Lorac doesn't even deserve this ONE star! But Google makes you select at least one.
I would live in a swamp before I ever rented a home through Lorac again. The property managers at Lorac are heartless and cruel. Courtney is the nice one, but Tonya...*shudder*....she is the ice queen herself. These people will nickel and dime you every chance they get. They are cold and rude and only care about your money. Don't plan on getting an ounce of your security deposit back. If they can't find enough problems, they will make some up! They are very slow at making sure repairs get done. Our AC went out in July, and they didn't do a THING for 14 days! It was 90 degrees in the house for two weeks and they would not do anything for us. No reimbursement, no temporary wall units, no fans, NOTHING, for two weeks. The day before they finally installed a new AC, they offered to pay for a hotel, but we have a dog and a cat who we could not leave in a hotel room while we both work most of the day. The AC also went out during a snow storm in January. It took them a week to send someone out to fix it that time, despite our constant pleas. They didn't even give so much as an apology. Repair guy lets you know you have a slight carbon monoxide leak? They don't care! That's YOUR problem. When we first moved in, the town home looked nice - freshly cleaned carpets, newly painted walls, trimmed hedges, etc. One week into living there, the upstairs tub started leaking through the kitchen ceiling. Repair guys came out after several days, tore a giant hole in our kitchen ceiling, and called it a day. That hole stayed there for a YEAR AND A HALF. When they come to replace batteries, even if you meet them at the door with a pack of your own batteries, they will use your batteries, then charge you $25 for batteries! They will also sneak onto your property to take pictures of things they don't like, such as an inflatable pool propped up against the inside of your fence to dry - then email the pictures to you and charge you! After a month of living in the home, terrible cochroaches started coming out of their hiding, as the bug treatment they put on the house before we moved in was wearing off. The cochroaches were AWFUL and were the tiny ones that are impossible to get rid of. The house and whole area had an infestation they so nicely hid from us and then falsely blamed us for. They wouldn't do a thing. We had to pay for an expensive service to come every other month, and around the end of the first month, they'd be appearing once more. After we moved out, they charged us over $200 for bug treatment, telling us it was our fault their nasty house was infested.
I never write reviews, but I feel personally obligated to warn the world about this terrible company and their shady business. If you're thinking about renting through Lorac, my advice is to LOOK ANYWHERE ELSE.

One star doesn t even justify how terrible this management company is. If you want a company that has over the top guidelines and inspections, tries every way they can to keep your deposit money or at least most of it at the end of lease term, makes resigning a lease impossible by increasing rent for no reason and asking for applications fees again then look no further! But I m here to warn you they could care less about your best interest, it is only about the $$$ for these folks!!! Even if you are a great tenant who pays rent on time every single month!! Ridiculous! My family has never been treated so rudely in the year that we rented under them and I will gladly steer anyone to another, more reasonable and kinder company!

They sold our previous home in two days and negotiated with the builder to get a super deal on our new home. Our new home had lots of customization and we couldn't believe the great price they negotiated for us.

As someone who has been renting their property out for the past several years, I truly respect the practices of this company. There is no team out there more dedicated to keeping the owner's best interest in mind. The tenant selection process is extremely thorough and has proven to be effective. The last thing any owner wants is an occupant who does not protect the integrity of the home and abuses the terms of the lease. It's understandable how property managers can adopt a bad reputation. However, behind every non-compliant, disgruntled tenant, there's usually a completely satisfied owner.

If was is a possible to not give a star at all this is what Lorac Property Managment deserves. Carol is rude, hounding, and quick to call police on tenants without a viable reason. I am beyond happy to be out of their contract. I would not recommend their service at all.

LORAC has managed a rental home for me for a year. They have been punctual in answering my inquiries, and efficient in having repairs and maintenance done when needed. They were especially helpful in procuring my original tenants, and again in procuring tenants for a new lease.
I am confident that my property is in good hands and being properly managed. I strongly
recommend LORAC to anyone needing this service.

