Someone kept parking in my designated spot and when reported to property manager I was just told to park in someone else's spot.
Had the windows cleaned on my building and the dirty water from the floors above dripped back down making my windows worse the before the cleaning. When reported I was just told they'll clean it next time.
Overall that pretty much sums up my experiences with buildings managed by AWM.

I don't know if il have enough space to write all the reason why this is a terrible property management company.
1. Do not answer or return emails or phone messages. As i see in other reviews them responding saying to contact us about your concerns, I'm sure they have already tried to and got no response back.
2. Do not enforces rules of strata resulting in smoking in common areas, piles of garbage in areas of building, visitor parking full of resident cars.
3. Overall poor maintenance of buildings with them trying to pass of their responsibility to someone else.
4. Also with recent news they like to throw peoples belongings out with shows not only their disorganization and bad record keeping; it also show they don't really understand tenant rights and BC real estate laws.
As strata president I have found AWM Alliance and our strata manager Dave Bring to be excellent to deal with. Dave is extremely knowledgeable on all Strata rules and regulations. When we have an issue to deal with it is always dealt with in a timely and professional manner. I would not hesitate to recommend AWM and Dave Bring for your strata needs.
I ve been on multiple strata councils in the past and finally got lucky enough to work with a true professional like Matthew Lesniak. Matt is prompt, courteous and very informed about all best practices. He really takes care of the strata members and helps to guide new councils to ensure the best outcomes are achieved and our homes are protected. It s been a privilege to have Matt guide our council as he s easy to work with, friendly and responsive.
My 5 stars are actually for their agent Kyle Gloude and not specifically for Alliance. Our previous agent was below one star, so I can t say a lot about Alliance itself, but I can say that Kyle is phenomenal, and that he is why we are no longer looking to replace Alliance as our strata management company. He is efficient, friendly and always understanding and empathetic to any issues owners have.
Horrible service. Don t reply your email at all and quite impatient if they did reply you. As other comments said, they try every possible reason to fine you. I also submitted a maintenance request 3 weeks ago and nobody ever got back to me at all. Strata fee increased by 40% after I just moved in to a 3 months old newly built building.

If you guys do not care about the residents under your management, why bother paying someone write fake reviews for yourself. Unfortunately, my strata is under your management. Having a window crack for more than 2 years with you guys promises for fixing it. Now it's 2019, it is still there just like when I first moved in. Thanks to my strata agent Charlie Chen. I have experience the worst strata in my life. I don't even want to address other problems that I had with this company. Please stay this way and continue with your poor management. P.S. I've been working with AJ/AWM Alliance for several years, after my decision to discontinue self management of my rental units. After initial period of fine tuning, getting to know each other, learning AJ's management style and giving him an opportunity to get a better understanding of my expectations we seem to have found a happy balance. We were able to custom taylor our contract allowing me to have some flexibility with repairs etc. AJ is responsive, pragmatic and reliable. In this complicated market of largely unfavourable and punishing regulations for Landlords I am very satisfied with our relationship and look forward to many more years of our collaboration.
Property management is not an easy job and many things can fall through the crack, but having a strata agent that communicates efficiently and tries their best to attend to your issues is all we can ask for. This is the first time I have lived in a condo and have found the experience at Delta Rise excellent.The main reason is we have a professional property management company AWM who have taken care of any issues we have had in a timely and satisfactory way.The Director responsible for our building is Cody Rae and his knowledge and experience have made our lives excellent.
This company is ridiculously horrible...especially agent Matthew Lesniak. They employ a building manager (Lenora) at Metropolis that is totally incompetent and yet she's been left in this position for years. She's also a resident and on the strata board (so voting on her own actions) so it's a complete scam. Avoid this company and don't purchase at Metropolis.
AWM is absolutely incompetent as a company. Strata Agent Justin Lam and Client Care officer Anna Acuin doesn't seem to be able to comprehend emails. President Lyndon King is telling me that 11AM monday is too early for him to have read any email communications from last evening. LOL!
Look at these fire extinguishers @ 9399 Odlin Road. 6 MONTHS PAST SERVICE DATE and i get told that these don't expire. AWM please take some responsibility and respond before something serious happens and we are left with our strata insurance policy voided!!!
I truly do not understand how anyone could have written a positive review for this company. My family's company has worked with them for eight years, EIGHT YEARS, and the experience has progressively become worse with time. The sheer level of disrespect, mismanagement, disregard, and unprofessionalism has been astounding to say the least. I can only imagine the positive reviews are from their friends or clients they just signed. There are no updates about what is happening with your property, they do "work", send you an invoice, then your tenants are unsatisfied with their move-in experience, and you are unsatisfied with their move-out experience. Taking care of your properties yourself is a headache, but it, without a doubt, beats the brain crushing experience you would have with AWM. Eight years, and they don't even answer our calls. It's an utter disrespect. There is no transparency, honesty, integrity or accountability. Choose with prudence and do not choose AWM.
Once Alex Boatman and I were able to connect directly about a strata issue, Alex handled the issue quickly, professionally and to a satisfactory resolution. I appreciated working with Alex on this issue - he has an ability to "get it done".
We are very pleased with AWM managing our property; building maintenance information is always up-to-date on their edgy web page. Staff are very polite and professional. Special thanks to strata agent Justine Lam and her assistant, Anna Acuin for keeping us informed of all activities and maintenance schedule via emails, resolving our inquires/concerns promptly and patiently and always go above and beyond at their job. It's not often that I get a chance to work with good property managers but Jason Scott at AWM alliance has been a breath of fresh air. He has been a pleasure to work with. Great with contact which is rare, prompt with docs and was very knowledgeable.
As a person dealing with AWM at the Nova for over 3 years and having dealt with other strata management companies over many years in different buildings, I wanted to say despite the overload of work placed on Jason Scott our AWM strata manager I am super impressed with him and the assistance at AWM overall. How he and the AWM team has handled the building issues and relations by presenting knowledgeable solutions to us strata owners by always responding promptly and in a most professional manner.. Jason is a standout in the strata management field. I have voiced my opinion that our strata council will continue to appreciate his value and that they keep AWM onboard into the long term future. We're a manual snow removal company based in Whistler. Many of our larger contracts are managed through Alex Boatman at AWM. Alex is a very positive and efficient person to work with. AWM pay promptly, which helps to ensure we can pay our guys on time too! Pleasure to work with.

