I got an email at 7:03am saying "This is an email to let you know that a tenant recently flagged your listing as potentially fraudulent or spam." (We don't have any tenants.) They suspended our account until we could prove that we own the house. No big deal; we obviously have everything we need to do that. I replied to the email at 7:56. I got no response. So I tried to call them. I called at 9:45, 10:10 and 10:33. I got the answering machine each time: "Sorry we're not able to take your call right now." I really wanted to get this cleared up since we got three inquiries on our house last night and I'd like to get the potential tenants screened. I decided to chat with them, since they claim to have 24/7 support. (Their website says: "Call us. Email us. Chat with us. Maybe not fax though. We're available whenever and however you need us.") I clicked the chat button on their website, it says, "We're not around, but we'd love to chat another time." When? It's 10:30 in the morning! (Yes, THEIR time.) I don't know for sure, but I suspect Rentalutions is a scam. If it's not a scam, it creates the stress and anxiety it claims to relive.

It's pricier than some of the other systems I tried in the past (Cozy, Tenant Cloud) but meets my needs better and far exceeded my expectations. The customer service has been unbeatable as I learn the ins and outs of the system. They are extremely responsive and very helpful.

I was encountering a minor problem when I decided to call Avail's customer service line, I was assisted by their representative named Daniel. Daniel was extremely helpful and kind, he & their technical team were able to resolve my issue in just a few hours. Avail is very lucky to have him on their team. As for Avail itself, it is a user friendly software that I as a property manager have been satisfied using.

Easy to use and a great resource to me, as a landlord. My tenants like it, too!

Bottom line : it is NOT quick. It is NOT simple. It is NOT "seamless". There is no guarantee you will get paid. The fastest, most convenient and guaranteed way of getting paid from renting your house is a good old fashioned money order or cash from their hand right to yours. Thats it. Even if you have to get a check mailed someplace, even overseas do it and never ever put someone else in charge of your money.

Lol never received documents huh??? Ok. Anybody who is curious to know how BAD of a bold faced LIAR (whoops thats Bold with a capital "B") this sad individual is can contact me and i will personally show you the email that was sent, with my ownership documents to his email address over 60 days ago. Lol. I hate a business that volunteers lies as a solution. And for some reason youre just holding the money for safe keeping huh? Wow. You wouldnt have needed any documents if the money would have made it in the THREE DAYS at first! THERE WOULD HAVE BEEN NO NEED FOR EMAILS AND I WOULDNT BE OVER HERE AWAY FROM HOME LOOKING CRAZY! AND YOU HAD THE NERVE TO KEEP THE MONEY AND LET ME GET BLAMED. IF I WAS DEE OR GARY ID BE ON YOUR FRONT PORCH RIGHT NOW. SO TELL THE TRUTH THE REASON FOR THE MESS IS BECAUSE YOU SCREWED UP FROM THE GET GO.

You have been a big help. Whenever I do the suggested email for questions or issues for any company, they only send a generic message, no one ever answers. I appreciate you getting back to me so fast.

It didn't do anything like it promised and wasted me $9.9.
It didn't post my ad on Zillow and another important rental website like it said, and i called and emailed of course, but customer service said they are having technical issues with Zillow and the ad cannot be posted.
It never had one single applicant from rentalutions, which it promised 18-20 applicants are not ture, AGAIN.
VERY VERY disappointed!

I've now used Rentalutions twice as a landlord. The best app EVER. Not only did I have numerous instant inquiries, but the renters were quickly qualified. Once I picked a renter, the lease was online, customizable, and easy. The tenant was quick to eSign and return and agreed to pay by direct deposit. Plus all the disclosures that I used to print and have signed are right there to intial. I'm a small landlord, just a couple of properties, but this app have made me seem more professional. Can't praise it enough! Well worth the money.

First of all, I was amazed at how quick and easy the setup process was. I use Rentalutions for online rent collection, which is such a life-changer especially when you re managing multiple properties on your own like I am. My tenants also love having the ability to setup auto-payment of rent.

The online interface is super intuitive and easy to navigate regardless of how tech-savvy you or your tenants are. And the team there provides excellent support if you or your tenants ever have issues. That in itself is something that s becoming harder and harder to find these days. Five stars!!

