Can't give it Zero stars. Worst rental situation ever. Place is filthy, parking is too limited. Upon move out everything they can charge you for, they do! Biggest scam/slum lords imaginable. I left this place in better condition than move in and did all my own maintenance due to it not getting done for months. True fear sets in when you see their maintenance guys try to fix something, I'm glad we didn't die in a fire. Makes sense why they force you to have renters insurance, they know it's a timebomb. If you can sue, do! Class action anyone?

Hi I just wanted to know if this is affordable housing like tax credit , RD or Hud ? As for your refund by law they are required to return your refund if any no longer than 30 day for Oregon and 14 days for WA. You need to write them a letter and demand your refund, and make a copy of it. Call or go to legal aide if they don't refund your money back.

The Affinity associates at Village on Main are totally incompetent. Apparently Affinity is satisfied employing substandard employees even if they routinely alienate tenants. There is no one at this location who has a clue. If you are a property owner seeking quality property management be sure to avoid Affinity like the plague.

This is considered acceptable to your property managers. Stacy is very rude and dismissive. The only thing they can do in a timely manner is raise your rent for a lease renewal. They ve since picked up the overflow of trash, but the area around it is still disgusting. I don t think it would pass any health inspection but apparently it is fine for your management.

Had a lease with them from 2015-2016; while all that was a nightmare, NOW, I have been denied 2 new rentals because they won't get back to the PM companies with my lease agreement/answer their questions, nor will they get back to me. Oh and also, left messages on the number they keep replying to negative reviews with, and, nothing

Lived here at Carolyn court for 6 months. Place outside is horribly maintained as well as common used areas nothing ever gets fixed outrageous price for the management and quality maintenance orders take forever and repeat requests. Then the maintenance man doesn't fix properly first time out I wouldn't rent again from them and will be gone when lease is up

I lived in the Fremont Place apartments for about 10 months from Dec 20016-October 2016. The apartments themselves are very modern and new however the building security isn't great, our bikes were stolen right out of the lobby while locked. The main issue I have is with building management. They do not respond timely to any requests or phone calls. The only time they seem even remotely interested in respond is when you move in or out.

Edit: Changing this rating to 1 star. They are withholding part of my deposit for "unpaid" utilities. The online service would not even let you pay unless you paid the full amount so unpaid utilities are impossible. They replied very snarkily to my requests to provide documentation of payment and have disabled the online account I paid through so I cannot obtain any proof of payment. Avoid these crooks!!

They up your rent $100+/month every time you sign a new lease and that's underestimating it....
I put in a service order for my toilet to be replaced and they came in with a new fridge on a different day than what the office told me....
They leaf blow 3 days a week starting at 8:00 A.M. up against my bedroom wall......
I asked them to fix my explosively leaky spigot in my garden, and it's been 2 years now.....it still leaks several gallons per minute....
They replaced the washer/dryer units to only take credit cards now instead of a pre-paid card. They failed to notify me of this and I still have $30 un-refundable on a now useless piece of plastic.....

DO NOT RENT FROM THEM! I've lived at Parkwood apartments in Gresham for 3 years and when Affinity took over everything sucked. They are NEVER in their office and they will NEVER return your calls. It got so bad my husband and I decided we didn't want to wait until our lease was up to move so we started applying at different apartments and found out that they will not give your rental history or a reference without a 30 day notice. We will have to pay them $1200 to break our lease and they probably won't give us our deposit back.

We have no heat. Bad tenant screening. They will rent to the worst people. I've been verbally assulted by people w/o a fob because I won't let them in the elevator. We have no security. Did I mention we have no heat because it was placed near the ceiling.
The Louisa Flowers where Affinity doesn't give a darn about tenant safety. I should not be in fear everytime I leave my apartment.

Ever since this property management company took over Parkwood Apartments it has drastically become a horrible place to live. The management keeps incorrect financial information, lobbing false late notices, has office hours that do not allow for working people to interact with them, do not keep the office hours, and the grounds of the place have become trash ridden and generally dirty. The previous management company kept the grounds picked up daily, are cleaned the stairwells, and were very responsive to the tenant needs. Personally, I hope That Affinity Property Management goes out of business from crappy corporate policies and customer service.

