Being a tenant for over two years I would expect more from Evans Properties. We had a sever roof leak and were out of town. My friend was checking on our cat and called Evans immediately as water had soaked through our coach, pillows and laptop. They told her to get a bucket and were very rude. When I called I had the same experience. They have still NOT fixed our ceiling which has been peeling off and landing on our personal belongings. It s been almost 4 months. Although our rent was mailed on time Evans served us with a threatening election letter today giving us 5 days or we would be evicted. Having a great renting history and renting with them for going on 3 years we didn t even get a curtesy call. I would not recommend this company or these apartments to anyone. Very poorly run property management, poor responsiveness to issues and property damage, rude and unprofessional office staff. This is not how you stay in business and this is not how you keep good tenants.

I rent from them and have been satisfied with dealing with them and living in my apartment. Neighbors aren't too bad and the place is kept up pretty well. Rent is reasonable.

5 stars to the maintenance department! Always glad to help and always get the work done in a timely manner. They do a great job and are very friendly to deal with.

Evans Properties took over managing the apartment building I lived at for a year with my brother, and when we left theytthey out a ridiculous amount from my our security deposit, making up ridiculous excuses for what they needed to clean.

I highly recommend looking elsewhere, they will make up any excuse to not return your security deposit, regardless of how thorough you are with your cleaning.

Decent properties but they are not managed well. We have lived in the property for 2 years and typically have to report all maintenance needs at least 7-8 times before any action is taken. The staff at the office are nice but not equipped to handle the basic maintenance tasks given (ex: spraying wasp nest during the day which just makes them build a new nest, Janis claimed that having an oven door that does not close is "safe" and "acceptable", etc). We reported to the office that our deck railing is spaced a whopping 9 inches apart (which is not up to code) but Janis told us that it was "fine" because it was "grandfathered in". However, this was completely untrue based on the year the duplex was built. We informed them of this error and still have yet to receive any actually repairs or a plan of action. I witnessed the carpet repair professionals call Janis and give their advise to replace the carpet as it was too worn to be stretched. However, I could hear Janis tell them to tell me it was "fine". and not to talk to customers. Our front screen door has been broken for over 3 months and we are STILL waiting for a replacement. They have repeatedly told us that people will come to complete the repairs but then no one comes.

EDIT: Janis called immediately after this post and had a very confrontational conversation with us. She was completely in denial even though we have evidence to prove her wrong (call records). We have been great tenants and have only increased the value of the property yet they refuse to make basic repairs, even ones related to safety. Also, Janis was so mad about this post that she is now refusing to replace the screen door that was promised last week in a voicemail that I still have saved. Everything else has been great about our rental experience here except maintenance and Janis.

Great place to rent from! Three years ago I was told by my previous landlord that I had less than a month to move out of my residence. I was scrambling around and panicking. I found Evans Properties right when I was at my last straw and was able to move in within the months time I had left. I have loved it ever since. Thank you, I tell any and every one that I know that might be looking to move about you all the time.

The gentleman came to fix our washer and he did a wonderful job. He was extremely pleasant and explained everything on the phone when he was done with the work. I was very pleased with his pleasantness and the promptness of his work.

Day 1 in new place we discovered so much mold in the bathroom. Evan's sent a guy who tracked dog poop all over the place and never actually fixed the issue. Nothing was cleaned before we moved in so our first few days were terrible.

Our experience was very positive. We were tenants for over a year and Evans Properties was very responsive to the few problems we had with the property. They refunded out entire deposit and even all of our pet deposit. I did thoroughly clean the home before leaving as this is part of the initial agreement in the lease. I agree with the previous reviewer about property owners making a difference. The owners of our home were very interested in making sure their property was well taken care of and therefore made updates when needed.

I'm a renter, and when we ran into a problem with the heater we called Evan's immediately and they got on it quicker than I was expecting. Not only did they replace the furnace but they called to check on the job after the furnace guy left. I was beyond satisfied with their concerns for my family.

I am very happy with them as my property management company.

Donna Evans was very understanding while I was in Nursing School.

We had easy application and move in process. No complaints so far. :)

We love living here. The garages are so convenient, and the condos are lovely, especially ours with the special paint. All of your personnel are friendly and helpful. Angie is our point of contact and I'd like to compliment her, she is so customer focused!

Worst place I ever rented from. I would never recommend them to anyone. Will screw you over and doesn t follow renter rights in Wisconsin.

We have been renting a house from Evans Properties for 1.5 years now and have been constantly impressed by their service. Anytime something has gone wrong (and it s bound to happen) they have VERY quickly gotten someone out to look at it. Today our garbage disposal backed up on us, and they got someone out right away to fix it. A lot of places I have lived automatically raised the rent after our 1st year contract ran out. Not the case with Evans. I have been VERY impressed.

Maintenance requests are always acted on in a timely and satisfactory manner!

I really enjoy everything about this arrangement! I have stores close by that I can walk to. I have family who comes to see me, as it is easy to get to. I really love this place. I'm happy to be here!

