My family and I rented a home from this company after selling our downtown home much sooner than expected. For the last two years, we have rented with them on Daniel Island and for the last two years have had to veritably wrestle with them to get anything fixed or problems addressed. It took 3 months to get a new dishwasher after the existing one went out, a month to get a working fridge (actually, we eventually bought our own and placed it in the home), and have surfaced continuous AC issues for over 24 months without any final resolution. In fact, due to a defective AC system, we've been charged over 50% more than we should for power during Summer months; a situation that could have been avoided with proper attention and care to finding a solution. I supposed we should have known, it all having started with less than auspicious beginnings. Once a lease was signed and move-in date established, we did a walk-thru to identify items that were broken or unacceptable with the promise they'd be fixed by our move-in date. Our move in date arrived and not only had the items not been fixed, but the home had not been touched since the prior tennants moved out. On our move day, we came to find the home in disrepair and very dirty with a big rodent issue. On move day, we called the company and were reacted to with hostility, my wife and I both even being hung up on by company owner Hayden Jennings. All in all, we've spent several thousand of our own dollars to make the home work out for time of our lease. Sadly, this is not only an issue for renters, but for the homeowner as well who has trusted his home into their care. I fear the lure of the college rental market (and customer) in charleston has prevented this company from developing the processes and operations to take care of any kind of rental customer with even a minimal level of expectations for their hard earned money. I rarely leave bad reviews on any service I receive, but this experience has compelled me to do so. When you pay 4K a month for over two years for this kind of service, it does, in my opinion, warrant a testimonial to what is basically getting ripped off. Glad to be leaving Charleston for good now, even happier to be out of a Hayden Jennings-managed home.

Hayden Jennings managed my property for 4 years. During that time my contact person changed about 4 times. Communication was always poor. As my expenses increased I had suggested a reasonable adjustment in the rent but never got a response. When I decided to sell my condo I found out there was no formal signed lease as the renter had refused to use doc u sign. When the renter vacated I was advised that the unit was clean and he should receive his full deposit. However, after I inspected I found the unit was left orderly but extremely dirty. In addition, there was a large crack across several tiles in the kitchen. Apparently this had been reported by the renter to Hayden Jennings and never relayed to me. Curiously, this occurred after a new stove was installed by the property management company. The carpets had not been cleaned and there was a large stain. The screened in porch was caked with dirt on the railings. After I spent my weekend cleaning I felt the full deposit should not be refunded to the renter. Meanwhile, I have yet to hear from Hayden Jennings and I assume they gave the deposit back to the renter. The only correspondence I have had from Hayden Jennings was a docu sign lease sent to me in error for a unit I don t even own. I have been very disappointed in this property management company and would certainly not recommend their business.

The only person who actually responds to anything ...

The only person who actually responds to anything is Keith. Everyone else has terrible communication. We lived in a pretty unit downtown. In May I sent a report that there was a new crack in the ceiling and I was concerned it would drop. They said they sent someone to look at it who said it was fine. Two months later there was a big hole in my ceiling where my bed used to be. Two months after that a hole in the hallway appeared. We showed it to Sam who said he would take care of it. We moved out before anything happened. We had to break our lease to move out. On move out we payed our lease break fee and the "property management listing fee". They posted it as the property not allowing dogs with no pictures and at two hundred dollars higher than what we were currently paying per month. It wasn't until two weeks after we told them to post it that Megan told me she was sorry there weren't pictures and that her intern must not have posted it correctly. After I sent photos to her to post we finally had some interest. The new renters who moved in agreed to one hundred higher than what we were paying but the owners still wanted a higher lease break fee. On top of that they took out 420 dollars from our security deposit for "damages" to paint two wall spots that had photos and a tv mounted. The painter bill said "repaint the entire unit". We only lived there for 6 months. I do not recommend renting from this management company unless you want poor communication and extra charges.

Peter is a phenomenal agent! He guided me through everything from A to Z. I was able to get the home below list, all repairs we wanted done completed, he assisted in getting quotes for home owners and flood insurance, and then to boot the house appraised above the sale and original asking price. Peter is truly a full service agent and I would recommend him to anyone.

