When my parents first moved in their apartment, the staff was wonderful & curtious (Amy was the absolute best). During these past two years, the quality of the apartments has decreased tremendously. There are several things broken & need replacing. Many ticket request have been made and nothing has been done. When my mother used to call and complain, I thought she was over exaggerating but being here for a couple months, I've witnessed the negligence first hand. The bedroom doors have been broken over a year. The laundry room doors have been broken almost two years. The blinds for the patio door have been falling off. The latest issue has been the dishwashers. The water has been inside so long, it smells. The entire apartment needs a face lift.

BEWARE!!!! I lived at the Villas for 5 years and it was a very peaceful place to live, however throughout the years we dealt with different things. Our apartment had roaches all the time, I had to call several times a month to get the bathrooms vents cleaned because of the infestation. If you are in the first floor, be prepared to hear everything your upstairs neighbor does, everything. Our fridge was old and small. Maintenance was slow, not because of the guys, but because they were pretty busy. We have several roof leaks, AC, dishwasher and through the patio doors after heavy rain. The dryer duct was always clogged with lint, same had to call several times a month to get it cleaned. We recently moved out and were charged for the early termination even when they were informed on time. To move out paid rent +early termination, we asked for an extension and one of the ladies in the office last name Garcia told us that if it was too much to pay at once, to charge it to my credit card and didn't have to worry about it until the cc statement was due (bravo). Then after a month of leaving got charged with damage fees. We ended up been charged for a pet fee even when I have never had a pet, carpet replacement fee because of the damage caused by the pet that I didn't have, fabricated lab results saying the found traces of pet pee in the carpet and photography fee. They charged me for a carpet they installed a year and a half before we moved in. They kept my deposit and a rent credit. THEY WILL FIND THE WAY TO KEEP YOUR MONEY.
The environment is pleasant and the staff is top notch. They provide the best services possible and are extremely attentive to all residents. I have personally witnessed this first hand. It's a fun and very safe environment. They have officers that Patrol the complex on a regular and they have officers that live on property who are more than willing to address concerns of the residents and help making sure safety is a top priority. I really love Bella Ridge South and the staff.
Lived in two different first lake properties and had trouble at both. Matienece will leave you weeks at a time without air conditioning, properties look nice at first but then things just start falling apart from leaks to poor wiring. Management could care less when you call.
My daughter rents an apartment at Premises managed by 1st Lake Properties. She has a roof leak that has mold growing on her walls and the manager could not be bothered to return her emergency call this evening, he had the operator relay the message that the roofers have been called but they can t fix it until the rain stops. No offer to tarp the roof or make other arrangements to move her to a different unit. She can t stay there with mold growing on the walls. As a side note this is not the first time she s had a leak and all they did was paint over the mold. She s lived there almost 2 years and has been constantly sick. I think we ve figured out why.
I would not recommend Bella Ridge North to anyone looking for a safe place to live. The office and management staff are rude and they do not care for one's safety nor one's general concerns. My car got vandalized/broken into overnight, and the office's response was We are not here to make you feel safe . After my incident, the cops have been called in for more car break in incidents, and we also found out that some of our neighbors had also experienced the same incident. In addition to having NO concern for the residents, Bella Ridge North also stated that one would have to pay a $100 fee in order to have access to the entrance video camera footage, where it states NO WHERE in the lease. They do not care to make the community feel safe. They are only concerned in renting out the units, and from my recent experience, they do not run a proper background check. After the multiple incidents that have occurred, they still refuse to install cameras in the garage and/or around the buildings, nor do they inform/alert the residents of what has happened within the community.
