I would have given negative stars if possible. First it took over a month to get hear fixed in winter, next good luck getting things fixed, a call back or a tent receipt. The final straw though was bed bugs. Our downstairs neighbor came to us to tell us they had bed bugs and prop plus refused to spray. We had a 3 day old baby and this was a major concern. I called Chris and he said that though we were not responsible for the neighboring apartments bug problem he/PP was not responsible for any risk management or preventative maintenance pest control and that it was on us to pay for that. I have all voicemails of him saying our neighbors bugs were our issue. PP then voided our recently signed lease and posted a 30 days notice to vacate. They listed the property at a new rent rate of over $300 more than our newly signed lease was charging. I have voicemails where he says we are star tenants on paper, but our requests were problematic. Why should we pay $500 to fix another tennants issue?? We quickly found a bug free property with a landlord that cares, but moving on short notice with a newborn baby was awful and I would never again choose to deal with this company for any reason.

Properties Plus has been quite professional and attentive over the course of nearly 5 years. I have always received prompt, courteous service and attention to detail. I would recommend this property management company to any renter or property owner seeking a quality landlord relationship!

I live in North Carolina and purchased a condo in Evergreen, Colorado with intentions of renting it out until I am ready to move out there. Since the condo is furnished, I was somewhat concerned about what would happen to my furnishings with renters. My daughter who lives there recommended Properties Plus because they had sold the house next door to hers. I could not have made a better decision! They have rented it out in a timely manner, for a good price and they seem to look after my property like it was their own. Whenever I have a question or concern, Lenny and his crew address them quickly and efficiently. I highly recommend Properties Plus and look forward to continuing my business with them. At first I was apprehensive about renting when I contacted local agencies and was not satisfied with their response, but now I have complete confidence in Properties Plus!

If you are a tenant with a maintenance concern, good luck getting it fixed! I have been dealing with a maintenance request for one month and counting. They informed me they are waiting on the owner to make a decision about how to handle it...okay, so that allows an infinite amount of time? while I'm still waiting on the repair and paying the same amount of rent for an apartment feature that I can't use. It isn't this one bad experience that led me to write this...it's a build up of 3 different requests that were all handled with a lack of urgency. Not a good experience for this tenant!

This should not even be considered a business. The front desk staff at Properties Plus (Yvonne, Anabel) are irrevocably unprofessional. I can't even fathom the thought of how this company is still in business. The level of service is simply atrocious! I immensely advise whoever is searching for a property with these people, to be very cautious. For example; When you call maintenance they will tell you that they submitted work order and then not even show up to fix the problem. The staff will not keep in contact with you throughout your lease, even if there is maintenance problems at the house. All staff at Properties Plus are the epitome of repulsive, ill-mannered and uneducated people of a corrupt business. I will not ever recommend this rental company again!

My business is relocating to Colorado and over 10 employees from all over the United States are on the verge of relocating. The people at Properties Plus have been stringing me along and lying to me for days. I faxed an application to rent a home that well suited my needs. After receiving the application for the selected home,they guaranteed me that the house was mine, then stopped taking my calls. When they finally answered it was because I called from a different phone number and they answered right away. I was told that the property owner changed their mind about renting the house..... I was told this information after actively seeking out answers. Properties Plus showed no care or thought into finding me a rental home or even alerting me when the rental house I wanted was no longer "available". After all of that they didn't provide alternative renal homes for me to check into.

Do NOT use this company to help you locate a renal home. They are not professional and have proved that to us by lack of honest communication, Avoiding calls from our known phone numbers - then immediately picking up when we call from a different number.

This company was very unpleasant to work with and I hope I'm never forced to use them again. I would not recommend the service this company tires to provide to anyone.

If I could give no stars I would have. We tried to call this company for over a month about a property. We left them over seven voice messages and called over 30 times, they never called back. When we finally reached them, we were informed the property we were inquiring about was rented a month ago. I would think you could at least take the sign out of the lawn. I hope to not have to deal with them and feel sorry for anyone that does. Very unprofessional.
As a side note, someone just got back to me via email and informed us the property was rented a week ago! Not a month ago!

I do not at all recommend Properties Plus as an owner or a tenant. Getting a response to a voicemail is tough. Getting maintenance taken care of is impossible. They left my tenants with their kitchen torn apart for 6 months. I called to check up on the situation two weeks after the maintenance order was placed and was told the problem had beenfixed.
When payment was not deposited to my account, I was told by the manager that he could not tell me why or what happened, that I would have to talk to the accounting lady who conveniently was not in. How is it the manager can not answer my questions or even look at my account?
This a small bit of the problems I encountered. Absolutely unprofessional and non- communicative. Do not do business with these people.

