Waiting List is too long!!!!!! Unlike other Developers
you apply to a property , you are in there!!!!!This Company needs to change their application process.

I referred a real estate client in January because his only option was to submit with them. All paperwork was submitted within 5 days. To this day, five months later, there has been ZERO communications from them to my client. There has been ZERO communications with me and my inquiries (exception was one email from Sonja in compliance at inception). No return calls no live person. Hiding behind the archaic phone system is beyond belief.

I have nothing bad to say about this company. Throughout the years i have submitted various applications, I was called to view three new properties and lucked up with being approved for one!! I m so thankful to have had the opportunity to receive housing through piazza. The whole process was tedious but worth it! I love how they make sure you are a working individual and give background and credit checks to potential tenants. Any questions or concerns I had were addressed immediately and in a professional manner.

Piazza is a wonderful company that helps families live in affordable homes based of your income. I like how the company offer an option to buy or rent in nice suburban areas.

New Jersey is very expensive and it's good to know that there is a program, to help take some of the financial burden off regarding housing.

Piazza helped me back in 2008 to live in a beautiful new development, now I'm in the process to homeownership thru Piazza as well. I highly recommend Piazza Associates to anyone looking to buy or rent,if you meet the qualifications.

I think it is not true for low income because I am being waiting for long time and my number is 851 but still waiting

I have owned a townhome in Montgomery Woods since 2007. Served on the Community s Homeowner s Association Board for many years. I was concerned when I was on the board that the community was not getting the sufficient attention it deserved from the current management company (Piazza and Associates) as well as the landscaping vendor they were employing. In my opinion, in the past year if so, both situations gotten worse and need urgently addressed by the current board.

I have put in a handful of maintenance request since I lived here and submitted 4 recently on March 17th. Two were simple landscaping requests for the front of my house- lawn reseeded as large parts are bare (happens quite frequently) and to have a tree checked missing a lot it bark. Zero communication about or action on either despite me checking on it yesterday. The landscapers came today and spray-painted 5 neighbors lawns thought (as well as parts of the street) and it looks terrible.

Another request I did hear about was replacement of my front deck/landing which is looking very worn. I was told I was in the current phase and that the vendor would complete as many decks as possible this year but no info was provided on when that work would take place and if mine would be replaced this year.

The last request was to have 4 formerly beautiful shrubs on the front of my home replaced that the current and former landscapers pruned down way too low so the shrubs are dead and/or misshapen. Apparently they can only remove as the shrubs are the owners responsibility (despite the landscaping company the management company employed being the one who due the damage).

I am considering spending my own money to fix it all even though this is the management company s responsibility.

I feel MW homeowners deserve much better service from the management company and landscaping company for the money we pay in monthly dues and would strongly urge the board to consider replacing both ASAP.

I am in the process of filing out applications for Piazza & Associates. I have been treated with nothing but respect & professionalism by this company. I have emailed them a few times about things I wasn't sure of. They always answer in a polite, professional manner.

I applied for very low income thru your company I did all the necessary and correct steps, however the Summer Fields in somerset sent me final application request my pay stubs..tax return..etc which overnighted then Summer Fields sent me a appointment to come in on May 22nd ok I get a babysitter. Left my job early to get there and Amy the office So called manager tells me she has nothing to do with me being qualified and to contact Piazza and Associates , so why am I here when you have all my information and you(Summer Field) letter states to call you for an appointment which I did and when I get there Amy tells me the apartment was 40,000 year which they new I don t qualify for that, why would I get an apartment that I can t afford and Sunmer Fields and Piazza knows that. So what the H$&@ is going on here are you guys trying to be funny I should hope not.

Very Disappointed in Both Companies when you get someone job information and bank statements, etc. look it over before contacting the person to make sure they are qualified.

The teamwork from these people is amazing. I can't put in words how helpful they have been. But i give them so much credit.

I understand if you haven't been accepted you have the right to be upset. But understand, it's not their fault. Think about the abundant of applications they are receiving. It's not easy. They do their best to ensure most of us are accepted and a better living for us all.

Filled out piazza applications a numerous of times throughout the last 5+ years, some made it to the waiting list some didnt. In this particular case about a year ago I placed in the app as soon as they started contracting on a new development... they sent I was 48 on the waiting list... the perfect time of my life I got a call on my moms birthday that just had passed the month before and I was accepted... The process wasnt easy but the office lady Sanali(Thankyou!!)was very helpful and made sure I didnt miss any deadlines although she always sounded very busy... and no I didnt have a 700 credit score but no evictions, bankruptcy's or repo s either...make sure your income adds up to there qualifications, keep an eye on there website and have patience! Very happy an blessed to be here 3months an counting!

