Just a review for this company and management That claimed I owed & couldn t get they re stories straight. In January of 2016 I had moved out after living at my apartment for 3 years NEVER behind in rent and NEVER notified within that time range of "damages". After i had moved a received a letter stating I owed $600 something in "damages" keep in mind NEVER notified within living there I was charged for ANY damages. I had called main office and then emailed a Julie B, then when I called and spoke with them I explained he neighbor behind me water heater busted and completely almost entirely flooded my apartment, my landlord at the time said it was being covered by her out of her pocket. They then on a separate conversation told me it was due to rent not paid... No mam no way I was NEVER not paid in the 3 years I stayed at that apartment. I may have been late but never not pay my rent, I asked my landlord personally she said her books were fine when she had checked. So to whomever took over really f'ed my credit with this one, I don't know what problems you all had with my landlord at that time but now these false allegations have stuck with me and I am STILL TO THIS DAY TRYING TO RESOLVE IT.

I just returned home from visiting family members who reside in your housing development, Northview Estates, in Vian, OK. While it is a very neatly kept development of homes, I did not feel welcome, practically the minute, I set foot on your property. As I was unpacking my car, I encountered the rudest and most unprofessional lady, Diane, who referred to herself as the "property manager". During puffs of foul smelling cigarette, I felt interrogated as she repeatedly questioned me, inquiring who I was, who I was visiting, and why my business was. This was all during the first 15 minutes of my visit while I was unloading my car. I answered her questions but I felt very unwelcome by her inquisitive demeanor and demanding presence. I mentioned the encounter to my family members and they basically told me, not to feel bad, that Diane is always like that and she basically is the neighborhood bully who wears a property manger title. Its very disheartening to see a person in an authoritative position to take advantage of their role and treat people in such a demeaning and disrespectful way. I would hope the experience I encountered in Northview Estates is not representative of the principles and values of your organization.
Been trying to get an apartment for awhile now keep getting told well we ll call and let you know tomorrow then never get a call back. Very poor management all around.
As others have stated this company is a scam! My mom moved into a handicapped accessible apartment a few years ago. This is the same apartment my friend and her daughter lived in right before. The carpet was not cleaned and needed replaced badly. The door to the bedroom had to be removed by maintenance for her wheelchair to fit through the door. The drip pans on the stove were filthy and I replaced them out of pocket. There were numerous scrapes on the front door from the former tenants wheelchair. They were working on a truly handicap apartment across the breezeway, kept begging mom to move into it. I moved her out of state with me so she could get the medical care she desperately needed. We left a forwarding address and my personal cell number. We never received her deposit, no big deal the walls needed painted. Today we checked her credit and they have put $1,200.00 on her credit report. We never received a letter about damages or her deposit. Oklahoma state law states:
A. Any damage or security deposit required by a landlord of a tenant must be kept in an escrow account for the tenant, which account shall be maintained in the State of Oklahoma with a federally insured financial institution. Misappropriation of the security deposit shall be unlawful and punishable by a term in a county jail not to exceed six (6) months and by a fine in an amount not to exceed twice the amount misappropriated from the escrow account.
This is the most important part! That was not followed. (B. Upon termination of the tenancy, any security deposit held by the landlord may be applied to the payment of accrued rent and the amount of damages which the landlord has suffered by reason of the tenant's noncompliance with this act and the rental agreement, all as itemized by the landlord in a written statement delivered by mail to be by return receipt requested and to be signed for by any person of statutory service age at such address or in person to the tenant if he can reasonably be found.)
If the landlord proposes to retain any portion of the security deposit for rent, damages or other legally allowable charges under the provisions of this act or the rental agreement, the landlord shall return the balance of the security deposit without interest to the tenant within forty-five (45) days after the termination of tenancy, delivery of possession and written demand by the tenant. If the tenant does not make such written demand of such deposit within six (6) months after termination of the tenancy, the deposit reverts to the landlord in consideration of the costs and burden of maintaining the escrow account, and the interest of the tenant in that deposit terminates at that time. C. Upon cessation of a landlord's interest in the dwelling unit including, but not limited to, termination of interest by sale, assignment, death, bankruptcy, appointment of receiver or otherwise, the person in possession of the tenants' damage or security deposits at his option or pursuant to court order shall, within a reasonable time:
I have called corporate for management charging tenants for trash that wasn't theirs as well as not letting tenants see the apartment before signing the lease nobody ever called me back. The new neighbors are getting all their issues fixed but we can't they said due to covid they cant when they're fixing her friends apartment. Hmmm
Warning to anyone who rents from this company. They are a scam artist in the purest form. Though these are apartments for the the disabled and low incomes families, they will screw you over every chance they get. I use to work for them. The former manager still worked for them when I took over. In my training I was told to charge the tenant for as much of the repairs that was incurred in each apartment as possible. If thing broke in any apartment, we were to charge the tenant, even if not their fault. When people move out, the company charges for repairs and updated painting, even from normal wear and tear. And, even if the apartment is left clean and livable. We were deterred from helping tenants from getting their apartment in move in ready form. This way they could avoid giving the tenant back their deposits. All of this was in an effort to cut corners, and save the company money. This company has no business offering apartments to low income people. They aught to be ashamed of themselves. It s literally a competition to see who can screw their tenants over the most.
