Quick backstory, I rented from Applegate back n 20...

Quick backstory, I rented from Applegate back n 2010, and then, they were an absolute horrid company to work with, and swore I would never give them another dime, and ensure no one else I knew did either. Fast forward to 2018. I was renting from a privately owned company, who eventually put Applegate in charge of their properties. Needless to say I was initially unhappy about that. HOWEVER, under the current management they have 100% changed my perspective on them as a company. They were nothing short of helpful and friendly in anything that I had a concern or issue with. They were always quick to respond and give me and answer or an ETA to any concerns I had. Talk about a 180!! They could have done nothing more to earn my respect and trust at this point. Without a doubt, I can confidently recommend them to anyone now.

Do NOT rent or let them manage your properties. They have no concerns/respect for the their residents. They hire unprofessional secreteries whom manages the phones that either 1) have no customer service training (probably some young twenties-something-having a glorifying make-up day) 2) deny assistance towards ANY residencial help. I've rented for many years and have never encountered such "management".

I would like to take the opportunity to thank you for the excellent service you and your firm, Applegate Inc. has provided me with for over a period on 14 years. Not only have you been resourceful in finding various investment properties for me to purchase, you have done an excellent job in managing my many Condos as well. Applegate Management has kept my vacancy rate to less than 1/2% and requires me to do nothing more than review monthly and annual statements. All of this with a reasonable management fees permits me to give you my highest
recommendation.

I was warned not not rent from them, but needed a place asap so I did...worse move. In hindsight I would have rather lived in my car...no joke.

If you rent from them READ THE FINE PRINT...TWICE. They do NOT Follow MN St. Statues and they get away with that by having you sign a lease full of loopholes.

You must give 60 days notice...and they will not remind you...which they are legally suppose to do according MN statue.

I moved in with multiple issues to the apt...including the smoke detector not working and mold all over the tub. (Both illegal). They never sent anyone to fix these or, fix any other issues for that matter.

I canceled my utilities 2 months before my lease was up because I moved out 2 months prior...but was still charged for those 2 months somehow. I spoke with x cell. I had no utilities to the apt so I don't know where that charge is from, applegate couldn't explain it to me, but I signed the lease so I'm still responsible.

I was also charged for a random $37 move out fee. When I spoke with them they stated this was the charge for them posting the apt on craiglist...what. That is not my responsibility....but again...fine print.

I'd like to point out that I am a former MPLS police officer... a decent, responsible person who as never had problems with landlords. I mention this so that those reading will take me legitimately and heed this warning

Upon move in there were a few maintenance requests I had. The Applegate team was very efficient at relaying the information accurately to the maintenance man Joe!

I am so impressed with Joe's work. He was very thorough and professional. His attention to detail is impeccable. Not only did he get everything on the list fixed, he left every thing as clean as it was beforehand. Besides the fixes, I could not even tell he was there! He also called to touch base with me before and after the scheduled maintenance work. It was also very nice that he arranged a set time for the work (versus a time frame) I am very impressed with his work. Now that everything is up and running well I really feel at home. Big shout out and thanks to Applegate and Joe!

We have rented 2 different places through Applegat...

We have rented 2 different places through Applegate and were treated quite well by them. They were very prompt in setting up times to show us the properties and were very prompt with answering and tending to any concerns we had after renting the properties. We would gladly use them again and will recommend them to anyone who would be looking for a property to rent.

This company owns many nice properties in Minnesota and Wisconsin!! I would recommend them because the places offered are reasonably priced, employees are very kind, helpful and easy to work with !! I have had great experiences with them and would suggest checking them out !!! You'll never know unless you call and check out this rental company for yourself !!!

EXTREMELY UNHAPPY! They are very impersonal and rude over the phone. They schedule showings at extremely odd times during morning & early afternoon. Good luck trying to get a later afternoon/evening showing. It won't happen. They require you to take off work, fill out their application and pay a $35 fee. Then I provide them with every thing they need and they come back to you with this kind of message:
We have processed your application for the property at 1025 +++++. We are requiring a co-signer and the deposit at 1.5 times the rent($2242.50). There would also be a $400.00 non-refundable pet fee for each dog that would be due prior to move in. Please let us know if you need an additional application sent to you for the co-signer.

I have never had to have a co-signer and I have wonderful rental references. Unless your credit is A+ ....PLEASE DO NOT WASTE YOUR TIME OR MONEY! Don't learn the hard way, like me. I had a bad feeling...I should have listened to it.

I would recommend Applegate. They were quick with responding to maintenance requests. When I asked to leave my lease a month early, they were accommodating and I was allowed out of my lease after they found a new tenant (though they charged $56.95 to advertise/re-lease the duplex).

