AWM has been managing our complex for a few years now. Cody brings extensive knowledge to the Council and assists us with navigating through complex issues which have arisen within our development. AWM's online invoice system is awesome and allows our treasurer to approve all invoices online before cheques are written which provides Council with full control of payments being issued to contractors!

They will take advantage of a once in a century event and destroy your entire life. They are not good partners if your soul is important to you.

AWM has managed my apartment for 2 years. And the property manager, Matthew Lesniak, has worked with our building for as long. It was very pleasant and satisfactory to work with both of them.

I personally had very bad experiences with other property management companies who always lack of communication, fail to respond, lack of efficiency, lack of details, and missing info, i.e. missing minutes/financial/notices which were supposed to be post in their website. And the most annoying matter was that the company continuously re-assigning a new manager to handle the building every 6-12 months. Working relationship built has to re-start fresh over and over again.

BEWARE OF THIS COMPANY

Currently living in a building built by, owned, and operated by AWM. MC2 South Tower, 8131 Nunavut Lane, Vancouver BC.

The building is less than a year old yet has been plagued by heating, elevator, security, noise, and water problems. There seems to be a revolving door of concierges, I've counted at least 9 new faces in as many months.

In the winter, the coldest one in years, the heating went out. They offered us small space heaters months later in compensation, long after I had purchased a proper one to heat my home. And they actually had the gall to ask for them back after the heating was fixed. Ridiculous.

That same winter a pipe burst on the 8th floor causing a torrential river of water to crash down both sets of stairs, into the elevators, and several units. It caused catastrophic damage and disabled the already poorly working KONE elevator system.

Furthermore they persecute tenants for the slightest percieved infraction of their bylaws and rules. I have been wrongly accused of several infractions, each accusation carrying with it a ludicrous $200 fine.

I would steer clear of anything this company is involved with for your very life could be in danger with their poorly built and managed properties.

Jason at AWM has been a great property manager. he went above and beyond when we had an issue in our building. Was responsive in communications and gave up up to date information even late at night.

They are always unavailable to call.
One star is too much.

Water leak in my ceiling and they re doing nothing. Unknown if unit above or if pipes, but it s been 30 hours and they ve coordinated nothing. Told me i have to figure it out on my own. I pay a lot per month and there has been no help. Others agree Your strata sucks Someone i know had a flood and their strata sent trades people the very same day and coordinated everything.

I have found their services totally outstanding. Specifically Matthew Lesniack who really went out of his way to solve a really difficult problem for me . He was patient and understanding . I would give them a full 5 star review.

They increased the new building maintenance fee by 15% in the first week we got key and not moving in yet! They are terrible!

We have had occasion to use the strata communication to ask for repairs or installations. One was the installation of a push button entrance to the handicapped door exiting the hot tub and pool area and it was tended to very well. The next was to turn down the heat in the hot tub as it was so hot my grandkids could not enjoy it nor could others. It was tended to within hours to the satisfaction of all. I find them to be a conscientious and responsive management. Thanks to Alex Boatman.

Alex and the Whistler team are efficient, responsive and professional in dealing with various building management issues. Guidance is valued in accordance with the Strata Property Act and the online platform promotes organization.

We are pleased and blessed by AWM alliance Real Estate Services - specifically services rendered by Property Manager - Amer Quereshi. He has been on the go right from Day 1 till anytime we need his services for any maintenance issues in the apartment.

Kudos to the entire team and Amer for being so efficient and quick with your services.

I would definitely recommend Amir to anyone in North Vancouver for services in future.

About a year and half ago, I was in need of a temporary, rental apartment (for the first time in over 35 years) and came across a suite at The Avesta in North Vancouver. I had heard such horror stories about rentals, but thankfully, this building is great. It s well maintained, in a very convenient location, and has a pro-active management company AWM Alliance.

Since I ve been here, I ve contacted our assigned Rental Agent - A.J. Dodimead four times and all four times, I was greeted with prompt and courteous service from both A.J. and the service providers that attended.

