I lived on the other side of Manayunk for the last 4 years, and just made the move into the lofts a couple of months ago with my lady. I've heard some negative things about Venice Lofts over the years, mainly having to do with poor management.

I don't know what the old place was like, but the new management and staff have been great. Always available when needed.

The concierge(s) notify you immediately when guests arrive, when a package is delivered, or when your takeout delivery guy shows up.

The maintenance requests we've had to make have been minor, and the issues were handled the same day that we made them.

Majority of the residents are young professionals and grad students.

You really get the best of both worlds living here..you are within walking distance of Main St and the train to get to Center City, without the noise of the city and having to worry about parking or the PPA

A+ maintenance service by Danny - new supervisor @ Venice Lofts. Night and day difference in the prioritizing of the work. Quickly fixed the heating gone back in my freezing cold town house unit. Until now, maintenance was the only con - Glad management put a new team in place. Thank you!

Do NOT rent here, this place is horrible! I have too many issues to list. Several employees reek of marijuana as well as the hallways. They have zero urgency for serious maintenance issues,. My Maserati flooded in their parking lot, I was further inconvenienced by having to park several blocks away and walking at night. I moved out December 16, it s almost two months later and have yet to receive my security deposit after several calls and emails. The communication at this place sucks!

The new Property Manager, Matt, has completely transformed this place. He is outgoing and friendly and responds promptly to any issues. Before Matt, there was a line out the door with angry residents with legitimate complaints, but not any more. Dave, the head of maintenance, quickly addresses any maintenance issues competently, unlike the prior maintenance crew. The apartments are beautiful with floor to ceiling windows with a view of the Manayunk Canal. Quick access to 76 and not a bad drive down to the shore. Five stars to Matt and Dave!

The staff and management here have made me feel no...

The staff and management here have made me feel nothing but welcome--they know my name, they know my apartment number, they always say hello and ask me how i'm doing when I walk through the lobby. Emails are always sent regarding any changes being made. Maintenance has proven to be timely with responding to requests. Concierge employees have been kind and welcoming as well. The apartments are spacious, the property is well kept, the location is walkable to everything on main street. I've truly enjoyed my time living here at Venice Lofts.

Location overall is fantastic. The apartments look nice but it is deceiving. We have had several things break in our apartment multiple times you think they would just put higher quality appliances. The management is absolutely the worst. First of all they are constantly changing managers so no one has any idea of what is going on and the current manager gives stupid excuses for things going wrong. We have given notice of us leaving and have received 3 letters now saying we did not give notice. When we go down to the office the lady is like well you probably did put in a notice but the company sends out automatic letters. Let me share with you that the management has deliver these letter to each persons door if they were smart they would read them and realize they do not need to get put out. They also have lost my rent checks twice and blamed us. Over the winter we expected to have the parking lots plowed but the management was too dumb to actually hire someone to do it. They are constantly having construction done at the apartment and they take up all of the guest spots so none of the actual guests can use them. Overall just an awful experience here I am literally counting the days until I can move from this place. I would advise people to look elsewhere to live.

RENTER BEWARE. The location is great and the apartments are decent, but the management here is atrocious.

Air conditioner out for a few days in the middle of the summer? Expect a nice long delay in getting anyone to come out to fix it and ALSO expect attitude from the AWFUL property manager, Cortland!

Garbage disposal broken with refuse spewing out of your sink and water filling your dishwasher? "Not an emergency" according to Cortland!

Flooding on your first floor from the river? Expect Cortland to show up at 7pm on a Friday evening (without notice) as your only chance to get it cleaned up, whether it's convenient for you or not!

They also docked me $60 from my Security Deposit with no explanation and as frugal as I am I am letting it go because I can't imagine the idea of having to deal with Cortland again. That's saying something.

This is on top of the some of the other wonderful benefits of living at Venice:

-Construction on Flat Rock Road constantly, which is the only entrance in and out of the complex. Cortland will do exactly nothing to ensure that you can get in and out conveniently and will (of course) give you attitude when you ask for help in getting the trucks to move!

-Repaving the private parking lots (at the loss of the private parking you paid for) going on for weeks with minimal, last-minute communication!

-The remote-controlled gate to the "private" parking lot for the townhouses randomly staying open for weeks at a time, followed by periods where your remote won't work and you can't get in at all!

If you're looking for a "luxury" apartment experience, look elsewhere. For $2000+ a month you can do much, much better.

We have lived at Venice Lofts for four months now, and we are so happy here! Everything has exceeded our expectations. The application and move-in process was so smooth thanks to Karen, our apartment was spotless when we moved in, the staff has been lovely (they all remember our names and always greet us warmly), the two maintenance requests we submitted were cheerfully resolved within 24 hours, and having the concierge desk there to receive all our packages has been a total game changer. We highly recommend this property!

I've lived here for 8 months and won't be renewing. Just got my renewal letter and they're looking to raise the rent by $196/month! Are you kidding? I used to work for the company that built it, Dranoff Properties, so I can tell you that this building is just like all of his others: pretty, but cheaply built. The Hallways smell like trash 4 days out of 7 because the compactor is not emptied frequently enough. The Hallway carpet is badly stained and dirty. Sound passes through the walls very easily. There's more, but I don't want to get the staff in trouble and this review is long enough already. I like the people that work here, but it doesn't overcome the negatives. Disappointed.

The leasing agents and front desk staff are incredibly rude. Worst experience I've ever had with ANY apartment complex. Couldn't even get through a two-minute conversation on the phone without being groaned at and mocked for simply asking questions about the apartments. Never again. Wish I had gotten the lady's name but like I said, incredibly rude and unprofessional.