When I called to ask for a showing I was surprised that I was told the tenant would be calling me. Which she did to set up a time. But after reading these reviews there is NO way I'm going to step myself into that mess! Thanks for everyone leaving reviews about Applegate. It's unfortunate it's so hard to find apartments without slum Lords.. I won't be considering this place to live anymore. There has been mold and many other issues reported I read in more than 1 review.

The company has figured out that there is more money to be made screwing it's tenants and property owners with fees, penalties, lies and miscommunication then just doing a good job and collecting a commission on rents. All I have to say is beware, double check, triple check Consider an alternative. If you have no other figure out a different plan.

While I won't go out of my way, I Will spend the rest my life making sure no one I come into contact with considers the doing business with the company.

I worked with Applegate to rent out a property I own in St. Croix. The everyday of managing it had just become too much for me. I am so glad to work with a company I can trust to take care of my property as I would. They help keep tenants in the property to reduce lag time on my end. I would recommend them to any property owner looking for a solid, managing company.

Thankfully they were just dealing with our application and our landlord is a completely different entity because this company was horrible to work with. Applegate is a terrible company to rent from. The tenants are treated terribly, they scam you out of tons of money for the "security" deposit (that you won't ever see back even if there isn't any damages, you have to threaten to go to court to see a small fraction of the initial deposit). The apartments they offer are over priced for the size of the units, there small, out dated and some already have damages when you move in and you get penalized for it. If your considering going with Applegate, I'd advise you to look elsewhere. They are flat out rude, disrespectful, greedy and over all a disgusting management. Not pleased at all.

I would be willing to bet that every 5-star review given is fake. This is the worst company ever to do business with and I will never recommend them to anyone. They will try to screw you out of money and don't care about anything other than getting paid. My mom just rented an apartment in Osceola that Applegate manages. Wish I could have seen the apartment prior to her signing a lease....dirtiest apartment building I have EVER seen and her apartment was filthy on move in day. Was definitely not cleaned when last tenant moved out. I was out of town and she was in a jam and needed something affordable. Definitely will not be renewing this lease or renting from this management company again!

I left a message and spoke to clerical staff requesting to speak to management and after leaving my original review I was contacted immediately by Mrs. Webber who is Applegate's Operations Director. She has been very apologetic and proactive in trying to correct this unfortunate situation that my mother moved into. Her help has been much appreciated. I originally rated this as a one star review. However I have updated to a 4 star review after getting these issues resolved. At the end of the day, there were many problems, that were the direct result of multiple staff not doing their jobs. With that being said, Mrs. Webber/Applegate stepped up, found the problems and fixed the issues once they were brought to the correct persons attention.

Arrived a few minutes early for scheduled showing, another woman wad there also waiting. Waited until it wad 15 minutes past or scheduled time, called, woman on phone said there had been an error in a scheduling, Calvin would not be coming for showing. Woman on phone said can reschedule in a week. Before hanging up we passed info on to other person waiting. She asked if she could get a showing for the next day, as she had come from out of state. Woman on phone said no, Calvin doesn't work on Fridays. I told her apparently he doesn't work on Thursdays either. One of my biggest pet peeves is bad customer service. They had our numbers, yet no call to inform us of schedule error, no trying to accommodate their error. Maybe I should thank them because after reading reviews and my own experience, sounds like the experience wouldn't have gotten any better.

I set up an appointment to view a specific property with Applegate in New Richmond. Coming from White Bear it was a bit of a drive so we confirmed a 3pm appointment. On our way we ran into Stillwater traffic so I contacted Applegate to inform them we would be about 15 min late. I received a reply about 5 minutes before we arrived about 20 minutes after informing them we would be late. Their reply stated we would need to reschedule because they didn't schedule enough time between their next appointment in Hudson. Also the big kicker is they had me scheduled for a completely different property. We scheduled a showing for a privat entrance 2 bed 1 bath with garage and driveway home. They scheduled us for a 3 bed 2 bath apartment across town... COMPLETE waste of our time and fuel! Don't waste your time on a property management company that can't keep their business straight let alone schedule enough time for questions you might have during the showing... BBB should grade these guys with an F. I am a business owner myself and woulf be out of business if I treated new potential clients this way.

Front door of my building has been pulling off from the hinges for 4 months. The place is filthy. They are financially irresponsible, charging for utilities without providing any source of verification. Received a "Utility Back Charge" without any explanation of the charge. Based on the long list of bad reviews, which all seem to match my view on this company, I'd say they probably don't care about the bad reviews. If they did they'd have changed something by now. They honestly don't care about customer service. The maintenance crew is the only thing that is responsive and timely. The office staff doesn't care if you have concerns. I'm usually met with a "sucks to be you" attitude. They will not work with you. If you are looking for someone to look after your property. Don't use these people. The only reason I'm staying with them is because we love the home we are in. Oh, by the way. You can count on your rent going up after the contract ends. If you are reading this and want to evict me. GREAT. But like I said you obviously don't care about what your tenants think about your customer service, so I'm sure I'm safe.

