Stonemark ensures that property managers and staff have adequate resources to effectively manage our communities. It s crazy how these people do not care at all. District at Vinings has the worst property I have ever been to. The location, property, and amenities are amazing, but we have had numerous issues and we have only been there for 5 months.

-german roaches
-pipe flooding
-power outages
-no hot water for 4+ days
-broken air conditioning
-malfunctioning appliances

These are just a few of the issues we have had after ONLY 5 months. I don t even think this place is up to code. Regret ever even considering this place.

I love living at Evergreen and it's improved tremendously since Stonemark took over the property in 2018. They've added many upgrades, are always there to assist us with any needs we may have and the property is kept up beautifully! Staff and maintenance are top notch. Thank you Stonemark for loving and caring for your employees so they can reflect that onto their residents too!

This for the sutter lake property in Riverdale,GA and the stonemark management. In my experience, this is a horrible company. I injured myself due to negligence on maintenance part. The managers were not empathetic at all. They have refused to compensate for days missed from work due to my injury and pain and suffering. The manager at sutter lake advised me this decision was from the corporate office. The manager had me send in all my doctors notes and diagnosis and proof that I missed days from work. They are refusing to compensate me . I will be filing suit in small claims court.

As a current resident of Mayfair Lofts I would not recommend this place to anyone especially for any family looking for a safe environment. We moved into a gated community in hopes of staying away from creeps only to realize they live right here with us at Mayfair Lofts. The tenants are allowed to walk around publicly intoxicated harassing other tenants and management condones this behavior and takes no action. While hosting a private Christmas Party on Christmas Eve in the clubhouse which was properly reserved another tentant entered our party drunk, smoking and cussing on two different occasions. He made threatening remarks and told us he knew who we were and where we lived and repeated our apartment number to us several times. When he entered the second time he walked into a one stall restroom that I was occupying after being told I was in there. This is all on camera. The apartment complex took no action.

I am extremely disappointed in Cumberland Crossing. The people in the office is rude. They always have the calls going to voicemail and nothing gets fixed. I am going to post pictures of all the various problems I have and requested to be resolved. Its amazing the rent MUST be on time but when dogs deficate in the hallways, trash the hallway or any other various acts of not maintaining a beautiful property its takes FOR EVER to get resolved. Dog feces stayed in the hallway for 2 weeks before they finally got it cleaned up!!!! Its so much more I can speak on but I'm going to let the pictures speak for themselves.

I've lived at a Stonemark Managed community for almost 2 years and love it! My apartment was clean and in GREAT condition at move in. My heat went out last winter (in December) and I wanted no longer than 2 minutes before maintenance staff was knocking on my door to resolve the issue. The office staff is warm and friendly. Any concerns I've had have been addressed quickly and in a professional manner. We just got a new dog park so that really added to our community. Especially since I have 2 labs who need to run off energy. The pool is always nice and maintained and they've added nice head cushions and corn hole boards! My little one and I have thoroughly enjoyed using it all summer long. I can't recommend Stonemark or their communites enough!

Poor management. All prior reviews reflect the issues that have not been addressed and the deeper issue of the lack of concern for residents and their safety. Instead of fixing things properly they result to short cuts and cheap outs that add up to huge problems down the road.

I m only giving this management company 1 star because I can t put zero stars. My apartment was bought out by this company, system portal for rent rent down, and I had to pay my rent by check in person. The manager for Hudson Orchard Park in SC took the check by hand (which apparently they are not supposed to do, but she did it anyways). The money was taken from my bank account when the check cleared with information identifying Hudson Orchard Park as the company receiving the money. They proceeded to tell me I had not paid my rent and that they could also not locate the scanned in copy of the check to verify this payment. I provided all bank statement information and check number to them in order to prove I had paid my rent. Apparently that was not enough, and they sent me an email same day saying that they were filing for eviction if I didn t prove MORE proof. With ZERO wiggle room for getting to the bank or time from the apartment complex to get them the rest of the information. Never once did they admit to having misplaced the check or mis-scanning the check regardless of all of the proof I gave them. I ve never once paid rent late or any other bill for that matter. They were nothing but unprofessional with temp workers who were also highly incompetent in handling this situation. I will never rent with this company again and detract as many people as I can from this place. Terrible customer service and tenant respect. They also have zero clue what their managerial chain of command is, telling me to just google corporate number if I wanted to talk to someone else. Incompetent at best.

