As a prospective purchaser I needed to ask some questions to save costs and issues further down the line. The customer service person said she could not discuss things with me and referred me back to the seller. I wanted to speak to the company so I could make a more informed decision. The three stars is for the fact the person was polite and continued to try and locate the property on the system at the outset. I found it to be inflexible in that people don't always have the means to pay a Solicitor only to have to pull out later on. I have therefore pulled out of my purchase

ABSOLUTE CONMEN .
This company is sending Freeholders and Leaseholders bills for maintenance when they have done absolutely NOTHING ! . Even after asking and inviting them to show us what they have SUPPOSEDLY done they have refused to respond.
Our development is 3 years old and we are flabbergasted as to what they are claiming they maintain. We would be SHOCKED if they could even describe the development we live on as nobody has ever seen them.
Why are developers actually recommending them ?.
DO NOT BE FOOLED BY THIS CONMAN OUTFIT.

This company is the worst property manager ever. The building has passed through many issues during the time I have lived here. Doors and gates are always broken, my bikes has been stolen 3 times, they don't provide the CCTV to the police, homeless people lived for weeks in the stairs, the lift hasn't worked for 2 months (they are waiting for pieces from mars?), There is a rat pest and they have damaged my car so I have spent more than 400 pounds. It is always dirty, cleaners don't come usually... Totally a nightmare so avoid them!!

Just to share RMG has Managed our building in past as Caretaker and Concierge I must say they have been very attentive and communicated many issues regarding building.

I was happy working for them but also very fortunate to assist me in every issue.

Appalling. We ve just sacked them from managing our block in North London. They couldn t manage to resolve the most simplest of tasks. Rattly, loose roof tiles - 4 months to provide a quote. I then got a quote 50% less than their s with a couple of calls in my lunch hour. When we served notice on them they put us on a pay no attention list for the last couple of months of our contract - didn t take any calls and didn t reply to emails. Would frequently mislead you. I understand lots of contractors refuse to work for RMG because it d take upwards of 3 months to settle invoices for work done. Just a really unprofessional operation. They ve earned this review.

If I could give less than one star I would. These people are an absolute joke. The bin shute in my building has been broken for weeks and the windows haven't been cleaned for years. It's always the stock answer of "we are waiting for a part" and "it will be about six weeks". The building manager is worse than useless and is never there after 6 which is when I get home from work. At least the old BM would get his hands dirty and fix things! If anyone else who lives in the Rotunda Birmingham feels the same way please comment. Unless we have a collective voice these people will continue providing an appalling service for a lot of money. On the plus side, our cleaner Sue and the security guards do a fantastic job.

Without doubt the worst company I have ever had the misfortune of dealing with. Rude customer service and no accountability whatsoever. I have had nothing but problems since the first year I purchased my property. Conveniently they managed to lose the accounts relating to the period of charges I questioned, which apparently related to charges owed by the previous owner of my property. Apportionments were completed at the time I purchased the property, but RMG continued to invent further charges. They then used Property Debt Collection (PDC) to request the money along with extortionate charges. PDC is, as you can imagine a company ran by the same directors as RMG. This industry needs tight regulation to prevent companies like RMG getting away with their unethical practices.

Absolutely shocking service. We rent a flat in one of the blocks managed by this company. The lock to the communal door broke meaning that we couldn t get into the block unless someone was coming out. Despite multiple phone calls from us and multiple people in the block, nothing was done about it for 10 days. Disgraceful service. Similarly slow repairs for other broken communal items eg the lift. This company clearly does not care in the slightest about the experience of people living in the homes they manage. Avoid at all costs.

Together with other leaseholders having continuous problems getting things done. While the windows were changed the carpark wqs due for for work to be completed in December 2015. At present still is a state with potholes in carpark, and alot of flytyoing. I have complained about graffiti in the entrance with no follow up. The electrics are outdated and the service charges match that of new flats wuth gyms and security. I have no idea what they do with that money. Plus I haven't received accounts rnding 2018. Many estate agents have told me the service chargrs are completly over the top. Also it is very difficult to communicate with a more senior person. Who is even in charge at RGM living in London?