Expect to pay a good amount of money up front to cover anything you might have missed prior to moving out. I.E. light bulbs, alarm batteries, carpet cleanse, etc. Once complete and you get through the first 2 months of those expenses the service, payments, and overall experience is excellent.

The first 2 months I probably called them on the daily. I didn't understand the billing, the way we got paid, or why it cost so much in small fixes like I said above. Either way, in the end it worked out great, and is still working out great. They found great long term tenants, never miss a payment, and I haven't gotten a single call for a fix in a year because they handle the tenants themselves as well as have all my warranty information on hand to include Homestead.

My wife and I couldn't be happier. We get paid the same time every month, and it covers the mortgage. Very helpful and delightful people to work with. They even gave us anow awesome discount for being both active Marines.

LORAC is the best property management firm we ve worked with. They have top notch customer service, friendly staff, and on top of every aspect of property management.

They have a very convenient tenant portal that allows you to pay your rent as well as set up maintenance requests, share documents, and view property information.

LORAC has bent over backwards to ensure their client (the owner of our home) and us, the tenants, are taken care of. I actually hate bothering them with maintenance requests but unfortunately since moving in on June 15th we ve had a few and each time they ve responded immediately and had someone working the issue until it is resolved.

They thoroughly communicated with me on all sides with anything concerning the property. When I needed to find a larger home to rent, I went straight to their website first to see what properties they had available because I knew they were great people to work with. Lorac Property Management and the owner Carol Holley have been extremely helpful and professional in managing our property. Our family had been managing the house ourselves and ran into problematic issues with a long term tenant last winter. This motivated us to interview and hire a property management company. We went with Lorac because of Carol's mastery of the Virginia tenant's and landlord laws as well as her proactive and evenhanded approach to managing properties. Carol helped us with the existing problem tenant and gave us quite a lot of education regarding tenants and landlord rights. Once the property was empty, Lorac worked hard to get the house prepared and rented. Now that Lorac is managing the house any problems are swiftly dealt with and my family and I can sleep better at night. I highly recommend Carol and her crew!

I also had minimal cost to turn the property over from my first lease to the second that is quite a feat for eight years. They have always been professional and courteous to deal with over the years. Make sure to read their contract/lease agreement very well. It tends to be one-sided, favoring them completely. They are money greedy and will charge for everything, exorbitantly too. I got charged $75 for batteries for 1 smoke detector. Tanya has no customer service bone in her and always come across cocky and condescending. Their policy to force you to use ONLY their carpet cleaning vendor during move out was ridiculously expensive and one sided. Stanley Steemer is way cheaper but they would not allow it. They force you to keep the utilities on for 5 days after you move out. Even the utilities companies found that to be unheard of and ridiculous. If you are looking for Real Estate management company for purchase, sale or rent a property, I will urge you to stay far away from Lorac.

My son and his roommates are tenants. They have been waiting two weeks for the refrigerator to be repaired or replaced, and Lorac won't return my calls. The house is owned by Carol Holley, Broker in charge at Lorac, so they are not even having to negotiate with an outside owner; this is all under Lorac's control.

Obviously, tenants beware, but property owners beware, too. Is this the kind of unprofessional team you want managing your property?

Lorac Reality has been one the best choices we have ever made. They're honest, fair, and incredibly dedicated to providing the best service possible. They walked us through everything we needed to know when it came time to list our house on the market. They told us when our ideas were good and where we could improve things. They had our house rented in record time and it hasn't gone empty since. They continue to answer our questions as first time rental owners and go out of their way to make sure we are well informed and taken care of. A few ups and downs but overall a great company to work with. We utilized Lorac to rent out our home in Fredericksburg, VA for four years and also trusted them with the sale of our home when we realized we weren't coming back. They were great at screening tenants, taking care of problems as they arose, and giving us advice on how to proceed with different issues. I did not give them a full five stars because there were a few occasions where I would have liked more "push" communication versus me having to "pull". (e.g. I didn't know about a maintenance issue until I saw a fee charged on our owner's statement). On the few occasions where this happened, the issue was typically resolved with a few emails and phone calls, but I would have preferred they let me know about the issue before I was billed. Ultimately, I would use them again, and I would recommend them to others.

