The staff at the Hallmark group are great and easy to work with. My company has been a vendor for the Hallmark group for 2 and a half years and we look forward to continue working with them. From Sean and Dana Cole to DiAnna, Leon and Emily they are all profesional and great at what they do. Keep up the good work
I was a tenant for many years. I mainly worked with DiAnna and Dana but everyone in the office is great. Anytime I had any maintenance issues they were resolved right away. Sean is there head of maintenance and really was the best. If I ever move back to Tucson I will definitely rent from them again!
They helped me buy my first house. Dana spent a lot of time with us and we got a good deal on our house. Her advice helped us to lock up a house ahead of other people . We put in an offer without seeing the property and then did inspections later. It worked ..we got the house!
Renting from The Hallmark Company was the best experience I have ever had with any property management group. Whenever I had a question they always had the answer! I ve had the pleasure of dealing with DiAnna and she is an example of Someone who would go above and beyond for her tenants. Thank you DiAnna for all your help.

Before I signed my lease they were very pleasant and everything seemed great. The day I was supposed to move in I went to their office to get my keys and they told me it wouldn t be available for another 3 days because it needed to be cleaned. When I finally received the keys after waiting, (mind you I had ALL of my stuff packed up and ready to go days in advance) I move in to find out there was a large piece of the drywall inside of the house that was cut out and not reattached to the wall. They told me this hole would be fixed shortly and was not fixed for the entire year that I rented the property. There was also a screen that should have been attached that was not and left the bottom of my unit to be exposed to small bugs and cats. Whenever I tried expressing my concerns to Hallmark they were rude unless it was a simple fix. The gas was shut off for a few days because I was not told that I needed to switch the gas servicing into my name so I was unable to cook with gas or take hot showers for 3 days because of this. When my lease was coming to an end they tried to tell me it ended two months later than it truly did. The list of problems from Hallmark could go on. The only positive from this experience was that it was super easy to get a lease and Leon is a very nice guy.
Terribly unorganized. Things were broken when we moved in. Been 2 weeks and no one has come to fix the shower. There is no maintenance. Apartment was not clean upon move in. Good luck

After reviewing someone got back to me within an hour of posting this review. However as more things have occurred I feel the need to copy and paste my recent yelp review.
I have been living at goodrain apartments (801 E 10th st) owned by this group for about 3 months now. The apartment itself is okay for the price, updated kitchen and nice tile floor. Its close to the U of A which is also a plus. The area itself is not the safest. Someone threw away a couch that remained outside for a few weeks and the area became littered with used syringes. The gates are rarely closed. Crime in the area has also increased. Parking is also an issue. The spots are all taken, there is no system to know who lives there or not and I received a lovely 60$ ticket for parking with 5 other cars between the sidewalk and the street. There was also no street parking. The landlord is very disorganized, upon move in we were given the keys to a different apartment that was occupied. It took 2 weeks and a bad review on google maps to get the shower and sink fixed. Trying to do anything with maintenance is a hassle and the place was not cleaned before move in. Overall I am not happy and plan on moving as soon as I can find someone to take over my lease.
I rented from Hallmark for a year and a half. I would definitely rent from them again. The only reason for the 4 not 5 star is that we could not renew our lease cause the owner was going to remodel and we had to leave. Otherwise they were really good and answered maintenance stuff fast.
Great company to rent from- would recommend them to anyone.
I am new resident with The Hallmark Group and I am very impressed with their office and all the staff. Everyone is very nice and they are always available when I have needed them.
I have several years experience working with Property Management companies. The Hallmark Group is great to work with and the staff is very patient even in difficult situations. I would highly recommend them to my family and friends.
Horrible. Rent was paid on time every month for FOUR years. Lease finished 7/31/18. Many phone calls and visits to Hallmark. No security deposit back as of yet. ALSO Hallmark tried to keep debiting my checking account for rent not only 7/27/18 but as of 8/26/18. Verbally then written revocation of my authority for them to do this. Great way to run a business! Do not rent from this company!
As an experienced SBA lender, I thoroughly enjoy working with Dana on the financing of a business acquisition. Her professionalism and attention to detail helps the borrower through the paperwork maze and also helps the lender be able to close the transaction quickly by helping the borrower through the process. Her clients on the business brokerage side are lucky to work with a pro like Dana!!!
They overcharged us and used the whole house security deposit plus more. The witch Deana needs to learn how to conduct herself as a manager and to talk with politeness. They will nickel and dime you but won t have any proof of what they are charging. Never saw any bills. Never sign with the Hallmark group.
I would give this place zero stars if I could. They were my property manager for one year and in that time I often came home to random people in my house, without any notice from the managers, and if you need to get ahold of them about a concern or problem, good luck. The property managers are never actually in the building, and the receptionist isn t authorized to do anything. Even now, moved on and just trying to finish with them, I can t. I ve spent the last month and a half trying to get my security deposit back but they re so incompetent they can t seem to make it happen. First they write me a check I can t endorse, then they mail it to my new address, though I m fairly certain they actually just forgot as I never received it, even after multiple weeks. I call several times every week and I have spoken to the actual property manager a total of two times, where the first time she ignored me because she had to go to a meeting, and the second she said she would have a check ready for me to pick up. I said I would be by on Friday (mind you it s Wednesday at this point) and she said that that s fine. I show up Friday afternoon, only a couple of hours before close and guess what? It s not ready. Aaaand, the property manager is not in the office. Big surprise. But I m welcome to wait until she gets back at 4. Yeah, right. Finally got my check back after all but yelling at the receptionist to get the property manager back here NOW. Let s hope I can endorse this thing.