**Regarding their Oak Grove Apartments location**

This place is one of the absolute worst places you could ever live and I wouldn t ever recommend any one live here.

Lived here for almost 2 years and management went through 4 apartment/ office managers in that time. Every single time they worse and worse.

The neighbors that lived in our apartment building when we first moved in were decent. But the second/ current tenants are HORRIBLE. The ones next door to us are decent and seem quiet for the most part. But the 2 people beneath us are ridiculous and have made the last year and a half miserable for us. The couple that was directly beneath us has 3 dogs & some cats- the couple is gone from the early morning until really late at night. The dogs don t get bathroom breaks and cry literally all day, every single day, and they bark like crazy when you try walking up or down the stairs. We feel bad for the animals because no animal deserves to be stuck inside all day without bathroom breaks. On top of the dogs crying all day and night, the apartment smells so bad it rises and makes the upstairs apartment smell just as bad. And now the apartment next door to the crying dogs, is an older couple. The couple likes to slam their door all day and night because they fight 24/7. Their window could be closed, but they yell so loud that you can hear every single word they are saying, and slamming the door so hard the apartment building shakes is their specialty.

Smoking isn t allowed in the apartment or stairwell, yet the stairwell always smells like cigarettes. You would think complaining to management would hopefully make this situation better? But it doesn t. We ve gone to management on multiple occasions and not 1 of the 4 managers has ever done anything about it.

To top off our 5 star experience, our last month here was nothing short of awesome (sarcasm)! One night, before we moved we got home & reversed into our parking spot- mind you.. there weren t any signs posted in the area we parked and have done this on multiple occasions. We wake up in the morning and come to find out our car had been towed for being reversed into our parking spot. Again, there weren t any signs saying not to do so and the tow truck driver admitted to driving past 4 other vehicles to get to ours tow our car. ( we have pictures documenting all of this as well). We had to pay $266 to get our car back and when we addressed management about this, Jennifer (current manager) said it was in our contract.. we asked her to pull out our contract, and after reading it- she found IT WAS NOT in our contract. So we asked her to refund our money. She of course said she d see what she could do. Days past and she says the tow truck company was giving us a $75 check LOL considering this was managements fault, for not having proper signs and it not being in our contract they should be refunding all of this money. BUT no... affinity doesn t seem to care about their residents. And to top it off, it s been 2 weeks and we have yet to receive our check.

So all in all, this place is a mess and would give it 0 stars if possible.

This company is unbelievable! They over work everybody to the point where they have high turnover rates, they don t care about tenants and the functionality of the apartment. They only care about lying to the owners to get them kudos on BS. But when the owners aren t present they are 100% slum lords! Don t EVER RENT FROM AFFINITY PROPERTY!

I've lived in the same spot for 4 years, always paid rent. Never complained. Never had to do a service call, and never had a complaint on me. My lease is up at the end of November so I went to resign and after the cold red headed woman gave me the run around about why my rent was going to be raised more than all the other years combined, I reluctantly signed for another year. This will be the last time affinity gets my business. I wish they'd bring princeton property management back, they new how to talk and work with people. STAY AWAY FROM ANY AFFINITY UNITS! *EDIT* Oh yea I forgot, after 4 years of living here they brought in new washer and dryers (right before they notified me of drastic price increase) and after only giving me 1 day notice the guy came in moved all my stuff around, tracked dirt on my carpet, and by far the worst thing, he left MY DOOR UNLOCKED WHEN HE LEFT! I keep firearms, several computers, everything! He just left it unlocked after leaving a nice fat mess for me to clean up!

Worst rental agency around! If you are looking for a apartment or house to rent look on! Best description of SLUM LOARDS. They do not properly maintain the propertys. No follow up or follow threw on repairs. Some repairs taking years! Will increase the rent every year and let the place fall apart. Bad at returning calls and will always say they "didn't know" about a repair when you call to follow up. I would suggest to do all business in writing or certified mail with this company.