This is the worst property management company I ha...

This is the worst property management company I have ever dealt with in 22 years. They have no understanding of the law and their obligations to their renters under it. Left us overnight on a mountain with no heat because it "wasn't an emergency" and then non-renewed our lease because they wanted to do some work to the house. Illegal btw...Rude, dismissive, slow, only care about the homeowner they manage for. They get one star because you can't give zero.

Very unprofessional. We asked that they provide us with a property that would be a place where we could live for an extended period of time (2 years). Upon move in, the hot water heater did not work at all and the furnace was leaking carbon monoxide. We repeatedly requested assistance, but it took about two full months to get reliable hot water. Upon the furnace being inspected, the HVAC guy told us they would not replace the furnace even though the house needed a new one because the owner was selling after our lease was up. Worst business ever.

I have been with PP as a tenant for the past 7 years at the same residence. I have been fortunate enough not to have a lot of maintenance issues, maybe 4 calls in 7 years. Maintenance requests were always taken care of in a timely fashion. Lenny has been nothing but kind and helpful with any and all questions that I have had.

My wife and I started renting an apartment from Properties Plus about a year and half ago. We have been great tenants. We take good care of the apartment and never late on rent. Properties Plus however has been a terrible landlord. We are absolutely disgusted with their lack of service, care, and communication.

We had almost no problem the first year besides the slow response on maintenance request. Our issues began with lease extension. We asked for another year extension on our lease. They sent us $30 per month increase lease which we agreed and signed. We sent it through online document signing service Properties Plus provided. Next month, we noticed that they were charging $50 more than what we agreed on the lease extension. My wife called the office and talked to Sarah (I don't remember the last name) who was in charge of our building. My wife explained the situation and Sarah told us "I don't know why but you guys are getting charged month to month. Let me figure it out and I will get back to you." At that point, we just figured they will resolve the issue so we forgot about it. 3 months later, we got late rent fee. This time I called and talk to the same person who now tells me they don't have our lease extension on their file. Which makes no sense at all. If they didn't have our new lease, why didn't she get back to us for 3 months until I had to call them? And how do they not have our file which we submitted through document signing service they provided?

Another issue we had with them was with maintenance requests. As we signed the new lease we had a few problems. We had broken toilet flush handle, broken closet door, and clogged washing machine drain. We submitted the maintenance request through their online system first. We didn't hear anything back from them for a week. Then we called and they told me they had received our request and be out to fix everything as soon as they talk to the owners. Another week go by, nothing. I started calling them every other day trying to get some answers as to when they can fix any of it. In the end, it took my endless bothering and calling to resolve the maintenance issues which too 3 and a half weeks.

Last issue with them is the lack of communication. About time we were renewing our lease, we found out the HoA has been trying to contact our landlord for 6 months. Which we heard from the HoA head lady that lives next building, not from the owners, not from Properties Plus. The HoA had issue with us storing our bikes on the patio. They just wanted the bikes hung on hooks. Which would have been a simple issue to resolve if we got the notice right away. But apparently, neither the owners of the apartment or Properties Plus has responded to HoA notice and did not even bother to let us know FOR 6 MONTHS!! Eventually, HoA sent a fine for $200 to the owners. We worked through Properties Plus and HoA to dismiss the fine but Properties Plus still want us to pay for non-refundable HoA fine processing fee of $54. This is just unbelievable.

We will never rent from Properties Plus again and we advise you do the same. Properties owners should be aware as well with their lack of care and communication. You will not have happy renters with Properties Plus managing.

Horrible experience with this agency. These people are impossible to work with and refuse to work with anyone with a normal schedule. I had to rearrange my work schedule (which is 8-4) to make any appointments with them. I had two showings to look at rental homes and I never got to see either of them because I kept getting my appointments rescheduled and cancelled multiple times- once it was cancelled even after the appointment started and I had driven an hour to the location.

We have used Properties Plus for 5 years and have been very please with their management services. They are very attentive to filling our units as they turn over, they are responsive to our tenants needs and their reporting is very thorough and detailed.

