Finding a professional property management company is challenging. We feel quite fortunate to have found Realty Solutions. They have managed my property for a number of years. Their staff's professionalism is exceptional. Their attention to the both the owner and tenant needs are outstanding. The software program is second to none. Also they provide realty sales services and have their own legal team.
I have had the great fortune of having Realty Solutions manage our property. Their representative, Jeff Deloach, has been extremly helpful from day one. Always responsive when a need arose with good guidance. The home office iteam is truly amazing. Their bookkeeping system is the best I've ever encountered. Without any hesitation I highly recommend Realty Solutions for both property management and real estate sales.
Realty Solutions has managed rental units for me since 2007, long before they were even called Realty Solutions! I think the length of our relationship says it all in terms of the high regard I have for their business. Always professional yet friendly, great communication skills, clear commitment to best practices, they've helped me through every imaginable situation. I have been using Realty Solutions for 3 years now and am very impressed with their property management. Andy is an excellent communicator, and keeps me up to speed on anything thats going on with the property. Their online system for tracking payments and repairs is very user friendly and makes it very easy to get the information I need for filing taxes. I highly recommend using Realty Solutions for your property management needs!

Questions and requests take weeks and sometimes months to get answers to, or sometimes never being acknowledged at all without multiple follow ups. Contractors that perform work are not paid in a timely manner, causing me to get questioned personally and need to step in. Important events that occur on rental properties or tenants are not shared with owner. Portal lacking very basic reporting needs, including no mobile app or even a mobile friendly view. Staying up to date with my own portfolio is very difficult all around. Fees occasionally get charged that I need to question and get refunded.
Ongoing lease mgmt appears to be handled well, although hard to tell from lack of updates. TBD on long term quality of tenants placed. Did an excellent job of getting chronically late paying tenant to catch up and pay on time going forward - a huge plus.

Association Board for our development. There was an incident regarding my car when the lawn company was mowing my yard they cracked my front windshield of my 2018 accord. When I called to report the incident I was questioned extensively by a rude women that has no business in that position. She informed me that she would have the lawn company manager contact me, which did not happen. I called back again and left a message she then called me back and lied, that she came to my home and the car was not there. All lies because I have 2 and rarely drive the accord sport. I then told her your not telling the truth and due to the way that she was talking to me, I elevated my voice. She than told me don t talk to her like that, I said the same thing applies to you and she hung the phone up on me. I called back and left a message because no one never just answers the phone, you have to leave a message on the voicemail. I left 3 messages requesting a manager call me and no call back. It is now 4:06 pm the entire day went by and no call back as of yet. I will be speaking to my neighbors about this matter. I don t recommend using Realty Solutions for your home association.
I highly recommend Realty Solutions LLC as a property manager and/or receiver. They are knowledgeable, professional and very responsive to customer inquiries. I especially like their interactive online software application that makes it very easy to monitor properties in conjunction with the Realty Solutions LLC staff.
I had the worst experience with this company as a tenant. i worked with a guy name Jeff.
It takes him a very long time to get back to me and when he does, his response is a robotic, useless answer.
I have been a tenant for a townhouse they manages since 08/2015. i had a perfect history with them. I paid always on time and never caused any issues. I requested an early termination of my lease ( had a really bad situation which was explained to Jeff and received with great deal of ignorance). I provided 60 days notice and allowed the use of my security deposit to pay for any damage caused ( only 5 months left in the contract so the dispute here is for 2.5 months). with no access to the real property owner i was stuck with Jeff. Jeff refused to give me a reachable contacts to the owner. Jeff refused to work with me and he ignored my request for my security deposit statement. He also refused to allow me to list the house to get a tenant for them. He refused to list the property during my 60 days notice. To make matters worse, Jeff profiled me since i have an accent. This has been a really terrible experience with this company and i highly encourage anyone renting from them to request a clause in the contract about early termination. Jeff work with me show a great deal of ignorance, disrespect to my time and money. He didn't do anything to try mitigate my loses through this very painful process and i am now suing this company. my advise to you STAY AWAY!
Eileen has been a great manager for Village Green Condominiums for years! She is highly professional and always a voice of reason when it comes to maintaining our property and resolving issues. Realty Solutions has been a great source to track all of my expenses. When in times, I have also worked with them to find contractors. They are a very organized group and have been great advisers throughout the years to get my property established.
THE COMPANY DOES WELL IF YOU HAVE A COMPUTER, BUT THERE ARE THOSE AMONG US, WHO DO NOT USE COMPUTERS. SO, I WOULD REMIND THEM TO NOT DISCOUNT THE OLDER TENANTS! They are the ones who normally pay their rent on time, but get little consideration with maintenance issues from this company.
beware if this company. They re very sneaky and will charge you for everything. I had the unpleasant experience of dealing with Andy. He has to be the most unprofessional manager I ve ever met. He wears his emotions on his sleeve. There s nothing you could say to him with out triggering him get all in his feelings and lash out like a child. He couldn t fix any issue that arose in the rental unit. And when I came to him with an issue about tenants not abiding by the terms of the lease, he used me to help evict them, then turned around and told his daddy attorney to sue me since I m a co-signer. I did everything I could to help. He was nice until he got what he wanted, then turned on me. This family owned company is really out for themselves. You re better off dealing with a real company. Especially a company who can pick up a phone when you call, and send everything to voicemail.

our townhouse looks horrible on the outside and for years we ask to have the yard fixed as per the landscapers suggestions and the association never does. Now our how street looks horrible
It s not a set it and forget it solution, but if you stay on top of them then it work well. Rent collected, forwarded to me, and taxes paid. That s all I really need so it works for me.

I've been working with Jeff Deloach for going on a year now and it's been nothing short of a pleasure. He's very professional and personable. In my years of being both the tenant and the landlord, I've never dealt with a property manager and/or company that I was pleased with until now.
