AWM Alliance has provided us with professional stress free property management of our condominiums thru the awesome AJ Dodimead! From finding the right tenants to dealing with emergency issues AJ responds swiftly and is always on top promptly dealing with every situation! The accounting department including Anthony Ho, Pamela Tsang and Yvonne Chan provide accurate financial reports and are always on top of collections! We would highly recommend AJ Dodimead and the AWM team!

New owner of a condo in Whistler. Have been dealing with Shayne. No issues as reported with reviews of their Vancouver office. She always responded quickly, provided me with instructions regarding the questions and work I needed to get done. AWM streamlined all of their processes online so you will have to use their website for any formal requests, etc - do not expect to get anyone on the phone the first time you call (ie leave VM and they'll call you back), however email/online forms are super responsive.

The most thorough application process for changing floors/installing new tiles. They asked proof of installers coverage (not only the usual bonded coverage in case of damage, but also the WCB - that is nice as it ensures that whomever works is covered in case they injure them selves). It might be a Strata request to have as thorough process, not sure - in any case nice to see it (it does make the application process longer as you need to get your trades to send you these, so plan in advance and do not leave it for the last minute)...

Also agreed that for owners (ie not a rental building) most of the time agents are instructed by Strata Council what/how to deal with issues. Regarding slow responses not a great communication from AWM, Whistler was not my experience so far (quite the opposite), though have to say as someone owning multiple properties I have yet to see a PM company with amazing communication...

We are glad that we have Justine to be the Strata Agent of OPAL. She is very efficient in handling and solving all the problems that we present to her. Great personality too!

They are not honest at all. I moved to a brand new building (6188 No.3 Rd) under their management. Recently, I found out they spend huge amount of money to fix lots of things. For example, they build a motorcycle parking on the second floor corner. However, they lower the roof to less than 1.4 Meters. There is no way for an adult to put either motorcycle or bicycle inside there. It was empty since I moved in. I try to argue with the strata agent Charlie Chen. He said it is the strata council's decision. He has nothing to do with it. I asked a strata council about this. The strata council said it was Chen's proposal to build this motorcycle parking lot. Isn't it obvious for what they are doing?

Thanks to Sean Krause who is the AWM Alliance property manager for my townhome complex. I have found Sean to be one of the best property managers around and appreciate his professional, responsive and prompt attention when needing assistance. Sean provides clarification and general knowledge when needed and handles any issues or problems concerning my property immediately. Sean continuously exceeds my expectations of a wonderful property manager and is clearly committed to great customer service. I highly recommend Sean Krause and AWM Alliance when considering a property management company.

I highly recommend AWM Alliance. I ve been on strata councils for the last 15 years, president for 13, and have experienced half a dozen property management companies. Most have no idea what they re doing, so AWM is the exception and exceptional. That said, our first manager from AWM was not so good, but after talking with senior management (thanks Thomas) we switched to Jason Scott, and have had no complaints since. So, if you have a problem with your manager, make sure you escalate it. You re the client. AWM understands that, most others don t. I still think there's a better business model for this industry, but with the current legislation probably not much can be done. But all that is not the fault of AWM so 5 stars it is. Thanks.

Awm Alliance called me about a issue and they gave me a number to call them back but after 2 weeks of calling them back I can't get a hold of anyone they won't return my calls and im getting pissed off from this company. I will have to mention this to the board of directors in my complex that there customer service isn't really good and there staff members should all everyone back. I know there are a lot of strata management companies in the lower mainland that would jump on a big townhouse complex in Langley.

This company was managing the building I lived in for over 3 years and did the most terrible job. Poor management and extremely unprofessional.

We ve had AWM as a management company at our large apartment complex in the river district in Vancouver for the last six months since we moved into the new build.

Matt Lesniak is our lead agent who works for a AWM, and his service has been absolutely outstanding.

Ongoing meeting management, dealing with all manner of general issues, contractor negotiations, strata bylaw issues, building management issues... He even takes short notice phone calls to handle emergencies and even nice-to-have issues!

He s always on the ball, and both his and AWM s service is very professional. I d definitely recommend.

The building managers that have been hired have been both unprofessional and a joke. In 5 years of living here we have gone through 2 and both of them have been rude and have had zero respect for the people that live here. It has gotten to the point that when walking around yaletown and people find out where you live they have already heard bad comments about the building managers which are all true.

Ignorance management company. They find contactors with extremely high price, and ask everyone to pay for it. The funny thing is the council agrees on everything they said. The council members don't know what is the market price and apparently, they don't care. It is a desperate situation when the strata agent and the council work together to screw everyone else in the building and there is no way to fight for it. The law is on their side. Hopefully, I can sell my apartment and stay away from those ignorance people.

I enjoy very much the interaction with AWM as a strata member, especially Justine Lam on a daily basis.