I ve been renting with Avail since July 15, 2020 up until today. My experience with the car sharing service was awesome. Especially the three gentlemen that I encountered while using these services. Kishon, Joesph, and Jordan was awesome to work with. They were prompt with service, friendly, and always had great conversations and customer service while taking care of me. Those guys are great! Only thing that I didn t like was the continuous change in prices while renting it started at 65$ and went up to 80$ within days, not being able to extend my reservation And having to keep coming down to ohare to reserve the same car over and over again. (Small thing) Those are the only two things that drove me a crazy a little bit other than that Avail is a great car sharing company to use! Thank you again to the guys who assisted me all your positive words and motivation y all gave me, it ll stick with me forever

Excellent system for owner operator property managers. The system offers everything you need to electronically market, screen, contract and collect rent. My tenants loved the process and the application fees were very reasonable, far less than other PM firms charged. The best feature by far is the ability to collect rent through ACH or credit card. Using a paid plan the ACH is free and payments are deposited quickly. Highly recommend this website, even higher ratings if they had a mobile app.

So far Avail has been great. I am still learning their website but they are always very helpful. I have 3 rentals and have done some things on my own but have started using most all of their services. So far so good.

I've used avail for a few years and it has been great. Before avail, we had a significant issue with a tenant check getting lost in the mail. Such less stress for us now that we use this service.

I've been using Rentalutions since 2012 and their landlord services continue to get better and better. Rentalutions allows me to find and screen tenants, sign leases, and get paid all online, which makes the whole process much quicker than I was ever able to without them. Rentalutions also gives me piece of mind, which is priceless when you are a do-it-yourself landlord.

I signed up less than a week ago and had to reach out to someone twice. The first time I wasn't able to verify the amount of the small bank deposit. And may I add, this process so super simple. Much easier than the last site I was trying to use which is how I ran across Rentalutions. They replied and since I listed the amounts in the email, someone there approved the amounts for me. I then had a question from my tenant. Christine replied within minutes which was great because the tenant was getting frustrated with the transaction amount. I'm loving Rentalutions so far. Let's see how the first payment process goes. Wish me luck. :)

This system and service is a complete waste of time, money and energy. I signed up for the 4 units I have and listed one as well as did a lease for one. Tenant submitted a payment for the deposit and rent online. Without any warning they suspended my account until I showed proof of ownership. I sent over my deed and showed who I was and they reinstate my account. The payments that were made were cancelled. The tenant makes another payment, and in the meantime I emailed support to find out what was going on, and was told they were unable to accept payments on this account, however they desperately want me to sign up and pay for this service. Without notice they cancel payments. This is a horrible company and has horrible customer service. I've cancelled my account and will be advising everyone else to do the same. And seeing the 3.8 stars they have, I'm going to assume I'm not the only one that has issues with this horrible company.

SCAM!!! SCAM!!! THEY TOOK MY APP FEE AND WAS TOLD THAT THE LANDLORD WILL NOT BE MOVING FORWARD WITH MY APPLICATION. I LATER CONTACTED THE LANDLORD AND PLEAD MY CASE AND STATED THAT IF I HAVE TO PAY MORE WITH EXTRA MONTHS RENT I WILL. THE OWNER CONTACTED ME AND STATED THAT SHE WILL RECONSIDER MY APP AND TO MEET HER AT A COFFEE SHOP TO DISCUSS MY APP FURTHER. THE MORNING I WAS GOING TO MEET HER AT 2:00AM THAT MORNING SHE EMAILED ME AND SAID THAT SHE CAN NOT MEET WITH ME AND SHE CAN NOT APPROVE MY APP. WE HAD BEEN TALKING PERIODICALLY UP UNTIL THE MEETING. ALL THE POSITVE REVIEWS ARE ARE FAKE AND HAD BEEN WRITTEN BY SCAMMERS WITH RENTALUTIONS. DON'T FALL FOR IT. VERY VERY VERY SAD HOW DESPERATE SOME PEOPLE CAN BE.

Rentalutions is perfect for a small, independent landlord such as myself. I'm not sure how I would survive without it. It keeps me organized, up to date, and on top of things with very little effort.

The added benefit of being able to list available apartments with ease over multiple platforms is reason enough to use it.

