This is my fourth year renting a home, all from different companies. My fourth year and this has been the best one yet. Every year before, every home I moved into had at least one issue in the interior. This is the first time I ve moved into a rental and do not have a single complaint. I give credit to SBMI for being so on top of it. Thank you!

Infelxus team has done a great job managing my rental properties. They handle all maintenance requests as if it was their own home. For me responsiveness is the most important thing a property manger needs to be and Dan and Daisy reply to emails as fast as I write them. I already recommend these guys to all my investor friends who live here in San Diego and out of the state. A good management team is hard to find and having tried a few other companies and hearing horror stories, I am happy to stay.

I've rented my entire life and this is the first time I feel like I have a modern way to deal with billing, logistics etc. The team at SBMI have been really helpful in answering my questions and understanding my needs while being friendly (because if I'm being honest I can be annoying). I rent a unit that is Managed by SBMI group. I wouldn't recommend this Management group to anyone. My A/C unit has been having issues and I put a request in on 8/4/16 to have it fixed. It is now 8/29/16 and it is still not fixed. I have been calling them a couple times a week to have it fixed and have been in contact with the A/C company as well. The A/C company said that they haven't had much luck with the communication from SBMI as well. Having a 1 year old kid and it being the month of August having AC is some what important. I will call again today to check on the status and see if and when it will be fixed. It's only been 25 days......so far. We will see.
I own a business in San Diego and customer service is very important. Please do yourself a favor and hire a different management company if you're looking for one. SBMI is no good.

We had a small portion of our deposit taken this year. I think students are always concerned that rental companies will be unfair and keep more of the deposit than they should. To our great surprise, SBMI got us our deposit back in a timely manner and everything was squared away with no lingering issues. They made the process simple.

Milena is very rude, always yells when speaking to her on the phone, very passive aggressive. Had a carbon monoxide leak coming from my heater and all she did is send a "specialist" from within the same company (not even sure hes certified) to "fix" the problem. He ended up just wiping it down and said there you go. What a joke of a company. Also my contract states that they were going to pay for our trash and a few months after moving in she said that the contract "wasnt the right one" so been having to take cere of my own trash for the past 4 years. I give this company a few more years before it collapses on its own.. DO NOT RENT FROM THEM, I'VE spoken to other tendants and they all have issues with them..

Stay away from them, unresponsive to all communications!

Initially when we met with Dan it went well. He was there and on time. we liked the place so we decided to put in an application. After paying the $70 for the two of us to apply, we didn't hear back from them for a couple of days, so we followed up. we tried calling multiple times. We've emailed. No response and no luck getting a hold of them. As a business owner myself, I could never imagine not responding to potential business. All they care about is getting your pricey application fee.

I ve rented with SMBI Group for over a year now. It has been a great experience because the team is very accommodating and accessible. They are quick to respond if any problems arise. The job gets done quickly and efficiently. If you re looking for something in the SDSU area, I highly recommend going with these guys.

Wouldn't apply to this sketchy agency again. They needed deposit and rent up front prior to creating a lease. Also they weren't going to allow me to do an inspection before signing the lease. Makes no sense when they expect me to agree to a year arraignment....Bad service award goes to MYLENA VIGIL.

After coming back from study abroad my fall semester, Denise and Kat were able to quickly find me a wellkept room to sublet that was walking distance to SDSU! All my stress and worries of coming back to the states without a home were mitigated by their help. Thank you!!

Inflexus manages a number of my SD properties and I m extremely pleased with their performance. I wanted to know what to set rent amounts for and they guided me through the process in addition to leasing them up with quality tenants. That in itself (tenants) could easily be one of the best reasons to go with inflexus, they have an excellent screening system that is fair, unbiased, yet puts the right bodies in my properties. On that subject, tenants do not seem to have any negative issues themselves. Also, checks and account statements are received on a regular basis and their portal is incredibly user friendly--you don t have to be some computer genius to navigate it.

Enrique came to fix a drainage issue we were having with the sink. He made sure to give us an advanced notice of when he would arrive. He managed to fix the issue really fast and knew exactly what he was doing. People like Enrique are the reason I enjoy renting from SBMI Group.

