This hotel has some great rooms. The position is great! Staff friendly and everything is clean and shiny. Breakfast room is small, breakfast is fresh and ok. (3 star hotel standard, don't expect anything cooked, it's a small cold buffet) lots of steps to climb to reception which is on the 4th floor but a great fitness option if the lift is busy. City centre non international hotel chain , hotels are always small so don't expect huge rooms with no character, these have loads of character.

We stayed here with my parents and loved it! The decor and cleanliness of the rooms were great! The staff was very friendly and helpful in so many ways! This is our third stay at this lovely hotel situated in the perfect location in Rome! We walked to the Trevi Fountain, Panthean as well as the Spanish Steps! The street is in the perfect location! The breakfast with omelettes made to order and bar downstairs with excellent drinks and stylish decor was wonderful! We highly recommend this fabulous hotel ! We will return and also send friends for a wonderful stay!

Room was nice,well decorated and kept clean. Welcome was pleasant and the concierge spoke English very well. Air conditioning did not keep the room very cool and if the window was kept open, lots of noise from the street below. Shower head needed to be cleaned and the plumbing gave off an unpleasant odor. Also, unknown if this is just European custom, but washcloths were not provided. Location could not be beat!! Minutes from the Spanish Steps and the Trevi Fountain.

Located in a strategic position. Spacious and pompous rooms but not cured in the small details. Quality questionable price, certainly given by the location.
Rooms located in 3 different buildings, however great service, very helpful staff.
Little choice for breakfast.

Great hotel.

Great hotel.

Read some negative reviews before I arrived so I was a bit sad before I came. Luckily, these reviews were outdated. The breakfast room is new and the breakfast served is great (ask for a cheesy omelette)

Reception will no longer be on the fourth floor. It was being moved down in a newly decorated downstairs as we was there.

Rooms were as expected. Nice and similar to the photos.

Negative - Power shower feature in suite 305 didn't work

Perfectly situated and nicely decorated! Guys and Ladies at the reception were very helpful and kind!

Definite Recommendation if visiting Rome and want to be close to all the sites

The Hotel charges money from your credit card even...

The Hotel charges money from your credit card even if you have cancelt. And if you ask them to send it back they will delay it and it takes a long time till you receive it back. So be careful if you book.

It is indeed royal. We reserved the biggest suite they have. We got a small apartment that has everything inside. The bed is amazingly big extremely comfortable. Service is great. Breakfast is very tasty. And the staff are very helpfully especially Romina at the desk.

The people here were very helpful. The rooms are very clean and the hotel location was only a 2 minute walk to the Spanish steps. The breakfast was great and they were very accommodating with our 2 year old daughter. I would definitely stay here again.

What a hotel !! Excellent reception,rooms have personalized welcome messages, wifi access.. they give an internet phone for usage with free calls throughout italy.

The room as such isnt very spaicious..but very elegant and good for couple.

Unbeatable location, super attentive and pleasant staff. Breakfast very quiet and complete. The location 10 minutes from almost everything walking. Stuck to Plaza Spain, near popolo, venezia square and half an hour from the Vatican. Rooms clean, very spacious and no noise. Medium-high price but in the balance it is worth the price.

Super nice and courteous staff. Probably the best hotel that I have stay in Rome. Strong Wifi. Room is very spacious (unlike many other places in Rome) with nice window that you can open to look down to the street. Very large walk in shower with a strong rain shower head. Toilet seat is big. The place is very luxury, quiet although it is only 5 minutes from Spanish Steps. I wish I stay there longer. Staff spoke English, 24 hours service desk, and I must say they would do almost anything to please their customers. They were very kind to hold luggages for us when we went to tours. Highly recommended.

Change of scenery with rooms with a refined decor with a sense of detail, none of the rooms are the same. The decor alone is worth the detour. Location very well located, 10 minutes walk from the Trevi Fountain and other historical monuments.Personal smiling. Cons: Very limited choice of breakfast compared to other hotels of the same standard; Always very slow reception, due to the fact that the only hostess of the day disperses a lot because seems to act as manager and staff manager, all at the same time.

This hotel is very well located, they have a very friendly staff, very efficient and always willing to help !! Sara the girl who is in reception is super cute and super efficient !! It is important to know that the hotel has no sign on the door because it is an old building that belongs to the V. However there is a bell that says Spagna Royal Suites and in less than 50 seconds someone comes out of the door next door where the Bar is And they serve you. I highly recommend it!

They sent us off to a nearby building for our stay. Which is quite annoying
Room was ok, but a little noisy
Staff are rude and generally unhelpful
Don't take anything from the free mini bar

It is a Guest house and not a Hotel. Very difficult to locate for tourist who are not tech savvy or do not know italian language. No signage. It comprises of set of rooms between 1 to 4 floors with no display where the reception is. Lift is small just for 2 persons and a suitcase. Reception person was sitting just next to a room and used to whisper. Room size was decent and furnishing very nice. Helpful in providing a tea maker when asked. Shower cubicle has no soap rack. One has to hold it in hands while bathing. Breakfast was just so so. Stairs were very dirty

Just the room to freshen up and no room in the bathroom to store your things!
We had a DeLuxe room !!!
The reception and the corridors are superb (decorations) A little disappointed with the bedroom decor.

This is not even a hotel, the owner just rented a floor of a commercial building, and divided the space into several rooms and a so called reception and charge ridiculous 5 star hotel amount to pretend that it is a legit accommodation.