Overall good management shown by Lorac, staff is friendly and the community is peaceful. However be advised that once you give notice of 60 leave due to lease ending, expect as many as 2-4 viewings in a week (can be a hassle because sometimes they will notify you they are coming but then they won't show up). Also might have to follow up multiple times on a ticket for an issue. They will give you home-based solutions instead of sending someone to fix it

I think the vendors Lorac has are not worried about being quick and doing things right. So far in the 2 months we have been here, the door handle broke, the refrigerator wouldn t defrost so the temps were off, the dryer stopped working, the sink faucet broke twice, and the shower faucet somehow flew off. But other than that, I have no complaints about Lorac!

I am honestly not the type of person to take the time and do things such as this, but my experience with Lorac has been very poor and in particular the agent Tonya Szakelyhidi is extremely inconsiderate. I can objectively say that there is good reason why this industry has such a negative connotation and it's due to people like Tonya. The circumstance was that I was scheduled for a viewing. I showed up and she didn't. To make matters worse I was the one that tried to get in touch with her. She didn't bother to tell me she's not showing up. I drove 40 minutes and she didn't have the decency to even make a simple call. With that being said, I understand that we are human and life sometimes takes a hold of us and makes us forget, but the worst thing of it all was her attitude. Not deeply apologetic or concerned. Apologized once only after calling her out on it. She mentioned that due to the snow she was not able to make it and it wasn't forseeable. Only if you lived in a cave it wouldn't be forseeable because it was all over the news and radio. We got a dusting of 3 inches. That isn't even the point. The point was her demeanor. To compound the situation exponentially I called Carol, the manager, and left a message expressing my disappointment. Did I get a call back? Not at all. In the end I suggest potential clients to look for someone else. For anyone that reads this, please understand that I am objectively saying that this company and in particular Tonya is not an optimal option. She furthered carried out the stereotype of what real estate agents are.

I have had great success working with Lorac Realty and would definitely recommend them. My interaction has been primarily with the owner, Carol, who is clearly knowledgeable in the field and made excellent recommendations for improving the property to garner the best results. Lorac has been professional, timely, and responsive to my questions and concerns, and did an excellent job of securing the right tenant. Through Lorac I was able to rent my property to the right person for the right price in a timely manner with few hassles. A win for all involved!

We have been dealing with this company for a couple of years now. I see a lot of negative things on here about Tanya the rental manager and to be honest with you it is not true. It is on the person renting the property to properly read the rental agreement. Anytime we have had an issue she has always taken care of any problem that we have had. When we first moved in we were explained everything that was in a rental agreement. When it comes time for my wife and I to buy we will be using Carol and her team to help us find our forever home.

This is a team that will NOT go above and beyond for the customer. They will only do what they are legally obligated to do.

In May 2016 Lorac Property Management oversaw the sale of my Woodbridge, VA Condo. We received a verbal cash offer however the offer was 10k less than the full asking price. Carol assured me over the phone that I would net the same amount as full asking price because this cash buyer was not requesting closing costs.

When I received my settlement statement it was seven thousand dollars less than what I had been verbally told. Two days before closing, I asked why the difference and was told by Tonya that the net sheet was only an "estimate" and that Carol did not give me any false information. Tonya also emphasized that I did not tell her the correct amount of condo fees due every month. I inputted the condo fees correctly on the Sell Listing agreement and it is improbable that a few hundred dollars could cause a $7000 net difference.

My stern warning to the reader of this review is to please get a family or friend referral when choosing a property management company or real estate agent. I did not properly research the company/past reviews and took a significant 5 figure loss on my property.

This is a team that will NOT go above and beyond for the customer. They will only do what they are legally obligated to do.