Thank you to AWM Alliance and, in particular, to A.J. Dodimead for making my rental experience at The Avesta such a pleasure.

Very well managed building where the owners work with you in times of difficulty while finding ways to assure the most professional people and good people live in the building. The upkeep, safety and quality standards are set and I found in leaving this building and seeing how building are kept out their with rental rates higher, this is a good building to rent a suite in.

The Delta Rise is lucky to have Cody Rae with AWM. Cody has been instrumental at educating and informing us of our rights and necessary warranty procedures over the past year. I look forward to his leadership for another year.

AWM managed my property in Whistler. I can safely say that the management they offer is second to none.

Alex was our dedicated manager and he was fantastic. Alex dealt with all of our needs efficiently and professionally. I would highly recommend AWM in future.

As with any strata management company, the quality of the service and company is generally reflected in the strata agent assigned to your property. Overall, AWM is a quality company but like many other such strata management companies, struggles to get and retain qualified staff given the sheer volume of new buildings being built the last few years and resulting demand for managers. Our 13 year old building on the North Shore, comprised of 155 units, has had its share of challenges, mostly mechanical and water-related. As a Council President, I've been impressed of late with AWM management's overall attention to service, knowledge of the industry, and care and attention to our file. Our strata manager is excellent, and I find their knowledge (legal and insurance in particular) very high. We also find their fees in line with others in their category. Based our our experience this past 18 months, I would definitely recommend.

Excellent Management company. quick to answer my questions and everyone I've had the opportunity to speak with has been extremely helpful. Definitely the easiest company I've had the chance to deal with. They have improved our building greatly since taking over. looking forward to working with them longer. Our strata agent is fantastic.

This company never has a person answering the phone lines, does not return your calls, charges a huge fee for building management and due to high staff turnover , the staff never seem to know any answers to any of our questions. Had a really hard time with them when dealing with any issue over the last five or more years. I would not recommend this company to anyone that is looking for a building management company . They have disappointed on every level of service and competency.

AWM are the managers of Tate Downtown. I am the owner of one apartment and they are always on the spot to solve the problems. Their response time is very good especially for urgent items. I am happy that we have them in charge of this. They are also very patience with clients.

I have had the distinct pleasure of dealing with AWM, specifically Matthew Lesniak, for some time and I can say that everyone at our development appreciates the diligence, responsiveness, and attention to detail their entire team brings to the table.

From quick approvals, to fielding general strata questions, and advocating a protective yet practical approach in management operations, the team at AWM are who you want managing your property. I would not recommend this company to anyone. We have nothing but problems in our building that never seem to get fixed and it takes forever to speak with anyone in the company.
This morning I got stuck in the elevator and requested they call 911 and dispatch the fire department. They refused and told me to wait for the elevator technician. Being married to a FF I know this is completely wrong and denying someone emergency services is a BIG DEAL.

We have Awm as managing company since development. Many excuses, many agents, many failed promises. Too big and too busy to care about home owner. Only providing service to council members, ignore rest of owners always. Matthew is our manager now after many other manager. Arrogant, rude and many times ignore you request. Always making decision that is easiest for his workload instead of what is best for the owner. Does not know his responsibilities as manager and is expert at blame shift. From reading other review on google I don t understand why he still is working as manager because he only cause problems everywhere

I regret not to join council and fire Awm when strata fees very wrong and Awm not calculated right. Maybe you remember giving back money to owners when miscalculating ? How much more miscalculation is in financial Accounts ?

There has been several property managers at 7888 Saba Rd. Unprofessional, argumentative and down right rude best describes them, especially the property manager - from 2013-2014.

By far the worst customer service experience that I have had. Unaccountable for anything that happens at our strata. Complete lack of communication and high turn over of management staff. I truly hope that our counsel finds a new management company.

Just trying to book the clubhouse. They gave me a number and I just can't get hold of anyone, and it Happened Twice. lol

The building manager for 1238 Richards "Metropolis" is slow, argumentative and ineffective. This makes dealing with the building's (many) problems a hassle. There are worse buildings out there, but probably not for the same high price.