In this new building, there are a lot of problems to deal with, AWM's approach has been efficient and timely.

Justine is very responsive to emails, usually the turn around for any request is within 1-2 business day. I find that Justine is very experienced in her field and her communication skills are superb, having each council member informed of different by-laws and past scenarios to enable us to make informed decisions.

She knows the building well, if not better than all of the members, and she remembers all the complaints/issues raised from all the residents and incorporate them into the meeting discussions.

AWM Director, Tom also respond directly on urgent and pressing issues. It gives comfort to the strata members that high risk issues are being escalated in a timely manner.

I would highly recommend AWM management company to any building!

Jason Scott is one of the best strata managers I've work with in the industry. He is well versed in the industry standards, and always made communication easy through prompt responses and concise wording.

AWM manages 2 of my units in at the Carrera. Michael Chung the property manager has been friendly, helpful and took his time in assisting me with setting up my auto payments and answering my questions since I was a new strata owner downsizing after selling my house. Michael was very knowledgable, patience and respectful during the entire conversation. I would like to thank Michael for educating me on strata living and looking forward to liaising with him on other strata matters. Thank you Michael.

Sean the senior manager does his job at his best. I've never seen a strata manager responding so quickly and so accurately. Best person ever. I wish other strata corps have a manager like him. He needs a Raise! Thank you again Sean.

Just a warning to property owners looking for a property management company. We use AWM Alliance and Terry Newell is our agent. They are absolutely horrible. They don't return calls or emails, and seem to forget who pays their fees. I have heard many complaints about this company and have now experienced it first hand. They are rude and incompetent. Our strata is soon to be discussing having them removed and I would advise against ever hiring them in the first place.

Matthew Lesniak is a great strata manager that is always willing to promptly help. Matthew provides an excellent level of service. Highly recommend Matthew and AWM.

Bad management. Expensive strata fee but nothing has did.
The apartment is only half year new, but the parking lot is super dirty and front door of the lobby smells weird all the time.

Jasom Scott with AWM has been managing a strata in which I am in council and he has bees great. He is very quick to respond, diligent in his work and most importantly very easy to talk to. He has been a great asset to runing the strata. I have enjoyed working with him and highly recomend him.

We have been in our new home for 2 years now, and AWM has provided their services for our strata from the beginning. We have had an amazing experience with them, and with Sean Krause in particular! It is unfortunate that you were contacted repeatedly and chose to ignore the issues at the time. Only now when it is too late to change / step in and do your due dilligence as executive management do you feel the urgency to resolve issues. Not because it makes any difference to your client at this point but because it is reflecting poorly on your performance. I suggest the business spend more time ensuring client satisfaction and less time chastising those that choose to rate their experiences.

Our strata has been managed by Awm for years. The lack of professionalism, knowledge and action by the agents is incredible. First agent was more politician, less agent. Our second agent came in and cleaned up that mess but then moved on to other properties and we were handed off to a freshly licensed agent. In his 2 years as agent the properties have gone downhill. Without going into detail, this company is very good at ignoring communication, failing to provide relevant info to owners, making "friends" on councils so they base their accomplishments on that friendship instead of professional achievements, hiring contractors that show up at all hours without notice or any form of identification (imagine a tall guy in a black hoody at 4 am with a ladder walking around your townhouse complex claiming he's doing electrical work) that get paid top bucks for mediocre work, our current onsite staff hired by Awm look like they're in recovery and I can guarantee no background checks were done. If protecting your investment and having knowledgable people to deal with is your goal, find another management company. Our strata would axe them but getting a 3/4 vote to terminate is impossible and is a clause in their contract. These positive reviews? Must be friends or contractors,

The arrogance contained in your reply and lack of professionalism is a direct reflection of what your employees also portray. I have been distinct , I have contacted your executive team and was met with the same arrogance and brush off, otherwise you would have received a review along the lines of: had xxxxx issue with our agent but thankfully the executive team stepped in and rectified the issue. Not only does the executive team not rectify or respond appropriately but they have a pinache for chastising their clients. Kudos to you, you've proven my point

They are rude & unprofessional and confused on what they're job is! They seem to be confused on what that entails such as helping guest when the key isn't working or when you don't set up my buzzer for 5 months tell me to change my number as it's long distance when it's not lol!! I had to call awn to call my building so they'd reset the system and awn office confirmed that it needed to be reset lol! Then 20 minutes later I get a call that I have a buzzer when I kept having to ask them to let people up which apparently I had "burned that bridge" by "abusing" it lol uh I don't have buzzer sorry ? They are lazy a lot of them and generally grumpy if you hate you're job then don't do it!!!

Just received a mail from AWM July 6 and it was stamped June 2nd but there was a letter dated June 9 in the envelope ....There
was move in info. But the move in arranged by AWM was June 15
I think this company doesn't know what they are doing...Also,

there was nearly 70% strata fee hike
due to their negligent screening of insurance broker!