We were unfortunate enough to inherit RMG once they had taken over our longstanding small firm. We couldn't get rid of them fast enough, We gave notice and they were sent on their bikes to annoy other unsuspecting victims ! In my opinion having a firm with their reputation at the helm is likely to considerably devalue the property. I certainly wouldn't buy a property with their name attached, I would run a mile!

Rude customer service, have bills here there and everywhere sent out to us, when we pay we then have charges which can't be taken off apparently and final demands for them before they're sent on to the debt collectors! The figures are obviously just plucked from thin air as all my neighbours pay different amounts to us! The estate looks shabby and I actually don't know what I'm paying this money for! Wouldn't have bought our new build if I'd have known we would get all of this hassle from this company! It's a joke!!! Do not use!

We've owned our flat for over 7 years and RMG are the WORST property management group to be in charge of it. High charges for very little work, broken promises and now they owe us money. My neighbours section of the flat roof has been leaking for almost 3 months yet they are using Covid-19 to not get the situation sorted even though all the work is outside and no contact with other people is needed. Our drains for the block backed up so badly that we had raw sewage at our front door as it was a Sunday we called Dyno Rod out to clear the blockage 2 months later still waiting for our money. On our last annual statement we were charge for 5 items including an intercom system our block doesn't even have. AVOID AT ALL COSTS - Update Money finally paid back in February after 3months and me sending an email cc'ing the CEO in to my complaint. Funny how that works

Nasty company. Overcharge you for things that don t even affect your property & unessecary charges for fire safety equipment not being part of a communal space & still being charged for things I don t get. ridiculous; company warrants charging a ridiculous fee for service and ground rent and are quick to jump on your arse for the money but god forbid you want them to sort something out. Like everyone else on here has said they can t do their jobs, everyone is rude and useless; they put things off for ages and never contact you unless it s to get money off of you. Wouldn t touch this waste of a company with a 10ft barge pole. Avoid the f*ck out of this one. Disgusting

Never had a good experience and I'll just not begin to mention the first and second 'Property Manager's'.

I have been fortuanate not to deal with RMG; but my experience is that over the last year they have sent and resent, and even resent again (due to their own financial errors) corrections of invoices and billing for a new estate from Miller Homes. Letters arrive late with short notice to pay, and are very demanding And intimidating. There s no internet account system to view bills or know when the next one is. Further RMG sent an email saying it s going paperless; it had loads of caviats that you can be charged if you don t acknowledge, you MUST have a personal mailbox and it reserves the right anytime to make its own exceptions. The administration seems to cost more than the actual property management. When I first got in my property (Dec 2015) they were sending correspondence to my neighbour but with my address. It really is an incompetent company and I agree Hugh McGeever the MD should be investigated; and regulated and I have no doubt he and his staff should be imprisoned for fraud. The costs are so high and the actual maintenance done is very poor. It would be much better to be locally managed by residents or a local/agree solicitor by residential committee vote.

Awful company. It's taken over a year and multiple calls and emails from over 60% of the people in my block for them to sort a security/health and safety issue in my building. They told one of my neighbors they they needed every flat in the building to report the issue before they would deal with it! As a property manager for another block management company, this is completely unacceptable!
At time of writing they have an average rating of 1.1 over 56 reviews. What does that tell you. As has already been said, if you have any sense, you will avoid this company.

Awful people. They go for the cheapest option every time at the cost of their tenants, and if you complain they can't even bring themselves to apologise.

I wasn't aware they managed my building and got a letter out of the blue demanding personal details and when I told them I didn't trust then (the 1.6 stars on Google is pretty damning) the guy I spoke to said they had brilliant reviews on Google. So possibly delusional as well.

But what made me write this review is that when I got home this evening they had changed the keypad and keycode required to enter the building and not bothered to tell anyone - other residents were equally as surprised as me.

Swerve these guys at all costs.

