Hi, I live with my wife and daughter in your wonderful gated community in Watchung NJ. Residents are paying $22 for gates that work which they are not. They get busted in almost every night and I talked to a lot of the residents and we agree that we should have a security guard in place in our back entrance. I know there is no booth for them now but you guys should build one. Sit up in corporate and I don t think you guys know how it really is here. I would like to see you live here, oh wait you wouldn t because it s horrible. You should not advertise that you are a GATED COMMUNITY in Watchung BECAUSE YOU ARE NOT!! Phone calls rarely get answered back from the leasing office, is this good customer service? You know the answer to that is, by the way the price tag is not worth what this place is now. I could see maybe 10-15 years ago but not anymore. Residents are paying a lot of money for this poorly run staff and company. Have a fantastic weekend!

If I could give these people a negative response I would. The office held my packages hostage as they're only open during regular business hours. I told them I was at work and would collect them when I had non work time. They returned my things, no refunds. Don't live in this ghetto. Five bucks a day for parking visitor. Roaches. Syringes n y the trash. Stay away.

The apartments are very nice and resonable . They are very very affordable . However I had such a bad experience with the office crew. I was initially told that my first month would be free and Im being treated as uf Im making it up . When I returned the consultant that told me that had gotten fired. Then I had to deal with another young lady we verbally sat down and talked about the propertyshe never mentioned nothing about renters insurance or contacting BGE to have things turned over in my name . I was never shown the apartment. Until I paid my security deposit and my pro-rated fee. When arriving to the apartment I called the office and told them about the apartment being unfinished , I had to clean my iwn carpet, buckets of paint was left in the apartment . Draws and doors was peeling . I out in a complaint and needless to say I teceived a very RUDE response. I love living here but I dont think I will be renewing my lease cause the way I have been treated is unfair. I feel like its only because of my age . I ask to speak to higher management and was told they are not available . So now im behind because of there mistake. Makes me very very sad .

Employees drop 5's; residents drop 1's, sounds right. I moved out at the end of my 15-month lease and within 30 days received an invoice for over $850 in damage to the carpet. They replaced the carpet in the entire apartment even though the damage was only in the living room. The damage wasn't even bad enough to need to replace the carpet; the invoice grossly overstates the damage observed during the final walkthrough. When I moved in, the place was filthy, with caked dust on top of stuff, and flimsy blinds already showing pet damage. They had a contest in September for a big screen TV if you left them a 5-star Yelp review in their presence -- classy (read mine there if you're motivated). I have neighbors that have been battling pests since the day they moved in. They change their word; I had in-writing confirmation that the $400 amenity fee would not be an annual thing, but when my lease was up there was an amenity fee. I had to really press on them to get them to drop it even though I had the emails where they told me it wouldn't be an annual thing. They will not discuss with me how they came up with their number for the carpet, yet if I don't just pay it they will send my account to collections. I may just pay it and then sue them to get it back.

HARD time staying in Point at Watchung, as current management is not competitive to resolve residents issue. being resident of 4207, I am not able to enter premises & every-time have to call guest calling number to open doors. I have been sharing my feedback from last 20+ days, emails, wall-updates & phone calls but current management (Point at Watchung) is directly swallowing problems & incompetent to resolve show-stopper residents issues. We have been paying big rents to stay in society, but changed management is disregarding the residents. NOT happy to talk to people anymore, as feeling too bad.

This is my first time renting an apartment and to say I am disappointed is an understatement. I attempted to contact Panco Management directly via the contact us link on their web page and this was months ago, no response. The Point in Annapolis is dog friendly but the grounds are not suitable for walking your dog safely or hygienically. Not only is there glass all over the grounds frequently, there was a dead bird for over a week in one of the main "dog friendly areas." On the back side of one of the buildings there is plywood & a DirecTV dish that has been sitting there, also for months. I have complained when the trash can(s) were overflowing with dog waste and most recently because it doesn't look like anyone ordered dog waste bags they provided tenants with The Washington Post newspaper bags...AWESOME!

