The Ferguson Group has been helping me manage my Rocklin rental for almost 3 years. This includes rental preparation, tenant screening, tenant move-in and day-to-day property management. I must say they have done a FANTASTIC job to make my remote landlord experience a breeze. Dan is extremely knowledgeable and has excellent insights in the rental market of Placer and Sacramento counties. He and his team are very easy to work with and have demonstrated the highest level of professionalism in property management -- competent, courteous, responsive, reliable and organized. My emails to TFG are always answered within a day, often within hours. Monthly and year-end summary statements are already in my Inbox before I need them. Monthly owner draws are always deposited to my bank account on-time. Tenant repair requests are handled promptly and in a cost-conscious manner. TFG is definitely one of the best property management companies I've ever worked with and I have no problem letting them manage any future rentals in the area.

So.... I moved to California a year ago. Lol, I tried to get my in laws a house with this unreliable company however, they were unavailable partying or at a seminar and there was no one available to show houses for over a week. Which I thought was insane given in Florida where I m from there s always someone readily available. I never heard of a realtor company that wouldn t want to close on a house. My in laws applied for a home and I was taking them around to see places and of course after being banned for leaving a honest review on yelp they refused to rent me a home then had the audacity to send a letter to my parents in law saying I was impersonating them. That is not only insane and the craziest thing I have ever heard but if they had ever responded and did the job they were suppose to -show houses. They would ve obviously met my in laws... which already rented a house from elsewhere on time. It s a shame, because they were more than qualified we just can t wait on people who don t want to work to figure out a good time for us when we need something done. We like getting things done, however this company says they are not at our disposal and don t need to be available for us. Sad customer service and business ethic Mr. Dan Ferguson. We have The Ferguson Group to manage our rental property for almost 2 year and we are very satisfied with their service. This was the first time we worked with a property management company. Dan met us at the property and gave us advice on how to get it ready for rent (from color of the walls to housekeeping service). He provided us an overview of the local rental market and addressed all of our concerns.
Also, everyone we talked to in the office had been helpful. We are happy that everything has been smooth since the tenants moved in. We definitely recommend their service to others.

We met with Ferguson property management as we were looking for a home to rent while we looked to but. The owners were amazing and almost immediately found a house for us to rent. It was a short term rental, but when we found a home to purchase the owners were angry that we didn t extend our contract. Ferguson represented both the owner and the tenant but quickly realized that the owners were hostile and stepped up to ensure that we were treated fairly.
Integrity is something you do not see in businesses very often, but we saw it in this situation. I would absolutely use Ferguson Property Management as an owner or tenant.

The Ferguson Group completely mismanaged our rental home. When TFG began managing my home, the property was immaculate and top shape. Tenants did major damage and they signed off on the inspection, returning effectively all deposit money. There was easily $5k in damages, such as broken windows, gouged porcelain sink, and missing items, such as custom stainless steel grate from sink. The house was filthy, stickers were on doors and walls and ceilings from kids apparently, and the built-in cutting board still had meat crumbles and juice on it and pantry shelves were filthy and were broken off from sides and unusable without significant carpentry work. Disgusting as you can see in the photos! There was pet damage, though no pets were allowed. When the home didn t re-rent for several months despite below market price, I did my own inspection and was appalled to discover the pictured damage. I had friends try to schedule showings of the property and TFG wouldn t even return calls or would say they didn t have anyone available to show the property for two weeks out. No wonder it hadn t been rented out. They even had left the property unsecured - back door was unlocked - while empty and the fountain was stolen out of the backyard. Bushes and plants were also mysteriously gone. That was bad, but lucky it wasn t worse with the house being left unlocked. All in all, TFG caused me to lose approximately $20k between damages and lost rental income. Stay away from this shady unethical business. Dan was horrible to deal with and took zero accountability. UPDATE: Dan's response is false and contrary to the facts. I would never make false allegations about someone's business. See photos of SOME of the damage done to my home while he was "managing" the property. This is a $750k home in El Dorado Hills, and not some slum property. Yes, as he mentioned in his response, we painted a couple of places prior to listing property due to my son's room being blue and wanting to change it to neutral color for renting. This is usual, so what is the point here? They weren't painted because it was in poor condition, as he implies. And Dan - interesting (and quite offensive) you offer to share documents on my property with the public despite the fact you have failed to provide me, the OWNER, with the pre-rental and post-rental photos and inspection reports as I requested repeatedly. I love this home where I raised my family and every single item was repaired as soon as it was noted. If there is any doubt about how my property was mis-managed, I posted pictures of the broken window frame, broken kitchen cabinets, dirty cutting board, the broken cabinets and scratched sink - all of which were damaged while he managed the property and for which he did not charge the tenants or have repaired. Pictures are worth 1,000 words.