Matthew Lesniak assisted and followed up on a few requests that i had for my unit. Overall, very happy with the service they are providing thus far.

I have been on strata council as President, at Elgin House, with Cody Rae as our Strata manager for over a year now. Most impressed with his service. Although he is very busy he works hard to hear about our problems and to help us with solutions. Always returns both my calls and emails in a timely manner. Over the year he has guided and led us through the many issues we have had happen. (New building hard to get this elephant moving in one direction). His advice was needed and much appreciated and he has proven his wisdom time and again.
I have been involved with strata's in my career as a Realtor of 28 years , I've met good ones and really bad ones. Cody Rae is one of the best. Always cool, calm and collected even when I'm sure he'd like to scream at some of the stupid things that happen. I would recommend his service highly, look forward to another year of his expertise.

Very Overpriced. They send instructions how to make payments, you pay, then send you letters how you still owe them money. You have to waste your time proving your payments (Happened several times!) Ridiculously messy accounting, definitely not the quality management you d expect for the money they are charging. Utter disappointment.

As an employee of a strata, I've worked closely with several great people at AWM over the years and would highly recommend them.

Matthew was responsive to my queries and very professional. It was a great experience as a REALTOR to have a PM that was so cooperative and helpful. Thanks Matthew!

I have been extremely disappointed with their lack of basic coherency in collecting cheques and sending accurate strata account statements. They have not cashed multiple cheques, which I have inquired about (as they didn't come out of my account) and yet they are sending letters claiming they are going to charge me LATE FEES!

Total embarrassment. My wife and I are looking at buying our third investment property and won't be buying another one in our building (or any building managed by AWM).

They hire building managers that are rude and disrespectful to residents.

We have been working with Sean for about a year now and he is one of the most responsive, well organized, informative and very passionate at what he does. I would definitely recommend Sean and AWM Alliance for all your Strata needs.

If you are a strata council looking for a new management company keep looking AWM is not a company you want to get involved with.
AWM is just that bad. Poorly trained people, uneducated property managers, office staff that cannot spell. Accountants that cannot add, subtract or post payment to the right account.
They do not return phone calls, emails or voice messages. Any complaints directed to the president of the company will receive scalding response - how dare you bother him!
I could write much more, but... life is too short to deal with AWM.

A band of monkeys would be better at managing properties than this incompetent company

Totally hated it! So AWM scheduled the annual meeting at the entrance of the parkade in January, in the middle of winter, in the cold and home owners have to bring their own chairs. Is this for real?! How stupid and inconsiderate these people are?! Are they that cheap to get a proper meeting space for a couple of hours? And yet, they over spent the budget and want the home owners to cover the deficit, AND increase our strata by 23.5% in 2016. The property is only two years old!

Poor management, and poor planning, these people are totally incompetent.

Had to call Jason our property manager about a potential plumbing issue. As it was not an emergency he got a knowledgeable plumbing company to come out and assess the issue for the next business day. Great communication between Jason and myself. Plumber was very respectful of my time. Great service. Thanks for the help Jason!

AWM has been an absolute pleasure to deal with so far. I ve been in my complex for 2 years now and as a new home owner Cody Rae has really made me feel at ease when it comes to questions or concerns. I ve had to submit a few maintenance requests since I ve moved in and they get dealt with in a very timely matter. Thanks for the hard work to you and all the staff at AWM!

Matt from AWM has been great! Responses has been timely, even on weekends, and he's been on top of our building's issues when they arise and works closely with our Strata on our building deficiencies. I just wish our building had less problems, I keep getting emails from AWM!

I continue to be very impressed with the strata management service provided by AWM Alliance. The strata manager for my current property is Sean Krause. Sean exhibits a high level of professionalism while still being approachable. He is readily available and has guided Council through the many growing pains that a new strata experiences. Based on my experience, I highly recommend AWM for strata property management.

