Absolutely disgusting service. Charging extortionate fees when not even providing the service they are being paid a huge amount to do. Very convenient they have a partner company that s a debt collection one to add further fees to your bill. No footpath for 4 months due to flooding and mud and yet it s not their responsibility. Fuming.

Really concerned about this organisation. Hide behind internal rules on communication and actions to respond to problems. They are unhelpful, inefficient and stubborn. You never get a chance to deal with anyone and they do not call you back. Feel trapped by this organisation who manage a property I have in York.

All part of the leasehold /management company racket. Charges for facilities that don't exist (I didnt' realise we had a communal hall, how wonderful). Work done to a poor standard, invoices apparently not available for work carried out..

Awful customer service, topped only by the actual service that they supposedly provide. The communal areas in the development I live in are horrible, there are abandoned cars in car park. Overall a disgraceful service provider, actually upsets me that I contribute to the running of this company with paying service charge and ground rent and the myriad of other charges that are just not deserved.

Cowboys, scam artist. Instruct contractors to work on your block and grounds who are unlawful. Charge to set up a direct debit payment schedule and so condescending in tone when they choose to speak to you in response to a complaint. Avoid avoid avoid.
If 0 stars were an option I would have chose it. Customers need to be aware. Do not buy a property if RMG are the appointed management company!!

Beware, this is a rogue and fraudulent company. I couldn't really believe how they could legally trade in this country. From the beginning, most of the services and maintenance work they do are substandard or incomplete. You have to chase them for everything. The most shocking thing is they manage to charge increased estate management fees by providing vague annual accounts. They couldn't even tell what some of those charges are. Please check if this nasty company manages the estate before you buy the property. This company must be investigated.

RMG are beyond incompetent. They allow contractors to break electrical equipment and then allow the same contractors two weeks off before they come and fix the issue. They don't raise jobs when they are supposed to. They should be avoided at all costs

1) Contracted services (housekeeping, grounds, etc.) do poor work - when they show up at all.
2) We have yet to receive an itemized account statement.
3) Every year - EVERY YEAR - there's a huge "deficit" that adds hundreds of pounds to our annual fees.
4) Currently we're paying over 200 pounds / month in so-called maintenance fees.

They are nonresponsive to concerns. If they agree to meetings, they charge us for having it. RMG has proven to be such a costly rat-trap that we are considering selling just to get away from them. If you can, avoid them!!!

The worst property management company I have ever come across. The property manager for my building does absolutely nothing. I have had an ongoing issue that has not been resolved since July. The property manager never responds to emails, and the staff who man the web chat don t reply when I raise my concerns. They are actively trying to ignore me and yet they continue to take my money.

If the issue isn't straight forward this company is a nightmare to deal with. No out of the box thinking to offer solutions. They could not issue my tenant a new entry fob for 5 months. It is just ridiculous. The worst thing about RMG group advisors will never ever call you back despite making numerous promises. Just horrible.

I'm angry that you have to give a star. The level of incompetence of this company is astounding. After ringing about receiving no satellite signal due to their being an issue with the communal dish a fortnight ago, receiving 3 different dates for this to be resolved (1 being my birthday), 2 no shows that I had to contact them to be told of, I've been told that they changed contracting companies a week ago. Henceforth the problem hasn't been fixed. I've spoken to god knows how many different people at RMG, each as unhelpful as the next with more than one clearly not giving a toss. After asking to speak to the property manager, lo and behold she's unavailable. You leave a bicycle in the hallway though and they're awfully quick to get on the case. Thankfully our lease is up in a month and a half so we can leave. In short, a piss poor company.

What a joke of a company! Absolute disgrace! How do they still exist?! Can someone explain that to me? We own a house in Northampton, and no matter how many emails and letters have been sent to this ****hole nothing ever gets fixed, and we still have to pay money for this absolute rip off?! We have a gated car park, gates to the car park have been broken for over a year now and they refuse to fix it?! There are bushes and trees at the car park that have to be cut because they scratch the cars,has anyone done anything?No! I haven t seen RMG anywhere near the house in a very long time! If you don t pay them,they add thousands of pounds to your mortgage or send you letters with extra fees! Can you explain what for??? We have 3 cars in the household and on all the policies it says the cars are kept in the locked compound, if anything happens to the cars? Is RMG going to be responsible for that??? Absolute disgrace, you should forget about your business and leave the market as you can t do anything right and only take money from people, that s all you good at!