I would not rent with Evans Properties for the following reasons:

1. When tenants request maintenance help - they will find any way to charge the tenant for this call. After fixing anything in your apartment they will send you an invoice. This is ridiculous. The tenants in Cottage Grove have all agreed to this - it did not just happen to me.

2. They will try to take your security deposit - even when it s not truthful or deserving. I had a cleaner clean my unit the day I checked out. Evans charged me for 5.75 hours of cleaning. Of which, I had to pay for 3.75 as two hours of cleaning comes with a general move out. However, there was NO way my unit took 5.75 hours worth of cleaning. It shouldn t have even taken the allotted two hours. The cleaner put down a WHOLE list of things that were inaccurate and lies.

3. They did a move out inspection (with me present) the day I moved out. The woman who did the inspection did not write anything down or mention that I was going to be charged for cleaning or anything else except that I would be charged for having items in my recycling bin as recycling did not come that day. I also misplaced my spare keys and knew I would be charged for that - to which I did not complain as that was my fault.

4. They mailed me a letter telling me I owed $306.29 for cleaning and other maintenance items.

5. They forgot to give me a credit of $102.58 for moving out 3 days early for them. I had to remind them of this after receiving my Security Deposit Letter.

I lived at this unit for 5 years and left the unit in a very acceptable move out condition.

I am filing a complaint with the Department of Agriculture as this is in no way deserving of taking money from my security deposit. I work for another Property Management Company in Madison, WI and know the rights of a Tenant AND Landlord.

They are not a company that I will recommend or ever live in.

I live in one of their apartments and it has been great. Their customer service has been nothing less than outstanding and they are truly a great group of people to work with. I'd be happy to refer anyone to them.

1. Haven t raised rent since I have rented apartment
2. Hallways are cleaned regularly
3. It s quiet when we sleep at night
4. Respect security concerns by making sure hallway (front) door locks freely
5. Respect our requests to be present when maintenance is in apartment
6. Make sure tenants respect the rules of rental.

I have only been here a month, but it's been great!

Always prompt and reliable whenever I have a question or need something fixed around my apartment. They respect my privacy and we have had a smooth relationship over the past 3 years. I respect their integrity.

I would stongly suggest refraining from renting from this company. They have terrible customer service and business ethics. Please feel free to read the email below that I had sent them regarding my personal experience. They didnt even acknolwlege my email or return my phone calls (after they had set up an appointment for me to travel over 3 hours to view one of their listings, that they so conveniently pulled out from under me with less than 24 hour notice). Don't let this company take advantage of you like they did to me!

"My name is Kelly Swenson & on May 19th, I scheduled an appointment to view your listing at 2605 Iverson St. I informed your company that I currently live in the Green Bay area, and was looking to move back to the Madison area on July 1st. This property turned out to be a perfect fit & I was scheduled to view the property tomorrow afternoon @ 1:00PM (I currently work in Green Bay & could only make the trip back on the weekend. Viewing the apt on 5/19 when I was in town last did not work becuase it was too short of notice for the tenants). Much to my dismay, I received a call this afternoon that this house has now been leased. I just spent the last two hours driving towards the Stoughton area for the sole purpose of viewing this listing. Now, Im 2 hours away from home and have to turn around empty handed.

I am utterly dissappointed with the way that this was carried out. Your company was aware that I needed to travel to see this property, and you call me less than 24 hours before my appointment that was scheduled a week in advance, saying that you leased it to someone else? Why was I not notified that there were other interested buyers so I could at least have had a chance to get an application in? When I made the appointment, I was never even offered the option of submitting a pre-application prior to the showing. Had I known this would happen, I would have submitted that right away on the 19th. Obviously, If I was willing to make the 3 hour trip to see this, I was highly interested in renting. Is this lease really finalized? Is there nothing you can do to give me my scheduled viewing and chance at renting this property? I am really feeling cheated out of this opportunity - not to mention the $70 in gas money and 4 hours of my time I just wasted. I ask that you please reconsider.

We feel very fortunate to rent from such a professional and caring company. On occasion we have needed assistance wit our rented unit and they have responded quick and friendly to our needs.

WOW! Such a helpful and great staff! They went above and beyond for my family and I. Everytime I needed a repair they got the job done in a more then timely manner! If you looking for a place to rent I would highly recommend Evans Properties!

I haven't been living here for long but so far everything has been great.

We have been pleased with the responsibility that Evans Properties has over our properties. I can rest easier at night knowing Evans has a handle on everything going on. From the easy months, to the rocky ones where everything seems to go roughly, Evans embraces it all. Even when there s a perceived problem on the horizon they let me know about my properties. I m glad I m with a company that can handle it all.

Satisfactory overall appreciate support of special needs as they arise.

Dan is a great maintenance/repair person. The hallway and stairs could be vacuumed more often in my building. There is always room for improvement. 4/5 Stars. Good so far.

