Avoid Applegate at all costs they are a predatory group that preys on the fact that a majority of their rentals are college housing. In well over a year from when they took over the lease we had signed with BPM they refused to do any maintenance on the property, even though they had documented it in their initial walk through. Make sure if you are renting from them that all maintenance requests are submitted by email since they will delete maintenance requests from their online entry. When they finally did maintenance it was not until our basement had flooded from a broken water service line. Which the Applegate Representative was trying to blame us the tenants for. Then when you move out they will charge you for a carpet replacement even though the carpet is over 5years old, no matter what condition you leave the unit expect Applegate to unfairly keep a majority of the security deposit.
*Edit* Applegate is claiming no walk through was done, this is false since an Applegate representative did a walk through with in the first months of taking over the lease. With in that walk through he noted a lamp that was down in the yard as well as the fan in the bathroom no longer working. Both which would not be addressed until the last weeks of our lease.
To address the comment that we did not sign the lease sent to us, we attempted to sign the lease at the office, however after explaining to them that we would need the lease re-printed with the updated cover section stating it was to be a month to month and if it made it easier I had the original lease sent to us and that the 1st sheet could just be printed. They refused to do that and instead called us when we returned to River Falls to inform us "all we had to do was print off the front sheet and return it to them."
If Applegate is your only option or you already have a lease with them protect yourself and document everything.
