I stayed for 9days and was pleased with the room was always clean. Reception was pleasant and attentive. They never fail in my wake up calls. Location is good only 15mins walk to chinatown and queen Victoria market. Easy access to shopping and eating. Will come back again in near future.

Our stay at Ibis styles Kingsgate was awful from start to finish. If you have a car, don't go because not only is their parking offsite, quite a long walk away but it costs $25 for every single exit from the carpark, and no this is not mentioned anywhere on their website or in their brochures. The room definitely fit the description of "budget". They are poorly built and maintained, the carpets are dirty and mouldy in the corners, cracked paint, cracked shower tiles with broken seals, shower and taps leak, water systems make loud noises all during the night and the air conditioner is an outdated unit just stuck through the window - where the view is the outside wall of the other side of the hotel. Our donna didn't have a cover on it and was yellowed and stained and seemed unwashed. We had to call reception to request extra pillows because they only provided enough for one person in a double room. Breakfast is included if you like cold porridge, cereal with room temperature milk and juice. to add anything cooked is an upgrade of $6 per meal, and you don't get a choice in what you get. The Ibis Victoria hotel is just a few blocks away and though we only briefly saw it, its a much better option for only $50 more. If you don't want to pay extra then just go to a backpackers because the quality would be pretty much the same. Very disappointed and a complete waste of our money.

Friendly staff and the entrance/lobby looks ok. But everything else is bad - noisy and poorly designed room, strange people around. Overall disappointing feeling, wouldn't stay here again.

Friendly and helpful staff. Bathrooms could do with an update but OK for the price. Close to a lot of cafes, restaurants etc
However the renovations are SO noisy, power tools, hammers and tradesmen smoking from 9am on the dot. Had drills right next to me in the adjoining room, very hard to work or make calls if you plan on spending time in the room.

The best was comfortable but I had some issues. The sink would not drain, the wifi was very poor, and the Air conditioning would not heat the room up, lastly there was a draft from the windows that just seeped away what heat was in there. It was cheap and we were upgraded for free but it was by no means an ideal expierence.

You get what you pay for. Paper thin walls, currently writing this post at 11pm as I listen to my neighbours talking, doors slamming, people walking up and down the halls.

Great location. Good if you sleep like a rock.
Probably wouldn t book again.

This is a great location, the room was quite disgraceful with paint missing, dirty stuff still present. It is misleading to have images of newer room remodels when u stick a guest in old crappy rooms not of images. The room is probably the same I would say of a jail cell for a standard room.

Staff were amazing though I don't k of why such lovely people work in such a uninspired motel.. Not even worth saying budget hotel.

Room is a bit small and smelled like cigarette when we arrived, but the staff is friendly and the bed is comfortable. Location is amazing, very close to the city to airport SkyBus. First night was quiet, but then turns out the hotel is next to a night club so we could hear loud base until late. I guess it's alright if you're a deep sleeper?

Booked this place during my holiday trip. I was staying in a room with two beds. Although, this room was quite small, it was neat and tidy, had new furniture and was re-innovated. The only thing that I didn t like was that my window was facing the back side of the building: fire ladders and some kind of air cons (which were a little bit noisy during the day, but were off during the 2 nights I stayed here). But this was insignificant to me as I spent most of the time in the city outside of my room. The stuff were friendly and offered to place my luggage into a secure room, as my flight was a few hours after checkout, which was handy - I was able to spend a little bit more time in the city before heading down to the airport.

Unfortunately, this was one of the worst hotels I had stayed at at over my extensive travels.
The room was so small I had to put my suitcase on a tiny desk, and even so there was no room to move around or just relax. I was moved to a larger economy room, where I had more space but the room itself was appalling. Paint peeling off the walls, uneven carpet, no bedside light, only powerpoint behind the tv (which faved away from the bed, towards the door?), noisy inefficient air conditioner, unclean bathroom, dirty window you couldn t even see out of, the list goes on. I checked out two days early and despite explaining my reasons, was not offered any form of refund, just sorry for your experience . As far as I m concerned I wasted $800+
Would never stay again.

The room was very small for 3 people. One side of double bed up against the wall. It also had a small bathroom. Not realy up to the Ibis style/standard. But it's in the city and we did get a parking voucher.

