First of all I want to say THANK YOU!!! This company Rocks!!! If you want to get approved in a short period of time with no nonsense, I highly recommend Guaranty Federal Mortgage!!! This company does not mess around; they get down to business. GFM is all about providing front-end information so you fully understand what is necessary upfront in regards to the paperwork. We had an experience with Quicken Loans where it took almost 5 weeks into the process to find out that we still did not provide enough paperwork. At this point, we were fed up with Quicken!!!!! Our Real Estate Agent recommended GFM. What took Quicken 5 weeks took GFM 8 days respectively. I ll I can say is that this company is ON IT!!! Best experience ever!!!

Honest review from an actual applicant: They request all documentation that you would normally expect from a refinance/mortgage company. This includes tax returns, W2s, a hard credit pull etc. At this step, the company should check your financials & income to go to the next step of the application process, which, for refinances, is an appraisal. Well guess what, Guaranty Federal Mortgage gets you to prepay for the appraisal. Then 2 days before closing, they tell you that you cant be approved because of income reasons....2 months of wasted time and energy, cleaning the house for the appraisal, taking off work etc., just to have that happen 2 days before closing is not only UN-professional and unethical it is 100% preventable. Stay away, far away from this company. There are PLENTY of other companies out there. Already got approved from another mortgage company for the same amount with the same income, go figure.

We are 1st time home buyers and were recommended this company. From day one the service was amazing and very helpful. The gentlemen went over every detail to make sure that we understood everything about the process. Other lenders that we had talked to did not do that. From start to close we were in our house within 30 days but pretty much If you take out all the stuff that need to be done in between it was more like a week. I would totally recommend this company for their quality of care and service. We don't give them 5 stars we give them a 100 for amazing service. I would not recommend doing business with this company. I received several quotes to refinance a home and Guaranty Federal Mortgage offered the best interest rate with reasonable closing costs. I submitted the required documentation within two business days after receiving their quote so that I could lock-in the best possible interest rate. After reviewing the final loan documents from Guaranty Federal Mortgage, I quickly noticed that their closing costs had increased by a staggering 66%.

I contacted the loan officer and inquired as to what could possibly trigger such an increase. The response I received was that the increase was due to the volatile market conditions. I said nothing has really changed in the last two days and I have also been in constant communication with you since I received the quote and you never mentioned anything about a significant increase.

Fortunately, I was in the position to simply walk away for the deal. From the very beginning of the engagement, I refused to make any financial commitments until I received the final documents. I would strongly recommend others do the same.

I heard about Guaranty Federal Mortgage through a business associate that Chris Peck and his team were great. After going through the process they were helpful, they explained every form, provided me with the confidence I was getting exactly what I wanted for the Home Equity Loan.

Honestly, these folks were the best. Honest, up front and to the point. I worked with Jesse Henneman and Seth Hogan interchangeably and individually. No pressure whatsoever, no surprises and after our mortgage was approved, signed off and closed, we agreed to meet up again after one year. Guess what, both fellows reached out to see if we were still interested in following up for even better rates for even more discounts given we already had several documents we are able to reuse without re-issuing. I gently asked them both to get back with me again in another six months. I look forward to working with them again.

I would like to thanks everyone at GFM for their quick and painless servicing of our new home loan! Initially we were supposed to close within 21 days which we would not have had an issue doing due to their preparedness and diligence! we ended up pushing the closing date back a few weeks to allow for repairs that were required before we could proceed. Once we were clear and got all of the necessary documents turned in our loan was approved within 3 days!! Could not have had a better refinancing experience than with Guaranty Federal. First off, refinancing can be a confusing and stressful process. I have heard horror stories of long, drawn-out processes to get refinancings closed--even to the point of never closing. In talking to other potential lenders, I was left shaking my head at their apparent lack of knowledge and evasiveness in their ability to answer my questions as well as the amount of time quoted it would take to close. This was definitely not the case with Guaranty. Guaranty knows getting the lowest interest rate alone should not be the goal of the process, rather it is a blend of interest rate, term, cash outlay and payout on those cash costs that results in the best financial outcome for the borrower--and they were willing and able to take the time to thoroughly explain every step of the process to me and update me all along the way. Best of all, we closed in only TWO WEEKS from application and received a competitive interest rate with minimal cash out of pocket (far lower closing costs than I was quoted by other lenders). The whole team was fantastic, but I cannot say enough about their founder and leader--Chris Peck. I cannot sing his praises enough....he was a real oasis of knowledge and experience in the sea of uncertainty I found elsewhere. I could not believe the ease I experienced all through the process.

The Guaranty Federal Mortgage team was outstanding!! We started the process of building our very first home in January 2018 and did not originally use GFM as our lender, but when our original lender increased our percentage rate significantly, we were forced to shop around and ended up calling GFM. Our first contact was amazingly informative! They reviewed our previous loan outline and terms, walked through all of our questions and ultimately advised us that we were not getting the right loan for our situation for a number of reasons. They explained everything so clearly, helped us make the necessary adjustments to our loan and ultimately made us feel at ease in the whole process. This alone would have been enough to write a glowing review, but then came the above and beyond stuff... We had some serious communication and clarity issues with our builder regarding who was paying our title fees. The team at GFM worked diligently (even over the weekend) to answer our questions and make sure everything was cleared up and fought for us to make sure the builder covered the fees. Then, our appraisal came back a little under the price of our home (which by the way GFM made the awesome suggestion to order in advance so we didn't get blindsided at the closing table), and yet again, they worked tirelessly to ask for comps, a second opinion and ultimately did what others could not, and got our appraisal adjusted to the meet the asking price of our home.

The Guaranty Federal Mortgage team put in a ton of hours for us to make sure we were taken care of, answered all of our questions and helped us navigate the crazy waters of first time home buying. They are outstanding and I truly cannot recommend them enough!!!!