I have had good and smooth experience with The Ferguson Group as property managers. The team is awesome and quick to respond.

I have had Ferguson Property Management handle my rental property for the past five years. Dan and his staff are the best and I am so glad I found them. When I first met with Dan at my property he went over all the details of his company and how everything worked. As a single woman I needed someone I could trust. Everyone I have worked with has been so professional. He has high standards to qualify for his rentals and I m so glad he does. I have never had a tenant who has ever been late with their rent. I highly recommend Dan and his company if you are looking for a Management Company to handle your property or if you re looking for a rental.

From many property managements I have interacted I liked their application process. First come first serve as long as you fully complete the application. The application process was smooth thanks to Cheyenne! She's great! She communicates effectively and answered all my questions and concerns. You can reach a real person right away unlike other property managements. There was a small issue before receiving keys to our rental but Dan and owner of the home were understanding and worked it out with us. Cora the manager (I believe) can come out a big strong with her personality - nice but not patient at least that's how we felt. Also, interacted with the person in charge of mantainance and we probably did not communicate well because the mantainance request was never made. I had a small issue with the bathroom that was already there when we moved in but thankfully husband was able to fix it. Although, mantainance person is pretty quick to answer. Overall, we haven't had any big issues to why I give them 5 stars to begin with. Once our lease is over I will provide an update on our stay at the rental property.

Unprofessional "property management company." All you have to do is read the way the owner responds to any negative feedback. That will tell you all you need to know. He embarrasses himself by the way he responds to people (I'm sure he'll leave some emotional & unprofessional response on this review as he does to everyone else). Who would want to work with a "management" company that can't even manage their own professionalism? NO THANKS STAY AWAY

I m giving them one star because zero wasn t an option. Worst property management company I have ever dealt with. So glad we got denied, keep in mind they will take your application fee money and deny your application based on information from their third party source. The home we looked at was disgustingly dirty with crayon all over the walls and filth on the carpets. When asked if they were going to be cleaning they said NO. Third car garage was used as a kennel or dog house and smelled of nothing but dog and urine also not being cleaned. Move in ready, laughable at that. I would never do business with these people and I would definitely never rent one of their homes. After looking into this company and being messaged by multiple other people, saying they were threatened for their negative reviews, I definitely feel like we dodged a bullet!!!! Very rude employees in the office. Very disrespectful of the home search process and what that means to families looking for their new temporary home. I would recommend looking for a home listed for rent by another property management company. These people are atrocious. Just read the owners responses to every single negative review on yelp. They are a questionable company and I would never want to be locked in to a lease with these jokers for a year or any time period at that. Do your research!!! After the first time the home we looked at was taken off the market I m assuming so they could clean after they denied the filth and called me a liar in their response. I am not a disgruntled potential renter as I am already moved into my new beautiful home and feel it was a blessing The Ferguson Group denied our application. However our interaction with the business owner and many others after the fact is the reason I am leaving this review. Over all horrible company just read the reviews. Applicants and Tenants all nothing but issues maintenance issues, over charging people and threats as well as trying to discredit individuals who leave negative reviews of this company. I wish you luck with your home search and recommend looking anywhere but The Ferguson Group!!!

Fantastic company. They are professional and really care about how they run their business - highly recommend!!

