Treadstone Funding Reviews

**See update to TF response below.** Was recommended to Treadstone by a few people. I dealt with Wade Monsma. Took over a week to get pre approved. Once I got my pre-approval letter, told me explicitly I either had to sell my other home, OR have 6 months of reserves. Called back as closing date drew closer to confirm some #s, Wade emailed me incorrect numbers, after I asked for corrections, he took the option to have 6 months of reserves off the table, basically making closing on my new home contingent upon closing on my other house. Put my world into chaos and crisis mode as it put my entire deal in jeopardy.

//UPDATE: I did speak with Kevin. While Kevin was able to work with me, it still does not change the substandard service I received the first two weeks, so I'm not sure how I'm supposed to see how you do business. Additionally, I started to go through the numbers closer, Treadstone was going to charge me at least .5% higher than another lender who just quoted me. So in addition to wasting a bunch of time, creating a bunch of stress/panic/chaos so I could still close on my house, it was going to be an all around bad financial deal for me as well. Kevin's best solution would have required me to refinance in a year (another additional cost). Additional caveats - This is the second home I've purchased, both my fiance and I have credit scores of 700-800+, and Wade had all of my paperwork for weeks.

Ana was able to get us pre-approved within two hours of reaching out. Kevin got us a great rate (that beat all the banks and credit unions). We are first time home buyers, and before we met Tim, the process was daunting. Our realtor gave us Tim's information, and he was super easy to get in contact with via email. We probably picked the most inconvenient time to buy a house -- right between Thanksgiving and New Years-- but Tim was always available. He met with us right before Thanksgiving, fully explained the process and what to expect, and got us set up with our pre-approval. I really appreciated how he listened to our wants and needs--we told him the price range we were considering and he respected that, didn't try to push us to increase or anything. Once we found the home we wanted, Tim and his team worked hard and fast to get us closed. If our sellers would have allowed, Tim would have had us closed in only 21 days--and literally right before Christmas. But our sellers needed more time, so we had to wait. We closed just a few days after Christmas, and Tim was there to finish the title paper work. I really appreciated that, even though it was the holiday season, Tim and his entire team were always available and quick to answer our questions.

When searching for mortgage companies my husband and I shopped around. Our realtor. David Jackson, recommended Treadstone. From the start they were great to work with and understanding when I first mentioned we were going with another mortgage company. The other mortgage company didn't work out so we went back to Treadstone. Kevin, Ana and Amy provided us with efficient and great customer service. Can t say enough good things about Brian Ferrick and the Treadstone team. We hit a snag with another mortgage lender one week before close and Brian was able to navigate us through the mess that snag had created.
