October 2020 marks the one year anniversary of working with Pamela Zak, our Community Manager at Tribe. From the transition team that helped put together an AGM within a month of our building switching to Tribe, to the present day challenges of strata management through these COVID times , Tribe's service has been outstanding. Pamela is incredibly knowledgeable and responsive. She is also personable, runs a great, efficient meeting, and has a delightful sense of humour! As Council President in a complex 100+ unit strata, I continue to learn so much from working with her. Pamela's attention to detail and her ability to keep projects moving forward have been critical to our accomplishments. The Bazinga platform has been a helpful communication tool for our residents and our community. Thanks as well to Kayla, for her timely and cheerful administrative support, and the Tribe accounting team. Pamela, and team Tribe definitely provide five star service in a challenging industry, and it is a pleasure to recommend them.

Tribe is an unprofessional property management company that is truly chaotic, toxic, and disorganized. They completely mismanaged our newly built high rise building. They call themselves leaders for building a community, but in reality, there is no harmony between the residents and Tribe. At our AGM last night, residents were so upset and angry for all the neglect, unprofessional guidance, and ignorance Tribe has shown towards our building. Their message during the entire night was, Everything is up to the council or owners, not us! . When it came time to vote, it was no surprise that their proposal to extend their contract was defeated. Once defeated, they pretty much checked out and left the room immediately. Residents were left in the dark and had no clue what happened. There was no time management of the meeting at all. They were lost...

After having gone through years of poor property management with two prior management companies and more property managers than I can recall, I was pleasantly surprised by the responsiveness and professionalism from Tribe and our Community Manager, Pam Zak. My name is Leanne Roth and I m the Business Development Manager at Action Glass Inc., and the glass company who provides service to The Residences at West - a property managed by Tribe. Last year we attended to provide an emergency call and we'd like to provide some of the back ground on this job. We received a request to attend on an emergency call out on Monday July 2nd. The area was cleaned up, measurements secured to order a new piece of frosted glass and observations made as to how this particular railing glass replacement would have to be done.

The product needed for this job was sourced and a quote submitted and approved by the property manager on July 6th. The order was placed next business day. During high season, it is not unreasonable to expect manufacturing and delivery of product to take up to and at times, more than 10 to 14 business days. Once we received the unit, it was inspected and then the work order was given to our dispatch team to schedule the final installation, this is generally done in the order product is received. The installation of this particular railing glass was not a straight forward process and required coordinating with the building to get access to the roof for our team to be able to complete the job with what is referred to as a "bosun chair drop". This is also work that is weather dependent to ensure the safety of the technician that is on the side of the building.

Our dispatcher left a message on August 7th and an appointment was scheduled however had to be cancelled due to a serious injury sustained by one of our chair drop staff. This unfortunately, was not the only job that was affected by the injury. Once our technician received the all clear to return to work, our dispatcher reached out and left message(s) for the onsite contact and also spoke with yourself as well as the concierge. We spoke with the onsite contact, the installation was set and completed on October 3.

Action Glass Inc., works with Tribe on many projects through-out the Lower Mainland and have built a great relationship with the property managers, the onsite managers and the residents that they work with. It has been our experience that the Tribe Team has always addressed issues in a timely and caring manner for all involved. We regret that the time line was not ideal for this particular customer and more importantly, their tenant however there were factors that were outside the control of Tribe Management and Action Glass Inc. Tribe was kind enough to provide us with the feedback on this particular job which allowed us to evaluate various processes that required amending to ensure that we are better able to serve our customers and management companies.

We look forward to continuing to work with Tribe Management and their team of professional, courteous and caring team who go above and beyond to get their customers looked after. Thank you Tribe for putting your trust in our team!

From my perspective, Tribe Management and the Manager assigned - David Locke have been better than expected. David is doing a excellent job in dealing with the owners, running the meetings and generally getting things done.

One of the worst property management companies I've ever had to deal with. This shouldn't be surprising hindsight is 20/20 because their website says they were originally a tech firm, Bazinga, that bought a property management company so I guess that they thought they could start managing condo buildings

Bazinga is supposed to be an online communication tool, which sounds neat, but the property manager managing our building won't reply to messages on it. Heck, they don't reply to emails either.