I am rating their customer service at a zero. Unfortunately I had to put one star. Its very difficult to get help when the person on the other end of the phone is so rude and unprofessional. I am a Broker in GA and called for information for a family member. And if I had someone answering the phone like the person that answers there. I would be out of business!!!! People with low income also require good customer service and should not feel like they are a nuisance because they want more info. If you are not a ppl person you should not answer the phone. Customer Srvcs is the front line of a business. If they are unruly and lack empathy or patience. The company will fail sooner or later. Get rid of the mole!!!!! A higher pay will not change ones personality. Never become too BIG to do the job right!

Bad business they are not a real affordable company Dont think u gonna get approve if ur credit below 700 they are strict about credit and usually people that apply for affordable housing credit isn't so great they made me bring all my paper work in when I was pre approve for a town house in cranbury and next thing u know I was denied their advertisement is bull they do not help people find housing or get approve. People are better applying for section 8 housing through hud if u need a roof over ur head and children as well also they discriminate a lot there it's political and tooooooooo high class. They keep sending me letters I just disregard them.

Are you serious? You think you're going to hear from them soon, after a month you have been waiting. I've been waiting 3 years.

If it wasn't for waiting list, I KNOW for a fact I will change to 5 stars.

I even called last year,, they told me yea they had my app. No more info would be given!

Does anyone know if it is necessary to hire a real estate attorney when purchasing an affordable home through Piazza & Associates for new construction?

I am reading reviews and get amazed how people waited for 5 years to get the apartment. In my case I got it within 4 months and mostly because I couldn't collect necessary documents, so otherwise it would have been much much shorter. They were also very nice and responsive. I recommended them to all my friends.

I cannot give them 5 stars because out of the 30+ email applications I sent in for a specific property, they only responded that they received two. However, I spoke with Stephanie today. She gave me a lot of tips and really took her time to explain the process. I am sure they receive a lot of calls on a daily basis and so I was pleasantly surprised by how attentive she was.

Took me two years to sell my condo. They love to take their sweet time and very difficult to deal with trying to sell my condo. Never deal with them or get low income housing from them, it s easier to get into the low income but very difficult to get out of it.

Wishing I had taken the apartment when it was offered, now I need it. Trying to get back on waiting list.

I would give zero stars if I could. The people that work there are the nastiest people and completely unprofessional. Nobody calls you back. They all have attitudes. Thank goodness I don't need affordable housing because they just awful.

Expect a 3 week process for them to supply applications and income limits.

I called the Fairfield low income complex and they gave me such bad review about the Piazza & association she said don't rely on piazza they give false high hopes to people she could hardly speak English she was Russian the lady I spoke with at Fairfield complex.. I really hope she was wrong about the piazza I'm so desperate to find rental low income lost my husband I was left with very low budget in my old age I have sent application to piazza 2 months ago I have not Hurd nothing from them yet :(

so far so good I applied and in weeks they kept me informed My lottery pick number was 37 and now I am moving to the final stages i am just praying everything goes well ,, And wow as of 3/5/18 I landed a beautiful apartment with Piazza & Associates I cannot thank you guys any more very professional process was not long at all the excitement is overwhelming and so is the joy Good Luck everyone, Me and my two kids are truly blessed.

A great company that is honest and up front with business and that try to help you the best way possible as caring for people who have been through ruff times and good I like that they are leaders and thank God for wisdom and knowledge and I don't blame them for not getting catering to people that like doing drugs and people that want to ruin their places they want respectful people and they are clean no riffraff I like that boundaries and they old school God bless you with a place take of it like your own show that your reasonable . I seen where I live and it's not good for business especially drug infested problems I'm so glad frank and associates inc. are fantastic people who knows what is right. I come from a business line family who knows about ethics and professional .

Reason for the 1 star is exactly what Mia's review said that she was told about the bad review because they DO give false hope and hide behind their so-called policies. I did absolutely everything they requested for qualifying for an apartment and then some. I even provided my own experian report AND gave them the fee so they can run a credit check, which I lost and I'm also being on a restricted income! As D.J's review said "This Company needs to change their application process " because it was the deliberate ommission of my income that the property management LEFT OUT that denied me the apartment! So the bottom line is that because it is a lottery my application was tossed aside and the next applicant was then on the table. Because you are dealing with Piazza, the middleman, false hope comes from both Piazza and the property management along with flat out lies. So they have to cover each others butts and leave you flapping in the wind. I don't even want that apartment any longer because if this could happen between them, what other things will they do? Charge nearly $600.00 flat charge for the pool and fitness center! Yes! Ridiculous. There are other affordable housing agencies besides Piazza! There is RPM Management and CGP&H I'm giving them a try. Nothing but false hope!

