I had lived at one of their River Falls locations for two years. The apartments themselves are mediocre, they're good enough for a college student wanting to be near campus. The real mess is their management. They will do anything they possibly can to steal your security deposit. They never follow through with communication, so if you want to speak with anyone besides their incompetent front desk girls, then good luck. Also, those girls have given permission for tenants to do things that are apparently not in their jurisdiction to do so. I have experienced this first hand. ALSO they didn't do any walk throughs for damage between sublease tenants even after filling out the standard paperwork. This left me and my roommates to pay the consequences after Applegate took it out of my deposit. After my roommate and I have made multiple attempts to talk directly with a property manager, they have still not returned the phone call. This company is still in business in RF only because they are able to profit off of naive college students who don't know what they are doing. In addition to all of this crappiness, their maintenance worker, Brad, is rude, confrontational, and uses intimidation to get what he wants. Once, he started to call me a derogatory term, and as I caught him step on his own words and called him out, he then accused me of putting words in his mouth. Keep in mind that this confrontation happened outside of my balcony in the open. As a young female, it is uncomfortable to be in his vicinity. This same maintenance worker also tried to make me financially responsible for damage to the property outside of my unit. This damage was not caused by me, and apparently was on video camera, which he refused to show me. If I could give less than one star, I would. I write this post to help expose these corrupt people of who they are and how they run their properties, so that people can stay away from them.

Do yourself a favor and go homeless. These are the worst individuals around. As I was simply asking questions to better understand, I was given attitude and hung up on. I get it... your job is hard..... most people have hard jobs.... With how bad they treat people, they should not be in business!!

If I could go lower than a One Star I would. Applegate has been nothing but stressful for me and my roommate. You mine as well pay them all at one because lord knows they will never cash your check in on time and you will be stuck with a $50 late fee that they won't waver because apparently it's not their fault. I've been hung up one twice by the people in their office and couldn't be more displeased with my stay here at Applegate. NEVER EVER EVER get yourself tangled up in their mess. Stay far far away!

Hated it since I've moved in. The other tenants are creepy and look to be under heavy drug use which gives me no sense of security. My front door only locks if I play with the handle for 5 mins my glass door won't seal so I'm heating the More

I have been using Applegate for almost 10 years now. They are incredibly knowledgeable, respectful and respond quicker than any other property management company I ve worked with. I can t say enough good things about the staff. Thanks.

The reviews with 5stars are done by coworkers and friends of company, I actually give the company -3 stars. They're biggots, and scam artist. I was so insulted by doing biz with this entity, biggest displeasure. Billy jo in the office was the most condescending low class trailer park hillbilly and extremely unknowledgable in her field with showings, or knowing how to follow simple directions, The entire EXPERIENCE was a waste of time! Watch out for the everything needs to be submitted 24 hrs scam!

Applegate paid for reviews. Actual rating was 2.2 stars. Employees were paid $50 for every 5 star review that was added. They committed fraud to boost their company image.

Fortunately for me applegate never received a payment from me...because they were so bad they didn't allow that to happen.

I attempted to view a property they owned and ended up making three different showings spanning over a month. Each time adjusting my busy schedule to call ahead and show up at a property that I either "didn't call ahead like I was supposed to" or there was "miscommunication."

I wouldn't recommend this company to anyone. Absolutely horrible and I couldn't believe the level of unprofessionalism on their part.

Applegate has many homes and apartments in the twin cities metro area makes it easy to look for options using one company.

I'm very excited that I found property that fits my needs. The staff was very helpful and friendly. I'm looking forward to my stay with Applegate. Can't wait for the trail to open up on County Rd A.

I've worked with the whole team at Applegate. As a sub contractor they are extremely professional to work with. When it came time to purchase our first house Nicholas Wilson at Applegate represented us. He was very knowledgeable, he was ready to step up and do whatever it took to make the whole transaction of purchasing our first house easy and enjoyable. I have a strong feeling this relationship we've created with everyone at Applegate will last a long time!

Do NOT rent from them. If you do, document EVERYTHING and do NOT use the patient portal. They take their time repairing things and NEVER give the deposits back!

My wife and I used there service to provide rental management for our home in Minnesota. We noticed signs within the first few months that their record keeping needed either updating to a fool proof system or to hire someone that could actually count ( CAN WE SAY COMPENTENT PERSON). Several times our rental proceeds where short. As the owner we contacted the leasee to find out if they were slow on rent to find out they had cleared copies of checks for the total amount due. we let this slide at first, but over time it got worse. Our leasee actually file a court claim (won) and ended up costing us additional monies. They have a big market within Minnesota but owner beware. There are other upstanding Rental Managers in the state that can count. Only after switching to another company did things get better not only for ourselves but also the tenant.

I see the do lawn care now , maybe they are more efficient with that, kinda hard to mess up cutting grass, unless they don't know grass is green.