I live on this company's property in Spartanburg, SC. It has become very frustrating living here because one there is no property manager who lives on site to deal with issues such as someone smoking marijuana in the hallway in the building last night. Also, we can't really call security because he works downtown in the sheriff's office at night. I'm not sure how that works! Also, there are people who don't live on this property that park in a garage for residents only. Who is going to moniter that when the manager does not live here? Second we also do not have onsite maintenance. He is a nice man but he is supposed to help maintain the property but clearly that is not happening when there is trash in the parking garage and sometimes around the property. This company only seems to care about how much money they can get from people and not maintaining the property or caring about the residents.

SutterLake Apartments is horrible. The manager is horrible. She could careless about the safety of the residence. I have called code enforcement due to the trash can being broken. I constantly have to call the police because of my neighbors and the "courtesy" officer ain't worth a damn either.

Please do not rent from this company. I moved out 3 month ago from one of their properties and still waiting on my security deposit. You call thinking that you'll be connected with who ever is in charge with move outs, guess what you"ll be transfer a guy whom doesn' t know what that @#$_ he is doing. You' ll tell him the reason why you are calling and at the end he will give you a ticket number and oh yeah it has been over one week and I'm still waiting for a call back call. If I had the option I would give this company a big -0 rating.

I used to once love living at this community-The 500 I have been through several changes with management. The new company as of right now is awful. I have been dealing with AC issues and water damages which has now caused severe Mildew and mold on my walls, my personal belongings been dealing with these issues since March it is now September. I still have not gotten my issues resolved or fixed. It has gotten to the point where I have to get my lawyer and his team involved with a lawsuit.

This company only cares about remodeling and increasing rent as if we were living in the heart of midtown. We have had a murder recently which was on the news and a death from a pool party which was also on the news.

1 star is the lowest I can give this community. If nothing is resolved I wont be living here anymore!!!! I miss Hammond Residential Group at least they acted like they cared about their tenants.

Since I been living out here at Cornerstone Townhomes in Montgomery al I have been having problems with my neighbors I have been complaining to the office regarding the noise complaint unauthorized neighbors making noise all night also sitting on my car. Recently I called the office about a car that was left by my neighbors that moved in July and the office stated they did not know the resident moved she lied to them that she did not move she has been subleasing her apartments the office found out and said she has a good reason although subleasing are against the lease the manager would not allow me to move because I don t feel safe that they are allowing everyone to move in and he said he had no control he was very rude to me and he said if i wanted to move I had to pay a transfer fee but he would let me out my lease and I don t feel like it s right because I don t want to move now today I receive a termination of my lease email and I have been calling corporate and I have left messages and no one have called me back.

Terrible management. I never signed a lease with them, they bought out Foshee Management. Since they took over the property, nothing gets fixed, ive put in several maintenance requests over a 3months time frame with no resolve. The manager threatens to evict you on the 6th day of the month but wont fulfill mainte request. Filing lawsuit for slum lords and harassment on top of discrimination. Ive even contacted corporate and ive heard nothing back.....its been a week now. Tenants are not treated like residents, all they do is harrass and threatening you.

Updating an apartment community should also mean making good on issues that were a result of previous poor management. However, the constant flow of new staff at The 500 Northside would rather punish tenants for mistakes that the employees before them made. Instead of doing the due diligence to help tenants who may have signed a lease with a former employee and gotten misinformed, they would rather implement new charges to existing tenants who had no clue they could be charged in the first place.

I wish someone would have warned me before moving into one of their properties. The upkeep on the apartments are horrible and they seem to only care about the landscaping. It's a trap. They have poor plumbing conditions, mold and the customer service offered from their leasing agents are deplorable. These five months can't go buy fast enough so I can get away from this place.