Ferguson Property Mgmt has handled my rental for the past 3 years. I was referred to them by a neighbor. The selection of renters has been excellent, even the neighbors say so, and no damages have occurred. Any maintenance requests by the tenants have been handled promptly and I have never received a complaint from them about the service. Most maintenance I never get calls about because I set a dollar limit below which I did not wish to be bothered. It gives me a lot of peace of mind. The account info on the website, and the reports by email, take care of everything I need to do for taxes and to verify the amounts deposited to my account. Dan, the owner, was there at the beginning, and has been there recently when I decided to sell the property. Kiyoko Flores has been my day to day contact and has done an excellent job with good judgment on the sometimes complicated issues.

Best Property management group in town! After meeting with several different agencies and not really finding them up to the task. I turned to yelp for guidance. A couple different agencies seemed good but these guys had it all. Excellent reviews...check. Excellent website....check. Rental listings looked great....check. So I sent an email to the Ferguson group asking for a property evaluation. I met with Dan soon after and he was top notch. I was blown away how professional and organized they where! This was what I was hoping to find. They had my property listed quickly, and it rented within days. I couldn't be happier. Thank you Dan for helping me get my house leased!

Briana was our property manager for several years when we decided to sell. The property needed deferred maintenance and improvements which Briana handled as we lived out of California. She hired and monitored painters, floor contractors, landscapers, etc and got the work completed very quickly. She priced the property to sell fast and, unbelievably, we got a buyer a day or two after she listed, and even more incredibly, we closed escrow within 8 days after the contract was accepted. We would give her 6 stars if that was possible.

My family and I have rented from the Ferguson Group for the past 5 years and the experience was better than any rental management we have ever worked with. We loved the ability to pay rent and put in maintenance requests online and Briana was always super helpful and easy to reach! Thanks again guys! When it s time for us to buy we will be back to consult your realtors!

I'm a remote owner and needed a new residential property manager who handles Sacramento/Roseville/El Dorado Hills area, and I had absolutely no idea who to use. I spent 3 hours researching companies on the Internet. I knew what I wanted, e.g. a flat fee instead of a percentage of the rent, excellent web site, excellent reviews, monthly statements and a yearly summary for my taxes, responsive to my emails, answers the phone if I call, and has been in business for a while.

By process of elimination I finally arrived at The Ferguson Group. I liked that they were a family operation, and I loved all the positive reviews. I called Dan Ferguson, and hoped my conversation with him would meet my expectations.

I'm very demanding, but in my first talk with Dan I knew I had finally found what I needed, and I decided to try his company. It was not a decision I made lightly, as I don't like changing property managers, so this was a big decision for me - I only wanted to do this change once.

I could not be happier; I'm even considering purchasing another rental in the area, because I love their service so much, and know I'll be in good hands after the close of escrow.

Horrible, we tried to rent a home we were 45 min late for scheduled showings do the traffic in Vacaville from all the fires coming all way up from SoCal they never answered phone. Impossible to get hold off. When we did get through they told us no one could show us the whole weekend.
When we went to their office there gate keeper was very unprofessional and disrespectful!

We had a very bad experience with The Ferguson Group regarding a one year commercial lease. After the one year lease was up, we gave notice to non-renew, returned our key, etc., all was fine. The following month they actually electronically deducted a full month's lease worth of funds directly from our bank account. My wife called several times leaving messages to call her back on the number she left. She never received any calls and we hadn't received a check. And this was a full month after they took our money. Then they billed us again the following month. This was obviously unsettling. Since we weren't getting any meaningful communication from them, we had no idea if they were trying to just take our money, are they in financial trouble, or they inept, or do did they just make a mistake and they don't care? We had no idea, but after the second billing and not returning our money yet from the previous month, we were very worried. Eventually they refunded the money, but not without a scathing phone call form one of the owners who was screaming profanities at us. We had children in the house so we're very glad the call was not on speaker phone as the raging cuss words flew from her mouth. She ended the call with "go f__k yourself". This is very strange behavior for a business, especially one that had wrongfully taken money from our account and had to return it. Use this company at your own risk.