Unfortunately, everything you read in these reviews is totally true and accurate. This company is an absolute horror story to deal with. Our complex has changed managers 4 times in the last 3 years we've been here. 3 of them have been absolutely painful to deal with, one was actually quite pleasant, unfortunately her tenure didn't last long for some reason or another. One experience that stands out in my memories would be a time I got into an strate bylaw altercation with some of the other residents. I documented everything and emailed our current agent, explained my side of the story, and was pretty much brushed off. His reasoning? He was "Just looking out for the interests of the strata" Which I found absolutely insulting, since last time I checked, I pay a monthly strata fee, and I'm part of that strata. He was completely bias towards me. The only saving grace is the CEO Micheal, when I emailed him to complain about the treatment I had received, he responded immediately and got another member of his team to investigate. It happened to be the female agent who previously dealt with our complex and who was quite pleasant. So that was nice. Micheal is great, and there are a very small handfull of helpful agents, but for the most part, I'm very disappointed with the majority of their staff. Based on the other reviews, I can see I'm not alone.
AWM is the best Real Estate Management Company. Our Strata Manager Matthew Lesniak is very professional, highly organized and efficient. He has a heart of enthusiasm always! :)
I'm on the strata council of a newly developed complex and although we initially had an unresponsive strata manager, this was rectified with our experience with Charlie Chen, our current manager. Charlie is very organized, quick to respond, and is extremely knowledgeable in strata matters. He was actually assigned as temporary manager for us, but we were so impressed by him that we requested that he stay with us on a permanent basis.