When I applied I didn t actually know what I was applying for or how long the wait is., All I knew was that they help low income families negotiate a rent with the property management or landlord based on your income.. and luckily I was able to get in ,, it sure was a process and a lot of back and forth and paperwork but I wouldn t give up..I applied back in April when the list was opened and this past October I was sent a letter I was eligible and from there it was all up to me on how fast I can put my paper work together and sent it out as well as having a 715 credit score..luckily I was already working on my credit score before applying.. my complex needed a 680 and over credit score with the income matching up to what I needed .. I appreciate piazza for everything .. I m lucky and yes you can be lucky too be patient and work on your score ..

I have been in a rental through piazza for 5 years.These people do their thing. It did take about 7 months back than, but it was worth the wait. I'm in the best district, a safe neighborhood, outstanding environment. I'm going to purchase a property now. I need to be a homeowner.

Piazza and associates are amazing. I applied to a few places ..Within 6 months I was contacted and in my new apt since 1/ 20 . Staff was very helpful and pleasant..Thank you..

I'm so not happy with the outcome of my application with Piazza & Associates. I completed the preliminary application when they just build the Valley and Bloom building in Montclair NJ about three or 4 four years ago. I was contact and quickly submitted all supportive documents. The other step which I follow up with an interview to view an apartment in Montclair. The lady that showed me discriminated! I felt so humiliated...I ask my self this: well if this is in fact a fair housing opportunity? It's not my credit or income... Why? When you look at the statistics of the people who are qualified? It surely point out "it's more then just "the criteria of what they say" on your application.

I've called, sent my updated contact information and still no replies what's the real reason behind my application that's been sitting there for the past 3 years. I would like to reach the owner of Piazza and ask him what's the data on the people that are "selected".

Piazza & Associates is amazing! They are all so wonderful ! They are easy to talk to in a not so easy situation! Through all they need to do they always made me feel great! I recommend them to all in need of assistance.

The contact person was short tempered. I was in the lottery placed #7. My paperwork was submitted with the 2 week period. Service person was snotty said I was late. Shell get to it when she can. I called a couple of times she would never give me an answer. She will be like I'm processing other paperwork. Then after months she says look for something else the application before you received the apartment. So they set aside 20 apartments i was picked #7. And there's no more apartments. Its been 4 months not even a letter to say its filled. What happened to all my personal information. She didn't even contact my landlord. Unprofessional

If they do not have the space to give to anyone immediately then don't bother putting people on the waiting list! To have someone wait years and years with new properties being built pretty often and not notify anyone is unprofessional!

In my opinion Piazza & Associates is a professional, organized and dedicated company. Each time I've applied for affordable housing I was placed on a waiting list without issue and notified via mail of my status. All of my questions and concerns are always addressed pleasantly.

Been on this list since 2015... applied to all they properties... still waiting

There is nothing more stressful then waiting for a rental when you have a family and no where else to turn. My first application went in to Piazza 5 years ago that's right I said 5 years ago. A year ago I finally received a letter stating that there was a apartment available and I jumped on it. They were very helpful getting my paperwork submitted and answered all my questions without a problem. I am submitting new applications for a bigger apartment and hoping it comes sooner then later. Thank you to the staff, we greatly appreciate it!

Me and my mom have been applying for 5 years and finally we are moving in to our apartment very soon. It is truly a miracle and we are so blessed and grateful. When I saw that we would never get called back I thought it was rigged and that you needed to have connections. But I am so glad we finally got a chance at a better life. Everything happens when it has to and I am beyond grateful for piazza.

They are very professional and have never been rude no matter how many questions I have.

Piazza is HORRIBLE!!!! My boyfriend has been trying to sell his affordable housing condo for a year and a half, which he moved out of a year ago. Piazza is impossible to get in touch with. They do not answer phone calls or respond to emails. Due to their unresponsiveness buyers drop out of the process from frustration. A year ago my boyfriend hired a realtor and has had 45 showings since then. Despite all the interest the place is still not sold. We both regret purchasing affordable housing condos. It is NOT worth it.

I heard about piazza I applied to my apartment I got it in 2 months! It s all brand new in a great town Rockaway NJ thank you piazza associates I would ve have moved out on my own if it wasn t for you.

This company gives people false hope! It is not easy being a single mother and working one job to afford rent these days in New Jersey. My family is here to help me with child care my job is here so moving to another state so I can afford a home is scary for me. I have been on the waiting list over 4yrs and applied soooo many time to all different locations even if I had to travel far for work I was willing to but nothing! I call in every 3 months in hopes they remember me and nothing. I cry all the time because it hurts me that people like this say one thing and do another. All the people praising them on here has no picture or is white. I work right next to one of there properties and sooo many units are empty. If you trying to do good do it! Stop giving people false hope!
