I have found Marie Hansen Properties to be very professional and efficient from the begging of our lease to this day. Rhonda has always been approachable and answered all our inquiries quickly. Would give all the hard-working people 10/10 without a second thought.

Integrity and professional services, among their outstanding qualities. No wonder they've been around for so many years, and doing well with many clients.

I have just gone through a similar experience as Michele W. has with Marie Hansen Properties. The incompetent, absent-minded and misleading agent that I dealt with was Druidy.

I scheduled a showing with her for a unit in Honolulu. While we were in the unit, she mentioned that another person was interested. She persistently urged me to look at other properties on their website. If that was the case, then she should not have set up an appointment to show the apartment to me. After the showing, I told her that I would think about it. The day after, I spoke with her and she informed me that the other person was taking his time and "talking it over" with his family. She has not heard back from him in days. She assured me that if I submitted an application, she would approve it. I confirmed with her, letting her know that I am in temporary housing and if she would approve my application, I would not extend my housing since I will be moving into the apartment. She reassured me that she was in the office and she suggested for me to submit an application so she could finalize the application.

Only if she meant what she said and if didn't lie to me and misled me... I tried contacting her multiple times after I submitted the application. She did not get back to me for days, telling me that she does not give her cell phone number out and that she does not work on weekends. Contradictorily, she texted me informing me that she decided to give the apartment to the other person. Suddenly she does have a cell phone but lacked the courage to deliver the message verbally. The other person had a co-signer that lives on the other side of the country. Meanwhile, I have a great job and excellent credit. It is right now 10:30pm on a Wednesday night. I am a single woman with NO PLACE TO GO tomorrow, on an island by myself. I reached out to her broker, all she could offer was an apology. An apology does not shelter me, nor does it reverse the consequences I have to face based on her agent's unfair and misleading real estate conducts. This is after Druidy making a point in telling me that all of their agents pride themselves in accuracy and helping people finding their homes.

This management company is laughable and their business ethics and conducts are highly questionable. Stay away.

Thank you for your response, this was an unfortunate situation for us and US only. Having our condo flooded, repairs take over three months, living in nearly unlivable conditions ( we can post pictures of the unit) , having our property manager Linda hassle us to resign a lease or not receive our compensation check, contractors in and out of our home with and without our permission and the owner calling/texting/emailing to constantly see what was going on was MORE than an unfortunate situatation. I would like to clear a couple of things up. First , the owner was not in town when this happened and decided to book a flight only after the repairs, that should have taken 1-2 weeks and not 3 months, were not complete.We will gladly post her emails verifying all of this. We did have a guest from the mainland come to visit and they stayed for 1 week, that's a poor attempt at displacing blame, it should not have delayed the repairs for another two months. Two months mind you that we didn't have a living room, guest bedroom or kitchen. I would also like to clarify that we requested to break our lease once we found out the LAMINATED floors not hardwood floors were installed incorrectly, and that after three months of workers in and out of our condo with/without our permission, that the work would need to be redone. Again, no time frame was given to us by them or your company when we would have our home back. Let me also remind you that during these three months my husband worked around the clock coordinating all repair efforts because your Property Manager Linda Fogerty took ZERO initiative. The situation was very unfortunate for us and after paying FULL rent during these three months , taking time off work to make ensure the contractors and Linda could come see the condo, living out of our bedroom without a kitchen, we do feel that two weeks ($1300) did not reflect the situation we endured. Yes we were not ready at check out the morning Linda showed up as the condo was still being cleaned. We had hired a great local company to clean for us and the girls were mocked by Linda Fogerty for not being professionals and she would bring in her own people. Linda also took two days to respond to our emails after you gave us 5 to move. On top of that we were CHARGED the additional day after telling Linda that we were running late and needed one more hour which she said she could not do. Linda said the owner told her she needed to charge us that day and we were LUCKY that she wasn't charging us extra. ( I could also send you those emails. I have the bank statement and would be HAPPY to forward you these to be reimbursed for that day). I myself did not meet the owner, Ryan did and he called me to ask questions regarding the move out and i could hear the owner and Linda arguing in the background. I could also provide you with the cleaning ladies number who was there at the checkout and overheard linda and the owner arguing and commented on how rude Linda was and that Ryan was lucky he wouldn't have to deal with them going forward. On a lighter note, thank you for calling me yesterday morning and for apologizing for our inconvenience six months after the situation. We never heard one sorry from Linda the entire time this was going on. I know after speaking with you you did say that this situation was hard because the owner was so involved and you were right. I am not sure how the owner got our numbers and why she would call and constantly email us but she did. This was an incredibly difficult situation and we don't blame you for what happened to our condo. However, you do have to take full responsibility for how your company responded and your response was HORRIBLE at best. I feel there is a complete lack of respect and care for tenants and your sole priority lies with the owners ( as most of your positive Yelp reviews are from owners). Please feel free to respond as we have many emails and pictures we would like to share.