We had a shower head pouring water for two months. They charged us $76 each for two months-worth of water bills since they screwed up and didn t bill us correctly for the first month. I had to fight with a rude, irritable manager just to get the same water bill as our neighbor, given that there was a constant stream of water going for two months. There have been countless things needing fixing (electricity stopped working in part of the house, the fridge just started leaking water which made part of the house smell for a week, washing machine needed fixing, broken fire alarm) and our maintenance requests were just ignored, and we had to keep calling. After complaining via email about nothing getting done, Diana called my roommate and told her off for us being disorganized. Also, don t hold your breath when they tell you that they ll call you back, and don t sign with hallmark.
They are super nice until you sign your lease.
Then they become extremely rude and extremely confrontational. Every single person I have talked to since my initial contact has been rude and dismissive when asked a question or a concern had arisen. I'm Still trying to get things like Locks fixed since we moved in 3 months ago. They are completely unconcerned about our safety and the cleanliness of the apartment we moved into.
The previous reviews are right. Leon is rude, ill mannered and extremely unprofessional. Signed a lease with them 3 days ago. On all 3 appointments to meet him, he was 15 to 20 minutes late. Says that he will call back or text right away and the whole day goes by, nothing. I had to call back at the end of the day to follow up. Says one thing in the morning and denies that he said it by the evening. When I pushed back, he started shouting on the phone (just like the previous reviewer mentioned) his reply didn t I get your a*s in the apartment, which is his job and I am paying for it and why don t you just get the hell out than, just leave. Knowing full well that I just got the apartment, moved everything, settled down, got the utilities running, changed the address everywhere and the job starts In 3 days. I would sincerely suggest to deal with anyone but Leon Adams.