I moved out of one of their properties on 6/1/2020 and still have not received my initial deposit back. I have called 10 times and sent many emails but still have NOT received ONE phone call or email back! Even after customer service stated they will call me back the next day but still nothing. It has been 3 months since my move out and still no deposit back and no communication. I have to say I am very disappointed in how Stonemark is operating and unless this gets resolved quickly, I will not be choosing a Stonemark property ever again!

I called stone mark in hopes that they can help resolve an issues of me needing a bottom level apartment due to me about to have surgery on my hip , it is a request I made when I first move in and it is over year now to no avail. Stone Mark just told me it is up to the property manager to make that decision. Stonemark Management LLC has failed to honor the termination of lease documents drawn and signed by the property manager of the Reteat on Windy Hill.
After maintaining a one year agreement at this property under management of Mrs. Deidra, on October 30th, I resigned another 1 year lease. Two days thereafter, November 2nd 2011, that unit was robbed between the hours of 11 am and 5 pm... broad daylight. This occured right after I had, again, resigned my lease and paid $502.00 for rent for the month of Novemeber. I did not feel safe at this residence any more and requested my rent check back in order to move somewhere safer and asked if I could break the lease I had just signed two days prior. The property manager at the time DEIDRA stated that she would take the last months rent as a termination fee and i would then be able to move without any penalty or marks on my credit. She then drew a contrated stating that and signed it and also kept my rent check. which i indeed have a copy of the written agreement from ms Deidra. It was not until october 20,2012, when i was applying for another apartment community did i find out that not only did this property not hold up to what was signed on a letterhead from this LLC, but she had also had an officer come out to that unit to formally evict me. The letter from Stonemark Management was signed on 11/3/11. I moved into my new apartment on 11/5/11. The eviction information from Cobb County Police Department indicates that i was evicted in mid February 2012. Which by this time i had not been in that unit for appx 3 months. THIS IS CURRENTLY ON MY CREDIT AS AN EVICTION BUT I WAS NOT EVICTED. I am a small business owner and this defermation of character and unlawful eviction has impacted my business to where i am unable to recieve approval for small business loans due to this "ding" on my credit. This has also impacted my personal life because i am unable to sign a new lease because it indicates irresponsibilty on behalf as far as rental history. I have called and called and called for appx 1 year trying to have this resolved. I have contacted the local officials. It is said that this property manager has to file a dismissal claim showing that i was given written consent to leave the premises. No one has contacted me, called me, or emailed me back in a year.

I have currently been with Stonemark Management the past 2 years, an I must say Stonemark has been one of the BEST! The support I get from my RVP all the way up to corporate staff is amazing to say the least! They are there to help me and my team succeed so we can be the best of the best!! I am excited to be working with a company that has been recognized as one of 2020's Best Places to work.

The absolute worst apartment complex i have ever lived in my life. The water conveniently is shut off every week. Most of the people in the leasing office don't give a damn about the residents. I would suggest before moving anywhere make sure you don't move into ANY of their complexes, they don't care if you pay on time they treat their renters subhuman.

We rent from the Veranda at Westchase in Tampa, Florida. The property management company is comprised of terrible, unapologetic people. Michelle, in particular the Regional Property Manager is by far one of the rudest people I have encountered. We have had a water spot in our roof since October 2016 we moved in August 2016. We asked the property manager many times to fix our roof stain and she got the maintenance out to paint over it so it does not leak. Well, that only lasted for so long as another stain appeared in a different area. This stain is located in our bedroom and my significant other is highly allergic to mold. We both have gone down to the office many times and asked them to fix it, they told us continuously that they were getting roofers out to fix the ceiling and then they were going to get people out to fix the drywall. Another property management company took over and the promises were not kept. We again asked this company many times and our pleads were ignored until a few weeks before Hurricane Irma. Well, now that she has come and gone we are left with an even bigger stain and a green discoloration setting in. We are now sleeping in the living room but having just paid this place almost 1300 for the apartment last month we are practically living in a studio. My conversation with Michelle was met with force and she instead mocked me and questioned why we would renew our lease when we had issues with the apartment. We are on the 3rd floor, who would want to move again after having just moved the year before? Also, Michelle said we should have complained more, as if we did not complain enough. Good luck living at this complex. You'll see more cockroaches than you probably ever have, and you'll have the luxury of barely any parking spots. This place might look nice on the outside but it's a dump. And you'll be met with ignorance and resistance when questioning the property management company. Michelle seems to think there is no mold growing in our ceiling. I would love to prove her wrong but then again nothing will come out of it. They've already made up their minds on us and would rather we leave than get the problem fixed. This company is by far the worst I have ever dealt with, no wonder they have such a poor rating.