Marie Hansen Properties continues to hit the mark year after year. Cheryl Kunimoto and her team are a pleasure to work with. I appreciate their response rate and ability to address tenant issues immediately and in a professional manner. Liz Ishimitsu is the property manager I work with and she occasionally provides memos and warnings to remind the tenants in our building when misbehavior is reported. These reminders have been absolutely necessary to level set the tenants in the building to ensure everyone can co-exist happily. Thank you Marie Hansen Properties for your commitment to excellence.

This brief assessment for for owners looking to hand their properties over to MHP:

I am overall disappointed with a multitude of shortcomings that I am attributing to my MHP ex-agent. She was difficult to communicate with (it took her 7 months to tell me a plumbing job had been completed at my place); she did not complete an interior project that was required by my AOAO and avoided the subject as not to disclose that she had neglected to get it done; she was difficult to reach by my AOAO during a water leak incident that led to a new lock on my front door, installed out of necessity after a locksmith "broke in." These are not minor offenses yet her boss at MHP, Mrs. Kunimoto failed to acknowledge any of these as meaningful concerns and was unable to apologize for her company's poor performance with my property. I will look elsewhere and maybe you should too.

The rudest company I have ever spoken with. The woman who answered was not helpful at all and said point blank that they had no properties that accepted pets and that none of their owners would even consider allowing pets. Did not even want to try to help us because we had pets.

As an out-of-state owner of a rental income property, they have taken all the worry and stress off of my shoulders and have handled everything with efficiency and kindness. Really enjoyed working with Marie Hansen Properties for our first time renting. All maintenance requests were handled in a timely manner and if they weren t we were reimbursed without having to ask. Kim would always respond in a timely manner as well and answer any questions we had. Thank you Marie Hansen Properties for making our first renting experience an easy one!

After my husband received his PCS orders to Europe, I began researching property management companies to handle our condo. I had several interviews with lined up initially, but after the first interview with our now-agent Sue Bauer, I cancelled the rest. It was the right decision. Sue found us a great, no-hassle tenant and negotiated a rent that was several hundred dollars higher than we expected to get. I literally just signed the contract, handed her the keys and walked out the door. Easiest move ever!!! Since then, she has been incredibly responsive- answering every single email, text and phone call within just a few hours- and has gone above and beyond more than once. For example, when the post office screwed up and didn't forward our mail, she visited the tenant personally, collected the mail, and mailed us the bundle. We have had other rental properties throughout the years and have never had a management company as good as Marie Hansen Properties and certainly not an agent as professional, responsive and caring as Sue Bauer.

Buyer and Property Owners Beware!!!!
10/2 Update: Issues are still pending past the required 15 days to resolve issues. For example, we had plaster coming off the pool and a guest of my home cut themselves in the pool. We had requested this fix in June. Additionally, over the last few months, we were billed for utility bills without providing invoices, it turns out that we do not owe these. Owner and property manager are very defensive, write nasty emails before getting all the facts and blame each other for issues versus taking responsibility....instead they retaliate by telling us that if we do not like it move out. Can you imagine, the law states I need to let the landlord know of issues but when I do, they get upset and tell us to move out during COVID if we do not like it.

9/2/2020 Update: The owner is working on issues, we are awaiting status. We hope it will be resolved and will update as this occurs.

RENTER BEWARE.....We rent a high end home and signed a lease that included pool and garden service. Sherie then cut out the garden services without adjusting the rent and will not fix items in the home. Paint is peeling, large cracks, water damage, wall damage from rain, and a side of the porch wall is falling which puts is in danger..she refuses to fix it. On top of that, she is extremely rude, unresponsive, and unprofessional. She threatens us with ...if you fo does not like it....leave....during COVID!!!!!