It took months for a transition strip to be installed between the kitchen & the living room leaving the possibility for damage to the corners of the carpet/tile for five plus months. One repair technician entered my apartment without contacting me first despite me having a not so friendly dog despite a note being left on the maintenance ticket to contact me before entering the apartment to allow me to put my dog away. These are just a couple of the issues I have had with this particular place.

My experience with The Point in Annapolis has been extremely underwhelming despite an overall friendly staff although the "management" takes weeks to get back to you if they do at all. My lease is up at the end of September and I will most certainly NOT be renewing. As a General Manager of a facility it is disappointing to see the wrong leadership in place for a place that could be run so well! I hope this helps someone in the future!

My experience is not a very good one living at The Montrey
I moved here from DC and at first, it looked ok.
After I move in I realize what mistake I did to sign the contract.
Hot water gets shut off randomly and you will be forced to take a cold shower
AC stopped working for the entire building and the management did not announce the outage until the next day when they fix it
I have nails pointing un thru my carpet
The AC is growing a fungus(white dust that is everywhere in the apartment )
I put a ticket in and specifically told them NOT to enter the apartment without calling me to approve the entry
The attendant ignore my request and walk into my apartment 2 day's in a row violating the contract
When brought up the building manager and regional manager they see no wrongdoing and refuse to release me from the contract that they broke. I feel that my privacy was violated and I don't feel safe in the apartment that I pay for. at this point, the AC is still not fixed being obligated to breathe the mold that is everywhere in the apartment.
Elevators are dirty and most of the buttons cracked. not to mention that a trip to the garage is always an adventure considering the wait time
utilities are shared so when I didn't sleep home for 3 weeks I have to pay $170 for electric even if there was absolutely nothing running in my apartment.
The carpets in the hallways are dirty and moldy ( nobody seems to care about this aspect )
Be ready to take a bad attitude when you have to pick up the packages
Amazon shows the package delivered but they can't find yours ( i received my package a week later due to the concierge incompetence)
Forget about guest parking. You will have to tell your visitors to uber to your place
the underground garage is not safe and you will find your car covered in a think layer of dust due to construction work, not to mention that someone got his wheels stolen
I regret moving in here and I wish to be released from my contract. management refuses to do so after they violated my privacy and are forcing me to live in a moldy and contaminated living space.

I live at The Point in Elkridge and for the past 3...

I live at The Point in Elkridge and for the past 3 months the people above us have allowed their children to have daily wrestling matches, jump off furniture, bang and stomp around. The people from the office came to listen the 2nd week in December and even called the noise excessive. This is not just noise, whatever the upstairs tenants are doing makes our entire apartment shake. Our dishes rattle, pictures have been knocked off the walls, and ornaments have fallen off shelves. This happens day and night - and after Panco's quiet hours. The only action the office has taken is to send them letters and request that they quiet down. We make daily complaints and daily the tenants upstairs have ignored them. In their lease Panco states that any tenant that causes disruption and distress to another tenant will be given a 30 day eviction notice. The management at The Point in Elkridge instead decided to rehouse their problem tenants on a ground floor unit. We have been waiting since December for that to happen and a ground floor unit is only coming up next month. Basically, Panco refuses to enforce their own lease and will let tenants live under people who make their lives hell. We have probably made over 100 noise complaints at this point and the upstairs neighbors are being rewarded with a new apartment. We have even spoken to the regional manager and nothing continues to be done. The people upstairs are still making the same levels of noise all day long including after quiet hours. I have requested a print out of all of our news complaints three times and have not received a response about getting them. I also tried to call the regional manager again yesterday to address the ineffective tactics the office has used and have not received a call back at this point. Do not rent from this place. They are useless when it comes to dealing with issues. It sucks that I have to give this place any stars.

I reside in the Point of Owings Mills. My son's bedroom has been infested by BEES for over a week. I put in a maintenance request; Pest control came out, sprayed, knock the bee nest down, and sprayed the windows. The next few days, my son continue to get bees coming into his room. I made a second and third complaint, the office responded by telling me that my son and I have to wait till Wednesday for the Pest Control guy to come out again. I will be following up with my complaint with Corporate when they open Monday morning.