Last year I rented a property located near SDSU through SBMI group. The house was recommended to me from a friend who had lived there the previous year. SMBI was incredibly helpful and accommodating when it came to the lease agreement, and any work that needed to be done around the house. It was nice being taken seriously as college aged renters.

Nastiest greedy people I ever worked for!!! . Don't make the mistake of renting from any of this people !

The worst landlord I ve ever had. They will charge you to do maintenance right as you move in even though by law they have to fix it for free. They took around $700s from my roommates and I because we accidentally paid a full last months rent. They just acted as if it were gone in the system. Still managed to use all $7,000 of our security deposit didn t list a single thing they used the money for. And still charged us $3,000 in extra. So if you want to live in a house owned by the shadiest realtors by SDSU pick sbmi, because they ll show up to your house with no warning and take all the money they can possibly get out of without you getting a single benefit. I m serious if you don t have to deal with these scumbags your life will be exponentially better. I just moved into my new house and it s crazy I m not waking up to $1,000 charges on my portal. If you see their sign on a house run, you ll thank me later I promise

Inflexus Managment rocks! I searched high and low for a quality PM company to look after my properties and Inflexus possesses the diligence and professionalism I wanted. The process was painless from very first meeting to meeting Maintenance Supervisor Dan, on to the entire listing and lease signing methodology -- my experience with Inflexus was never anything less than positive. I also appreciate that when I call, there s a human being to help me and messages are promptly returned. Also, their website if fairly hip and provides an Owner Portal with many other helpful resources.

I hold Inflexus Management in very high regard and if you are an owner (or tenant for that matter), seek them out the first chance you get.

I am pretty sure that just about anyone could do a...

I am pretty sure that just about anyone could do a better job at managing properties than this company. While their name says group, it seemed as though there were only two people working in the San Diego office, and they never seemed to be there, perhaps a name change to the SBMI Couple would be more applicable. As a homeowner and landlord, I can say that this team's competency level was appalling. They would confuse themselves while on the phone, schedule meetings with others and then call me to ask why I wasn't there. When we actually had a meeting scheduled they would forget. They never return the first phone call, their billing system is usually incorrect and they could never show the actual utility bills that they would charge their renters for.
They changed their name three times in the three years we dealt with them, and while that may have been due to acquisitions, it probably helped to hide their poor reputation.
Also, if you have a maintenance emergency: garage door breaks or the plumbing has an issue, they will do everything in their power to get it fixed within the first 9 business days (but not sooner than 8 business days).
I don't believe in most smart pills but at this point they should really try anything.

At this point, I am absolutely livid about the ser...

At this point, I am absolutely livid about the service I have received from SBMI Group. We have had several issues with the company over the past few years that we have been in our unit. Our current situation is definitely the icing on the cake though. We put in a service request August 4th to have our air conditioning fixed. It is now August 30th and we are still getting the run around. We contact them every couple days for the past month and every call is the same... They will look into and contact us back. Then no one contacts us. We are unable to open our windows for a couple different reasons. First, the El Cortez is a historic building with no screens on the windows and we have a one year old daughter so leaving windows open isn't an option. Second, they are currently painting the exterior of our building which involves scraping lead paint so having the windows open is also not an option for this reason. For the past month, the thermostat in our apartment has been reading around 80 degrees during the day. It is literally unlivable in our unit. This morning we spoke with them yet again and they let us know that someone would contact us back within the hour. Still no call... shocking.

My friends and I have been looking for a house around SDSU for the upcoming school year. As students we don t have the time to search for houses as much as we d like. We have been in contact with SBMI Group, and I have to say, out of all the management companies in the college area, this one has been the most reliable. They contacted us back right away, they have easily accessible information online, and setting up tours of the houses was made right away!

After having moved around a lot and dealing with different management companies, i have to say that SBMI Group exceeded my expectations two times over. They truly value their tenants and make sure that all issues are resolved without delay. The property that I rented was in pristine condition and anytime I had a problem, the team was available and ready to help. Love my experience with them!