Nonresponsive after several attempts to have repairs made. Moved in 4 months a go, dishwasher broken & leaks, covering floor with water, so I have washed dishes by hand since moving in, 18 lights burned out, condo filthy and had to have my cleaner in before move in, flooring transitions broken, blinds broken, towel bars missing, toilet constantly runs and I have to shut the water off after use, back door broken..... On and on... Have emailed, called and personally visited the them in person requesting repairs, and still have no resolute. And this is Daniel Island....

WARNING WARNING Whether you re renting or have a house you d like them to manage STAY AWAY. Our initial roommates backed out of the lease, my boyfriend and I were able to cover all fees and charges as well as finding two roommates to take their spots within a month. Hayden Jennings s did everything they could to hinder this process and straight up lied to us on multiple occasions about our rights even though we did everything possible to make this work. All to just make more money off the exuberant fees they kept tacking on despite knowing we were doing everything short of using our own money to cover the $2000 the old roommates owed. After that second month rent was always paid on-time and we never violate any of the items in the lease. They tried to lie to one of the roommates when they were moving in and charge them an extra $600 which we also proved was NOT owed.
They tried to charge $250 as another made-up charge, the fee was removed after we proved it was unethical. They tried to charge us almost $300 for the AC a few months later which was removed after we proved their maintenance person didn t do the work they invoiced us for and proved that it wasn t our fault. We went to pay a month s rent in full in September, Emily, told us we paid her $100 too much and gave us the receipt for that month then later tried to say we owed that $100 and tacked on $250 for a late fee during the hurricane. We proved that was false and they removed those charges as well. All this caused an overwhelming amount of stress and every time they were forced to drop the fees because we had proof they were wrongfully added to our bill.
Every time I told them the fees were incorrectly being added, Hayden would call me screaming and swearing, he said unimaginable threats and then would hang-up. But they were forced to remove them because we had proof every single time I pleaded with him to just stop and he would just laugh.
In October 60 days before moveout Claire decided the carpet wasn t clean enough in the master bedroom and made plans to rip it out and charge us half. She never said anything to us. Claire admitted the carpet was in terrible conditions before we moved in and admitting during the moveout inspection that the carpet was completely cleaned, better condition than it was when we moved in, and smelled great November 29th. Her claim was that the smell from October could possibly come back so we would be charged regardless of the condition during move out inspection. They will make up anything in order to keep your deposit.
Claire also changed the time of the move out inspection and then showed up a full hour late. They left the lock box on our door for three weeks because they didn t have time to remove it.. the lack of professionalism was astounding. I have never had issues with a leasing company before this and am still shocked at the lack of respect and their ability to do their jobs.
We would ve happily stayed, paying rent on time if it wasn t for the TERRIBLE service. If you have a nice house LIST IT WITH SOMEONE ELSE and renters beware.

Completely agree with the other reviews left here: Whether you re a tenant or a landlord, STAY AWAY. i have never dealt with such unprofessional representatives in my entire life. Everything was poorly handled, from ignoring service requests, to actually dismissing my reports of mold in our unit. I had to hire an outside agency to come sample the mold in our unit because their idea of addressing the issue was sending in an unqualified maintenance employee to look at the mold & say it s not that bad . They will attempt to blame the tenant for the negligence of their own company. Dealing with anyone employed by HJP is simply not worth it.

I had a wonderful experience with Hayden Jennings Properties especially with Claire Witbeck. She was my last property manager that I had when my renters decided to sell the property. She went above and beyond helping me during my transition to my new place from my old place. While being a single mom who was about to do a tour of duty for the Air Force leaving for a month on top of moving, It was insane but Claire was flexible with me and bend over backwards to help me juggle finances with the extra unexpected expense of moving. Now with a new large rental company, I can really appreciate this more intimate type of office. Can t thank you enough!!!

Hayden Jennings has managed our rental property in Long Point for nearly two years now, and we have found them to be outstanding. They respond immediately to any issue, they've been great at communicating, and we've always felt as though they truly care about any concerns we've had. It's tough to live several states away during hurricane season, but they have always kept us in the loop and constantly check on our house. They have been wonderful!