Update: OK so the owner has responded with comments, that was nice of him if any of it were true. PP do not perform an extensive walk through and to date I have not seen any photo's from this library he mentions and i have on several occasions provided my photo's of the window as evidence. however he still refuses to accept responsibility. If he responds to this it will most likely be more flannel and general wordsmiths likes he has done on most of these reviews. so please don't take PP seriously. Original Review: DISGRACE STAY AWAY. During our tenancy the communication was poor at best and the level of service was appalling. At the end of our tenancy we got charged for the utility bill for after our contract ended and the start of the new tenancy. We also got charged for a replacement window and screen that were not broken. I took photo s upon vacating the property as I have rented before so it s just good practice. The window in question was not broken and did not need replacing. I have contacted PP and asked for a refund for both these bills. We shall see what happens but I m not holding my breath and will seek legal advice should they insist on holding my money ransom.

Getting pretty disappointed with these guys. I'm a homeowner. These guys got some tenants in fairly fast, which I appreciated, and after 5 years the same tenants are still there, which I consider a good thing. The frustration is coming because it takes them over a week to reply to emails, they've sold my personal information to other businesses, and they put in a service call for something I explicitly told them not to, then billed me for it, then said they'd reimburse me, then stopped responding. These are over the course of 2 or 3 years, but these are all MAJOR problems. When these tenants move out, I will most likely be switching to a different management company.

What horrible customer service! I inquired about a property rental. They said a showing was at 2pm on Thursday. I responded by e-mail, saying that I wasn't available at that time, and asked if I could get scheduled at 3:30pm.

Instead of a cordial and customer-friendly reply about rescheduling, I received an e-mail that was close-minded and abrupt. They wrote, "No, I cannot schedule you for a different time on Thursday. My next available day would be Monday 9/12/16. Please call our office for an appointment."

So no, F&(K off Properties Plus, if you want my business, you should have written, "Sorry, we don't have any more available times on Thursday. Would you like to reschedule for Monday? If Monday, does not work for you, please call our office and we can schedule an appointment".

With Market Rates this high, I'm not going to bend-over-backwards for a sub-par service like Properties Plus.

Not very responsive to service calls and they are not getting my deposit back to me per the terms in the lease. Hard to get anyone on the phone, long wait times. Would not recommend renting from them if you can avoid it.

Several items make this Property Management Group ...

Several items make this Property Management Group a real dud.
1) Not open on weekends.
2) Office opens at 9 AM.
3) Response to e-mails and phone call is non-existent.
4) Takes several minutes to get through on the phone.
5) Only one agent is available to show the property. As a result, properties are shown once every week.

If I were an owner, I would not use this agency as there is no real effort to get you property rented.

This is one of the worst rental companies! They are the most unfriendly people to deal with. They never want to take falt for their actions. If you have any sort of issues dont expect it to be taken care for immediately, you have to call multiple times over a 2 week period just to get their attention. And if you dont they just forgot about it and never check in to see if it was resolved. FYI when moving out they do not do walk threws! So they can charge you for whatever they want. Do not expect to get your full deposit amount. Safe to say that I'll never rent from this company again.

I have never rented a property through Properties Plus, rather, I owned a property that they managed for me and overall my experience was a positive one. They managed my property through two leases before I decided to sell. My first tenant was your typical nightmare, never paid rent and needed to be evicted (not in any way the fault of Properties Plus). Properties Plus handled everything and made the entire process very easy for me, they quickly found another tenant who was excellent. Properties Plus also dealt with any and all HOA infractions my tenants caused as well as any necessary service calls and repairs. They employ knowledgeable staff who are easy to reach and quick to respond. If I ever have another investment property I would do business with them again.

I would never recommend you entrust your property to this company. I paid an outstanding water bill today that the renters skipped out on. Properties Plus received duplicates of the bill and late notices and should have made sure the tenant paid or paid it themselves. I couldn't even get them to respond to my request for contact information for the deadbeats so I could track them down myself.

I live overseas so the position of property manager is crucial for the administration of of my property.

This is without a doubt the WORST property managem...

This is without a doubt the WORST property management company I have ever worked with. The employees are rude and clueless - actually had to rely on my neighbor as a more reliable source of information regarding certain Homeowners Association matters. Even the independent contractors who come out to do work at my property complain about Properties Plus. They dispute this fact (see below), but I would be willing to testify in open court with my hand on a Bible that the contractor at my house on March 7, 2018 had very negative things to say about the staff. Maintenance orders seem to just sit in the system for weeks. Nobody ever follows up, and if you miss one call from them, don't count on them to call back, or count on being able to get them on the line if you take the initiative yourself. The employees in the office show up late and take long lunches. They are never in the office, and when I dropped by to voice my concerns, I was referred to as "dude" by one of the owners. Unbelievably unprofessional, and I cannot wait to move out of this property and terminate the relationship. I think the 2.2 star rating speaks for itself.