I just wanted you to know that Dave the maintenance guy does excellent work, and always goes above and beyond. I had a little emergency the other day where my shower didn't work and I had an important interview to get to, and Dave came through and fixed everything up in plenty of time for me to get to my interview. He is always so patient and flexible with scheduling and always makes it work, and very quickly! He deserves far more than just an email of gratitude!! Please let him know how appreciated he is.

If 0 stars was an option I would give it. From the day I moved into my uncleaned apartment it has been one thing after another. Starting with charging me rent for before I moved in to trying to back charge me for their mistake. The company has been rude and unwilling to work with me. I have reported more than one time that the washing machine does not work correctly and now have clothing that is ruined to go with their answer of "it worked fine when we looked at it". After talking to other people that live in the apartment it is easy to tell they are working every angle to over charge and take advantage of the college students they have as tenants.

I purchased my Condo 2 years ago. My Condominium Association has had the opportunity to work with Applegate Property Management for several years. Managing properties is a big job and huge responsibility. In my opinion they have done a fantastic job handling the management of our property. The office staff is courteous and friendly. In particular, Val Webber does a fantastic job of keeping everything on track, she works endless hours and is a dedicated asset to the company. It has been a pleasure working with her.

Most recently I gave a call to the Management team to have maintenance come and fix a few things in my place where I am renting. They were very prompt in getting back to me and set up an appointment at my earliest convenience. Joe, with maintenance, showed up at the time designated and fixed all the things ASAP, even installing a new towel rack which was upgraded from the last one. While he was at my home, he also did extra things and touched up some areas with paint where it was needed in the bathroom without me asking. He was very pleasant and asked if there was anything else that needed attention. I am very satisfied with Applegate and their continual service. I have had nothing but positive experiences. So thank you!

They were the property management company for a home that I owned in New Richmond. When the current tenant's lease was up he moved out. With him, he took the furnace and wood stove. Applegate denied any wrong doing stating that "the missing items were there when we did the inspection" even though the move out pictures showed an empty space where the furnace used to sit. Faith, the office manager, wouldn't return my phone calls. At the time I was living on the east coast and they knew there wasn't much I could do. I took them to court and they settled. Do your research before hiring them! Search wicourts.gov and look at actual case history.

Seriously the worst experience I ve ever had while trying to lease a property..The problems first started when I tried to clear up, what I thought, was a mixup of our proof of income. Come to find out they only count net income, that s a first for me. I asked what I could send them to show proof of additional cash income or if I could put down a larger deposit for the place. Every email would just be a repeat that I needed proof of additional income. I had additional cash income But they wouldn t answer any of my questions or state what qualified for proof of it. So I tried calling to speak to someone. The lady who answers the phone is rude and short with you when you try to talk about your application details. She rudely states they only communicate through email, so everything documented. Ok, understandable but I should be able to speak with someone in person if something is unclear about the process. It takes all day to receive an email back and with a moving date approaching, time is vital to me to line up another rental. I finally spoke with a manager and she was very helpful and explained everything nicely, we decided to put our application towards a cheaper rental house that would still work for a family with three kids. Fast forward a few days and I decided to call for an update on our application, all I was told is that we were denied but they couldn t tell us why. Only that they mailed us a letter explaining... I ve never had a leasing company not call back to say the results of an application and offer zero explanation. I then sent an email, because email is the only magical way to find out any vague answers, and right before closing I got a return email saying we were denied due to them discovering I was served or will soon be served an eviction notice, and that my partner had an eviction in 2011. Which he didn t, and I ve never had an eviction ever! I FILED an eviction last week for two people staying in a home I m an owner of, because they re not paying rent to my ex and didn t vacate after I sent a notice to pay or quit. How can they say I have an eviction when I m the owner of the home who filed with the courts a complaint??? I m seriously baffled...So I once again called to Try and clear things up, and was once again told by the rude woman who answered phone that I needed to email and hung up on me before I could even explain anything.. I m really just confused on what we did wrong? I was never nasty or rude to anyone, I deserve to be treated fairly. I ve done nothing but try and work with this place and I ve been met with zero chance to explain or clarify any misunderstandings. I ve been renting for a long time and have always had excellent rental history, you can call my apartment management and confirm I have no eviction pending and our rent is always on time. I can also offer proof of the papers I filed with hennepin county for the eviction that they re mistaking for an eviction against me. It s really unfair, we re good people, I m a mom of three doing nursing school full time.

After having our car broken into on their property and needing to open a new bank account as a result, it took two emails to get any response from them. Even then it was a short and rude response. This is only one example (& not the biggest!) of their rude behavior towards us. Our current living accommodations are nice, but we moved in before the property was managed by Applegate. Knowing what we know now, we'd never work with them again.

