The rooms are clean and tidy, and personnel very helpful. Bathroom is elegant and clean.
Bedding was comfortable and you can ask for different types of pillows depending on your preferences.
We arrived quite late (22.30) and that as no issue at all with someone available at the front desk to welcome us.

One drawback would be the very noisy AC (at least in our room) and shower tray that as leaking on one corner, resulting in water in the bathroom to some extent. We advised the reception and this could very well be fixed in the near future.

Short stay apartment , with balcony if you ask for one or book one . Located in middle of CBD. Not bad for the price as came with Kitchenette, however room is small , as there is no proper place in the room to put your luggage , unless of course you are staying for 2-3 days and carrying a small cabin luggage.

Nice staff, clean bedrooms and upper floor has a balcony with lounges and close to amenities or places of interest which is very convenient. For transport, trams are also quite close which is very helpful after a day of shopping in Melbourne CBD

Terrible service and very inefficient staff. The room is not worth paying for. Location is alright. Just feels creepy walking thorough the dark alley to get to the entrance. Wouldn't recommend it.

Stayed here for a recent work trip. Great location, clean and comfortable rooms. Didn't use the restaurant as the little kitchenette was perfect. Only complaint is very minor, but perhaps a little more sound proofing on the window glass? My sleep was 100% fine, but I headed back to the room to make some private calls one afternoon and the construction noises were extremely apparent. (If you're planning to be out and about in the day this would absolutely not be an issue!)

Edit: Just noticed some complaints about the water on here? Our shower was good and hot! No issues at all.

Very noisy rooms at night, can hear conversations from neighboring rooms, can hear people walking on the street, cars driving by. I woke up several times during the night.

Of the things that aren't recommended by other reviewers, I recommend installing ceiling baffles to deaden the noise. I've been in tiny cramped open plan offices in the heart of the Sydney CBD and these work great.

Convenient location is good though, prices reasonable.

This is a real little gem of a place as it is tucked away in an alley, the rooms were very large but the foyer to the rooms is small and you hear every one leaving and arriving during the night but the breakfast was the best

We expected more. Average. Let's start with the positive things: the hotel's location is good. Very nice and clean staff in the rooms. The negative things: the sink was not draining water and we had to tell them and they fixed it. The air conditioning was not working and we were told that they would fix it but for two and a half days it never worked (luckily it was cool and at night we left the window that opened onto the balcony open). They gave us a room with a bathroom for the disabled, which was wet on the floor when you took a shower because it didn't have a shower stall, but nobody told us when we checked in. They could tell us that the hotel was fully booked and they only had that type of room with a bathroom. The worst thing however was the breakfast that we asked for a fee for a single day and it was of poor quality.

The rooms were cold and the showers were only Luke warm. The freezer flap snapped off and the oven exhaust fan cover fell off. The room itself is nice as well as a great location. The rooms just need to be cared for a bit more.

The service was great, room was really clean and modern, for the price. The only annoying thing was that the shower temp was not really hot, more warm. But would probably stay here again.

The location it's awesome, it's in the free tram zone, so you don't have to spend to walk through the city. The bedroom it's great too, everything it's made with so good teasty and with quality products, there's a kitchen too, with microwave, cooktop, sink, dish washer and frigobar, there's also an washing/dry machine for the clothes, they give you the products tonuse them too. The room service it's real nice to, they also do the dishes and replace everything, every day. Just the central air conditioner that make a little noise, but didn't bother me at all.

There's average views but the hotel is in a quieter area of the city so night time noise levels are perfect. Although with a lot of construction in the area, light sleepers may have trouble sleeping in...
The hotel staff are friendly and pleasant, happy to assist wherever possible.

Unfortunately the rate paid for the product delivered is... inflated. There are many other similar places that offer the same level of service and comfort for more affordable prices with equally good locations.

If you don't know the city well, ensure you have a GPS to find this place as it is a very small laneway that is well hidden if you're not paying attention.

Excellent 4 star serviced apartment in Melbourne's CBD.

I'm pleasantly surprised with how much I enjoyed my stay here.

Exploration Lane is not a lane you need to explore, however there is a hidden gem of a serviced apartment available for the family or business traveller. There is construction going on, so for people who are noise sensitive, this might not be for you - although I could say that about most hotels in the CBD.

The room itself was very clean, and the facilities were modern and fully functioning.

For the price point (through the hotel's website), I think this represents excellent value for money and close enough to things to do and public transport. I'd definitely stay here again on business trips to Melbourne - in fact I already have!

Very clean and tidy room. Staff were very pleasant and happy on arrival. The bed was HUGE. Bathroom very clean. The only issue that I would have is the PARKING. When I asked where I could park our car the reception guy UBAY, who was very polite and pleasant said "The car park is just over there" and pointed in a general direction. Tell them you are staying here and it should not cost more than $25. I went around the corner and saw a Wilsons car park and parked my car there. It was a public holiday the day we arrived and there were no staff at the car park to tell that I was staying at Fraser Place. When I went to pick up my car at 10.00 am the next morning I was hit with a $69 fee. Apparently there is a LITTLE car park in the back yard of a church nearby that I was supposed to park at. Perhaps the staff could be a bit more SPECIFIC when detailing the actual car park and inform guests it is NOT the Wilsons Car Park. This totally left a sour taste in our mouths from what otherwise would have been a lovely lovely stay.