I am not one to usually write reviews but this is by far the most unprofessional experience I have had. I booked a showing for a rental property. The day of the showing my appointment was cancelled. No explanation just cancelled. So I rescheduled for the next day. 45 minutes before my showing I got a text asking to confirm. I didn t get the for 30 min (because I was working) and my showing was cancelled again. I had taken time off on two occasions to go see this property and clearly the company is too busy to do their job. Completely unprofessional. I hope the owner of the home knows the way their property is being handled.

Horrible agency. If you are trying to find a place with professional agents, stay away from this. I have been living in one of their house for 4 months now. They have yet to fix any of the problems I encountered with the home. One of the problems that I have yet to see resolved is one of the thermostat is set to a certain temperature & it is on all winter making the energy bill in the $200. They have not returned my calls yet.

In early 2012 a friend of ours (who works in real estate) recommended a property management company to us, as I was separating from active military duty. This first PCM initially said all the right things and seemed competent.. but then suddenly withdrew their services without any real explanation.

This same friend then suggested Properties Plus to us. The difference between them and the first PCM was like night and day.

In our experience with Properties Plus, they have shown themselves to be very knowledgeable about the housing market. They knew how to get our condo on the market to the widest market possible, and before too long our condo was rented.

Properties Plus kept us informed with all the details and activities involved in this process. They were professional, friendly and always available. They returned phone calls in a timely manner - something you cannot always presume in this age of computer-automated voice response systems.

Just this week, Properties Plus again rented our our condo - in less than a month. They were on top of everything.

I fully and enthusiastically recommmend Properties Plus to anyone who is looking to rent their property. For us, they went above and beyond; I'm certain they do that for all their clients.

If I could give less than one star, I would. These are by FAR the WORST property managers in all of Colorado, hands down. When we moved into our apartment in June we had a smoking cooking range that STILL hasn't been fixed. October is almost over. Do you see anything wrong with this? Now they are taking us to court because they sent our rent payment back after they received the payment one day late. Then required us to send another payment including a late fee. Then they said that payment was received too late, sent that one back too and are taking us to court. Who does that?! They should have taken our payment to begin with and requested a second payment of the late fee instead of pissing off the property owner and denying our payment twice now. We've never paid our rent late and this one time they're trying to screw us over. They did NOT do a walk through or show us the apartment when we requested multiple times, it was NOT professionally cleaned--we cleaned it ourselves, they are impossible to communicate with. DO NOT RENT FROM PROPERTIES PLUS.

If I could give negative stars I would in a heart beat. They are the WORST property managers in all of Colorado. If you could even call them that. When we first got in contact with them about the apartment we now live in they never agreed nor would respond in attempts to show the property. The only viewing we got was when we peeked in the windows for ourselves before we received the keys. When we finally agreed to rent the apartment they made no contact with us about when we should meet to sign paperwork or receive the keys. We had to drive up there ourselves on our own initiative to meet up with them after multiple calls.
When we moved in the apartment had NOT been cleaned even though they swore up down and backward that they had a 'professional' cleaning company work on the apartment. We took pictures of all the unclean fixtures, floors, not vacuumed carpets, sticky kitchen floors, and best of all? A smoking stove range that made the entire apartment REEK of thick smoke. We told them we cleaned the apartment--albeit the stove which we requested maintenance for--ourselves but insisted on sending in the same cleaners to do it once more. When she showed up she deep cleaned the stove and the water heater closet that was coated in dust and spiderwebs. (Not cobwebs, spiderwebs.) When a maintenance man finally came out to work on our stove, missing smoke detector and window screens that were falling apart he came without a work order and had NO idea what the problems were. We had to tell him each of the issues he was supposed to be working on. At the end of the visit he took pictures of the smoke from the stove and told us that he would get in contact with P+ and with the owner and see what they were going to do about it. It's almost the end of October (we moved in at the middle of June) and still nothing has been done.
We have called them multiple times about many things and NEVER respond. They claim that their phones aren't working properly and they were working on that. Then claimed that their Google email accounts aren't receiving emails either.
NOW they are trying very hard to screw us over. They received our rent payment in the mail one day late. They voided our check and sent it back to us. Then demanded a new payment for the full payment and then the late fee. WHO DOES THAT?! They should have accepted the payment then required a second payment of the late fee OR tacked on the late fee to the next months rent. We have never sent our rent in late and never had a problem with sending a personal check. Now they are trying to send us to court because the second payment was apparently late as well when they didn't specify an exact time frame or date that this second payment was to be received when we called them about it. (The only time they respond in a timely manner.)
It also wouldn't surprise me if the few good reviews they have were paid for.
DO. NOT. RENT. FROM. PROPERTIES PLUS.