In relation to Matthew Lesniak - extremely unprofessional, strata manager who has no clue how strata works. Claims to know the process , however when called out he refuses to speak to you because he s scared when you get lawyers involved.

Follow up from owners response, again you fail - your strata manager doesn t communicate and ignores almost all communication.

On top of that the plumbing company stated in writing the flood didn t come from the unit. Say whatever lies you wish - bottom line is your strata company is full of idiots. I ll say that directly to whoever it is you d like.

Instead of posting follow up reviews to obvious criticism why not contact the customers directly? Of course not you won t. All of your agents are fools and have no customer experience. Stop trying to pretend that you do.

A.J. At AWM has always been very professional and straight forward. As a business professional myself, I have a lot of experience with different industries and people. In A.J. s industry, which is a very difficult and demanding business, I have found very few people that can accommodate the needs of clients. A.J. Is definitely a person that is able to do his job at a high standard. He provides a personal touch in his business dealings and always follows up promptly. We have been working with A.J. since 2016 and he has helped us through out the years with his extensive knowledge and network. I have complete trust in his work and have referred many associates and family members knowing they will be taken care of in the best possible manner.

Poor management! I'm curious CODY who do you think you are? Useless business. I tried to reach Cody several times but he was busy to do nothing.

I don't normally comment on sites like this but I came across the reviews for AWM while looking for a company to potentially manage a few of my rental properties. Based on my experience from a year and a half ago, I would say one star is to much. Several of us had an issue with the property manager at our building who was very difficult to deal with and who often acted very unprofessionally. I contacted his manager here in Victoria to see if we could find a solution to the situation but he refused to speak to me and told me it had to go through council. The disheartening thing is that I was the Vice President of the council but he still wouldn't come to the table, return my calls or discuss how to move forward via email. Not to mention you shouldn't offload your management responsibilities to your customers (council). He has since left and the new property manager appears to be a significant upgrade but the fact the middle management was unable to effectively manage their employees remains one of the reasons why I will never use AWM and I will never recommend AWM to any colleagues. This is just my honest experience so maybe other buildings have better management?

The only thing that intuitively governs a reaction and effort from this group is $$. If you don't follow by the rules, instead of explaining them in the first place and allowing you to grow and learn through your mistakes, they would rather penalize you through what? Through $$. No matter what. Instead of loyalty they will back stab you, and only for the what? for the $.

Mathew Lesniak is a fantastic representative for the AWM Alliance Team. I would conclude from my interactions with Mathew that they are a very professional organization. I think we are very fortunate to have AWM managing our building. They re quick to address all issues and keep residents informed. Our dealings with AWM-Alliance Real Estate Group Ltd. (AWM) has been as the property Manager of the condominium building we live in.

For the past few years Justine Arce, Strata Agent, has been responsible for the management of our building. We have found Ms. Arce to be knowledgeable in laws appertaining to condominiums in British Columbia, matters relating to the management of condominiums, and in conducting Annual General Meetings, and Special General Meetings for our strata corporation. .We have found her to be professional, and courteous at all times, handling any request made to her promptly & efficiently.

Great working with AWM (AJ in particular). Always on point, always quick to reply and quick to solve issues.

Worst Strata I have seen. They look for anything to fine even if you did nothing wrong. I got many notices of violations I never did and I have to go and defend myself. Maintenance tickets are not answered and the fees just keep going higher. Horrible company, try to avoid any building that is using their services.

Very happy with the ongoing maintenance and proactive approach to our strata at Anderson walk Responsive action from Alex the Property Manager to any requests and prompt resolution.

AWM was our property management company for our commercial property for 17 years. That was 16 years too long. During that time they always did the absolute minimum they could and the building was not well looked after. Property manager after property manager would promise to fix things and it really never happened. Our long standing relationship was finally ended due to the arrogance of the property manager Eduard Lorincz. He basically told us that it wasn't worth his time to look after our building and therefore he needed to raise our fees. He admitted at our AGM that he was doing ZERO site visits. Hmm, funny how the new property management company was happy to fulfill the contract for only $100 more per month. And they actually get stuff done! What a concept. If you are looking for an amazing property management company, do not use AWM - try Dwell Property Management instead.

Reply to AWM response: I love that their response is to say that my timing is suspect, yet confirm they were our property manager. Just because time passes, does not mean people forget how they were treated. I will say, the owner Michael Schuss was very nice the few times we spoke/met. (It's the employees that need to be better chosen/better paid?, in my opinion, as it is a revolving door). I happen to come across your company name when I was doing something and thought I'd take the time to review. The passage of time actually probably makes for a more accurate review as it is not 'in the heat of the moment', wouldn't you say?