Would had given five stars, if not for the extensive renovation. We were allocated a family room, but the window at the front was stuck open with no way to close it meaning that I had road noise all night, also the room was dusty and some rubbish was under the beds. However, upon complaining the next morning, the lady on reception without question immediately changed us to another newly renovated room at no additional cost. The new room was great. They should not have allocated that old room to anyone really in my view.

It is close to the station but on a gentle uphill. The location is excellent because the surrounding area is flourishing. However, the area around the water was quite old, and the whole building was dim.

Staff, one in particular was not very friendly. Maybe he was having a bad day? Accor head office should investigate.
There was a number people as in guests smoking on the property, which was stinky and quite annoying, when I was sitting at the lounge area. Unfortunately I will not be staying there again..

Well priced rooms for central Melbourne over Easter break 2019. We had full cooked breakfast each morning at their breakfast cafe. Great start to the day

+ very good location (Skybus Terminal 5min)
+ convenient for a city like Melbourne
+ very friendly staff
+ Room Facilities Ok (but no hair dryer)
- During my stay there was a lot of construction going on in the hotel.

Nice place

Reception desk was always polite. It ends there.
Check in: keycard didn t work. Got into my room after key number 5. Each time hauling my bags up and down to reception.
Room: Shocking! Half the hotel is renovated. Naturally I got a room in the other half. The passages looked like tunnels into a boiler room. The room looked NOTHING like the advertised room. Bathroom was clean, but toilet was UNUSABLE!!! There s a new plumbing duct that s been built in directly in front on the toilet. This meant that the toilet required sitting sideways!!!
Housekeeping make the bed, but that s where it ends. Don t expect rubbish bins to be emptied, room to be tidied, or bathroom to be cleaned. It wasn t for 4 days!!!
Breakfast: poorly set up, cheap options available. Don t waste your time on the full english! Boiled mushrooms and soggy toast!
This hotel is only to be used by drunk students who stumble into it in the middle of the night accidentally. DO NOT PLAN your stay here!!!

I didn't have the greatest of expectations when booking this hotel. I understood that I wasn't booking a premium hotel, nor a luxury hotel. The bed was comfortable, the room fairly well maintained, bit that's probably where the good finished. Although the reception team were friendly and efficient upon arrival, they were rarely at the desk at other times when I needed to ask questions. Sometimes you'd need to wait five minutes before someone attended. Maybe the GM hasn't factored in that a 24/7 Reception team requires more than one Staff member of they are required to leave the desk at times. The grout between the bathroom tiles was clearly rushed and looked quite messy. There were items of rubbish still in the room upon arrival, under the vanity and under the room chair. The door wasn't sealed, letting light flow through all night directly at your sleeping head from the hallway. The room doors slam ALL NIGHT and the rooms are definitely not even an inch soundproofed. Other than that, my stay was ok.

Pleasant and helpful staff, clean rooms and bathroom. Quiet and well placed for visiting Melbourne. The beds are a bit small and the bedding not great. The bedrooms are small compared to the bathrooms which are unnecessarily large. Each room has air conditioning, a fridge, a TV and a wardrobe.

Hotel very well located, especially for those who will use the railway transport services to other cities or use the Transfer Bus Airport. The facilities are compatible with most branches of Ibis and the room very well maintained.

Very good place to stay, good location, easy access to all public transport (trains, trams) staff at the hotel are very welcoming, friendly and helpful any time of the day and night, thanks Kingsgate staff, definitely be booking again when back in Melbourne.

A little expensive, but like all good hotels, they've thought of everything. A nice place to come back to after a heavy day of exploring

Very cheap accommodation for such a central location in Melbourne CBD. Five minutes walk from the train station which was a short Skybus ride from Melbourne Airport!

As per others comments, the room was acceptable but the building and fit out is a little run down. I suppose at the price paid you get what you pay for. Room was small but clean. There was adequate towels etc in bathrooms and you didn t feel too put out. You can see from some of the photos however that the interior was certainly worn.

Overall certainly acceptable but not a glamour location.

The room (family room) was a good size, as was the bathroom. The room was clean and neat on arrival. The concierge staff were exceptionally helpful and polite. We were let down in a number of areas though by housekeeping, including having money stolen by housekeeping on the first day, beds being made incorrectly, dirty shoe prints on the beds, the bathroom not being cleaned and toilet paper not being restocked. We had to go down to concierge twice during our 4 night stay to ask for toilet paper. 1 roll to last 4 nights for 4 adults is not acceptable. Housekeeping significantly let's this establishment down.