Due to lack of drain maintenance, my families apartment flooded in September of 2020 at Twin Creeks Apartment Complex in Happy Valley, Oregon. As expected, the property management accepts no responsibility in the matter, although the complete blockage of the storm drain outside their front door speaks for the quality of care they bring to their property owners and renters. They were one of, over a dozen, families affected by Affinity Property Management s complete negligence. The flooding was severe and flood restoration services were necessary, however it was apparent after re-entering the apartment little was done to ensure it was inhabitable. Renters and clients beware. Model apartment photos do not speak for the quality of management provided by Affinity.

I am highly disappointed. When leaving Affinity I asked my direct supervisor if we got paid out our sick and vacation time. She says of course. Took me many months to accumulate 40 hours of sick time. I believe in having a strong work ethic. They refused to pay out the sick time. Even though I earned it, and had reason to use it my last two weeks there. My boss even verbally told me it would be paid out! However, I showed up to work everyday. Evidently, affinity must need that money more than its employees. They don't pay out sick time, which is legal. Just not the right thing to do to its employees.

Absolutely hands down the worst place I've ever lived. And I've lived in some pretty poor places in college. Water damage in bathroom, took almost two weeks to repair, which during that time had no toilet or shower and expected me to pick up the cost of a hotel. FOR TWO WEEKS!

Now let's get started on the management company Affinity Property. Oh where to begin. First, they don't care about you at all. The "community events" are a front to make you feel warm and fuzzy. Because when you do decide to move out they will take you for everything.

Maintenance guys are great and work there butts off to keep up with the calls.

Without going into detail I will be filing a lawsuit with this company. You have been warned rent somewhere else.

Price is way too high comparable to other apartments in the area.

Managment is terrible! With in 3 weeks of Affinity coming on the property turned to trash. Manager is rude snd lazy, doest listen to complaints, never answers the phone and is hardly ever in the office. Maintenance has left the grounds dirty and dying and even dangerous in some spots.

I m very disappointed with the Property they own, the manager at highland park apartment don t return phone calls I been calling and leaving massages for over a week with no call back. My mom moved out in June they send her to Collections without sending her a bill of what she owe. They had 30 day after her move out to send her Final bill it s been over 2 months.

Current residence of the Raleigh scholls location. They just been given the property and already we are having issues. The maintenance hotline given for the property doesn't serve non emergency issues like the fact that it's past 11am and the laundry rooms which are supposed to be open at 9am are not open.

Also, our location hasn't been updated onto the maintenance hotline, so that leaves to question if this residence is even given the correct number to begin with.

Got Flash Flooded during a heavy Storm out my Apt at Twincreeks Apartment Townhomes on 9/18/2020. 2 ft of water damage all throughout apartment. Outside drains and down spouts were pluged. Had to find accommodations on my own. Filed a Renters Insurance claim with videos and pictures. My lease is up 11/30/2020. Can I get out of my lease early for uninhabitable reasons due to water damage, mold and mildew?

I have lived here for the past 9 years or so.. Riverwood hights in tigard, back then was a very nice place to live, awesome people in the office, but when you think it can't get any worse..It does, they are so short on maintenance guys that they take for ever to fix what ever is wrong in the apartment..I place an order to fix my garbage disposal a few days back and nothing..I just went to the office to see what's going on, and they didn't have on answer for me..But one of the girls said...(i was checking your contract and notice that your kids are not in the lease). I reply, they are Check my file, the result was,that when I move here they both under 18, so now they want my kids to file on line to see if they qualify to live here....Was upsets me is that they are so in top of that but not into making this place a better place to live..By the way my kitchen smells bad!!!