I would hardly call it 'vindictive'. Just stating the facts as we experienced them. This was not just my feeling, but the feeling of other council members as well.

Kyle Gloude has been such a gem to work with as a PM. He is always very responsive to emails and phone calls, responding professionally and with a touch of humor that I find very refreshing. Keep up the great work AWM team!

I have worked with many companies but never with anyone like AWM. The team is beyond professional and fast to meet my needs. We recently hired AWM to replace our developer hired management company and I am very pleased with the leadership provided by Sonny Shergill and Cody Rae. They know the provincial strata act and provide sound advice based on their years of experience. After hours situations have been dealt with promptly and communication is professional and timely. They have provided professional service providers and sought competitive quotes for our building maintenance. Our AGM and bi-monthly Strata meetings are lead professionally and without wasting time. Four stars only as it s been less than 6 months but I anticipate 5 by the end of the year.

As a first time home owner, I ve always had a lot of questions and really do appreciate Matthew Lesniak being willing and open to answer all of my questions...sometimes they re silly questions too so I appreciate his patience :) nothing is ever perfect in a new building, so it s great that he can answer questions in a timely manner and try to resolve matters as soon as possible. Sometimes, all it takes is knowing someone will look into your inquiry so I appreciate his efforts.

Prior to my moving to a town home I had never dealt with a Strata before so becoming involved as a Strata Member was all very new to me. Sean Krause of AWM Alliance Real Estate Group Ltd. attends our Strata meetings and is able to provide valuable information and we know that we can rely on his experience and knowledge when it comes to making decisions regarding our town home complex. AWM Alliance takes care of all of the paperwork, tax filings etc. and keeps us informed when something important is coming up. I think I can speak on behalf of the other members when I say, we really depend on AWM Alliance.

Living in one of their buildings, this is my experience till now. When I moved to my new apartment in the tower I was so happy with the view and the easy accessability to transportation. Then realized the apartmnet above has been rented for teenagers whos partying almost every night of the week. Weak management team, I complained many times with no result, so I give one star because even if you live in heaven but not comfortable with neighbors it becomes hell.

Excellent Customer Service! I have received consistent and excellent customer service since I moved into our townhouse managed by Sean Krause and his team. They always reply to my inquiries on the same day and are very approachable compared to other strata mgm companies I have dealt with. Definitely would recommend this company!

This company stays on top of the buildings it manages. I paint many of them and I am always being sent out to buildings well ahead of production start dates (they are organized). They also pay on time and the managers are respectful and professional.

Sean has been a great property manager - he is professional, communicative and extremely organised. If you are considering AWM ask for Sean Krause.

I had the most amazing experience dealing with Nico today. He made what could have been very stressful much more comfortable. He was so patient with all of my questions and requests and went above and beyond to find solutions to my problems with the website, forms and applications. Frankly you don't see that very often and all while he was super busy dealing with other calls and requests. He was Super!

AWM is a well organized. Their staffs are responsive and helpful to my inquiries. I believe AWM is innovative and always evolve to be more tech-advance and user-friendly in their strata management. In my experience so far, all the strata manager and the assistant are one of the best in this industry. Specially, I want to mention Matthew Lesniak. He is professional and responsive, more importantly I can feel in our email conversations that he has passion in his job and eager to solve any problem.

I cannot believe our strata continues to use this company. We've had two completely useless AWM agents (Calin Ambrus & Matthew Lesniak) who I highly doubt even finished High School. Should you try and escalate something, you'll get nothing but silence/no reply, or some lame excuse from COO Marj as is very evident on the reviews here. AWM is great at collecting fees and jacking up peoples bills for work that wasn't even completed, but do not expect actual property management from this army of fools.

AWM is truly an inept company. The internet is overflowing with reviews about how horrible this comany is and I agree 100%. Matthew Lesniak was our agent and the guy is a complete moron. Look elsewhere if you need property management.

Sean Krause is our townhouse complex's Strata Agent, and he's been an absolute pleasure to communicate with. I've only been in my home for a handful of months now, but have had a number of questions and inquiries each time I'd email Sean, he'd respond super quickly (usually same day!) and would make sure my questions were clearly answered. Evenings, weekends, it doesn't matter he always replies quickly and professionally. High five to Sean!

I have worked with AWM in several different capacities, and I have to say that they are one of the best strata management company I have ever dealt with. As a Realtor, it is often difficult to get answers from management companies, both when I am assisting a buyer with a purchase, and when I am working with a seller. It can really make an impact on whether or not a buyer moves forward, and AWM has always been quick to respond, professional and easy to connect with. I truly believe that a well managed building can really increase the value of your building and unit overall. Good customer service can make all the difference, and it is something that AWM really focuses on and it definitely shows. I would not hesitate to recommend them for any strata that is considering changing companies.