I've been living at the River Wood apartments since December, 2009. I liked living at River Ridge because its s small, gated community and is not pet friendly. I don't like domesticated animals. Depending upon who the Manager is, and what maintenance man she has, the repairs can be made in a reasonable amount of time. I waited more than a month for a new dishwasher. There was always a reywhy I couldn't get a new one in a timely manner. I've had a leak in the upper left corner of my bedroom. Supposedly, the roofers made the necessary repairs, but it continued to leak. Our current Manager, Farrah, is a sweetheart. At least, that has been my experience with her. Same goes for our previous Manager, Brittany. I think their hands are tied when it comes to making timely repairs. River Wood seems not to get the same premium treatment as the more opulent complexes do. It's like we're orphan children. Hurricane Ida did a great deal of damage to River Wood as I'm sure she did to many other properties. We have not seen our Manager on property since the storm. We have not seen an Owner's representative. We have not seen any claims adjusters. We have had no reassurances. No acknowledge of our current difficulties. It is not First Lake's fault that the hurricane happened. Nor is it First Lake's fault that we are without power to support our total electric apartments. We are melting in this oppressive heat. We cannot cook nutritional hot food. We cannot wash our clothes. We feel abandoned. I have two huge, gaping holes in my bedroom and livingroom. All my furniture, and some clothing have been destroyed. I called the answering service on Monday morning to report the horrible condition of my apartment.
I think it's ridiculous the way 1st lakes property are going up on rent by $500 since the storm. It really breaks my heart the way they are taking advantage of Tennants.
Honestly, I am not the type of person to write negative reviews unless a company or establishment proves time, and again, that they ve earned it. I ve tried to give this place the benefit of the doubt because we re all coming out of the pandemic and staffing isn t what it used to be. Unfortunately, the issues my fiance, newborn son, and myself have tolerated the last couple of weeks have forced my hand in writing this review. It all began with a leak coming through the roof into our hallway. This is one of those things we never noticed until we experienced our first rainy day. We trusted that the unit we were moving into was recently renovated and in satisfactory condition. But we were in for a surprise when we turned on our hallway light only to find that numerous puddles had formed, including water inside the light fixture itself! We filed an emergency maintenance request describing (in detail) our roof leak and the fact that it was a safety hazard due to the location of the water being right next to the electrical light fixture. After periodically following up with the office, the only help and advice we were given was a bucket to collect the water and not to use that hallway light. They tried reassuring us that there was no chance of electrocution because the safety mechanism inside the light would shut off once mixed with water. I m no electrician, but that advice didn t seem sound. The correct answer would be to send your most skilled roofers the first available date to resolve that issue out of the safety of the tenants. It seems like the more we insist they have a sense of urgency, the more frustrated the staff gets with us by putting our maintenance requests on the back burner. To be clear, my issue is not with the office staff; I believe the problem lies within the upper management. The office staff are pulled every which way for all sorts of issues outside of their control. I don t want to simply scapegoat the office staff. It seems like they re scripted to tell us things like, the 1st Lake Properties has over 70 locations, meaning there are so many work orders they have to process, they re understaffed, etc. My message to those at the top is: if you have so many properties then you obviously generate enough revenue to reinvest into these properties. To claim you and your colleagues have it so bad because you have too many assets to properly manage, my answer to you is: sell your assets and reduce your overhead if you don t have the logistical resources to keep up all of your properties. I really wanted to leave a good review for this place, because the grounds are nice and it seems good enough, superficially. But after living here I ve realized there are many things wrong with the structural integrity of these units. It seems like decades of neglect have left the inside of these units leaking and bug infested. The work that has been done to these buildings consist of repainting and subtle repairs to the aesthetic. It s as though they want the outside to look nice enough to lure unsuspecting renters. Once you ve signed the contract, they have you! It s not until weeks (maybe days) later that you realize you re contractually bound to a lemon! Whoever is in charge of allocating these resources, please focus on the repairs that so many of your tenants are requesting. If this place ever aspires to increase their reviews above three stars, they must turn this information into action and reinvest towards the upkeep of these properties. It s beyond leaky ceilings and water damage at this point. I speak for many of the tenants by saying we are thoroughly unhappy with the performance of those responsible for keeping these units in livable condition. Please have some sense of urgency when we submit our maintenance requests. Consider having some handy men living on sight at each property. All I want is to live in a place that s not falling apart; that s not asking for too much.
First lake crossing ripped me off and I rented two apartment s from them. I was a very good tenant until I started complaining about a leak four years after living in my apartment in N103 my rigs had to be cleaned and sheet rock was painted over after the upstairs client left water on in the tub, another incident water leakage and ax unit leakage on my thanksgiving dinner. I was moved to another unit and L203 already had damages and I addressed it to new management team whom was very disrespectful overall I was charged for damages on both apartments and I wasn t satisfied I lived there five years and on my credit is 1300 damages for an apartment I moved out of into another apartment on the same property.