The Reserve at Gwinnett apartment complex is a disgrace. I literally regret signing a lease for this place. It was me and my fiance's first apartment together and we were extremely excited! We chose this apartment mainly because of location. It's a decent apartment, the cabinetry, however, is horrible, the paint job is horrible, we had a really bad mold problem when we first moved in, but we sucked it up and got to scrubbing the mold away. My son has asthma and coughed for like the first month of us living in the apartment. Not only this, THERE ARE CATS EVERYWHERE!!!!!! I see about 6-7 cats lay around on a daily basis. If I could post a picture, I would share a picture I took just this morning of a cat, lounging on a towel I had hanging outside to dry on the ledge of my porch. We found a snake in our apartment that my 3 year old son happened to stumble upon and pick up while my fiance was home with him as well. But let's get to the good part, my fiance lost his job back in June. We have been struggling to make ends meet recently but always managed to pay on our responsibilities. This month I have the rent but I need to hold off on the water (which is "included") for about 2 weeks. They would NOT take my rent payment without the water and said that if the $69.99 isn't paid with the $953 then we would have to hold off on paying it, which means an eviction would need to be filed. I think that is ridiculous! When we moved in, there was an entirely different office staff and manager there. I wish they hadn't gone anywhere, they actually did work with us A LOT!

Basically, corporate slumlords. Do your own due diligence and research the "customer service" they provide to their tenants. Thanks to the broad reach of the internet, what goes around will eventually come around and Stonemark Management will find themselves unable to retain good tenants - aka "steady revenue". They will spend all your money to make the lawns look impeccable, meanwhile your buildings are rotting from the inside out with only the many layers of paint holding things together. If you want your property to truly thrive, invest in a management company that CARES about their record and reputation with their TENANTS.

This management company is horrible and doesn't care about their tenats!! They definitely don't care about the property itself either!! Maintenance doesn't fix anything correctly, they half-assed the job....it usually takes about 2 weeks for them to even come to 'fix' the problem.....Noone in the office at the complex I live in (University Oaks) ever answers the phone and there have been many emails I've sent to stonemark about the issues here and I never get a responce or acknowledgement!!!.....they don't do any proper screening for some of the ghetto drug dealing trash they allow to rent here either!! And there is a horrible infestation of bugs!!!!

I had them and even reached out to Corporate whom still have not returned my security deposit and still charging me $34.00 for water when its prepaid and I moved out July 31st but charged water. I have emailed several times and no response since August that I am filing a claim. PLEASE if you are an apartment complex investor DO NOT USE STONEMARK look at the reviews on all site for all the properties they manage HORRIBLE unprofessional people in the corporate office that really says enough

The Regional Managers at Stonemark have shown some of the best leadership skills I have seen in the business. The Corporate office is always so supportive of there onsite teams. I can definitely see why Stonemark was recognized as one of the Best Places to work in 2020.

Several weeks ago, one of your representatives along with someone from our local office did an inspection of my apartment. The gentleman from Stonemark immediately noticed the bathroom vanity in the master bathroom needed to be replace. He assured me this would be taken care of soon, installing a new WHITE vanity. The paint is coming off and the old one has been here since we moved in 2008. I'm sure it has been here a lot longer. This is another example of promises made & not kept. We have to practically beg to get something done. Management never comes to check on a problem. They treat the dogs better than the tenants (that awful "Dog Park" that worries many people. Have me a new white vanity ASAP. PLEASE SEE TO THIS!