They were always ready to help and correct the problem, within their power. It is not easy to deal with different vendors and service providers, but they show always a fine disposition to be on top of the situation and solve the problem as soon as possible. Keep up with this great job.

Don't expect your deposit back if you decide to rent from them. They will claim there is over $500 worth of cleaning and painting when the apartment is left in the exact condition as before move-in. Rent elsewhere if you have the choice

Absolutely horrendous. Managed my apartment for two years. Never followed up on anything. Sometimes my concerns were not addressed for 2-3 weeks. Examples include: charging me double for rent one month and not following up when my refrigerator stopped working. No concept of customer service. Tended to blame me rather than take responsibility for troubles.

I got charged for broken windows and cracks in the wall, for them advertising the house we were renting ON THEIR OWN WEBSITE. They sent me a bill for $5680 for things I'd never even knew was wrong with the house we rented. I got charged for some water cleanser had broke which is an appliance because it was old! Worst experience EVER!

Avoid Applegate at all costs they are a predatory group that preys on the fact that a majority of their rentals are college housing. In well over a year from when they took over the lease we had signed with BPM they refused to do any maintenance on the property, even though they had documented it in their initial walk through. Make sure if you are renting from them that all maintenance requests are submitted by email since they will delete maintenance requests from their online entry. When they finally did maintenance it was not until our basement had flooded from a broken water service line. Which the Applegate Representative was trying to blame us the tenants for. Then when you move out they will charge you for a carpet replacement even though the carpet is over 5years old, no matter what condition you leave the unit expect Applegate to unfairly keep a majority of the security deposit.

*Edit* Applegate is claiming no walk through was done, this is false since an Applegate representative did a walk through with in the first months of taking over the lease. With in that walk through he noted a lamp that was down in the yard as well as the fan in the bathroom no longer working. Both which would not be addressed until the last weeks of our lease.

To address the comment that we did not sign the lease sent to us, we attempted to sign the lease at the office, however after explaining to them that we would need the lease re-printed with the updated cover section stating it was to be a month to month and if it made it easier I had the original lease sent to us and that the 1st sheet could just be printed. They refused to do that and instead called us when we returned to River Falls to inform us "all we had to do was print off the front sheet and return it to them."

If Applegate is your only option or you already have a lease with them protect yourself and document everything.

Applegate Property Management will forever be my worst renting experience. My husband has gotten relocated for work several times so I have done my fair share of renting and I have never run across a landlord with staff so unprofessional and uneducated. Whenever I called their office I felt like I was talking to a 20 year old that was having a bad hair or make up day. Each person that I would speak with would give me a different answer to my question which prompted me to keep all communication in writing with them. They do a horrible job communicating with each other and their tenants. When I moved in the unit was so filthy, I was afraid to touch anything in it. The carpet looked like it hasn't been changed since the place was built. Mold was popping out of every corner and the entire place was infested with bugs...spiders, ticks, ladybugs... you name it. Wish I had read the reviews on this business before dealing with them. Apparently my opinion of them is very common with other tenants as well.

Do not use this company to manage your property. This management company operates as a slumlord. They do not make proper repairs. They do not appear to use licensed techs. They take shortcuts. They will ruin your property and cause immense grievance and unnecessary inconvenience to your property neighbors. The washing machine above me sounds like a machine gun and Applegate has decided that is standard operation and refuses to replace it. To be honest, I was nervous about signing a lease with Applegate Properties because of so many negative reviews. But they impressed us at every single turn. We experienced nothing but professionalism, even when we broke our lease in order to buy a new home. They helped us relist it, had showings for us, and released us promptly. With NO ISSUES, we received our deposit back in full, and everyone we spoke to was kind and clear about the procedures. We would recommend them. Whatever the reasons for past negative reviews, they have clearly been addressed.

Applegate Property Management managed my 32 apartment units for approximately 2-1/2 years , I was very pleased with how my buildings were maintained and how the vacancies were efficiently filled. For the last two and one-half years I have been fortunate to have been working with Applegate in maintaining and then selling my properties. Staff is always receptive and competent in resolving any maintenance issues that arise in the turnover of the apartments. I have always been treated with utmost respect and concern for my needs. In dealing with an issue with MNDOT over a settlement regarding road work, TJ and staff were very knowledgeable and worked very hard in helping to bring a good settlement to the table for me. When it was time to sell my properties, I found TJ very knowledgeable in the value of the properties and successful in bringing buyers to the table. I highly recommend Applegate for the management and/or sale of your properties.

I ve been renting from them since 10/2017. They have always been responsive and prompt when issues come up. This is true with emergencies as well as non emergencies. My furnace went out this winter after 8pm and it was fixed within hours.