I had my glass patio railing randomly shatter. It's strata property in my building so they're responsible for the repairs. They said they would ensure and coordinate a repair. IT TOOK FOUR MONTHS for Tribe to facilitate the repair. They wouldn't even put up Caution Tape around the giant hole in my patio. The contractor agency, when I was speaking with them, was incredibly concerned that for over three months, there was a giant hole in my patio and they offered to come put it up, so at least there was some semblance of safety.

I called and emailed Tribe constantly and never heard back from them. My tenant was incredibly concerned about this, as was I! Finally, a month later they figured out how to pick up a phone and call a glass repair company. Ironic for a tech company. But hey...

What if my tenant had a small child visiting or a her pet that happened to go on the patio -- since this happened in the summer of 2018 -- and fell 9 stories to their death on the concrete?

I wanted it fixed immediately. My tenant wanted it fixed immediately. Tribe promised that they would fix it immediately.

It took 3 months for the caution tape to go up on the balcony, which wouldn't prevent anyone from falling to their death from 9 stories after they hit the concrete.

Seems like Tribe is run by a bunch of millennials that sold us on something they know nothing about, or they sold a bunch of buildings on their ability to deliver and they can't even handle the volume, let alone serious situations that leave them incredibly liable should the death of a child or pet occur.

Don't bother with this company. Find a property management company run by grown-ups.

Terrible service, mistakes galore and have now turned our strata into a big corporation with no human touch. Tone of service has completely changed and it is now run by a large corporation where blame always begins with the strata owner. Very chippy and not at all helpful. Strata manager is hard to deal with and also impossible to get a hold off. Such a change from the amazing service we had received previously.

Absolute WORST property management company I ve ever witnessed! They cut corners and don t make their buildings properly! And end up spending more money fixing them. Sure they look beautiful but the walls are paper thin, the insulation is awful and they do not accommodate their tenants. They already have a bad name I talked to 3 people who know of them and have said before I could even speak wow they are terrible! And I agree!

I m helping a small property management company called Birds Nest Properties, and I'm always reassured when I see that a building is managed by Tribe and their Bazinga software. David Locke and the Tribe team is generally fast to respond, and sometimes help at off-hours. (Much faster compared to other stratas).

I recall seeing Bazinga being used by some stratas when I first started, and then I believe Tribe formed out of Bazinga (in 2017 according to articles). I'm not sure if they changed the software at that time, but I did notice that the platform had a good user-interface. What really got me animated though was when I saw forum posts from residents on the web community. I think this is a great way to solve common issues, and meet some of your neighbours, and why not - you see these people all the time.

For example, I was dealing with a property at 630 East Broadway (EPS5569 - Midtown Modern), and I was perusing the resident posts. Some people were wondering why they were not able to get enough hot water. One person found out that you had to remove a metal anti-scalding insert to access the plastic dial. Since some of the units are studios, residents were discussing ideas, quotes, and alternatives for dividing the room.

The Bazinga website has a lot of resources that I was able to read up on. Under My Home, there are Details, Assets, and Documents. Details has things like your floor plan. Assets has model numbers for all the appliances, and accompanying PDF user manuals. Documents Contains more technical information such as plumbing and fixture dimensions.

I was assisting a tenant in moving to a new building, and I felt that I had a decent chunk of introductory information. There was a web notice that cautioned to not drill holes in walk-in-closets because of water lines, and I was ready to pass this information to the tenant, but when we met, she already knew this! Tenants get their own log-in for Bazinga. She might've knew more than me at that point.

Tools like Bazinga can render my job obsolete, but as a pro-technology advocate, this is completely the right direction for the industry. Increased communication and accessible information is always a good thing.