This rental company is horrible. Never return your calls. When you request a maintenance, and put high priority on it, like your toilet is not working, the dining room is fludding, the washer stopped working (and you have 3 little kids), garage door can't close, that really doesn't matter to them. And when you finally get someone to call you back, it will take them a week to have someone contact you to make a maintenance appointment and after that it may be fixed or you may have to manually close the garage door... there is simply not enough words to explain how poorly they run their business. I would alway get a charge for water without the actual bill and when I asked them for it, again many phone calls to them and it took them few months before I recived a copy of the bill. There is so many negative things in the way they work that I am actuall surprised that owners would choose them as a management company. And yes, they changed their name 3 times in the past 3 years. Google needs to do negative stars, one star is Way too much for them

I ve rented with Inflexus Management for a while now and they ve been great.I come at em with a million questions, they give me a million answers that make sense to me. Last week my AC went out when we had this November heat-wave going on, and the very next day Dan Recob had someone come out and fix it.That fast! Dan even sent me a follow-up e-mail to see how the unit was working and if I had any questions, etc. When it comes time to renew my lease, I ll be signing on the dotted line with Inflexus for as long as I can. Go with these guys, you won t be sorry.

We got approved for a home on 2904 Alta Drive. Mylena is the one managing it. We had to talk to Mylena through email amd over the phone. We never got to personally meet with her to talk. I put $2,900.00 for first months rent and deposit on February 27. February 28 at 3pm comes and still no lease is emailed to us, and no pictures of the inspection Mylena supposedly did herself is emailed to us either. Mylena said we could not do an in person walk through with her before we receive the home. So I personally went to the office on February 28 hoping to talk to Mylena in person; and still Mylena is not in the office. The receptionist had to call her by phone. I talked to Mylena over the phone asking her nicely when we will receive the lease to sign and receive the pictures of the inspection via email. Her answer was in the evening that day. And in her voice she sound defensive. And said she rather just refund the money because we're asking her to many questions. And I kept telling her nicely that its been 24 hours we need the lease to sign and pictures of the inspection. And she just hung up the phone on me. After a whole business day 9am to 5pm SBMI had not processed my cashier checks. My cashier checks issued for $2,900.00 just sat on the receptionist desk for a whole work day. By the way when we looked Mylena Vigil on the internet after giving the money; we read that there was a law suit against her in the year of 2017.

These two men were very professional, did not leave a mess, and made sure to follow up with us a few days later to make sure it was fixed. Amazing customer service!

Seriously, this group is a joke. They may look good to the business corporate company, but for tenants they are not good business. Majority of the time, no one ever pick up the phone call from the tenants, and if they do, no return call will be made! Problems with tenants is mostly never resolved. They are too busy making money and more business, they neglect the tenant concerns of property issues. I don't think all the good reviews they have is in good faith.

I had the misfortune of doing business with this "Group" Why on earth would I use someone who serves as "Head of student housing" to sell my home??!! DENISE DIBISCH did me a disservice by convincing me it was time to sell my beautiful home in lieu of leasing out , only so she could benefit financially and impress her boss at SBMI while attempting to pitch me into investing in SBMI real estate . She was the laziest "realtor" first , underestimating the price i could get for my home , using old pictures recirculated from realtor i purchased from 6 years prior also copied description of property written on said listing . She did absolutely nothing for a tidy 18k commission !! Her bosses are equally unethical . Stay away from SBMI , they are self serving thieves !!

Denise, Denise, Denise!! Where do I even begin? The company as a whole I do not have much insight about, but I can say that when we followed our property manager from her last company to this current one they made the process smooth and seamless. Which is a very important thing for us, because we owned our home in California that was being rented out and we live in Colorado. They helped us with the transition and all was easy and fluid. As for our property manager...well, really she's become our friend. Denise D. is a doll. A phenomenal woman. And a person that you would want on your side in ANY aspect of realty. We have rented from her as tenants, we have rented THROUGH her as owners and we have sold our property with her as our realtor. In EVERY situation she was avaialable, she was knowledgeable, she was helpful and she was just there. She listens, she is in your corner, she cares and she knows what the hell she is doing! Simply put. We will ALWAYS do our realty business in CA, in every aspect, through her and we will continue to grow our relationship outside of realty. We have known her for over 4 years now, she has witnessed us go from a couple to a family of 3 and she has become our friend. I would HIGHLY recommend her to anyone...except if I were buying a house from you because, frankly, I'll always have her in my corner!!