Applegate Property Management is TERRIBLE, horrible and no good. When you are moving out, they charge you for the advertising of THEIR UNIT on THEIR website, ALSO, if you are moving, YOU have to show the apartment to prospective tenants, if you DO NOT they will CHARGE YOU because someone else has to do it. ALSO, they will make you pay rent on said apartment until a new tenant moves in. I put in over 1 1/2 months ago to have my blinds fixed in my living room because well, we couldn't open them and you know what! They finally fixed it...AFTER I PUT MY NOTICE IN THIS MONTH!!!!!! I have NEVER in my life come across a company SO rude to their tenants. Sure they help people with finding tenants but YOU people looking for RENTERS need to read some of these tenant issues as to why they hate it so much. If I could give less stars than the one I put on here I would do it in a heartbeat. I will never go through this company again nor will I ever tell friends or family to go through them.
I have a 1 year old and our heat stopped working in our apartment...what did these people think to do? Put THREE SPACE HEATERS in my apartment and left them on while we were staying with family because it was so cold...(EARLY JANUARY 2015) my apartment could have started on fire plus they refused to pay for the electric they charged up instead of fixing it when I called about it. The guy (third party company) who came in to fix it, pointed out that the pipe had burst already twice. He was appalled.

I cannot believe this company at all. We moved away hoping to start over- I guess the joke was on us.
Please nobody go through this management company.

This place is the cheapest real estate company I have ever dealt with. They make you pick up your rent credit slip at their New Richmond office. Which if you have a normal working job and don't live in New Richmond it is highly inconvenient. Or you can pay to mail them a stamped envelope and then they will send it to you. This should just be part of the cost of doing business!
Also, they hound you to resign a lease or to inform them if you are letting the apartment go. In the lease it says I have 60 days prior to move out to let them know. They started sending me emails and texts 2 months after I move into the place!!!
I would use them as a last resort only!! Most of their actions have been unprofessional and so inconvenient!

Within the past year, Applegate has charged us $2,610 in addition to our rent, due to changes in their company policy (which they fail to let tenants know and apparently these company policies overrules your legal binding lease), scam charges, and oh yeah they ll just take another months rent for fun for the month after your lease is up. There are terrible people working there, and I know it seems like every place is rented out by them in this area, but RUN. DO EVERYTHING YOU CAN TO NOT RENT THROUGH THEM. This is your warning.

To Whom it May Concern: I have had the pleasure of working with Applegate Property Management for the past ten years. Applegate runs the day-to-day operations of my fifty-seven apartment units. These units are located in two cities which are thirty miles apart. Applegate Property Management does an excellent job of keeping my apartments over 95% occupied by helping to find and approve new tenants and keeping the apartments well-maintained. When a difficult tenant situation has arisen, Applegate has either helped resolve the situation or removed the tenant. Applegate has been a wonderful partner by informing me of all maintenance concerns, then I make the decisions to take care of things myself or have Applegate's qualified staff handle them. When I had a personal crisis, Applegate stepped in and successfully handled everything for me. Partnering with Applegate has allowed me to increase my standard of living and will allow me to retire early. I would recommend Applegate Property Management.

Perhaps a 5 star for those who own the properties they manage, but horrible to their tenants. Repeated mold issues that they shrug off and tell you to buy a dehumidifier or keep windows open in winter, lack of routine maintenance, and like my neighbor experienced... claiming they replaced carpet when they never did and charging them 400.

We are moving out of their property after 3 years after they at the last minute decided not to renew our lease. They gave us no reason but offered other properties of theirs. We have left the unit in mint condition and even re-painted. Lets see if after filming the unit when we leave will encourage them to let us be the first of their tenants to receive their security deposit. Rent from any one else in the area.

Update #1. Moved out and filmed the unit after we left of condition of rug, cabinets, vinyl flooring, yard, garage, and all walls. Dropped off keys and garage opener as well as the 27$ rent for being there for the 1st.

Managing properties can be a daunting task for any individual. After attempting to use 2 management companies I landed on Applegate Property management team. WOW! This 3 letter word hardly does justice for the amazing service I have received. They have truly removed any of my previously wasted time, and taken on all facets of managing my rental properties. In addition to this service, they also have found QUALITY tenants with extensive background checks (time consuming!) Lastly, their sale team has been wonderful in aiding in buying and selling of properties. They are very thorough and always available!

Amazing staff all around. They care about their tenants and do stuff in a timely matter. I would refer all my friends and family to them.

Landlords don't care about anything. Took almost 3 months to even have a person to check out a ceiling that was leaking rainwater into the apartment room. Takes forever to get a phone call back about any issue. Rude staff and unwilling to help. Appliances out of date not maintained at all! Loved living close to campus, however that is the only thing i have that is pleasant to say anymore.

We have complained numerous times to get the dryer fixed for clothes and still nothing. The machines eat your quarters and still dint run...

I love where I live ... Its my Castle always quick response with maintenance... I wish I could have a cat though ...