Panco management is a terrible property management company. They lack professional concern for their employees as well as their tenants who pay a lot of money for their apartments. If I could give this management 0 stars I absolutely would. Jamie Confessore who works as a "senior property manager" for their property "The Point" is the worst property
Manager I have ever come across in my
Entire life. She forces employees to quit, kicks out innocent tenants and manipulates everything and everyone in sight. My best advice would be STAY AWAY from PANCO MANGEMENT all they care about is YOUR MONEY.

I would give zero stars if I could!
I lived in a property under panco management. I left the apartment in perfect condition and was notified by the leasing office my deposit check was sent 18th September 2019. The property has been then sold, the manager (Francisca Martinez ) moved to this property at Elkridge. Guess what? I have not seen this check and it is almost November! Francisca Martinez is irresponsive, they do not want to provide any other person's contact information who hopefully would be more professional.If you care about money and fairness - AVOID PANCO!!!

the worst experience ever ' the associate property manager and the manager herself never care about any problem or request u might have , when u leave the property the overcharge u, and communicating with them become an impossible mission!!, strongly suggest not to rent any apartments at the point , while other buildings like the tower offering much less for much more values.

I currently live in the Annapolis Panco property. I have consistently been making complaints about noisy neighbors since December with no results. The courtesy hotline does not work. Management is aware of this and has yet to fix it. Every time I call to make a complaint on the Courtesy hotline after hours, nothing happens. My rent has increased over $250 A month since I have moved in. My lease is up in April but I will be staying in the area until September and I'm seriously contemplating packing up and moving. I am very disappointed in the management at my property and will be sure to tell all of my friends who might be considering living here to look elsewhere.

This company makes their properties look phenomena...

This company makes their properties look phenomenal on their website and even during the tour. However:

If you report maintence issues, they'll resolve the issue 10% of the time.

If you have a in unit washer/dryer and state that the dryer doesn't work since day one of your lease, they'll address it wayyyy later by just taking the dryer.

They claim they're open on weekends but it's just the leasing agents and a concierge that literally knows nothing.

They make you over pay parking and claim it's secure parking with a swipe access, but they leave the garage open sometime and as a result my car window was smashed and my car got broken into.

The pool seems to be a decent size on the website until you realize you're looking at a puddle.

If you submit a maintence ticket, most of the time they'll tell you they never got it.... the list goes on.

All in all it's a Horrible place to stay where management has no accountability whatsoever

I received a call today about a $58.00 water and sewer balance. Not $580.00 but $58.00. Really Panco??? During these times, you are so insensitive and desperate that you have your employees making calls about a $58.00 balance especially when it s absolutely ridiculous to have a $58.00 water and sewer bill per month for one person. Not to mention, the $5.00 admin fee that you charge per month just to pay rent online. I felt so sorry for the lady that called. She was really nice and professional. Just following your petty orders. You should be ashamed. How about you fix the potholes that I have to ride over and cannot avoid every time I enter into my garage. How about you resolve my refrigerator issue where my ice tastes like metal and I ve entered at least five work orders over time and no one can permanently fix it.

If I could give less than one star, I would. I have been a resident of the Point at Park Station in Virginia since August 2015. When I signed my lease, this place was still advertised as a gated community. My husband and I moved here because it was close to the VRE (as I commute to DC) and it was a considered a gated community so I felt a little safer. Unfortunately, the gates may have worked once throughout my entire time living here.

Secondly, the front office hasn't been helpful since I moved here. Prior to moving in we were asked to complete the application online and in person. Then we were told to complete another application because it was misplaced. On top of that document, we were asked numerous times for our renters insurance when it had already been provided.

After the first few months of living here, many residents were ticketed because they failed to inform us of the mandatory Manassas Park decal. Seemingly, it would make sense for them to provide this information when people are new to the area.