Horrible property management when I moved out my place they said they had to repaint and replace multiple things sending. E a huge bill when all that information is incorrect had a debt collector call me and say I should be getting my taxes so I should be capable of paying in full by January and I was told that in December literally save yourself a hassle with them

This people came in said they were remodeling our apartments they didn't fix the problems. All they did was covered it with paint. Mold is bad. My kids are getting sick. I'm having to leave my home just so my kids can breath. My eye sight is blurry all day long I just can't do it anymore. These people suck and have bad manager skills. My rent has went up and down. I have been in my complexs for over 5 years and this is by first worst place to be. With there being no management here. Expect for the 1&5 of the month. Beside that you don't see management at all. Said case said people in this in this company. They suck

Nightmare. The prices skyrocketed when they came in with zero added value. There are blood stains at the foot of the stairs where a tenant fell and ultimately bled too death, they have a 24 hour maintenance number that no one ever answers and there is no voice mail. I had a gas leak in my unit for several months spending hundreds to thousands on hotel rooms to avoid the toxic fumes, the gas company came out three times and it was a few months before the gas company literally banged on the door of the management and forced them to get a plumber out here to repair the leak in my apartment wall or shut gas off to the entire complex. The repairs are complete and now I have a large whole cut out in the wall that they have not bothered to repair. Parking? Oh yes they will tell you there is none available so they can reserve parking for friends while paying tenants must fend for themselves. Folks, its bad.

Fraud!!! Would give minus star if I could. Did a non-scientific survey of residents who are NOT on assistance who have identical apartments. Not one apartment is rented out for the same dollar amount. Rent charges range from $800 up to $1100 for the same apartment.

Take it as a warning with all the 1 star reviews.

If you want your security deposit back, make sure you Insure it, otherwise they will nickel and dime you post move out. I ended up owing $200+ post move out and wasn t notified until it went to collections.

They bought this complex in Eugene several months ago. Everyone who has a lease renewal is having rent increase 350 - 450 per month. This puts the rent above brand new luxury apartments in Eugene, with 2 bed/2 bath at over $1500/month. These were built around 1992 and they are not updated. Affinity does not plan to update apts. The office, however, was remodeled and has custom marble or granite desktops. The apts have formica that has been painted many times, with cracked, opened seams. Carpet with holes not replaced. If you want new, you have to move out of your apt., pay new, higher deposit, and rent a different apt. You cannot wait and move back to your own apt. They removed over 200 trees and hundreds of healthy shrubs. We have a large dirt area with roots at our front door. They are letting the beautiful grass die, even though our water rates have doubled with our new leases. We have been hear for many years and are very sad to move. Would give zero stars if I could.

My wife and I worked with Alysha and Samantha at Amazon Corner, one of Affinity's properties. Unfortunately for us, construction prevented us from from moving into Amazon Corner, but Samantha and Alysha have been fantastic. Extremely communicative, friendly, and you can tell they're working for you as hard as they possibly can.

The pricing on the other hand is very high for what you actually receive. $1400 for a 696 square foot 1 bedroom is already pretty expensive... when parking doesn't even come included ($75 a month, $2.50 a day just to park your car where you live!) and you can't even buy two parking spaces. Throw in pet rent, internet, electric, water, gas, and insurance and you're pretty close to $2,400 a month. For an apartment in Eugene. Not to mention there is no pool or other amenities. But hey, if you don't mind paying the price, the place is really nice, and pet friendly.

Alysha and Samantha bent over backwards for us when we found out the construction was going to force us to cancel our reservation. They ensured we are getting every penny we paid back and are working hard to make it right. Long story short, the staff is amazing and awesome to work with. Once again, Samantha and Alysha were fantastic. The nickel and diming and price point, not so fantastic.

Affinity Property management is so arrogant that they really think they can violate city and state laws, including residents rights and that they will not be held accountable for those wrong doings, but they will be held accountable.

If you have the misfortune of renting from these people be sure to document EVERYTHING because they are not trustworthy and they have no problem violating your rights.

Live here at your peril. Hawthorne 31 never cleared the sidewalk in front of the property or the main entrance of snow and ice. They allowed the stairwell exits to be completely blocked by snow and ice. Can't imagine if there had been a fire in the building. People would have been trapped.

My god, don't bother renting from this property management company. They are raking in the money while residents get subpar assistance and are over-charged for a box with walls. This review is specifically for the SUNSHINE APARTMENTS in the SE Powell area.

