My husband and I have been renters through ocean properties since 2010. They are always so efficient and kind. They were compassionate when my husband was very ill. I always recommend Ocean Props to anyone renting in this area because they will be treated justly.

We were renting from Tyler property management and they now switched to oceans property. I have to say I am appalled. Half of the stuff in my house does not work the paint job they did when the old owners moved out is just horrible. The dishwasher was filled with nasty water and it took them forever to come out to fix it which it is broken again and yet to be fixed they are just rude. Constantly having people come in and out to inspect and then they want to get upset when we are not ok wth people coming in our home when we are not home. Very unprofessional and rude. I would not recommend at all.

Since 2010, Ocean Properties & Management, Inc. in New Smyrna Beach, Florida has managed our home by the sea. My wife and I are glad that we found such a professional Team at Ocean Properties (Anita Hastings, Tina Barchard and Bill R.) to oversee and maintain our NSB Beach house. Our home has been leased out quickly, renters have been cleared and verified, and repairs conducted promptly, on-time accounting expertise and a quality of service that has increased the value of our home throughout the years. Selecting and trusting a property management service company to take care of your home is a big decision and Ocean Properties & Management, Inc. s Team has proven themselves again and again to us that we made the right choice. We would recommend Ocean Properties & Management, Inc. to anyone looking for high quality real estate and property management services. Thank you for the excellent management assistance and keep up the good work.

Being a first time home buyer this process was all new to me. Heidi Hales-Walker was very informative and helped us through this process. We had a lot of hiccups along the way at no fault of hers. She handled it very well and fought hard with the lending company for us. We were finally able to get our dream home thanks to Heidi. I highly recommend Heidi to anyone wanting to purchase a new home!

Ocean Properties & Management, Inc. has handled my rental property in New Smyrna Beach for over 6 years. Being new to property management, I would have been lost without their assistance over the years. I am able to keep in close contact with them via telephone or email and they are always very responsive. They have kept my unit rented consistently during this time which is so appreciated. They handle the rental process seamlessly and always act very professional and courteous to me as the owner, and with the tenants. I know that I can always count on them for assistance, and I will use them exclusively for my property management needs. Highly recommend!

Ocean Properties & Management has managed my beachside property for over 4 years. The quality of tenants have been excellent and the service provided by Anita Hastings and Tina Barchard has been outstanding. Their communication and accounting services have been great! I hope continue with their management services for as long I as I continue to rent my property.

I just checked into "Sand Dollar 112" about two hours ago. For the price (just shy of $600 for the week), I'm moderately happy with it. Normally I stay at a mom and pop motel just up the road when I'm in New Smyrna on vacation. This units setup is about the same as the mom-n-pops 'motel' style room but at a cheaper price point for the week (motel is about $100/n). I would've liked this to be an actual 1BR as listed, not an efficiency style, but it's still cheaper than my regular.

You can definitely tell that this is an older building from the construction style and general wear and tear. You can also tell that they've made an effort to keep it mostly in good working condition.

-------------------
The pluses:
It has a kitchen with a stove, full size sink, plenty of drawers and a microwave. It also has silverware, pots/pans, plates/bowls, and all sorts of kitchen wares including a toaster, coffee pot and a BLENDER! There's even some cleaning supplies.

The bed is a 'murphy' style, but I haven't tried to fold it up yet...I might before the week is out, might not. Plenty of pillows, and extra sheets in a cupboard.

Tons of storage built into the bed, with a set of drawers next to it. There's even shelves. Very nice!

There's a ceiling fan, and the A/C even has a remote!

There's a unit specific wifi router (even though I brought my own). I wont use it, so cant comment on speed.

There's a small stereo system. It's on-par with "90's high schoolers bedroom" but it's way better than a clock-radio! There's also a TV, and DVD player to round out the entertainment.

There's a nice screened-in front porch with blinds on it, it's smallish but this is a smaller unit meant for a single or double occupancy, so it's perfect.

There's little 'homey' touches such as pictures, and tin art.

Looks fairly recently painted, a seafoam green that definitely feels 'beachy'.

-------------------

Most of my negatives could be cleared up with about 2 hours worth of minor work and about $100. Definitely not deal breakers by any means, just noting them for completions sake.

Negatives:
The TV is small, like 19" and has the volume locked to a max of 'just audible'. If you have hearing problems, you wont be able to hear it that well.

No room phone?!?! There's a jack for one, but no phone. Not a huge deal in the age of cellphones, but still.

The screen-door closer thing is barely attached to the door frame. Needs someone to screw it back into the frame.

There are very few electrical outlets. Not much to be done here, it's just how things were done when the place was built. If you bring a surge protector power strip from home, you'll be fine. If you buy one, get the longest cord you can so you can put the strip where you want it. 6' or 8' should be fine...just don't get the ones that provide more outlets only at the existing outlet...they're positioned poorly.

No alarm clock that I can find. Easy $10 fix. Had I known, I'd have brought one from home and just left it. I have 4 or 5 for no reason at all. I'll have to use my phone I suppose.

No curtains on the main windows...with sunrise at 6:30AM, I'd better go to bed early! Black out curtains from walmart are about $25/set and the rods are like $2.

The fridge is tiny, way smaller than a weekly rental should have! It's overnight motel room sized at best. Honestly have no idea where they'd put a larger one.

The shower sucks. It goes from lava, to ice water several times during a shower.

The room is setup like a plus-sized hotel room, so it should have at least a $50 walmart laptop desk. I'm typing this using my actual lap as a laptop desk...laptops are not really meant for laps, they're friggin hot!
-------------------
There's definitely places that it could be improved, but for the target market (cheapskates like me) it's appropriately set up.

The deducted stars are for the combined negatives as well as the extra late check-in time (4pm) and early-ish check-out (10am) and the wonky shower. I wont stay in 112 again because of the shower!

Do not use these people to manage your property, every month there was an issue with the money that was supposed to go into my account and never notified me, I always had to find out on my own and call them. Tina excuse was "well we have a lot of properties o well" That made me feel un-important to them as a client. They rent my property to someone else and extended the lease without my knowledge. Every time there is an issues (which were many) Tina and Anita just talk over you trying to act like everything is cool and won't happen again but I literally had to call them every month about missing money on their account. Also there fee for renting out your property is high you can get cheaper elsewhere. Do not use this company. They should not be in business. I hope they read this review and look at the flaws in their business.

I do not recommend this company for property management. My renter moved out and allowed his 2 party friends to take over my house for 6 months. This was approved by Anita and not communicated to me. Neighbors told me they were glad to see them go. Lease clearly did not allow this without my written approval. I immediately asked to enter my property. I was shocked and disappointed to find my house is such terrible condition. I immediately requested renters move out. It was obviously not monitored and maintained as you would think a responsible property management company should.