Smart and extremely responsive to tenants and landlords. Achieve a great balance between the two and more importantly had the means and know how to solve issues that come up time to time. Great staff!
The staff is fine. There is not a lot to say. The transactions seemed a little bit informal.
Just an example: they came into my house while I was sleeping last week without notice, and I have yet to even get an apology. Similar thing happened to the tenants in the other unit.
They bought my appartment building and are making major improvements. The office staff are amazing, especially Leon. Thanks for everything.
These guys don't respond to maintenance requests.They'll also give you 20 hours notice to renew a lease that includes a 15.4% rent increase right before the holidays. They'll say they're sorry and pass the blame around the office and to their client. Hallmark Group sure is a sorry bunch.
Really nice folks. Worked mostly with Leon. I waffled on a few places before ultimately finding a house with another company, but they were very gracious and I wouldn't hesitate to check their listings in the future.
They are terrible at responding to work requests and often defensive when we call to check in on late requests.
To prospective tenants, PLEASE DO NOT RENT from the Hallmark Group, now called Axiom. I do not want you to experience what I had to go through. Here is a list of circumstances I had to tolerate during my lease as an University of Arizona Graduate Student:
1) Mice: the first month of my lease, there were mice coming into my studio from the heater. I bought a sticky trap, left for the weekend, came back, and FOUND 2 MICE DEAD in my trap! So disgusting and dangerous for my HEALTH! I had to call maintenance to patch up holes inside and outside my studio.
2) Refrigerator: when I moved in, my refrigerator wasn t working. I had to wait 1 MONTH for them to fix it. I had to start off the school semester LIVING OFF CANNED FOOD. It made me not want to eat canned food anymore.
3) Shower drain: the shower drain was CLOGGED so I had to use a heavy-duty plunger from Home Depot to unclog the shower.
4) Cockroaches: there are COCKROACHES IN MY HOUSE. I have to use INSECTICIDE SPRAY.
5) Sink: the maintenance guys came to check on my kitchen sink drain to figure out what was wrong with it. The water infrastructure was so old that the maintenance had to put in a second word order. As a result, my kitchen sink was left completely inoperable (disconnected from city waterline) and I had NO DRINKING WATER for about a week. I had to haul water. It took about 1 month to get my sink drain fixed.
With that said, I highly recommend NOT renting with the Hallmark Group. They changed their company to Axiom. Please save yourself from poor plumbing and maintenance issues in the future and rent with a different company. Also please get your rental insurance. Tucson in general has poor waterlines. Thank you!
Have had no major problems in the year and nine months I've been at Park and Copper. Maintenance comes quickly and fixes problems. They have the courtyard cleaned regularly though the noise is annoying when they are cleaning. No excessively noisy neighbors though sirens from the streets are heard often. Biggest complaint is rent--they're very small studios for the price. I've seen more and more young people/college students moving in replacing the elderly people who once lived here, so maybe they think that justifies the increase.
great place to rent from as long as you're on time with your rent but if you have a family emergency like a baby they Hound you for the smallest amount

I currently live in one of their properties. Whenever I need something repaired I go online and place a work order, then nothing happens, ever. I have to call them 4-5 times about the same issue before they fix it. They never call you back, ever!
Their realtor Leon Adams is incredibly rude. I reached out to see a property and his responses were short, curt, and completely unhelpful. Is there a reason he doesn't want to actually WORK with clients? I don't know but they lost me as a potential tenant.
I would like to thank The Hallmark Group specially Leon and DiAnna for helping me find the perfect home. They are such a great team and company I would definitely recommend them to family and friends.
Never respond to maintenance requests, I have high priority requests from September that I still haven t even received a phone call about (it s currently January). Would not recommend renting through Hallmark.
Try not to rent any property managed by them. Very disorganized. Many times, they would not deposit our rent check for weeks. When we were moving out, we scheduled a walk-through. My wife took off work and they simply didn't show up. They hardly respond to maintenance requests and we had issues with our apartment for weeks. When we first moved in to the place, the old tenant walked into our place because her lease wasn't technically over yet and she still had a key. How did they let that happen? Also, do not expect any flexibility if you want to sub-lease or move out early. They are not good at this!
The rudest bunch you ll ever encounter in your life. Seriously. Apartment was left super clean (even cleaner than it was during move-in), and they still deducted $200 from the security deposit for cleaning. One month without hot water. They will raise the rent price on you and ask you to respond within a week (regarding whether you d like to stay). Other individuals around the complex complain too. DO NOT engage with Leon. He was shouting at me (and cursing) when I went to their office asking about repair requests. They won t respond to repair requests. The lady told me that they are not a concierge service bluntly when I complained about mysterious yellow droplets coming down the walls.
Update to the response from Dana: it is great that you are restoring the property for the next tenants. However, the apartment was received unclean, without ANY indication of professional cleaning. Time-stamped photos of French fries on the oven, stains on the tile AND carpet (which you hypocritically want to clean after I left) are available. The unit was returned cleaner than it was received which, according to the lease, should have amounted to a complete refund of the deposit. Nonetheless, I am glad that you have responded and I hope that you take customer feedback seriously.
I would just like to say that the Hallmark Group is great and thank them for what they've done! I want to especially thank DiAnna for helping me solve all the problems, you are on top of your game! I would definitely rent from here again. Thank you for the hard work and dedication you provide to your tenants!