I did a mistake while setting up my account, I sent an email to the support team and WOW...everything was quickly fixed. Matthew did a great job fixing my mistake. I definitely recommend this company, specially to landlords.

This is a really great website for new renters like myself. I was totally ignorant of the entire renting process and now I am starting to sound more like a property manager expert. PLUS, excellent customer service. Every time I had a question, I clicked on the chat window and thankfully for me, I had the chance to chat with Christine every single time. She was informative, helpful and patient. I found the perfect renter. I think the best lesson I learned from this whole renting process was to screen applicants. This is huge. I was able to easily and legally reject prospects based on rent application information, credit score and criminal history. That was the most scaring part for me but it went smooth and everything was done following the legal system. This website really works. Use the chat room if you have questions. Read the many informative blogs they have available. If you hire a property manager, you will not be seen as a fool. You will speak the same language. You will be able to screen applicants so you can avoid as much as possible have someone leaving for months and for free in your house. READ the materials they have available. It is worth it. You will find the perfect renter. I did my homework and now I have someone I trust renting my studio. By the way, everything was done online. I have records that every one was treated equally. My lease agreement was done online and rent payments will be made online as well. And guess what, it all took me about 12 days, starting from the day I open my account to the day I collected my first rent, today!

I have been using Rentalutions to manage my rental property since 2012. The site has made it really easy to be a landlord. Payments happen automatically every month and my tenant never pays late. It s cut down on a lot of the back and forth with phone and text messages.

My first experience with Avail was this past weekend in Philadelphia PA. It was easy to set up an account and support was available if help was needed. The process was easy from the airport and the staff was helpful and informative. There was no wait on the shuttle to and from the airport and I will use Avail again.

As a single woman renting a property from another state everyone constantly tries to take advantage of me. This site make personal contact minimal which is ideal, you can't ask a machine to please just not charge you a late fee just this once *attach sob story here.* Having everything automated from the screening process to payment reminders is wonderful. Everything is organized and accessible. The setup is easy and intuitive and the staff is very responsive. I would give 5 stars if it weren't for the payments taking around 6-7 days to process (if the turnover time shortens I will update to 5 stars) it's annoying but it does always get to me. If you want to have a professional, streamlined rental process I highly recommend this site. I had read reviews before getting on and took steps to avoid problems I had seen others have (I had the team verify ownership before I listed it) The people screaming scam almost scared me away from this site initially but I'm glad I went with it.

I changed it to 5 stars because despite it still taking 6-7 days for payments to come through I've been using this service for free for 2 years now and it's the best landlord experience I've ever had. If I can't give them 5 stars for that I shouldn't be allowed to rate.

The Avail team is super helpful, professional, and quick to respond to my questions. I love having all my documents and info about tenants right at my finger tips. I have been able to do most of my landlady business from my phone, with a few exceptions. The Avail setup is really streamlining my business and I love that! I m a big fan so far. TOTALLY worth the subscription money.

This service is a joke. Their support staff is never around to chat/solve problems (especially when rent is due, of course) and their support phone number rings unanswered and will eventually lead to a voicemail that sounds like someone recorded it in a car while driving. Originally, my landlord provided me a link to sign up, I clicked on it and proceeded to sign up only to find out that their system thought that I was the landlord and not the tenant. I clicked on the button that said something along the lines of "not the landlord?, click here.." which is a weird button to have for tenant sign up, and their system wanted me to fill out a renter's application. Ever since, I've been unable to sort out the problem on their website, and their support staff is never around to chat. I'd recommend avoiding this service and sticking to paying rent the old fashion way.