Their building manager is lazy. Our vistor parking is always full with overnight unauthorized cars. The lights in the hallway are left broken in weeks.
We are living in Montage Burnaby. I have attached photos of my hallway. 3 lights was our for months. I don't know who is the Senior Management. I rose the concerns on the management portal and never got respond.
Interesting to see the vast difference in people's experience. Unfortunately my experience with AWM Alliance Real Estate Group Ltd. hasn't been pleasant. I have filed 6 bylaw violation complaints for an ongoing noise complaint that occurs between 12am-4am for the last 2 months and yet no response from my strata manager, Matthew Lesniak. He responded to my 3rd e-mail saying he would bring this matter to the council meeting, however, I don't think this happened as it wasn't in the meeting notes that was sent out to residence. I have called twice during office hours between 9am-5pm and again, it would go unanswered and to his voice mail. I have left 2 voice mails and another e-mail requesting for assistance and to this day haven't heard back. I would appreciate assistance from anyone from the AWM Alliance.
I cannot say enough how amazing my experience with AWM was. Let me break it down for you.
I started my search on craigs list and various sites and the only responses I was getting were scams (can't show you the unit, but please wire us money! -- um... no). So I looked here on google and thought I'd take a chance and send an e-mail. Within hours I had a response from Tyler and AJ asking our wants/needs.
I have to say that not only was the responsiveness amazing, but the collaborative effort by all the various agents was amazing. No one passed the buck or, on the flip side, demanded us all to themselves. It truly was a team effort to get us into the perfect place for us.
They do nothing to fight back for you against a tyrannical strata. Who do they manage? They're certainly not speaking on my behalf to the other owners. Clearly they can't be bothered to challenge ridiculous strata expectations.
They're VERY good with replying to emails, sending notices/letters, and warnings to 'fine' tenants for bylaw infractions, but not very good with following through to see it actually get done. Our building is barely 5 years old yet it has had countless issues (and continues to have issues) and for a relatively new building, it's already in pretty rough shape. This is reflected in our rapidly and drastically increasing maintenance fees because our strata (and strata agent) clearly have no idea how to properly spend money. We have no hot water but expanding our fitness room was ABSOLUTELY necessary of course! Bastion made our building with cardboard so I'm not exactly surprised that they also picked an incompetent property management company as well.
EDIT: Amazingly, AWM's low level of service has somehow managed to get worse. Instead of taking in the constructive criticism and trying to improve, they have now resorted to completely ignoring all calls and emails. However, It makes sense why they can't do their jobs - they're spending all their time making fake positive reviews and replying to each negative review on Google.
Every time I had to get a response to my questions, I was directed to do so through the company s portal and I must say, it s been amazing service! Very efficient, professional and precise! It s an excellent way to have everything documented for future reference as opposed to phone calls, emails etc. I have been very happy with Alex Boatman s professionalism and Shayne s as well. Rosa
The statra administration doesn't care about the complaints of the owners and don't enforce the rules or bylaws. In multiple occasions I reported various residents who were using the visitor parking spaces as their own, but nothing was ever done about it. The only reply I got was saying that there weren't violations because they were really visitors, but in reality it was people living in the complex and parking their cars there daily, only that they put the visitor parking tags in their cars. Very bad administration. Other owners have also reported damages in the common property of the complex, but nothing was ever done. Terrible customer service.
As a contractor that has been serving the strata industry for over two decades it is an absolute pleasure to see consistency with processes, payments and followups with AWM Alliance. Working with PM's such as Mattthew Lesniak has made our jobs more focused on securing stratas under proper direction. We highly recommend AWM Alliance
AWM sent our entire family townhouse community notices saying no sidewalk chalk and no outdoor games based on one complaint out of the blue..without even consulting the strata council. To make things worse they sent me a $50 fine for "playing hockey" (with no reference how this was causing a nuisance) It was one evening when I played with my 8 year old son and 3 year old nephew. We were playing only for 15 minutes in a dead end in my townhouse complex using mini sticks and hollow plastic balls away from cars and garage doors. We did not block any traffic. The only noise we were making is the happy noise of children playing. I have talked to about 15 neighbours and fellow council members and they are in shock. It feels like AWM intentionally tries to cause disturbance in neighbourhoods and make the strata council look bad.
No fund for that motorcycle parking? What about the line on the ground? Did someone volunteered to do it? That's very nice of you to lie like that. Fortunately, I have both picture taken before and after the motorcycle parking to prove my point. Please double check with your employees before making such a statement. Thank you!

AWM is top-notch when it comes to professionalism, responsiveness, and a true interest in their clients needs. I have read some of the not so nice reviews and felt a good one from me was deserved. Our Strata Agent and every member of this team we have worked with, listens and looks out for us, which is a unique characteristic in the property management industry and not what we experienced in the past. Cody is a strong negotiator on our behalf for services and I like that AWM does not have any of that in house conflicts. I would recommend him and AWM to anyone I want to impress, which says a lot!
Poorly managed strata company. I booked a guest suite in the clubhouse for visiting guests, AWM confirmed my reservation and reassured me that the guest suite door will be unlocked for my keyfob and the building manager will be there as well. When we arrived, not only was the manager nowhere to be found, door was also locked. Total embarrassment. Strata councils, avoid AWM if you can!
We have had to switch strata management companies several times over the years for our 62 unite complex in North Vancouver. With the knowledge that Alex, who is managing our strata council, is bringing to the table, we have navigated our way through many of our crucial strata decisions.