I have lived at Sutter Lake Apartments for only a year and it was the worst year every. Above me was a lady and her two kids and all they did EVERYDAY was stomped. We could even hear the lady having sex. It was the worst. After complaining numerous times management told us we could break our lease due to us being unhappy and uncomfortable in our home. Because we all have a right to be comfortable in our own home. Right? Well when nothing was don t by Management we decided to break our lease and now neither Sutter Lake or Stonemark Management want to honor our request. No one returns our calls and the manager at Sutter Lake is never in the office. She comes in late, leaves early and is clearly avoiding us. They want to keep our deposit AND make us pay a months rent in an apartment we no longer stay in. If you are looking for a place avoid Sutter Lake and any property managed by Stonemark. You deserve to stay at a place where management and corporate truly have your best interest and satisfaction in mind not just there bottom line.

My daughter has called corporate for a month now no one has returned her calls yet she has called several times in the past two weeks the people in the leasing office are rude and unprofessional there is always trash all around and out the trash cans... they accepted partial payment for rent from her and still continued to proceed with the eviction

We love living at Cedar Point in Roanoke , Virginia. We started out in an apartment 2 years and 3 months and then due to size moved over to Condo unit 4 months ago. We our love of staff, location and quality of units.
We really would not consider renting anywhere else. We looked at a few places before settling here and just loved the staff and how easy they made our move. They are always so friendly and easy to work with whether we need info or repairs. They maintain units and facility with excellence. We love the extra activites they do for the residents.

Beautiful place, beautiful community, nice people in Johns Creek, but every summer your rights get thrown out and ignored if living anywhere by the pool. A sign saying no alcohol and pool closes at 9pm does not enforce itself or matter. The pool is gated but people hop the fence or let others in. The cops won't do anything because in their words, the community rules need to be enforced by the community and it's private property. Novel idea, huh?

Those rules are in our leases but hey it is fine to not enforce those rules. Especially when it involves work after business hours. As a tenant if I chose to randomly disobey a rule in my lease that they care about, well then it is not okay.

Bottom line, yes there is expected noise near a pool, but there is expected peace and security where you live too. And a realistic thought that I can get some peace after 9pm, the time they post and I agreed to. And gates lock for a reason, invest some money to put the gates on a timer. It exists folks. Then they wouldn't have to deal with complaints, that serve to just add tension where it does not have to be at an otherwise nice community I'd rate higher without this issue.

PS/ if you can put notes on every door about anything community-related, then why not inform us we no longer have the onsight security that you advertise and is a factor in people deciding to lease here.

They give out different information to residents!!!! Please just know if you in Montgomery, Alabama bypass this place!!!!

Since the day they took over management here at Duck Pond at John s Creek, Stonemark Management has been beyond incompetent, utterly unscrupulous and untrustworthy.

Horrible, HORRIBLE, corporation.

When they first showed up they DESTROYED EVERYTHING on my patio, why? Because the ultimately FAILED to tell the residents for the complex they took over they were going to paint the building.

The painter thought he had carte-blanche to destroy everything I had on my patio while MANAGEMENT looked on from the the ground level (yes, I watched her). That was at 9am, at 3AM we got a note from management that said we had to remove all property from our patios or we were "responsible" for OUR PROPERTY'S DESTRUCTION. This note was over 3 hours after they destroyed the property on my patio.

Since then: They've cleaned the breazeways (hallways) once every three years. Their Maintenance "supervisor" took over five hours to change our shower washer. And he didn't actually change it, the competent maintenance guy (that either recently left or got fired did, after the supervisor called him in.)

When I asked that they check the freon (because these apartments are so poorly insulated it's not funny) he told me, and I QUOTE "I can't put my tools to the HVAC units because if I do and there is nothing wrong with it I might screw it up". Seriously! He said that to me while I was sitting in front of my computer with GOOGLE open. That said, my brother is one of the leading HVAC specialists in Great Britain. So #BS

You can't go 6 months without Stonemark trying to jam you with extra rent for some B$, like garbage collection, or pest control.

Speaking of pest control, we lived for 10 years under Alara Management and never had a pest problem UNTIL... Stonemark stopped paying for pest control. Now we got roaches. We haven't changed. Always been clean. Honestly, it's simply because of the people they are renting to now.