If we ever have maintenance issues, they send out maintenance techs promptly and get the issue dealt with right away. To put it simply, I ve enjoyed renting with SBMI Group since day one!

This company is horrible. I have been putting in maintenance requests for 2 months and they just delete and ignore them. I have not heat in my apartment. I can only use one of my bathrooms. And the porch light in front of the building is out so I walk to my door in the dark.

I was in the market for a company to oversee several properties I own, and I did not want a real estate agent or real estate service, I wanted a property manager who knows what they re doing. After some lengthy research, I set my sights on Inflexus Management and I have been extremely happy with their service. I have consistently received maintenance when my tenants call it in, and pricing has been fair which is unheard of when I mention it to friends. However, I waited to write this particular review after a few months of working with Inflexus to ensure that my experience with them was and remains CONSISTENT. I think it s safe to say they are definitely that; they pull no punches and offer a service with no surprises.

My family use these guys to manage a few homes we own, and they really are as good as it gets. Dan and Daisy went above what was required to get a hard to rent house leased up, with good tenants! And they assisted us in a dreadful eviction! I would definitely recommend!

Would you leave your child in the hands of some inept, careless babysitter? I think not. We regard our property in the same way, and Inflexus Management is definitely the Mary Poppins of San Diego property management companies. For one, we were instantly put at ease and walked-through the process and got a tenant for us quickly. Personally, I don t want to deal with the pain of finding a tenant, seeing them in, and then accommodating their needs with issues like maintenance. Inflexus handles all this and more and I sleep quite well at night knowing I m with one of the best companies out there. Undoubtedly worth it!

This group is definitely the worst ever. They gave me different answer everyday and every time you call them, they said they will show the apartment on a specific day but never contact you when they won't have the unit showing on that date. They said they will call back but they never do!

Dan was so on it when it came to our maintenance issues. We were having trouble with the water heater in our home for just a few days and in no time he had someone come out. It was fixed and up like brand new in no time!

The BEST property management company I ve worked w...

The BEST property management company I ve worked with thus far.

This is the technological age, but I still prefer meeting with somebody with a pulse, and I had the pleasure of meeting everyone in person, from leasing to maintenance, accounting -- I even got a personal demonstration for using lock-boxes, codes, and all that.

Maintenance is top-notch and runs like a well-oiled machine. Dan Recob heads that up and he responded to requests quickly and thoroughly. There was a tenant with a newborn and a toddler who had their AC go out during that two week stretch of blistering hot weather, and it was fixed the same day. If it were like some of the other companies I ve deal with in the past, this tenant and her babies would have been a number with barcodes for names.

Please do yourself a favor and consider Inflexus Management. I just wished I d found these guys sooner

STAY AWAY FROM THESE PEOPLE!!!! These people are garbage! When we moved in to our rental, we found out our gas stove wasn't connected... Took them 2 weeks to finally send someone out to fix it. When our sink was leaking and created mold underneath the cabinets, we actually had to fix it ourselves! Then it took 2 days of calling with no answer or call back and me having to physically go to their office and screaming at them to finally fix the mold issue (I have 4 kids, 1 a toddler). Trying to talk to someone over the phone if you're a tenant is next to impossible. We finally said eff it and are buying our own home!!!

Avoid at all costs!! These people are inflexible, inattentive, and they clearly take advantage of college students. This is my second year renting one of their properties and I have not seen anyone from the company since I toured the house over two years ago. Service requests go weeks without being addressed and they're rude when pressed about it. There has been zero lawn/yard maintenance in two years, despite our efforts to get them to attend to it. They essentially have a monopoly on the College Area and continually drive rent prices higher. There is never anyone at the office and don't hold your breath for an email reply from them. STAY AWAY, 0/10, BEWARE OF SBMI!!

They do not take care of there properties like it's there own slum lord management. Very pre school maintenance and landscape. Two faced. Melina makes threats of eviction and files false police reports. Gives me an addendum for confronting landscapers who think it's comical to block people in to there drive way and then laugh at them and call them Cabrone.

After submitting a work order through SBMI Group s online portal, my repairs were completed in one trip and in a timely manner. My property manager even followed up with about my satisfaction of the work done on my place, which I really appreciated.