I had no clue how to go about buying my first home! Carol guided me through the entire process and I got a great deal on an adorable townhouse! I was so nervous to enter into the journey of home buying, but LORAC made sure I was informed of the process every step of the way. This review is as an owner, not a tenant. I do not have any experience as a tenant with Lorac, so look to other reviews for information about tenant experiences.

My experience with Lorac Realty & Property Management has been a positive one. Carol and her staff have been very prompt and courteous with their replies whenever I had questions or needed something handled. They have notified me promptly whenever there was an issue with my home that required my involvement. Otherwise, they handle everything about managing my property, which has been a big relief for me as an owner living outside the local area. I haven't received any complaints or had any drama with my tenant to date, so things can't get much better there.

However, if I could take a 1/2 star off, I would. Though that would be more to do with pricing rather than service. I (and I suspect many others) would much rather see one monthly cost for maintaining a tenant that covers everything, even if it was 1-2% of rent higher, than a monthly fee, plus various administrative fees that are charged whenever something out of the ordinary comes up. It is much easier to budget this way. Their base monthly rate is comparable to other companies in the area, but if there are any issues with your property (tenant or otherwise) that will require more of their time than basic processing of monthly rents and the paperwork involved with those processes, be prepared to pay a fee for it. This could be angry tenants, repairs, evictions, late rent, you name it. I could envision a time where a major issue arises with the house or tenant that costs me a lot of money on its own, only to be hit with an administrative fee on top of it for Lorac's involvement, regardless of whether they were significantly involved or not. Fortunately, this hasn't been the case for me, but I am not looking forward to the day if/when this occurs. I am not sure if this pricing model is the standard for the industry, but I have seen at least two companies have an all inclusive model, so I suspect it varies from company to company.

All that being said, I kept this review as 5 stars because one's perception of cost is directly related to how much you value the product or service. I don't live in the area anymore and I don't have time to take care of the property as a landlord, so I will gladly pay for someone else to do it. Other PM companies in the area were extremely discourteous when I attempted to contact them for quotes. One even flat out cut me off with a,"We're too busy to add more homes" statement and hanging up on me! Lorac is responsive, were upfront with all of their pricing and policies and did not pressure me into signing a contract with them. These were things I valued above all else, so I will gladly continue to use them and rate them highly.

They also have an online payment portal, which makes paying rent very easy. All of the employees are very helpful and super nice to talk to. We received excellent customer service and professional advice from Ms. Carol Holley when we recently leased our home for 2 years and and then sold our home with the assistance of Lorac Realty and Property Management. Our concerns were listened to and taken into consideration when finding a suitable tenant. This was a very stressful time for us as we moved to Japan and needed a reliable company to manage our property while we were away. Lorac kept us well informed about the state of the property and any issues were taken care of promptly and in consultation with us as necessary. Ms. Holley and Ms Sutphin made the process far less stressful then it can usually be, especially when you are overseas as we were. After 2 years of leasing the property we decided to sale our home. Ms. Holley acted as our real estate agent providing excellent customer service, answering our concerns as it was our first time at selling a home. She explained the process coordinating with the other agents, contractors and mortgage title company throughout the process. Our property was on the market and sold within a month, a pleasant surprise to us and couldn't have happened without Lorac Realty's expert guidance. Special thank you also to Courtney Sutpin, her follow up and customer service was helpful and appreciated, she went above and beyond to research claims providing professional interaction with us on every matter. I am a Real Estate Professional so I understand the importance of having a Superior Property Management Company! And this is one! Being in the business for over 23 years my knowledge of the field is greater then the general public so my expectations are higher. And I am by far the worse client...LOL! I needed a company quickly and what I got were friends that watched my property like I could have only hoped! We had a 2 year lease on the first day for a price we were very happy with. In over 3 years the vacancy time was short. And luckily for us we have a home to come back too! Not only did they protect our investment but my sanity and that's priceless!!!