I have recently had an experience at Sierra Madre Apt. homes with Stonemark Management LLC and its associates that shows a disrespectful attitude towards it's towards its tenets, and has questionable Ethics and business practices when it's customer service line is actually an Answering Service, which enables them to screen their calls. It has been 6 days as of this posting that I have had no contact from anyone at Stonemark, except the above mentioned associates.

Stonemark properties are trash, absolutely the worst. The response time is horrible when you need something taken care of and there customer service is fake especially from that lady Mellissa . The office staff think they are better than their residents.

I lived here at The 500 for over a year now and I am very happy with the community. Aaron assisted me with my move in and I couldn't have asked for a more helpful leasing agent. I love my apartment! I've had a couple maintenance requests over the year and they've all been resolved pretty quickly. More than I can say for my last community. Living close to Midtown at an affordable price was most important to me. The maintenance and office staff were just the cherry on top.

BEWARE OF THE PINES IN ROANOKE VIRGINIA. Worst leasing company I have ever delt with and I have lived at several apartments in my life time. Mold in the bathroom, broken, cheap appliances that never get fixed. Renting from this company has been the worst choice I have ever made. I am a college student and have enough stress on my plate, and this renting experience has really been a burden on my life. I recommend to listen to the other reviews and never lease from this company.

500 Northside Apts/Stonemark has the worst management. They are lazy, very poor communicators, liars, irresponsible, unprofessional, and don't care about the tenants. Impossible to get them to do anything maintenance related. The only plus is the location and the spacious, renovated layouts. Even these are not worth the torment the management puts its tenants through. Not worth it.

Updated 7/17/2019: Well I guess I spoke too soon. Local office management at Windsor Lake in Brandon, MS has again been replaced and they are back to ONE STAR. The refrigerator recently went out and they are back to their old tricks. Took forever and replaced it with a piece of junk. Put in another maintenance request which didn't get fixed until I threatened to contact corporate. Management does not return phone calls, yada yada yada. Same old thing. I was too hopeful for improvement (see review and update to original review below).

I am updating my review (see original review below). Stonemark has replaced management again at Windsor Lake Apartments in Brandon, MS and this time I am seeing GREAT improvement. I am hopeful and therefore changing my review to 4 stars. Since the new management came in, they have taken care of a maintenance issue and a management turnover problem in a quick, responsive and professional manner. This is leaps and bounds above what I was seeing before. Keep it up and thank you!

Terrible! Every since Stonemark Management took over Windsor Lake Apartments in Brandon MS, they have gone way downhill. Very inattentive to residents. Poor management. Maintenance issues overlooked, avoided, not taken care of in a timely manner, not fixed properly (as cheaply as possible). Called corporate in Atlanta about an issue. Reported the issue and never heard back. We have been here since 2009. Buyer beware.

OMG where do I start. First of all the entire leasing team should be terminated immediately. In all my years of offering excellent customer service in my line of work I've never experienced such rudeness and unprofessional women in my life. The Leasing Manager Anair and one of the young ladies in the office, Tiffany are so all over the place. Our son relocated from Dallas, but he's been in contact the last three weeks with the Leasing office. He sent a friend to look at the apartment, and was shown model apartment with all the amenities such as a microwave, washer, dryer, and 1.5 bathrooms. Once we arrived on Friday it looks like we was hit with everything in one day. We were told to get renters insurance on the spot, pay deposit, rent, and other fees. Then we was told about the East Point Power and it's back woods way of operating. Anair had no explanation as to why our son wasn't told that he would not have all the amenities Tiffany originally told him he would have. Anair said she's the only one that shows apartment units , which was a flat out lie, it's actually three of them that show units to prospective renters. Because it's so many different people giving conflicting information it becomes impossible to pin point where the info derived from. We ended up paying a total of $1570.00 for our son to move in and that doesn't include the $200.00 for Admin fees and other stuff they made up. I would not recommend anyone move to this property, we can't wait for the year to fly by!!!!

No once cares at all. I have called 4 times to complain, and each time someone says " in 2-3- days someone will contact me". No one has contacted me. Neighbors are terrible, and the unit is faulty.