Lastly, be aware that they have a $300+ charge if you pay one day late. Then they charge you for items...like we had a $78 water bill due to the move in a change in utility. They discount the water bill first from the rent payment...they deduct the $78 first so that you are short on the rent...that makes it so that you have to pay the charge. The crazy part is that at the exact same time they owed us $83 for fire extingisher. It took them almost 4 weeks to pay. We sent them copies of the bill 4 times.

Lastly, be aware that they have a $300+ charge if you pay one day late. Then they charge you for items...like we had a $78 water bill due to the move in a change in utility. They discount the water bill first from the rent payment...they deduct the $78 first so that you are short on the rent...that makes it so that you have to pay the charge. I can only speak well of Marie Hansen Properties (MHP). Doing business with Rhonda Hutchinson for almost 3 years as of now, I can report that repair orders have been addressed fast and in a reliable and reasonable fashion. Where previous management companies stall and promise but never act, MHP seems to be a beacon of light. Rhonda H. advocates between tenants and owners trying to negotiate fair market prices for their rentals and she is doing a great job being always available, keeping me updated and simply just doing her job. This is a role-model Property Management company, 5 stars.

I have had only positive interactions with MHP and my property manager. They are intuitive, proactive, helpful, professional and friendly. I always get a quick response with helpful suggestions whenever we have a tenant issue. They take care of my rental and I never have to worry about any problems because they are great at their job.

We had the pleasure to work with Elizabeth Ishimitsu when our company, PuroClean, performed mold remediation services for one of the properties that she manages. She really cares about her clients and tenants and goes the extra mile to take care of them. She has a great sense of humor, even during stressful situations. Her friendly personality and excellent communication skills make it really enjoyable to interact with her. I have had a terrible experience with Marie Hansen...

I have had a terrible experience with Marie Hansen, and I am really disappointed because the staff seems so nice.

But nice isnt really important if they are unable to do their job efficiently and well. The first sign of trouble was when they told me they would let the condo building know my move in date. I was trying to reserve the freight elevator and they assured me that they would do it for me and that this was normal procedure for them. Imagine my suprise when I called to check the day before my move, and the building had no record of my move. They wanted me to change the date of my move however I had already hired movers and arranged everything else and I could not change the date. This led to an entirely stressful and horrible experience.

The next big foul up they did was they were not charging me the correct amount for my electricity usage. Five months after I had already been paying for electricity, they told me that they forgot to charge me an extra 200 $ that I owed for each month. What made me most angry about this was that I had thought I was using electricity within the budget I had given myself, however because they didnt tell me how much I really owed each month, they let me go almost 1/2 a year thinking I was within budget when actually the bill was much much higher, then expected me to just pay it right away. Then when I told them what an inconvenience their accounting mistake was they were completely unapologetic and just kept telling me that I was responsible for my electricity usage. Well.. duh--- of course I am. An apology for the "oops" mistake that you made which ended up costing me more than a thousand dollars would've been nice though.

Ultimately, I am really unhappy with this company. I think they do a horrible job on the renters side. They are slow to respond, cant add and subtract correctly apparently and then when they make mistakes its obviously the other persons fault and they expect you to pay. I have never had so many issues with landlords/property management companies in the 20 years I have been renting as I have now, and I honestly dont know what to attribute it to except for the people who work here.

I've always had an owner to renter agreement but this is the first time a Marie Hansen property manager took care of issues and payment. It is much easier to make payment and /or notify of any issues and replies are very quick.
Liz has been a pleasure to work with, always friendly.

Our property manager is always friendly, helpful and easy to deal with. Administrative issues are dealt with promptly, and I highly recommend MHP. The only negative is that the upkeep of the building could be better.

Liz was the best landlord I have had by far. Anytime I had a problem it would get fixed within a few days. Even major problems that arose, she kept me in the loop of what was happening even got me a new unit in the building to stay in since problem would take a prolong time to fix. She was also a joy to talk to and didn't make you feel like she was only their for the owner.

They treat your property like their own. They go above and beyond to find the right people to fix any problems without being ripped off. As a tenant for 3.5 years, I have had an excellent experience with Marie Hansen Properties. When issues came up (as they always do), they were handled immediately and professionally. I was referred to them by another Tenant in the building. Sherie was my primary Agent contact but the whole office Admin Team was great to work with ... and I LOVED their electronic system for EZ payment of rent and utility bills! This is a TOP company!