This place is also infamous for having hidden fees. Just this past summer we were getting a $35 fee added unbeknownst to me. This fee wouldn't show until after I paid my rent since I prepaid it every month. We soon learned we were being charged for not having renters insurance when we did. We had to contact management to have it rectified. No one from the front office contacted us requesting this information. We were just being charged and the line item didn't state for what.

We were also charged two $75 fees on top of our monthly rent. When the website timed out and didn't show our payment as going through, we went through the payment process again to soon realize they both were accepted. Accordingly, no one wants to pay rent twice so we called the front office and was told that they couldn't do anything and that we should call our bank to stop it. As someone whose worked in banking, we knew that placing a stop payment would prevent the rent from coming out altogether. We then made the payment from our other account to prevent a late payment and was charged two $75 return fees from the Point. When I called the office after learning of the fee, the front office woman asked if I called the website administrator. I told her I did and that they only speak with management not the renter. She then stated that I can speak with the manager, Josh. I left two messages for him that morning. I received a call back around 4 or 5pm on Feb. 7. Josh stated, he spoke to the website administrator whom informed him that they didn't have issues on their end which meant we are responsible for the two $75 fees. My husband and I have left several messages for the regional manager regarding this matter and still haven't received a call back. You would think they would value a resident who has never been late with their rent and have been here for 3 years. This will be our last year in this place.

In addition to these problems, we have had to deal with unkept compactor area and pet feces all around since people do not clean up after their pets.

I received a valid quote from this business on a apartment. I followed through with the quote and a group of us gave Homestead at Reston/Panco Management a deposit and our information for a apartment. They gave us a lease to sign and we all signed the lease along with an application fee. They now are saying they made a mistake and they shouldn't have given us a lease for less than 6 months. They will not honor our 3 month lease. This surprise came after they have talked to us via email and phone several times (after we signed the lease) with no indication that they this was a "policy" of theirs. They will give us the application fee and the deposit back, so their isn't any major financial impact. The issue is with their business practices and waiting to tell us and not being willing to live up to the quote and the lease presented to us.

After my experience at The Monterey apartments in Rockville, MD, I will NEVER live at a Panco managed building again. They are unwilling to invest any sort of real money into updating buildings that they claim on their website are "luxury" living. The building is old, and needs to really be updated, not just quick cheap fixes. Elevators are constantly breaking, garage door is always broken (which then leads to the secured garage I am paying for NOT being secure and multiple break ins have happened), there have been massive leaks throughout the building (including one in which there was just standing water in the garage for over a month). I normally don't do reviews unless I really like a place/product (check my review history) but I just have had enough with this company taking advantage of tenants and not providing the "luxury" service they promise. Sad to see that this is clearly the case at other properties they manage as well. Stay away from Panco!

I will never live in a building run by this horrific company again. Literally THE WORST property management company I have EVER had the misfortune of dealing with. They essentially laugh at any complaints and don't care if you have an issue. My apartment was FILTHY, covered in mold, rats, you name it. I had bug infestations too. I complained and it was ignored for months. They absolutely REFUSED to even address it, let alone do anything about it, and acted like I was the crazy one and that I was acting completely outrageous because there were rats and bugs all over my kitchen counters and I wanted it dealt with. They advertise their places as "luxury rentals" which they are NOT. They are all DUMPS. I am so beyond fed up and I am so glad I am moving out this month and I will never have to deal with this company again. They are unprofessional, rude, and careless. STAY FAR AWAY if you actually want to live in a nice, well run place.

Any good reviews that this place has are 100% employees that are getting paid to do so to bring their rating up. NO resident that does not work for this company will have anything decent to say about them, I can assure you. They are horrid.