Couldn't do it without Rentalutions. I own/manage one duplex rental property. Rentalutions ease and sophistication has allowed me to broadly, quickly and informatively, reach prospective tenants through a wide variety of internet listings. Rentalutions easy, comprehensive and authoritative background screening program has laser focused the seriousness of prospective tenants and provided an invaluable part of the evaluation process; vastly reducing the pool of half-hearted or unqualified candidates. Most valuably is the ability, as a small property manager, to process tenant rent and deposits electronically! With the variety of tenant payment options and electronic deposits, there is virtually no effort to collect rents; tenants are reminded of due dates automatically; there are essentially no excuses for late payments. Rentalutions is superb for small property owners/managers. Other internet property management platforms don't even cater to the limited property owners like me. Rentalutions affords similar features as the other 'big' players, at a reasonable monthly cost commensurate to the number of units. Having experienced a typical iPhone issue when entering info, Chelsea with Avail really went above and beyond to walk me through the accounting steps and then she reported the issues to her tech team for review.
Sometimes once we reach certain levels of frustration nothing seems to go right. Not everyone in customer service anymore recognizes this and is willing to take the extra time to make a customer feel like they matter and are being heard. Chelsea provided the extra help I needed and this is just one of the many reasons why employees are pushing Avail to the top of excellence in customer service and ultimately many areas across the board.

I switched to Avail from a different service for a few reasons. I wanted more in-depth tenant screening. I wanted my rent payments deposited faster. And I wanted a platform that offered more to my tenants, such as a streamlined system for getting renter's insurance and reporting their payments towards their credit history.

In the interest of transparency, I am a current Avail employee. I started working at Avail after I became a customer, and quite frankly, the product was one reasons I decided to start working at Avail.

SPAMMER. DO NOT FILL OUT YOUR INFO. Avail makes you fill out all your info and real phone number. They send you spam email EVERY SINGLE DAY. Even after you COMPLAIN TO STOP. Every Single Day SPAM SPAM SPAM SPAM.

Your staffs send same messages "No problem. We removed" Next day, same SPAM, same SPAM.
How about NOT SENDING SPAM unless people approve?
We will see whether I get another SPAM from Avail tomorrow.

Avail is simply the best rental site I've used. They actually have human beings you can talk to. Talk to on the phone, and these humans are helpful, nice people. Their sevices are exemplary from listing your property, finding tenants, collecting rent, maintenance etc. You could say it's a landlord's best management tool ever! Jill

As a tenant, I love how easy it is to use Rentalutions. I applied for a property online and I set up automatic payments so rent is on-time every month. When getting started, I had a question, and Christine was quick to get back to me with an answer.

So as a middle-aged, self-employed single mom who is also going to school, I have no time whatsoever. Many times in the last couple years I have thought about selling my duplex due to the hassle but hated the idea because I knew I wouldn't get the money I needed out of it for all the hard work I have put in the past seven years on this property. Then I found Rentalutions....seriously, this company is going to allow me to keep my property! Avail.co has it all and for a small price. Their response time and assistance is stellar. I manage three rentals but they treat me like I have 100. I have used other more expensive property management software and did not get the personal service or as good a product. Thanks Avail.co team.

My day job is not a landlord and it's not my area of expertise. I have no idea how I would manage and handle my one unit rental property. I use the system from beginning to end and all my tenants enjoy it as well. I can't speak enough good points about it and I'm always telling everyone how great it is.

It is awesome to be able to write, send, and sign leases online. The email reminders sent automatically to my tenants are excellent and they are a huge help to me. Worst possible company to set up auto pay. 2-3 days later and still isn't correct. They brag about how great they are but rate near the bottom in my experience.

Rentalutions is the best kept secret in the landlord world! I found it online and decided to give it a try despite some negative feedback( sounded like people were nitpicking). And it payed off! I became a newbie landlord after moving in with my significant other and deciding to keep my house as a rental. For the first year I used Renters Warehouse, they charged me one month rent to find renters and were asking for around $80 monthly ( plus $50 a month tax ) to manage my house. That would include collecting rent and resending renters requests to me. I declined. Some monthsy renters would send me a check, some months they were running late and I would come by the house to get rent.
The second year I went with Rentalutions and they posted my rental ad on multiple websites free of charge( I know I can do it myself too). The great experience started with me entering email address of the potential renters on the website. The renters got an email invitation to fill out their application and pay for their credit/background check . Once it was done I got the email with results: credit scores, previous addresses, criminal history. So easy, I didnt pay for anything either!
Once I approved the application it took me to creating the lease. That was easy too.
I am using the free version which limits editing, but for $10 a month one can get more creative.
Signed the lease online by both parties within minutes ( email notifications go out) and we were ready to move my new tenants in!
Every month they schedule a payment online , Rentalutions charges them $2 each transaction. And again, does not cost me a dime! And every time they schedule a payment I get a notification email. Love it! My tenants are rockstars, they already scheduled February rent. I know, I am a lucky landlord

I have used Avail for over three years since it started as Rentalutions. Avail's streamlined tools cover the entire process of renting and managing the rental properties, saving me a TREMENDOUS amount of time which in turn allowed me to acquire and manage more rental properties. As a landlord of multiple units, I simply could not have done this without it! The support staff are always courteous, responsive and helpful; they have also incorporated some of my suggestions in their software. I have recommended Avail to many landlords. I think that every DIY landlord should use Avail!