Don t know whether to laugh or cry at this so called Service the company provides. I am not one to write reviews but for RMG to take up to 4 months to order a fob because they failed to post it to the right flat is somewhat shambolic. This company also has a good reputation of falsely accusing leaseholders for not making payment, they then send your details to a Dept collection agent without any prior request is very disappointing. The admin/account department need to fix up!

I've rarely had a problem with RMG. With just one exception, they've been quick to get contractors out when they've been needed for urgent work and they have been upfront and transparent with me in my dealings with them. To get the best service from any property management agency, you have to help them to help you. Big challenges faced by these agencies, including RMG, are property owners not willing to be directors of their residential management companies or residents associations, property owners who are indifferent about matters and who assume that other residents are sorting issues out for them (big problem if everyone has this approach) and property owners letting their properties out to lousy tenants. You can't blame RMG for any of these. If you become a pro-active director, develop a rapport with your RMG property manager and be clear with them about what you want, you stand a better chance of getting a decent service from them. Directors should give feedback to RMG on the quality of work carried out by contractors on their development and if they are not happy with a contractor, they need to insist that the contractor does not return and is replaced by another one of the same profession. And no, RMG probably won't go ahead and arrange for redecoration of communal hallways of their own accord. It needs directors to instruct them to do this and work with them on getting such a task accomplished. That is how it works!

I thought it only fair to comment here on my own personal experience, as reading the other reviews I can honestly say the experience I have is very different. Our Property Estate Manager is Sue Brown (previously Sue Canty) and in both instances both were very helpful and always answered my queries very promptly. Sue (Brown) takes great pride in answering any queries as quickly as possible and I know if I have any problems I can always ask her.

Bills are late. Every bill has another figure plucked out the air. Everyone in the village is paying different random amounts. They can't explain the bill nor micillanious items. Absolutely fed up.

Wouldn't buy a house with factors again, definitely not with RMG.

Disgraceful service I have reported rodents entering my kitchen cupboards since June/July. Numerous phone calls. Nothing as been done. I now cannot keep any food in my cupboards at all, yet on return from a weekend away tonight I have found large amounts of prescition medication, tea bags and chewing gum eaten. It is inexcusable that I pay management fees for this kind of serial incompetence!

Avoid at all costs. If they are your current managing agent, appoint another one as soon as possible, definitely before the expiry date of your Management Agreement.

Please ignore any positive reviews on Trustpilot. It has been proven that these have been written by RMG staff to increase their average rating. Trust Google instead.

Promised phonecalls never materialise, solicitors chase weekly to no effect, complete silence. I am considering suing for loss of sale and loss of income.

Awful and customer services are just plainly rude. They sent me a reminder to pay yearly management fee with interest added. I rang and explained it had been paid in advance. I was asked to prove payment by someone who was quite aggressive in tone and I said why should I as the money was paid through BACS and they already had it. However, just to satisfying I did send part of the my bank statement showing it, I then received a phone call asking me once again to prove it by the same rude person in Customer services.

I am posting this a second time, as the canned reply suggesting to contact Chris at Customer Services generated absolutely NO sign of life whatsoever. It s now been MONTHS.

HORRIBLE service for property owners. Appointments not respected. Requests ignored. Email not acknowledged. We feel hijacked and shackled by unprofessional, clueless and disrespectful RMG employees. No objection cashing in our yearly GBP 4 000.- though...
Even copying the General Director in our emails triggers absolutely no reaction. Poor overall organizational management cascades fown from the top.

Our experience of RMG has been brilliant, they took over from a much smaller Company and they have proven themselves to be very good value. Contact Centre is great as is their online chat. Five stars from me, keep up the good work.

This company is a Joke. Bunch of liars, inefficient and have the worst customer service on earth.
Non of their managers including the regional manager has got a single iota of skill in customer service.
My experience with them is the worst on earth. They try not to accept responsibility and talk about a third party warranty to fix things.
Why the Ombudsman is still letting this company exist is beyond belief.
I will definitely report them to the Ombudsman.
If you are renting, buying a flat and RMG is the management company, please run even if the property is 50 percent cheap!

We were given RMG following a change in the ownership of the freehold. I ve got to admit the reviews on here worried me, but all people I have dealt with at the Company have been excellent, providing really good customer service and value for money. I m a happy tenant!!

CORRUPT company.

CORRUPT company.
Living in Summerhill Park, Liverpool in a block of apartments. After a long line of 'mistakes' in charges the latest 1 has got to be the final straw.

On asking for reasons for this a few invoices were produced for 2 jobs( which apparently do not fall within our annual charge we pay!) which were carried out during 2016.
The charges were extortionate,obviously there will be some sort of commission involved between RMG and these companies for them to accept such charges. These charges then have been directly passed onto ourselves as ' an overspend' ON TOP of our annual charge !!! The annual charge is already rediculous considering what they actually do ( cut the grass and clean the windows and arrange building insurance) .