You'd think they'd be good because they appear to be in a lot of buildings. But not my experience. Onsite not great, not professional, gave really bad first impression by being super aggressive - you'd think they are experienced when dealing with people rather than acting like overlords of the building you hire them to run. Accounting didn't return call asking about a bill and then proceeded to charge fees and fines on that bill. Fees everywhere.

AWM manages the building I live in and the contrast between strata managers is crazy. Either you have someone who cares and is fully engaged, or someone who is non-existent and doesn't care. Unfortunately, (I think because of Covid?!) the agent managing my building has changed and I have not yet enjoyed the same quality service as the previous person. With regard to the same question, I have contacted our new strata manager three separate times and have yet to hear back from them. It has been more than three weeks. Ultimately, due to the inconsistency between managers, I can only rate AWM two stars.
Very happy with the ongoing maintenance and proactive approach to our strata at Gondola Village. Responsive action from Alex the Property Manager to any requests and prompt resolution. Appreciate the improvements being made to the landscaping, common areas and building upkeep, keep up the good work!
Terrible company. I got completely and wrongly accused of 2 violations, both of which were apparently "confirmed" by some anonymous person lol...all errors and/ or lies. So after the second violation i was wrongly accused of, I demanded NO MAIL and all future documents via EMAIL ONLY. It is 2016 and lets waste more money sending letters in the mail? And cut more trees down? I also demanded an apology and confirmation that they made the mistakes for the warnings. I received NOTHING! Then...got another warning May 2016 (legit this time i think...but it was sent in the mail)...while our mailbox was broken and no mail was being sent to it. I never got the mail in enough time to respond to the charges. So when i called the office to gripe about all this, the call got "disconnected". Nice treatment to the people that pay your wages! Wow.
I have worked with many property managers over the years with many different firms. AWM has always been professional with one of the best sense of competitive urgency and response in the industry. They are fair and easy to deal with. I highly recommend.
This is the most useless company I have ever experienced living in Vancouver. I have no idea how they are still in business....the only possible reason is they run enough scams with overfilling clients as they did with us. They allowed for fraudulent charges to be billed to our suite, ignored all emails sent regarding the issue, and failed to address the fact that they billed for work done in another suite in the building.
Go to Yelp and you'll see they have nothing but 1 star reviews from every single person who has provided feedback...I've actually never seen a company that had 100% 1-star reviews....and there are 16 of them! Our agent was Matthew Lesniak who you'll see in other complaints and I agree with everyone else that this guy is a complete idiot.
Hiring AWM will do nothing but serious devalue your property and cause all sorts of hassle for your tenants. AWM President Michael Schuss is also aware of the incompetency of his staff yet does nothing to resolve. Avoid at all costs.

We own a condo managed by AWMalliance and going from a detached house to a condo, have had many questions and being in a new building, have had to report building issues to our management company. Matthew Lesniak from awmalliance has been supremely helpful, and we are so grateful he has always answered our inquiries so promptly! I m sure he gets emails from many other tenants and owners but he always makes time to offer his help. So appreciative of his helpful responses, time, friendliness and professionalism!
Alex and Shayne were very responsive and helpful in seeing through an urgent request. I can only imagine the amount of emails strata agents receive from residents, so I was very pleased by how on top of things both were.

Ugh, horrible management company. Charging us "Deficit Recovery" when we're paying an absurd amount for management fees already? What happens when I request for the "promised" services? The response I get is "We're really busy right now". I'm not sure where our money is going to. The budget plan is honestly a joke.
Once I drove up in a Honda Civic and asked for valet parking, they just said they were full and gave me so much attitude. Came back 10 mins later with a BMW, the doormen were like peasants bowing down begging me for my keys. Those doormen really need to learn some respect.
I'm going to round up the residents and vote them out. Residents here know how poorly they're treated already, just needs action.
Provides services for strata members, ignores the rest. Always. Too bad everyone knows now. I m gonna see how long they are going to be around for.
If you have issues and you email your strata agent, be prepared to never get a reply or solution for months. We've had no heat in living room for the entire winter and all I got back was "I will look into it" then all my e-mails and issues ignored for rest of the winter. If it's not your job, tell me where to get heating fixed I'll contact them myself. If it's your job, then do your job. Is that difficult?
Matthew Lesniak is the best strata manager there is. Quick on the response, diligent and super friendly, I have never met a strata manger that I am more happy with to have worked with! Way to change the industry with your excellent customer service, Matt! Hope everyone steps up their game the way Matt has been.