There is only one property manager for all of the units. As a former leasing agent myself this is laughable. There is a reason why most of the units are empty. No one is ever on site to solve problems or assist residents. Hayley, the leasing manager has not been seen in-person for over a year. Though the pandemic is still going on, as a leasing manager she could wear a mask and be on-site. It sure would help if Greystar & Hayley installed more cameras like they claimed they would 4 months ago.

Save yourself some money and rent a house. Don't give Affinity your coin, they won't do anything to help you

Very poorly run property, owners only interested in milking the money out of it, put none into the grounds or the exterior of buildings. Places all through out complex that are half painted..but they did get excited about buying a pool cover for the pool that is within a cement barrier that is slowly falling into rubble where it stands.
Office personal never in office, only shining positive is the maintenance man, seems to want to help but misguided by superiors...
Do yourself and family a favor!!! Stay away from this apartment complex!!!

Our apartment complex changed management to Affinity this year. I rarely ever need much from the manager but the few times have in the past it has been a real hassle and now it is really easy and nice. I didn't know how dirty and in bad shape our property was until it was being kept up now. We are pretty happy.

Affinity Property Management One of the worse I have been with I was at Erin Court for about 4 years all the time I had an issue I couldnt get fixed I would call the property management the receptionist hardly ever answers when I would send emails never got responses back. It has now been over my 31 days and I still havent got my refund back and too top it off there taking practically my whole refund for painting, cleaning carpet cleaning, at this point thinking of taking them to small claims for the headache oh and by the way I moved out because a crazy neighbors yelling she had a gun and was threatning lifes so i broke my lease and per Oregon law you should not be charged any breaking a lease fee for endangerment of lifes.

They'll hold on to your security deposit hoping you forget about it. Then you'll need to fight for three weeks with one-way calls until they remember who you are. It seems like they ignore your questions and hope you go away. Look elsewhere, reader, because it can only get better than Affinity Property Management.

After having a back and forth email session with the manager at Park Creek Village in Hillsboro about people smoking on their porches when it's clear in the lease it's a violation, she went and sent out a news letter reminding people of the smoking policy and then proceeded to make all the common areas and gazebos designated smoking areas. It CLEARLY states that there is to be no smoking in common areas. Now, not only are people still smoking on porches, they're congregating in gazebos and common areas to smoke. I have a baby and I'm also unfortunate enough to have asthma. The smoke wafts in my windows all the time as I have two smokers above me and I live near a gazebo. I can't find any contact information for an office or a person above my manager. Trying to reason with this young woman apparently isn't getting me anywhere because she smokes too and is always on the gazebo smoking with her friends.

After living at Central Eastside Lofts, an affinity property, for the last two plus years I have to say the property was very well managed. Victoria, the property manager for the majority of my time at the property is amazing. I genuinely could not have asked for a better property manager. She was always friendly, professional, responsive, and just all around great. Leaky sink? Fixed. Missing fob? Replaced! Thanks so much! 10/10 would definitely recommend to a friend.

Absolutely terrible! I rented an apartment from Cambria Apartments (which is under Affinity Property Management) and I had NOTHING but problems! No one from the entire team will call you back, even if you have an emergency (like a neighbor threatening you in their underpants late one night) or if you need LIGHTS around the apartment complex, they are never there! They will NOT call you back!

Dealing with them in this past year has been an absolute nightmare. I would never recommend them to anyone. Do NOT live in an apartment managed by these people!

My daughter was attending PNCA and living at Arthouse. After 1 semester, she stopped attending PNCA and tried to terminate her lease. Affinity had 2 options: 1) charge 1.5 months rent penalty to terminate the lease, 2) force us to pay the following semester rent of $4200. Instead of doing what most people would consider fair and charging the 1.5 months rent penalty, they're being jerks and forcing her to pay $4200 rent for the following semester, even though she's not attending the school associated with ArtHouse. I would much rather put this money towards her education than this company extracting it from me just because the contract says they legally can. ArtHouse is positioned as a student housing dormitory...they don't mention that there's only a portion of the building for students, the rest are for regular people off the street. When you consider that there are 3-4 students in one of those student apartments and add up how much they're paying in total for that apartment it doesn't take a genius to figure out that you can rent a really nice place somewhere else for that total amount. Look how much a person off the street pays for an apartment at ArtHouse compared to how much students pay,

