the accountant who then would contact the owner about the situation. They tell me if I want to make a dispute to send them an email. At this point I'm already ready to take this to a civil court because I had legal documents backing my case. Per the lease agreement (page 2) I paid a non-refundable $150 fee for cleaning and normal wear and tear. Hey, what do you know, there's your cleaning and "paint touch up" money right there you slumlords! The money they tried deducting from my deposit was way more than that too! Also, the Arizona Lanlord-Tenants law states that paint touch up falls under normal wear and tear. I'm active duty military and have dealt with numerous landlords but never had to deal with such crooks, I guess they figured because I was leaving the country that I wouldn't bother to get everything back. Yeah right, try someone else! I sent them a letter with all the backing documentation that I needed to take them to court with and what do you know, I got the rest of my deposit back. They sent me an email saying that the owner "approved" my dispute lol. Yeah right, I didn't need your approval, you were legally obligated to give me MY money back it's not your choice at all! I've told everyone in my unit to stay away from these guys and I recommend the same to you. The positive reviews must be from staff or friends! Read the other reviews, these guys are crooks!
Active Renter adds a personal touch and is extremely responsive while also being cost efficient. They are managing my property for me while I am deployed overseas in the military. I am so grateful to them as I have some very difficult tenants. I have had other management companies in the past and Active Renter is hands down, the best!