(Minor feedback requests include:
- Endless scrolling like in Google Reviews, instead of constantly hitting the View more posts button.
- Expand all button like in GMail Conversation mode, instead of repeatedly hitting View all replies .
- Seeking to put even more information under My Home , such as paint codes, specific part numbers, or installer contacts. e.g. trying to fix a kitchen drawer at 2411 Heather Street that is managed by Tribe, but a handyperson was unfamiliar with the parts.
- Encouraging the finding of more responsive web-based documents for My Home instead of static documents like PDFs
- 3D floorplans in Details section in addition to 2D - Matterport? User-submitted pictures?)

I'm in utter shock! After 1.5 years of having Tribe as the property manager of a new high rise condo in Burnaby, they were fired by owners at our latest AGM and as soon as the votes were in they just packed up and LEFT without saying anything. So now the old council members and active owners are banding together to sort the aftermath.

The reason why they were voted out by owners is because of the immense amounts of deficiencies the building is facing and the lack of representation Tribe is giving owners. We all feel like they are acting in the best interest of the developer and not the owners. Also, they were the third manager, handpicked by the developer, after changing managers two times.

In addition, we went through two managers with Tribe because the previous one (Ann) always bested around the bush. She never gave owners a direct answer. At the AGM, owners were very angry because Tribe provided advice to council that was not in the best interest of the owners. When the owners demanded answers, Fiona, the VP of Tribe again gave us more political responses that added absolutely ZERO value to our concerns.

It seems like Tribe is more focused on their relationships with everyone else but the owners.

Tribe are the best! They are really passionate about helping out their clients and really care. It's tough to work with a PM company that fairly represents the interest of their clients and contractors. Whenever there is any sort of issue or time-sensitive matter they've really come through. As day-to-day property managers they are always very accessible and quick to respond. We recommend there services and staff.

I contacted Tribe's David Locke asking for help - as a Realtor with an issue regarding strata documents for my clients making a purchase in a building where he is the property manager. Not only was I able to reach him right away, he offered a solution and worked on it on his end.
When it turned out we could not proceed that way, his response was immediate, he asked me what I needed and provided it ALL in mere minutes after receiving my email! David made a huge impression on me and my clients.
This experience is totally out of the norm for me (often we, Realtors, get a reply like "I'm sorry but I can not help you with that" or we wait for hours or longer for even a response to a question or a request), that I have to share it! Thank you for your help, David!

I have dealt with 4 different property management companies in recent years. Tribe is really the only good one. David Locke in particular is an absolutely amazing property manager. Unlike at other companies, Tribe staff are hard working, reliable, and reachable. David replies usually within minutes to emails and is also reachable by phone. He is super helpful, incredibly knowledgeable, always friendly and professional. Tribe basically turned our complex around after years of poor self management. I wish I could convince the other complexes I own units in to switch to Tribe. If you care about your investment, then go with Tribe. I cant recommend them highly enough. Thank you.

I have lived in my building for 4 years and we have had 3 Property Management companies along with many different Property Managers. Since Tribe came on board, I have noticed a huge improvement in communication (thanks to the Bazinga platform) and huge kudos to our Community Manager, Pam Zak who has by far been the most responsive to my questions and requests. Issues are being resolved faster than ever. For once, I can rely on our Property Management company to take care of our building.

It is my pleasure to share with you how impressed I am with our community manager Argundas Bartas.
I m not even quite sure where to begin. I first met Argundas in my role as vice president. Not 2 months after taking over as community manager, he chaired our AGM. There was an extensive amount of material to cover, he expertly guided the evening and even dealt with a surprise request from an owner for a secret ballot vote. Since then I have accepted the role of president of the council and he was been nothing short of a guiding angel. As I complete my first month on the job I know I could be easily be dreading the next 11 months if it weren t for the support Argundas has provided myself and the 3 new council members elected this year. He has familiarized himself with our building and our owners/residents in a swift and professional manner. He took advantage of the opportunity to register as many owners as possible at the AGM. He has visited our building several times for a variety of purposes. He has come out to inspect leaks, to inspect repairs, to pick up payments from owners, and support council members. He chairs the council meeting with great ease and respect. He is always prepared and punctual. He follows up on his commitments. He is a great resource- constantly educating through his knowledge of the Strata Act, recommendations based on experience, and use of business management tools. He is confident without a trace of arrogance.
With Argundas as our community manager I am confident our owners will be empathetically and responsibly represented. On a personal level, as a new president, he is a trusted resource and support without whom I would not be as optimistic and enthusiastic. This is my fourth year as a council member and it gives me great pleasure to say that Argundas is the first manager to give me the feeling he is genuinely committed to meeting the needs of our council and strata corporation.