I could go on....
Beyond belief what this company think they can get away with.

For a start I wouldn t give RMG any stars. They are the worst management company ever. I have lived in my apartment block just over 4 years now and the management fees have been put up anywhere between 10% and 23% each year due to unforeseen costs! They must literally pluck a figure out the air and say this is what we are charging this year and you have no choice but to pay it, oh and we aren t going to maintain your building and area up to the correct standard.

They are useless in managing our apartment block (150+) flats. Constant battle with them, they do not work for you, they work for the profit, and that means argue anything what involves cost. And than increase service charge. In our building lifts were constant problem for over 1.5 year. Residents had to organize themselves and push RMG to have this investigated! And still it was not fully sorted. What we are paying them for?! Plus, representative persons can be arrogant. Useless.

Worst company I have come in contact with. We had issue after issue when we lived in Varsity drive. We sold in Dec 16 and both myself and solicitor notified RMG. They then contacted my solicitor again, who gave them new buyer details and buyers solicitor details. They showed all completion documents. RMG issues us with debt collection notice. We got NO invoices via email or mail. I requested last year that these be done via email - NOTHING sent. Also after my solicitor and buyers solicitors looked into it, RMG haven't issued a certificate that the buyer needs to finalise their land registry so it is in fact RMGs fault. Last year we didn't get any invoices via email or mail and I chased them asking where these were - they again just put debt collectors onto us. Their work within in area was shoddy and cheap - what they were going to do changed constantly and ended up being a lick of paint. I said we should have recycling bays, and they said this would cost too much! I offered to pay for the paint to paint two of the rubbish units - they never responded. Our front door was illegal for months, you had to have a key to open it so in a fire we would have been trapped if you left your keys upstairs by accident- this took 4 - 6 months to change despite my several emails. The list goes on and on but to send debt collectors after me when i don't own the property and they are aware of this, and it comes down to everyone is waiting for RMG to pull their finger out is crazy. I am seeking legal advise right now as I don't think this company, who's average is 1/5 stars on all review sites and all reviews seem very disappointing should be allowed to conduct in this manner and cash in on it. There are 10 people in varsity I know with the same issues. Disgusting professional conduct.

Since moving in September 2018...
- the bin store has been broken into and left with damage which has been reported but nothing has been done
- the intercom buzzers outside are not all illuminated which has been reported but nothing has been done
- the front door does not close or lock properly and the main buzzer is broken - this has been reported since the 14th April, its now the 20th May and nothing has been done. They claim that there is no damage and the door is in full working order, and contractors have been to the site to check...
- the external lightbulb was broken but has been replaced - thank you so much!

I would give RMG zero stars. Their service is poor value and their staff are unprofessional. They don t respond to queries, take a long time to do repairs - broken door locks, lack of running hot water. Constant delay tactics on larger repairs, they keep increasing service charges but do nothing. Their staff are incredibly rude and dismissive. The most appalling company - just want money and the concept of customer service is lost on them. Appalling.

Biggest scam company - Stay well away!!!!
I rented a property for sometime and from Day 1 had a squirrel and rat infestation. It was RMG's responsibility to fix the roof and seal up the holes where they had been coming in, but unfortunately this was too much to ask. The rodents destroyed the attic, supporting beams and electrical cabling in the attic and RMG didn't seem to bat an eyelid. Despite them reassuring us (and the poor landlord who I couldn't help but feel very sorry for) that they would be sorting this in some "big works" which never happened in anytime at all. RMG left me with a disgusting attic and made living there feel uncomfortable. I am devastated to know a company like this exists and would advise STAY WELL AWAY.

Rude and incompetent are the only words for RMG. U...

Rude and incompetent are the only words for RMG. Unable to resolve an emergency situation where the apartment's water tank burst water everywhere and residents had to deal the situation and the stupidity of RMG. Usually takes around 2 months to resolve anything. Carpets were drenched in water for weeks and residents had to clean up and stop the leak after RMG refused to resolve the issue in a suitable time.

In my experience the call centre is also useless. Staff are unable to answer simple queries and after complaining a number of times and I was never given the appropriate details when requested to take this further.

It has been issue after issue with RMG and a nunber of resident's feel the same about the way RMG deal with situations and their competence to manage properties and keep their residents safe.