I would like to share my terrible experience at the Point of Annapolis leasing office. Originally about a month ago I went there with my husband in person and was assigned to representative Kimberly. She showed us a demo 2 bdr apartment and we have decided to monitor prices for couple of weeks before we make a final decision. Since the first visit we called leasing office twice, and both times they were too busy to update us on pricing so that my husband had to come to the office in person. Yesterday, I called the office third time in a month, and after waiting for 5 mins to speak to Kimberly, I ve been told that she is on the meeting and will call me back. The other representative Gerry said she won t give me update on prices because she is going to the same meeting. No one called us back that day.. So that my husband went again to the office in person, and I was listening to the conversation over his cell phone.
We found out the rates went down and were ready to pay application fee and sign the lease for 12 months. I ask them about the advertisement for free rent on their website, and Kimberly said they do not offer any special deals (False advertisement). After I mentioned that we have a service animal and she said it s fine but we have to pay a fee for a pet. I have explained that service animal is not a pet and under the law of fair housing they are not allowed to charge us fee. Kimberly said that they can charge any fees they want. I asked her to put in writing how much we will have to pay for a service animal and she refused saying she won t give us any written confirmation. I told her that this is illegal and said I will speak to her manager as well as write a review on their website. Kimberly refused to speak to me after that, she gave a cell phone back to my husband and kicked him out of the office saying she won t let us rent an apartment there. My husband tried to speak to a manager who was seating in a separate room with open door so that she was aware of situation, but Kimberly said she will not let him talk to the manager because manager is getting ready to go home Then she added that it s effortless to speak to the manager, because Kimberly is a property curator and manager will have stick up for Kimberly.
I hope that Panco mgmt can get the situation resolved and make sure prospective customers as well as tenants are treated respectfully and remind leasing office of their job responsibilities. I felt like Kimberly is not aware of her duties and treated us as we were asking to stay at her house. This behavior costed a company at least 20 thousand dollars..

I currently live in The Point at Watchung which is run by Panco Management except that there is no management being done besides censoring unhappy residents. Posted office hours are not follow by the rude, lazy and incompetent staff. Packages are constantly being stolen. Gates are never down which allow anyone and everyone access to the private community. Key fobs are constantly not working to both the building I live in and other areas like the fitness center which is supposed to be 24 hours but constantly has children running around and playing in. "Management" does not respond to messages or voicemails left during normal business hours. Snow removal is done so late in the morning that you are guaranteed to be late to work. Units and buildings are terribly dated. Exterior lights in the community are all out throughout the property. Non-members have been seen walking through broken fences and also jumping fences and coming into the community with nothing done about it. On top of that, there are fees on fees on fees on fees not initially described in the lease that i signed only a few months ago. Needless to say i will not be resigning and urge all considering renting to look elsewhere. Should I go on? You will pay top-dollar for ZERO security and poor staff. RENTER BEWARE!

They gave me an illegal eviction stating that I used profanity. When they left my kitchen sink clogged for 3 whole days . Anyone would be upset about this situation when I asked why I was given a 30 day notice they stated that using profanity was unaccepted when I explained to them the situation they seemed to not care about the sink being clogged. I did not use profanity I did raise my voice but when did being upset become illegal. I also pay my rent on time even when maintenance does not come fix things. I lived at Homestead at Laurel.

Stay away from this company. I currently reside at The Point in Owings Mills , MD and the management is absolutely horrible! Complaints are not taken seriously at all. When asked to email a complaint, the property manager (Cara Nettles) never responded.

I ve lived here when it was Avalon and it s a stark contrast in the quality of the grounds and customer service overall. Not to mention, utility/miscellaneous prices are raised without ANY notice to tenants. You simply get a surprise during your next statement.

Google other reviews regarding PANCO, they re all pretty much the same. RENT AT YOUR OWN RISK!

Think twice before moving here! If you see a good review, it's most likely a new resident that has not yet experienced problems, or someone trying to make this place look good.
Problems:
- mice
- roaches, from small to big
- break ins
- non functional garage doors
- elevators that do not work
- sky high utility bills ($190) for one bedroom
- marijuana smell on a daily basis
- concierge that let's in anyone that waits by the entrance door
- lost mail packages
- ignorant management that blames residents instead of making sure things are right
- AC's that do not work properly
- windows that are not insulated
and other...
Sure you can expect small problems anywhere you may rent, but here you are just ignored... Anyone who may reply to my message does so, just because it's the internet, but not because they care.

And when time comes to renew the lease, they want more money cause this is the law. Paying high rent for poor accommodations.