I do not normally write reviews but I wanted to acknowledge the AWM team working out of the Whistler office. There have been some obvious challenges this year but both Alex and Shayne were up to the task. I feel confident that our building is in good hands and that the Strata Council is provided with good advice. I would recommend AWM.

moved into a condo less than a year ago they allow parties with loud music in the party room to go all night. The building manager won't do anything about it and had no response from AWM

The strata Agent Mr Boatman is a responsible,compassionate person.He has taken care of the cases that I 've referred to him from the very first day he resided in this post. He has replied to every email I've posted to him back and forth ,and took action on each and every one of them .I know him through his emails and his performances and I am going to vote for him in the next election.

I connected with Tom McGreer back in May of last year after seeing several of AWM s signs scattered throughout the Coal Harbour area. Because I was designated by our council to decide on the new strata manager, I gave him a call. What a great decision that turned out to be!

There is a common thread when you realize that AWM manages all these great buildings in the area, like Shaw Tower, Fairmont Pacific Rim and the Harbour Greens including ours. AWM defines awesome! This firm is everything you could ask for when looking for a strata management company. They are friendly, fun, professional, efficient, and most importantly knowledgeable. I cannot say enough nice things about AWM and how truly appreciative I am of them after the terrible experience we had with our previous managers.

I am a council member of a relatively small strata and Kyle Gloude has been our agent for the past 2 years. I have been on 4 different strata councils in both BC and Ontario over the past years and I have to say that, despite our small size, Kyle is one of the most professional and attentive agents I ever had the pleasure of working with.

He is always very quick to respond to our inquiries and is very organized. He has always looked out for us when it comes to hiring outside services and has managed our vendors very well. He has made many excellent suggestions when it comes to budgeting and managing our finances.

In my opinion he has set a new bar for how an agent can and should interact with a council.

I'd like to say thank you for AWM Alliance team and specially to Amer for replacing my leaking hot water tank in very promptly manner. I was very impressed how quickly water tank got replaced during the stat holiday.

AWM is an excellent property management company and notably property manager, Cody Rae who has been working diligently on our strata condo property for the last 5 years. Cody is not only experienced, but extremely professional. He is responsive, knowledgeable and effective at dealing with a variety of property management issues that arise. He consistently is proactive, consultative and knows the Strata Property Act. This proves helpful in guiding strata council to make informed & better decisions. I continue to be a strata council member because of Cody. If it were not for him making the last 5 years while on Council easy and enjoyable, I'd most likely resign my position.

These guys literally find every possible way to fine the residents and they don't care about anything else. Nothing else literally matters to them. Not security, not keeping the building clean, nothing. They're just out to get you for every little thing. I would not recommend living in any building managed by this company. They will try their absolute best to find a way to make money off you. If these reviews were real they would definitely be a 1 star. Not one person that i have talked to has preferred this strata company.

I can't fathom how a company could possibly be more unprofessional, generally disrespectful, and negligent than AWM Alliance Real Estate Group. Our AWM strata agent Andre Solorzano has consistently, over a long period of time shown the utmost disrespect not only for us as a client, but towards us as people in general. Just discovered last night in an owners group meeting that dozens of the complains, concerns, questions we direct go completely unanswered ALWAYS, not forwarded to strata (all communications in our building go through Andre). We currently have a water issue that is a serious safety concern and is impacting the quality of life of the residents in the building. The finger pointing and overall disregard and disrespect towards residents (owners and tenants) of the building is profound. If you are considering using AWM Alliance, please feel free to reach out to me and I would be more than happy to share my feedback in extensive detail.

We have worked with AWM Alliance for 20 years and have had a great relationship with this company.The professional approach of the management team here is incredible. We as a contractor are in constant communication with the managers from this company daily. Every single manager we work with communicates with us directly to ensure that all contracts are being met and that all safety is in line. This in turn helps both companies ensure that the clients are always first. The proactive approach that AWM Team has in communication with there contractors many others could learn from. It is a pleasure working with such an amazing team and we look forward to working with them for many years to come.

Pretty bad experience with their strata service. Their agent seldom picked up his call, and he consistently responded late. We were not even able to set up my intercom with them after living in the building for a few months. It was a bless to switch strata company.