BEWARE. . This is a poorly built building. Maintenance is NOT EVEN SKILLED,. at the job. Check this , there are two of them, they are told to always be together FOR THERE SAFETY. Manager had armed security who stopped a week ago to protect her,. RESIDENTS HAVE NO SECURITY, oh wait if you call securtas walk through, incedent reports only. If you like or deals drugs this is the place for you. Building is NEVER SANITIZED, ELEVATOR STILL HAS SPIT AND VOMIT FOR OVER A MONTH. MANAGER SAID WASN'T THERE PROBLEM. WHATT!!!!!!!!!!!!!!!!!! Let's talk the Trash, the Trash shoot and Floor. NEVER SANITIZED OR CLEANED properly. Roaches, flies, fruit flies, this can all make everyone sick. LET'S NOT FORGET THE SMELL.

I lived at D Street Village, an Affinity managed apartment, for two years. On the very first day, when we got the keys, was a good indicator of how the next two years of our life would go. We received keys to two on site storage units that were full of other people's things. Perhaps current residents? No one seemed to know. Finally the third storage unit was empty, but dirty. They don't bother checking these out. Don't keep anything of value in a storage unit as D Street Village management seems to hand out keys like candy.

That takes me to our second incident. A month after we moved in, the building was broken into and all of the keys and key fobs (to access the main doors to the building) were stolen. To their credit Joseph, the maintenance guy, worked late into the night on a Friday night to replace everyone's locks. What D Street Village didn't do was deactivate the key fobs that were stolen, so the burglars had free access to the building for nearly seven months.

In that time there was a lot of break-ins and things stolen, including my bicycle and plenty of other bikes as well. I asked for the surveillance footage to be reviewed and sent to the police to aid the investigation. It took me asking seven times over a three week period for that to be done. The first six times I asked I got the run around and was told it was on their schedule. I kept my cool, but the seventh time, I lost my temper a bit and within an hour had the footage. Lesson learned, you have to ask multiple times and eventually get firm with management to get anything done.

Throughout our tenure at D Street Village there was plenty of break-ins. In addition to the bicycles, packages were stolen, cars were broken into, the keys at 3233 (we lived at 3150) were stolen and people had things stolen out of their storage units. None of this was ever disclosed to the community. Management would deal with these incidents as individual cases. This was not only immoral, but was unsafe as well. For all their feel good emails and fliers about wanting to create a sense of community, D Street Village and Affinity did more to undermine that message by not communicating the near constant attack on the community.

The final big thing that happened was towards the end of our time at D Street Village. My girlfriend would usually walk the dog early in the morning and occasionally she would encounter a transient taking a shower in the outdoor dog wash. This happened multiple times. She would tell management, but true to form, nothing would be done. That is until I took matters into my own hands and took photos of the transient and sent them to D Street Village with the promise I would release them to the community if nothing was done. They did something about it. They put a closed sign on the dog wash and deactivated key fob access, but still left the water on and shower head in place. What this did was stopped residents from using the dog wash, but still allowed the transients, who climbed over the wall, to take a shower. Not only is management ineffective, but incompetent as well. This lasted for nearly three months.

On the surface D Street Village looks like a good place to live and it may be if you have low standards and don't care about your things or having a quality place to leave. However, if you have any sort of standards, the shine will wear off quickly and you'll be left wondering why you made such a mistake. Please take this advice and look around before settling on D Street Village.

Horrible property management. Nobody answers the phone or returns calls. Emergency maintenance also doesn't answer calls, return messages, or show up to address issues.

My mom is stuck in her apartment because of ice that's been on her stairs for two days. Her neighbor already fell down the stairs and still nobody bothers to even return a call, let alone address the serious safety issue.

the onsite manageagement company are the worst ive ever dealt with.jennifer is the meanest woman ive had to deal with in over 25 years in this community.i had excellent rental history and previous landlords.i always paid rent early and never missed a bill.they are unproffesionel ,cold ,heartless as well as dishonest.DO NOT MOVE HERE !