The owner will surely respond to this message somehow trying to justify taking our money, the greatly delayed weeks-later return of our money (should've been returned the day they took it), and the continued billing for a lease we don't even have with them anymore, and for cussing us out using horrendously foul language. Now matter how he/she spins it who responds, our review is the honest truth. Feel free to contact us if you have any questions and would like the full, true story. Best to you who are reading this.

This is my first experience with a property management company and I couldn't have found a better firm. Everyone I come into contact with not only go above and beyond for me, they are really nice people. Someone in particular is Kiyoko Flores, she has helped my roommate and I every step of the way through our journey of being new renters and she has been nothing but great. Very quick and helpful responses, they are always there for their tenants. If I could give more than five stars I absolutely would.

Had this property manager for about a year. Our initial manager left the company and we were not notified. We tried to contact her to find out she no longer worked there and we weren t given a heads up. They put a provision in our lease that prevented us from using a certain part of our driveway because it blocked in employees from the neighboring insurance company (conveniently also owned by the landlord), but the landlord parked in our driveway every single day. The leasing office did absolutely nothing despite our constant complaints. They ve been giving us conflicting information on move out procedures as well. Overall unprofessional and unhelpful bunch of people. Do yourself a favor and stay clear of this company.

I am currently renting a property that they manage and they are very difficult to deal with. I had to do some touch up painting in my rental because they thought that it was move-in ready and met their expectations but the walls looked horrible and needed work. When I filed a work order/ emailed them my concerns on the walls, I was told by Briana Ferguson that she begs to differ and the pint was fine even though I have pictures and video of how it loooked when I moved in. Seeingbthey wouldn t help in anyway what so ever, I asked for the pint codes so that I can do it myself. Upon getting the paint codes from the property management so that I can make my home where I live look nice and feel comfortable living in it, I proceeded to touch up the paint and noticed that the color was wrong. I now have spots all over the house and the Ferguson group takes no responsibility and is not responding to my emails or calls and it s been over a week now. I also had bugs in the carpet when we moved into the house and the property manager/owner Briana Ferguson of this company states that it didn t have bugs because she toured the property a hand full of times with sandals and didn t have that issue. So basically I am either lying or don t know what I am talking about and I live here. We don t have pets and have all brand new furniture so yeah and I was told to get the carpets cleaned myself on my own expense so I did and I no longer have a bug issue...I am tired of dealing with this company and I will be filing a complaint with the better business bureau, Yelp, google and the city where I live and more if my concern on the paint is not addressed. I will not be asking for anything else from this company as it is causing stress on my pregnant wife and I and I can t depend on a solution for anything. It s sad and it s really causing stress on us. I would not recommend this company to anyone and my friendly neighbors are seeing what I am dealing with and agree that it s not right. Looking for a solution really soon so we can move on from this.

In reference to Kristen Sleezer negative review on her rental experience with Ferguson Property Management. The parties agreed in advance that the section between the two houses were used during the week by the property next door between the hours of 8:30-5:30 Monday-Friday. The area does not block the driveway in any way and there is plenty of parking for the tenants needs. There is a double car garage plus paved parking on the other side of their rental. I have had rentals in three States and have found The Ferguson Group is one of the most honest and fair property management companies. As a landlord, I have enjoyed working with over the past 10 years. They are knowledgeable and fair in their management practices. I know them personally and professionally and would highly recommend them to anyone who is looking for professional management of their property.

Probably not a more professional, ethical, and honest property manager in the area than Ferguson Property Management. They have clear and transparent policies and processes that I never have to question. They have always been very responsive and attentive when I was a renter and now as a property manager. The office staff is always friendly and welcoming and the owner, Dan Ferguson, has an "A Plus" character. Once you find Ferguson Property Management you will never go elsewhere.

Dan was very helpful in answering our questions and advising us on all aspects of renting out our condo, as we are new to the whole process.