The first time I stepped on a landmine at an Australian hotel was on Christmas night.

This is the result of booking a four-star hotel.

First of all, this room feels like no one has lived in it for a long time.

At first, I didn't see any pots, kettles, tea bags, or hair dryers. Later, I asked the counter to bring them up.

As a result, the iron that was boiled in the kettle was rusty and there was iron filings. The door that separated wet and dry during the bath could not be closed. The floor was also full of water. I was about to blow my hair and found that the hair dryer just sent was broken, only the sound and scorching. taste.

I can only say that this is the worst night in Australia, the most incredible Christmas Eve.

Good place to stay, clean and the staff was friendly. I was staying this place and my room was no balcony good for staying and the place was quiet. But my opposite room was have balcony and the the guest who staying always smoking and the smell always come tru inside my room even the window was closed.i need spray my room use my perfume before sleep.i don t know how can the smell can come inside the room even the window closed, i like open my window to get fresh air but the smells smoking come inside my room I feel so bad about this .

Entrance to the lobby is tucked away down a side street and can be a little tricky to locate. Staff are very hospitable. Check in and out process was seamless. The building is far from spacious, but rooms are adequate with plenty of amenities and supplied toiletries. I find the decor and odd, inconsistent fluorescent lighting a little disjointed and the choice of furniture and quality of joinery giving a sense they were adhering to strict budgets when outfitting. Entering the "bathroom" through the sliding door seemed like a big tripping hazard. Construction opposite their hotel had an impact only during mid-morning and during the day. The balcony is nothing to write home about. Despite these shortcomings, I had a pleasant stay. Free wifi was a nice touch. The bed was comfortable and location was convenient for my work, but also close to cafes, shops and restaurants.

So we checked in Saturday night and the staff member, some rude RUDE lady called Maddy was so rude that she even had the guts to say in the most unprofessional manner see it s solved it s not the end of the world because a driver license wasn t considered valid ID despite other staff here accepted without question

Not only that when our room was missing amenities, this Maddy was laughing at us in a very mean manner because we wanted new amentities.

Oh and your staff have a really bad habit of using the excuses of it s a hotel policy . I mean what kind of hotel doesn t change let alone re arrange the bed on a Sunday because it s a hotel policy .
Firstly, we even left a note requesting the blanket was to be changed, then the person they sent up to fix this mistake said that the room booking did not include full house keeping. Then that same lady (saying her name just infuriates me) said they only do basic house keeping on Sunday and don t make up the beds.

Seriously even a lower cost 3-star hotel would EVEN arrange the bed. Ours looked the same way we left it, I mean, I have half a mind to request a full print out of the hotels house keeping policies because I m pretty sure there s so such as a different style of house keeping on Sunday s only.

Then the staff kept saying we didn t request the service and kept blaming it on us. But seriously does a hotel like Fraser need a request to clean the room?

Anyway if I could give this a zero I would. Your staff really all need to be on the same page and not give excuses. You re suppose to offering customer service not stupid excuses. We weren t asking for much but your staff clearly throught otherwise......

Very Nice place to stay centrally located, great value for money. The service was aqesome, rooms are spacious nice and quite. Big bathroom, comfy bed and pillows and you get a little kitchenette and terrace. Will definitely be booking here again

Hidden away on a small lane but right in the CBD and close to all the amenities. Modern decor, well kept, clean and comfortable. We stayed in a studio apartment with its own kitchen and would definitely come back. Good value for money. Not much of a view with just the very close opposite building to look at. The TV image quality wasn't great but then didn't really need it and it had a DVD player.

Spent the weekend there. Got told there was free parking across the road not true. When questioned about it got told the staff would never say that and made to feel like i was totally wrong. Paid too much for the room. Nothing like photos. It was new but not what we expected. The Windows boarded up no view for what we paid I have stayed in way better apartment not recommend it to anyone.

Very bad experience on checking out very rude no invoices took nearly 30mins to get out of carpark cause they didn't want to help and no invoices giving out or signing out on check out a bit strange room was lovely check out was not a nice experience and dont get me started on the parking

Really nice place and the staff more than accommodating,me and my friend stayed in one room with 2 single beds during Easter 2018 and the price of the room was reasonable for 2 nights. The shower was really nice and big. The balcony was in the small alley where the hotel is located and had pleasant views. The room was exactly as in the photos.There is a gym as well in the hotel.The hotel is conveniently located in the heart of the city with tram access only a few meters away. There is parking available across the road from the hotel at a flat rate of 25$ if I remember correctly. You need to validate the ticket at the reception though. highly recommended for having a great time in Melbourne!

To be honest, they don't even deserve a star here. I just have no choice but to give them one because I really need to make other people know that the receptionist of this hotel poorly served us. I'm sorry to say this but she was only polite and accomodating to those who were "white". It made me really angry. Hope it won't happen to future clients who would stumble upon that place.