Stonemark has let me live with bed bugs while simultaneously promising me that pest control would be in my apartment "this week" for two months, and also not allowing me to call my own private exterminator. Pest control hasn't shown up once, and they openly admit this is because the corporate office has NOT paid their outstanding pest control bill. They are also trying to claim that after two months of negligence in their part, I will be financially responsible for the bed bug elimination.

Their website says they are "client centered, flexible, and responsive," but my experiences with this company show that they don't give a hoot about their residents in the slightest. Don't lease with this company, ever.

The Oaks at Holcomb Bridge doesn't deserve a star, but anyway I have lived here for almost 4 years, I have called them many times about my air conditioner not working, they have done several things to try to fix it, it's okay for about a week then stops working again. I called them Tues 5/23/2017 they couldn't do anything because of rain, called, called again on Weds. Was told someone would come out before the office closes....... No one came, I'm complaining because I sleep during the day and it is hot in this apt. Also the trash builds up so bad at the dumpster you can't even get to it so people end up putting on the street outside the dumpster, and the roaches are really bad here, trust me I will not sign another lease here.

I have been a resident at one of your properties here in Montgomery, Alabama at Birchwood Apartments since February of 2017 (around 8 months) and the unit that I occupy, needs major work done to it. First, I moved into an apartment that was not ready for move-in and it was not the apartment that they showed me and drew my attention. The day I moved in, they were still painting and fixing whatever needed fixing and they were rushing because they saw that I was moving in. Then, the kitchen countertops are cracked and old and the cabinets need to be replaced and they have not been replaced or fixed as she, the Property Manager, said they would when I moved into the unit. She even went to the extent of having a meeting with them when I was moving in and asked me to step outside so she could have a discussion with them. All I heard was a lot of fussing and cursing and for what? And 8 months later, there is nothing to show for it at all.
Next, the air conditioning unit tends to go out every month. When the maintenance man comes out, he tells us to turn the unit off and to let it defrost because it is ice inside and outside of the pipes. After it thaws out, the put Freon in it and it works again for another 3 weeks to a month and its back to freezing the pipes. I have dealt with this the entire summer and I am not looking forward to the winter months with this unit. Simply put, the unit needs to be fixed and not patched because it seems that they do a lot of patch work and it holds for a while but soon, and I do mean soon, it is back to having that problem again.
Also, in June 2017, when a bad storm came through, the roof was leaking and it resulted to the roof in the laundry room to fall in and neighbors in my building had issues as well. They kept telling me that the roofers would be out to my unit that same week. They showed up took pictures and I did not see them again until the next month. Then, they didn t come back and actually fix the roof completely until mid-August. After the roof was somewhat fixed, the painters came out and looked at it and took pictures on the inside where the roof fell in and they did not fix it until September. Here it is October and the drywall and painting is half complete. I put in work orders for the closet doors, the front door, the roof in the laundry room to be fixed and requested pest control at the end of August and they are still NOT FIXED .
I have more things that I could say about this property and what I have and I am still experiencing, but based on the information I have already provided, nothing more needs to be said. The only thing that is required is that someone take action because this is ridiculous. Who wants to keep paying for an apartment/townhouse that they are uncomfortable in? I know I don t. When I refuse to pay rent due to these conditions I am at fault but who is at fault when the property management is not providing the services that I need? Who is the reason that I do not want to pay rent? Who is the reason when every tenant is telling friends and family not to live at any of your properties? Well the answer is simple, YOU ARE . And until something is done on a corporate level, this will be a continuing factor.
I HIGHLY RECOMMEND THAT NOONE LEASE FROM THESE PROPERTIES IN ANY STATE THAT THEY ARE IN .

truly awful. My roof leaked over my apartment 3 times and now I can't get my damages repaired and have opened 2 tickets with corporate. My property is University Gardens located in Athens, GA. Rent has gone up exponentially as well. I can see this being decided by a judge in court at this point. Horrible on site management as well. Run!

The entire corporate office is so helpful and eager to help you meet your goals. Would recommend employment to seasoned Property Management employees or those looking to get into the industry.