I appreciate the accessibility and helpfulness of the staff here in America who aren't reading programmed scripts and have more than once have helped me fix/address issues saving me time eg from having to get a lease re signed. Definitely worth it!

With their help and upgrading I've been able to add clauses that address specific problems I've had with tenants. Eg I upgraded so that I can specifically add a clause that mentions "tenant agrees high heel marks/divets in the wood floors are NOT normal wear and tear" and to not only tell a tenant "do not smoke or vape in the premises" but when they do you must delineate what the consequences are otherwise you get objections. So add a clause the specifically says what the consequences are. Eg "tenant agrees to not bring bicycles or wheeled transportation into the premises and that doing so incurs a $100 fee per occurrence". I use these clauses on my own accord in CA.

I couldn't be happier with the services offered by Rentalutions. It was so easy to list my condo, receive notices to interest, then follow the steps through the credit check and finish with the lease. My tenant will use site's option to pay online, as well. 36 hours later it was all done. My husband was so impressed I had this taken care of so fast. Rentalutions made me look good!

I have been using AVAIL for nine months now. This is my first time using online rental management software. I manage 10 properties on AVAIL. I use all the online services advertising, applications, credit check, lease documents and payments. I don't use the maintenance thing much. It took me awhile to learn all these components but now I have a good handle on it and everything works great. The best is their customer support as they are very responsive. Sometimes my tenants are a bit lame signing up for rent payments but we eventually get it set up and working right.
Update August 2020: I contacted customer support because my tenant claimed the rental listing advertised air conditioning on the Zillow version of the listing. Daniel at customer service was able to go through archives and provide me with proof that it did not, and he did it immediately! He saved me money and credibility with my tenants.

Being a landlord is no easy task. Setting up appointments, meeting prospective tenants to tour the available unit(s) and conducting the necessary employment, credit, criminal background checks are time consuming and stressful. Add to that working a full-time job! However, AVAIL helps eliminate much of the stress by providing an easy & affordable way, to navigate through the vetting process.

Rare responsiveness from a data collection machine. When I ran into a snag about my former name, Ryan helped me rapidly, expertly, once. He read my Sunday dawn email call for help, fixed the problem, and had me cooking before I'd even awakened.

Rentalutions has made my life so much easier! I use the auto pay feature to pay rent each month and it makes everything so easy and convenient! I recommend this for any landlord. I'll be asking every landlord to use this software moving forward. The staff is friendly and helpful.

I recently bought this 3-flat building from a landlord who was using Rentalutions to collect rent payments. Since the existing tenants were all paying rent through the system, I created an account and just had them continue to pay as they always did. It was quite seamless. It was a nice benefit to see how easy it would be to track rent payments and know exactly when a payment was scheduled for and when I should see it deposited to my account. Also great to see that tenant screening and leasing is also done through the system.

I have been posting my apartments for rent on other platforms, and because the market isn't great, I felt that I needed more exposure. This is my first time utilizing Avail, and in less than one week, I have rented my apartment and received over 10 responses to my Ad! I am thrilled with the response and I will continue to utilize this platform. I highly recommend.

I gave up using Rentaluions after a few days. I am a landlord trying to find tenants and Rentalutions claim that the average number of responses a landlord will get is 18. This is pretty easy to accomplish when all they seem to do is send automated responses for anyone in your city that marked they are interested in a certain size place. I've received over 20 responses and all are automated...not a single serious inquiry where a potential tenant actually did the requesting. All the responses come through about the same time of day when they must update my posting to all of the rental websites. I gave it two stars because the other areas they offer such as leases and payment might be great. I haven't personally used those.