The bills were sent ok but 2 lines were omitted same as sending a bill to Joe blogs

Now I received a debt collection letter again 1535 for lift maintenance and service
Debt collection 636 This is for March 2018 invoices never recieved
Again this is first letter I recieved I presume they are up to their old tricks leaving out the address so you cannot get the bill Then they say they can charge the debt collection It seems to be a scam especially if as suggested in this forum that the debt collection company is linked to rmg

RMG is improperly managed company resulting deficit invoices to the customers. The facts are:

On TP1 document terms and conditions protects only RMG/Places for People rights rights but we are not defended as a customers.

I think RMG managaer (Michelle Ivemy) is not able to plan RMG expenses, manage expences and plan budget correctly. As a result we customers received unreasonable deficit invoices. Such invoices only proves me that RMG company in a future keeps the right to keep spending money without any responsibility, knowing that it will be covered by customers issuing them DEFICIT INVOICES. For all residents of Brooklands this situation is very unpleasant because we do not know what to expect next year.
ALL THEIR RESPONSES ARE - YOU MUST PAY, THAT IS THE LAW.

So far lots and lots of bills , nothing fixed when issues reported and the latest insult is to bill me late payments on a charge I never received notification of . It s hard to put into words how bad this company is , they claim things are fixed and you have to send them pictures showing that in fact nothing has been done and guess what nothing happens apart from another bill that is impossible to understand drops through the door a few weeks later

I m sorry RMG but your service is appalling and you give every management company a bad name which is unfair as some others actually do the job they are paid for

I sold my flat in October, and slightly after I got a letter from RMG advising of a future payment required. I phoned and advised I no longer own the property.

Cut to now, and I've had my details passed onto a debt collection agency who are threatening action against me. I DO NOT OWN THE PROPERTY ANYMORE. I called RMG again and apparently I need to get in touch with the buyer's solicitors to get them to send completion documents. What a joke!

RMG are the most disappointing management company I have come across - on occasion actively dodge doing anything. They have stood by done nothing whilst our property has been consistently robbed, people have been attacked and general up keep is sub par. If you have a choice never use them...they seem to genuinely relish not doing their job. It will make your blood boil.

Awful beyond belief. Acted as managing agents for our residents management company. Didn't insure the building (told us they had), didn't take out liability insurance for the directors of the residents management company (but told us they had), didn't raise warranty defects with the builder, accepted handover of the estate from the builder without apparently raising known defects, didn't submit accurate accounts, took 18 months to do fire safety and H&S reports, didn't organise an AGM as required by company law (we did it ourselves in the end). When we gave notice they called off the regular maintenance contractors on day 1 of the notice period. So if you want to get prosecuted for breaching company law (it's a summary offence so you won't get off) and be left with uninsured personal liability if your flats burn down, go ahead and use these guys. Otherwise, not so much. If thinking of buying a property that will be managed by them, find another one.

If you buy a place where RMG are the property managers, don't waste your time unless you like being invoiced three times a year stating you're in deficit because work is required and yet 8 months into the year, nothing has been done. 4 months left RMG, good luck resolving all the problems raised almost 2 years ago that was confirmed by email and by letter that work would be happening this year.

They're a money grabbing business, who like to pass blame. No one in that company have customer service skills and huff down the phone at you. Property Managers are argumentative, heartless, pathological liars, much like the customer service staff who avoid putting you through and make up excuses like "they're on holiday" to then be told this isn't the case, it was just to avoid a conversation. Even when you have things in writing, there's always an excuse or threat to take you to court.

So, if you don't mind any of the above, go ahead and waste your time and especially money.

Disgusting customer service. I have had 2 advisor's call me in the last 2 weeks after ignoring my emails for the last 18 months about a fire safety issue.

The advisor's say they will send me the information then do not.

Disgusting behaviour from them - I believe they have realized they haven't fulfilled their part of the bargain.

Sold a property that was managed by these guys in April, it's now August and they will not remove me from there system as the owner and replace my details with the people that purchased the property from me. We have sent in land registry documents to prove this but they still want to charge me. They have also just announced that there was a deficit from last year maintenance (up until April 2016). Bad company, bad customer service. When I owned the property they would never do any maintenance, they literally take your money and run!

Pointless company. They don't do anything apart from post us bills every now and then. I will never buy a new house again, where a management company is involved. They just have a licence to take money off you and there is very little you can do about it. The worst is when you come to sell. They believe they can charge you to move. What they have to do with a house that you own I do not know. I wish they would go bust, but that will never happen when they can charge what they want.

Update. They are useless. I have moved house and they are still bugging me. Sending me bills for money I do not owe and threatening to set debt collectors on to me. I wish they would leave me alone.