This company is a con artist! The poorest customer service I have ever experienced. Never have jobs done by the given date. All costs on the budget sheets are way over the odds! Cleaners and gardeners are not worth a penny. Typical time to have reported jobs done is usually about 2-3 weeks after the date you are told. Watchdog should be all over this company like a rash! Would be happy to see them shut down so they cannot continue to rob people's hard earnt money!!!

I can not see a reason for a property management company i personally believe it to be a little money making scam between the new build homes company and the property management groups. You have no option to accept there annual charges if you buy a home with a new build company. Instead of a home being freehold they put them on market with 999 yrs lease that way they can get away with charging you there fee for maintaining the estate which surely the council do this?

awful company to deal with. 1 star and that's being generous. Getting any jobs done within their remit is an extreme sport. I'm shocked that so many people have issues with them and their tradesmen yet Senior management do absolutely nothing about it. This company needs to be shut down. They seem to charge the earth with prices increasing for most yet the work is far far below average.

How can you justify sending a bill made up of 75% fees and just 25% for cutting grass ? Whats that all about really, management fees at over 50% of the bill price, no wonder you have a smug grin all suited and booted...

why can't you justify the bill on here so people can see the answer, explain how over 50% is actually management fees, 25% for insurance and auditors, why not do the decent thing and let the community self manage, why you charging people in houses repairs to electric gates for apartments ?

Were getting rid of them and applying for a new management company. Absoulte fools the lot of them. Dont pay the bills straight away! Ask for all invoicies and quotes for work!

Extortionate charges for very poor service. They seem to be more concerned with plastering the walls of my flat with "No Smoking" signs rather sorting out the real problems like leaking gutters.

Poor service with lack of empathy and understanding. This company has no means of dealing with vullnerable customers. They simply do not care and dont hide the fact. Dealng with this company is extremely difficult and should not be allowed to be this way in this age and time. If you can avoid havinng any dealings with this Company I for one would highly recommend it.

Been with RMG for about 2yrs now. Absolute pleasure and honour to work for!! When the building needs maintenance or has any issues, I liaise with the building manager, and she in turn arranges for the necessary work to be carried out. She also oversees other buildings, ensuring the residents are happy. Best company I've worked for. Look after their staff Very well! Stay safe all!

I agree with the majority of negative comments about this company. I have just had a conversation with a woman who is in charge of the project to paint parking lines with house numbers which I believed were our parking spaces. Oh no.. I got it wrong.. Apparently anyone can park in our space even though it has our house number displayed.
I was told in no uncertain terms thatin our lease we have the right to one parking space and that they are not policing the area so we can park in our neighbours space if there isn't any other space... Ridiculous... There was no research done to ascertain if any disabled tenants lived here and needed parking assistance. I hold a Blue badge and will be stuck In the middle of two cars either side.. My elderly neighbour who is 76 and disabled has been moved to the other side of the mews after parking outside her house for over 15 years!!! When this was mentioned there was no empathy for the disabled and was told "we can swap" the attitude of this person shocked me to say the least.... The fact that only half the parking spaces have been completed because I quote "we have run out of paint" (this being back in June) I find this company to be unprofessional, unsympathetic, and have no concern for disabled people. Can't say anymore as I'm so angry after telephone conversation I have just experienced.

Utterly shambolic company, with borderline criminal practices. Completely opaque when it comes to disclosing what they're charging you for, utterly incompetent when it comes to carrying out work that they are responsible for and they have demonstrated to me that they don't even know where I live or what I pay them for!! This, despite me having an account with them for years.

They have sought to put the charges up by over 100% in the last month, without any reasonable justification. We HAVE to be able to get rid of crocks like this from having such a strangle hold over residents. We own our house with a freehold for goodness sake! Why should we be contractually obliged to pay them anything?!

Absolutely horrendous, would give 0 stars if i could. Refused to give me a statement until I settle the account for an invoice I never received(bearing in mind I have settled every other bill immediately), eventually I did pay only to realised they had charged several late fees they said they wouldn't charge. When asked how they know I got the bill, it's simply "because they said so" - They now haven't returned an email or phone call in months, pathetic company.