To be fair, they may have better agents, but the fact that they have someone as bad as the one we had, shows lack of commitment to quality of their management.

Worst property management company to deal with. Impolite and ill-mannered!

I would like to take this opportunity to express my feeling with dealings with AWM Alliance Real Estate Group Ltd on a whole the AWM Alliance Real Estate Group team is a good Property Management company and in my opinion a few good Strata agents like Alex Boatman, Calin Ambrus and Tom McGreer. unfortunately, in my opinion Michael Boyling is not a good strata agent. This agent cannot spell your name correctly on his return e-mails. He must not proof read his e-mails. I would also, like to say he has a demanding attitude and tone in his e-mail are so disrespectful. I have never dealt with a rude agent like Michael Boyling. He causes so much confussion in running strata buildings. Thank you for your time to this matter at hand. He still continues to be demanding and does not want to hear the truth. I wonder if the truth he can not face up to .

I ve worked along and witnessed Jason Scott for many years. As a realtor in the industry I have to say that I m a tough critic but this man, I have watched on multiple occasions go above and beyond by communicating and responding, with knowledge of bylaws/depreciation reports etc - which has helped secure confidence in some of the stellar portfolio buildings he manages. Hats off and you re in a fortunate situation to have this guy working for you.

Followed their protocol to get hardwood flooring installed haven't heard back from them it's been over 2 months.

I have been on strata council for 2 years now and AWM and Cody Rae have been amazing to work with! Cody and his team are very professional, knowledgable and responsive. Cody responds to e-mails in a timely manner (even at 2 am if needed!) and is on top of everything when it comes to our building! Jason Scott is a true professional and one of the best strata agent in the industry. He listens to residents' concerns, takes on challenges, manages projects on time and on budget, and executes with precision. Several years ago, I negotiated the contract with AWM and asked for an agent who can deliver. I was not disappointed. Jason Scott took on the challenge and addressed operational challenges. Matthew is in charge of management for the building that I reside in. I'm normally very professional when corresponding with him but did lose my cool one time over a small matter. I apologized and not only was he professional in responding back but he was also very funny. He always responds quickly, even when it's late at night. The company was definitely right in hiring him!

Matthew at AWM Alliance has been my building's Strata agent for a few months now. He is professional and very responsive to maintenance requests. There were a few building issues that were not being addressed and Matthew attended to them and resolved them quite efficiently. He also communicates well with the residents. I have seen a change since he has taken on the role for our building. Thank you!

My family and I have been working with AJ and the AWM Team since Spring of 2015. The Team, in particular AJ has provided outstanding service while managing our residential rental property in North Vancouver. From the on set, they thoroughly reviewed potential tenants and then chose a wonderful family to live in our home. This has resulted in an extremely successful business arrangement that has resulted in the property being 100% occupied since 2015.
AJ's hands on approach to dealing with the trials and tribulations of renting an older home has been very satisfying for us. He provides prompt service when required and communicates at the perfect level to resolve any issues. Have a had a great experience working with Matthew Lesniak at AWM. Communication is reliable and often, he follows up on every request and is very helpful with putting us in touch with tenants, owners and building managers.

We have had the good fortune of dealing with AWM for the past 3 years and are very happy with the high level of service they provide. They are quick to return calls/email requests no matter what the issue is. We live in a very large strata and the demands placed on the AWM team are demanding and never ending and they manage to handle everything quite well. We have other condos in the city and the property management in those cases are far less efficient and do not have the same level of knowledge or experience as AWM. Overall AWM has been a great property management company to be working with and we have no issue recommending them. Thanks AWM for all of your hard work each and every day to make our strata a better place to live.

Our strata has been with AWM for just about 5 years and have been fortunate to have the same PM - Jason Scott for all of this time. Jason and his team overall do a very good job for us. We have a very active council that pushes Jason to many tasks. We have a complex building to manage, and while no property management company is perfect Jason and the AWM team do communicate and get things done. We have found their fees to be reasonable for the services they provide.