Our unit in Vancouver had a recent water claim that stemmed from the unit above. Ann at Tribe Management, who is the buidlings property manager, never got back to us with an update or any information on how to proceed with the claim. She is responsible for the communication between the owner and the strata or restoration comapny. We were left in the dark about everything. We had a tenant who was living there, but had to move out because of the damage. We are not difficult owners, we just wanted to be informed, but the communication was very poor. I wish I didn't have to write a review about this, but I am hoping that other people won't have to go through the same service.

Totally unprofessional and manipulative property management agency. We cycled through two community managers, attempted to resolve issues with our building and seek the advice of management only to be met with condescending service and inaction on their part.

When we voted against ratifying their agency agreement with our strata at our AGM, they promptly packed up and left leaving the room in disarray as there was a great deal of unfinished business on the agenda.

They are SUPPOSED to remain our strata management company for the next 30 days. With such a clear show of unprofessionalism I highly doubt we will receive the cooperation our building deserves.

Please, if you are a high rise building looking for management services.. shop around as you really do get what you pay for..

I ask a for a some help getting in touch with my fellow Strata members Jame said that he could pass along that info as it was confidential. That was fair enough but when I ask if he could just forward a brochure so that I could give my fellow Strata members first crack at buy the unit. I was email what I would consider ridiculous responses. The responses were more obstacles rather than trying to be helpful. The final response was I'm leaving for holidays for 6 days try this number. No name was given to me, their was only an automated answering service that required I know the name of a person.

I am a resident in one of Tribe Managements buildings. My first time dealing with them was last week when I needed access to the communications room to get new TV & Internet services installed in my unit. They didn't actually have me on file, but they were kind enough to update my information, forward a copy of the most recent strata council meeting minutes to my email, and provide the set of keys I needed in a timely manner. I was supposed to return them the following Monday, but was unable to do so. Luckily Kathy understood the circumstances and gave me a few extra days to return the keys. So everything was all good! Thank you Tribe, for the great customer service. Keep it up :)

The most unprofessional, controlling, and manipulative property management company I have ever dealt with. You won't get minutes on time, you won't get any quotes for services & purchases, and they will manipulate council by telling false information about residents. Our Burnaby condo was newly built and they completely mismanaged it. There is co-conspiracy between the caretaker and property manager which causes a plethora of issues. THEIR platform called Bazinga is designed to hook you into their SAAS. If you leave Tribe Management but have a successful community built there, you ll be paying for their service. Our property manager is also incapable of using their own software, spamming emails through announcements and sending notices that blame residents. The property manager is extremely incompetent by quoting the Act whenever there are inquiries when the Strata Property Act does not have anything to do with it. For upper management to be so blind and protective of this property manager blows my mind. As our building was new, the property management and council has the responsibility to chase the developer to fix things. We never got windows washed for over 7 months, and each time the property manager said it would be done in the next week. Our property manager should be investigated thoroughly, including her past history with the caretaker and developer.

Calling this company a management company is an insult to all other management companies. The community "manager" James Payette and Maria are literally asleep at the wheel. They seem to be creating a new category of management called hands-off management. Hope it doesn't catch on.
Someone broke into the apartment building, and stole all the mail. Been no attempt to follow up with police about catching the guy(even though they got him on camera). It's been over 2 months and people still can't receive mail. On top of that I suggest an improvement to security and management basically shows me the middle finger. Good luck to you if you move into an apartment managed by these guys.

our building manager sent us in circles for something simple. we had to email four times in order to get help (over the course of weeks) and when we finally did, they told us to contact someone who we had already been in contact with and who couldn t deal with the issue- finally, after a month, they sent us the correct phone number- something they could have done all along. My neighbours share the same opinion about them, they can be impossible to contact. thoroughly frustrated.