I would recommend avoiding this company at all cost. I recently moved out of one of their properties. They took over $900 out of my security deposit! $98 for the remaining water bill, makes sense to me. $100 for carpet cleaning, I get that. $140 to fix loose towel racks that were loose upon moving in and replacing a couple of screens that were not there when we moved in, that's my fault for not taking pictures of them. I guess you have to keep these places honest. The part that sets me off is the $614 cleaning bill that was taken out. I've never in my life had anywhere close to this absurd of an amount taken out of my security deposit. I hand cleaned this house myself. We're talking a toothbrush to corners of the baseboards. Scrubbed the grout. They also claimed there was a dog smell in the carpet, yet no dog was ever on the carpet as long as we lived there. I"m just incredibly disappointed in this whole experience. Do yourself a favor. If you do take the plunge and decide to rent with them. Take pictures of EVERYTHING! and request they do a walk through with you when you leave. Could save you a lot of money. But why not skip the headache and find a better leasing company. Their rating speaks for itself.

Note for their response: I understand that there would be a cleaning fee. But I believe $614 to be outrageous. Yes I did move in after the lease had started. I also know that when my roommates moved in they had to contact you to come back and re-clean because the condition of the house was unacceptable. Food stuck to cabinets, sticky shelves, strong pet odor. I have pics and the write up they sent to you if you need proof. So there goes your "does not hold water" argument. I fail to understand where i didn't follow the terms of the lease. I'm disputing the shear cost of the cleaning bill.

They are crooked and treat good, clean, paying tenants poorly: We moved into a gross house and cleaned a lot of it ourselves. At the end of our lease, they told us we had to move out for 10 days (nothing left in our home, not even food or pets) to remove one person from the lease and to add another, this wasn't a sublease, all the other tenants wanted to stay in the home. They would not do a walk though while people still lived in the home. When we moved out because we all couldn't resign, they will tell you not to clean your apartment to be able to charge you more at move out, even if you leave the place spotless. Cleaning break down they charged us for "re-cleaned what you already cleaned, took us 14 hours. And we removed a couple hangers you left behind." Oh and they raised the rent $250 a month after we left, it's still sitting empty 2 months later.

This is a very bad company to do business with, whether you are a property owner or a tenant. They managed my property for 2 years and always the maintenance charges were exorbitant. 80.00 to change door handle of fridge, 150 to change 1 blind.750 for move out cleaning, the list goes on and on. They are so dishonest I shipped them 2 bath faucets and they put in some other ones and charged me for it, never got back what i shipped them. I ordered a mirror from HD which they picked up, but installed the mirror which was sitting in my closet, never saw or heard what happened to the one i paid for and bought from HD. On top of that they lost the mail box keys, hall closet keys and clubhouse entry card. They never communicate in timely manner and even after multiple emails its difficult to find the current status. They don't have a clue about rental rates in the market and don't make efforts to find tenants.They took out commission from tenant's security deposit and now don't want to pay it back even after multiple emails. The tenant moved out 2 years ago and is still waiting for the deposit back all because they refuse to pay the commission they took out. Of the 1275 he paid as deposit he only has got back 525.00 all because their cleaning and maintenance prices are through the roof. These people will take advantage of you at every opportunity. They will prey on you whether you are a tenant or property owner. best avoid.

After reading your response all i can say is you are so out of touch with reality, I have evidence to prove your handyman stole the mirror, and i was charged for the faucet. Did you even check which tenant i am talking about before saying he was fully refunded. Why does he keep asking for refund then ? its impossible to believe you paid him 1275 from your own funds. What about the 1/4 back splash in kitchen you installed when in the emails a full one was agreed to.Never seen a kitchen back splash which goes only a quarter way to the cabinets, it looks ugly. Also if you have signed a contract to manage a property, isn't it a good idea to get all the relevant keys in possession. Besides you didn't relieve me from obligations you decided to quit for reason known to you, and that to without much advance notice.May be you couldn't collect the 10000.00 in repair charges you sent me an estimate for or may be you were unhappy i didn't use you as sellers agent. Don't blame others for your failures, or you will become one.

I put an application in on a property I was very excited about. This cost $50 which I thought was negligible if I got the rental. I was initially told that they would have an answer for me that day. Half a week later, after 7 calls, and three voice mails I find out they rented the property to someone else even though I qualified and had my app in first. This was a blatant stall tactic and money grab for the app fees. Beware of this property management company, as they are not very professional!