My room is literally 3 feet from the reception and 2 feet from the "breakfast area", and I can hear everything the staff said from my room.

The photos and the real thing are totally different, it is a total scam. When I enter the room, the only feeling I have is that it is an hourly love hotel for people to bring hooker to.

Air condition is pathetic, we turned on the lowest temperature and highest speed but the room was still stuffy and hot, I couldn't even sleep.

AVOID THIS PLACE.

We spent only one night in this that from the site looked like a luxury hotel instead we found ourselves in a guest house.
the rooms are nice and very modern but for the high price paid we expected to find a real hotel instead:
the door is difficult to find, the name can only be found written on the intercom!
the taxi drivers do not know him, we had to unload our luggage and take them to the small condominium lift.
breakfast was nothing exceptional and served in a very small room at the end, we preferred to book for the nights to follow in another facility found nearby.

Massive room overlooking the Spanish Steps but smelt badly of drains (on the 4th floor!) and plug in air freshener. Our rooms were bang above the Prada store which rarely seemed to close. This is not a hotel and there is no central lounge area just a set of rooms in different buildings in different streets. Buffet breakfast is so so and back in reception building so you have to leave your room properly to go there. Staff had the normal Rome attitude. Barely bothered you were there ! Given the location, and amazing view it was very noisy day and night and no secondary glazing - must be hell in summer! Needs updating from 1990 glam style and some
Remedial decorating and facilities would benefit. Not cheap overall and clumsily set out; I m sure you could do better in Rome in a less commercial location.

It was alright experience. I enjoyed the location, very convenient. However some improvements can be done. The indicator outside about hotel location would be very helpful.

Reception was very helpful and friendly. Assisted with any information requested. The rooms are nice, and daily room service was on point no complaints about that.

I think the price is aligned with the provided location, service and rooms.

The hotel is in a great location. It is centrally located to many of Rome's tourist attractions. The hotel is modern and clean. The staff goes above and beyond to make your stay comfortable. I would definitely stay again. Use GPS to find hotel, it doesn't have a sign.

Hotel very well located in Rome for tourist visits, certainly a bit noisy
But the welcome is warm
the small welcome drink at my place offered on arrival
The room clean and cleaned every day
the good breakfast just lacks a real fruit juice
and the elevator a bit dated but ideally located for your walking tour in Rome

Perfect for a city break. For the price and location can't complain. Yes there is no parking, gym, common spa (some costlier rooms have wellness facilities with the room) etc but if you want a good room in the centre of Rome with friendly staff and good ambience, this place is good for the price. It would be hard finding this hotel if you didn't know where to look because the outside is just a large green double door with nearly a dozen buzzers on the side. The hotel name is not on the outside and reception is 4 floors up. You buzz and the you are let in. The elevator (lift) is small only able to fit 2 (max 3 without luggage). Our room was on the 3rd floor and it was quite functional. Air conditioning was good but the WIFI in the room was hit and miss. No coffee making facility in the room. No room service for food ( coffee and soft drinks will get delivered to room if asked for). The staff were friendly and I would recommend this place for a short stay.

We got the double deluxe room behind the reception with bathtub opposite the bed. The room and service are very nice. Most of the staff was friendly and helpful. The breakfast was not huge but good and the room was lovely. Entrance is confusing as there's no obvious sign! We walked pass it 5 times looking for a hotel sign or the reception until we realised that there's only a little badge on an intercom like of an apartment building. The door is green solid wood and the reception is on 4th floor, nothing like a typical hotel entrance. Note: the hotel is right at the corner behind Boss store, right opposite of the store. Look for a big green wood gate with an intercom system and many tags on it.

A very beautiful hotel, and very close to Spanish Steps, just 2 min walk from the hotel. This hotel is close to all the historical places around in Central Rome. From the hotel to Collesium taxi would charge around 6-7, Vatican City 8-10. It is very convenient when you want to shop around at the end of the day after your excursions.

If your going to Rome this hotel is fantastic! Every room has a theme. Not to expensive. The staff was friendly, knowledgeable, and spoke English as well. Located perfectly between Spanish Steps & Trevi Fountain. Tons of shopping right there.

Super rooms in heart of Rome, close to the Spanish Steps and a short walk from the Metro. Breakfast excellent and filling to set you up for a day of sightseeing. We stayed in suite 204 which had the added bonus of a Turkish bath and shower. Well worth a stay to enjoy the stunning city. Quiet despite central location.
Tip to find: look for number 3 as it doesn't have a regular foyer to step into. When we arrived the doors were closed and accessible via the intercom.

I was so disappointed in the quality of the rooms....

I was so disappointed in the quality of the rooms. There were tiles missing in the bathroom and a mildew smell. The headboard was falling apart and the walls were scuff marked. Really a shame considering the cost of the rooms. Thankfully the staff were excellent but I would not recommend staying here.

The location of the spain Royal suite is perfect,
it is really close to everything.
The staff is courteous and helpful.
For very good breakfast !!! Kind and careful !! Let's move on to the Chamber, we had the room with the heel-shaped bathtub.
I have to say the room was really nice. It had a spacious shower, huge TV, mirror behind the bed. the only thing, I saw a little bit of small damage here and there, like, at the entrance to the shower there was a defect in the floor,
the bide worked like that. The bathroom was too small ..
in short, a suite at those costs shouldn't have these things. However these are trifles !!! Hope to go back! I advise !!