Exceptional. Maintenance requests are always taken care of in a timely manner in all the time I've been there. I really couldn't ask for better.

Can t remember the exact date, but my washing machine blew the hose and all the water came out the bottom into the hallway. I called and he was out within a couple hours and fixed it and cleaned up the water as best he could. I appreciated the quick response. My rug has a slight stain in the hallway now, but I m hoping with a few more cleanings I won t see it anymore. Thank you!

I would not rent with these guys. Way over priced and they tell you false information. We were checking out and the gentleman said one thing and the cleaning lady said other which in the long run cost my roommate and I money. If we would of known, we would have done it ourselves. All about themselves and there money. Good luck to Evans because if you keep this up you will NOT be in business.

I am looking forward to living in my new home! I enjoy every part of their arrangement. I have stores close by that I can walk to, and family to visit with since I am easy to find. I really love this place and I'm happy to be here. Grateful!

Terrible experience using them to manage our property. No supporting documentation for financials , financial packets were a mess and not labeled or organized, checks were issued unsigned, no invoices or documents for tax purposes. When questions were asked regarding the financials it was excuse after excuse and very defensive language instead of corrective action. Beware if they are handling the financial side.

Did a fair job of the property management side, but there wasn t much to do.

Zero communication on continuing screening though a tenant had already been found.

Thankful we were able to escape the arraignment.

I rented through Evan's for 6 years. Things were well until it came time to check out, then it all went to hell.

First, they only care about the owner's rights, not the tenants. When showing my place they left my home unlocked (both doors) and left the prospective tenants on my property, where I found them wandering around my lawn when I came home. Clearly no respect for the tenants.

Then upon checkout they ginned up cleaning charges, for things that I had PERSONALLY CLEANED. For example a ceiling fan that was 15 feet in the air, I personally cleaned 2 days before checkout yet they claimed 30 minutes time to clean it. Also 30 minutes to clean a door because "it had a fingerprint on it". Not joking.

Tried to charge me full price to paint the house, despite me living their for 4 years. Tried to charge me full price to replace a 20 year old window blind that had the string break on it while I lived there.

Tried to charge me for 2 "broken door handles" despite me having replaced EVERY SINGLE DOOR HANDLE IN THE HOME OUT OF MY OWN POCKET because they were old, rattly and gold with chipped coatings.

Tried to charge me for cutting the grass, $75, despite the fact that it was literally cut 7 days prior to checkout.

I would NEVER recommend anyone rent from this company.

I may update this review after the court case as they never returned my deposit, violating state law.

It was a regular routine to do my families laundry every week, this one time where we had guests coming soon the hose decided to blow. Water was everywhere!! I called Evan's and within minutes my call was returned and they were already calling companies to come out and fix the problem. Not only did they send a company to fix the washing machine but the next day they sent over carpet cleaners for the stain. I have never been so thankful for being with such a caring and responsive team!

Management company filed for an eviction after I was already moved out. They asked for my EX husband to co-sign for me after paying rent on time for two years because my ex did it when I originally signed on. I did not want to stay in the home we once shared and was a stay at home the past six months before divorce. Two years ago it made sense for him to co - sign for me. I told them I am not asking for my ex husband to co sign and asked them what their reason was for asking. They told because I did not have a long enough work history. I told them I have worked my whole adult life and was a stay home mom for only a half year when I got a divorce. Since I moved in I had worked at same place making good money and signed another year lease with them. They could not believe that I would not renew with them.

I found a place a week later and moved out a month early with the intentions of paying for both places. The manager from Evans Properties laughed at the new landlord who calling for a rental reference for me saying "oh she found a rental in a week Hugh? Well if you really are a management company then you know I will need letter from her stating we can discuss this with you." The new landlord said, "yes I was just calling for your fax number." After getting what they needed they lied and said I paid rent late which I was later able to send her pages from my bank with proof that the checks were cashed on or before the date in which they were owed. They refused to let me in to clean the apartment because I told them that they could take my security deposit for the last months rent. They tried to charge me for cleaning when they refused to let me in to do so. They even had the audacity to file an eviction after I had already moved out and knowing that I was not their to receive it. A judgment was made without my even knowing it.

The management company lacks character and bullies they're tenants.

It was not long after that I bought a new home so thank goodness I did not have to worry about rental references and their antics did not hurt me at all. I imagine many people have had a hard time renting after doing business with Evans Properties.

I am now an owner of five homes and beautiful land in Wisconsin Dells. The one thing I thank them for is showing me the kind of people and business I don't want to be.

Julie Flint stuck with me for ALMOST A YEAR helping me find the perfect house for me. She worked around my hectic schedule and knew more of what I wanted for a house than I did. She is truly amazing!

We love our neighbors, they are really nice! Whenever we need maintenance they are very prompt in getting back to us which we really appreciate.

Everything is fine the rent is decent but its worth it you get what you pay for.

Do not rent from these people. Way overpriced, dishonest, slow to answer maintenance calls and downright a nightmare. They will ruin your life before they even try to make it better.