Please save your hard earned money and look elsewhere. JRK is a terrible management company based out of California. This company has changed property managers and leasing agents countless times too many to count. Do not be fooled by some of the positive reviews as residents were being bribed with gift cards to give a positive review.

I lived in Venice loft for two years. This place is trash. I wish someone would ve told me before I moved in. I renewed for another year because I didn t want to move again but regret it every month. If your reading this consider yourself lucky for receiving a warning. So many things have gone wrong in this place. I can write for days. But will tell you the most important. When I first moved in I send them a copy of my renters insurance and I will continue to receive eviction letters for not sending. I will send it over and over and I was told they didn t receive it. Since we had a new manager every month no one knew what s going on. Every month being overcharged. I would have to call the office and ask about my charges. The price of my parking spot was $65 then went up to $100 and sometimes they would charge me $200 when I only had one spot. One time they lost my check and charged me late fees but when I showed them proof from that bank they found the check the same day. The place smelled all the time. Everything felt cheep. The stove was a disgrace. I was asked a few time to move my car because the building was being painted. I moved my car everytime when I received a email to move it. One day I had paint all over my car. When I told them about paint on my car. They told me I was told to move my car and I did not receive an email or a call about my car. I am a clean freak. I left my apartment intact and they had the nerve to still try to find something. I have to pay for the walls to get freshen up. I asked about my deposit and I was told it was given to me. It was not given to me! I m not going to argue with them back and forth. I m just done with this place. It makes me sick!

It's a bit overpriced for what you get. Save the $$$ and move to Conshohocken. Fitness center is just average and all the upgrades being done is for curb appeal and window shopping. Foresee rent prices going to cover the new upgrades. Need some upgrades in the rooms. I always enjoyed the resident get togethers, well done and fun. Short walk to Manayunk with a running path...

The level of professionalism, kindness and friendl...

The level of professionalism, kindness and friendliness that the site managers provide at this apartment complex has been great! I have lived at Venice Lofts for 3 years because of the people, the amenities, and the beautiful modern decor. The current manager and concierge have all individually done extraordinary things to make sure I am happy. I love it here; the views are nice, the maintenance team is amazing, and although the price is steep... you instantly feel happy when you walk through the doors! It is close to the lively Main Street of Manayunk where you can find nice boutiques, live music, great restaurants, and more. There is also a trail for walkers and bike riders, nearby. FYI, I have never given a review for any place that I have lived before now. The only negative review I have is that during my first year or so, upper management had the horrible habit of rotating site mangers, for no good reason. All the site managers were great, so I hope they continue to leave that horrible habit alone and stick with the management and maintenance team (especially the head guy of maintenance) we currently have now!

I had an awesome experience with the leasing agent, Shaina. I accepted a job and had to scramble to find an apartment during the holiday season. I sent in a request to view a unit two days before Christmas and was approved for the apartment two days after Christmas. Shaina was available the entire time to help with any questions I had. If my experience thus far is any indication of what to expect with Venice Lofts, I am very excited for the next year.

DO NOT RENT HERE! 1. It's in a Flood Zone-you will lose everything you own. 2. Large Rodents in the building. 3. Building smells terrible-trash piled up 4. Management double talks when addressing issues 5. Lack of communication. 6.My 78 year old mom suffering from COVID-19 was charged a lease termination fee for needing a long term care facility.7. The focus is on money, money. money-no compassion. The regional manager said she didn't care if she had cancer or covid-she must pay a penalty for being sick and needing care. Again! DO NOT RENT HERE!

I have been living at Venice Lofts for almost a year now and I can confidently say it has been above and beyond my expectations. The staff is incredibly nice, helpful, and welcoming. They treat all of the tenants with respect and kindness. The location is great, the lofts are spacious, and everything is always clean & well kept. In the event something does break, the service staff immediately takes care of the issue. Moving in here was a simple and an easy process. The leasing agent and manager of this location went above and beyond to accompany our needs and continue to do so today. They speak with the tenants before any changes that are made (24/7 concierge changes, etc.) They listen when tenants have something to say and they make the necessary changes to keep them happy. All services provided by the building (trash pickup, hallway vacuuming/cleaning) are constantly kept up on. During the blizzard last winter the Venice Lofts manager herself was outside shoveling peoples way out of the building. That is someone who truly cares about their residents. Some people are impossible to please (negative reviews below) and will be unhappy wherever they are. Don't pay any attention to those posts and come to see the amazing building yourself!

I am about to sign my third year here. There has been turn around in staff, but has not effected me. The location is what keeps me here. I commute to work into Center City via the train. The current staff has implemented some new amenities and upcoming resident functions. I have successfully negotiated my renewal every year and hope that continues.

My experience here has been a nightmare!! One of my first disasters in the place was when my refrigerator went out, all my food went bad, management offered to allow me to use the refrigerator in another unit until they got mines in, which took a month. Yes, you read that right, they offered to allow me to use the refrigerator in a different unit, I asked if they could just switch out the refrigerators and was refused. My loft floods every time it rain due to the property being so close to the river and backed up sewer pipes, maintenance took their time coming to clean it up. There was maggots, flies, mosquitoes etc after their cleaning was complete, and left a terrible odor. To make things worst, the air conditioning went out just days after! Which left me stuck in a hot wave without AC, in a stinky infested apartment. Again, management took their time fixing that problem, I was told two days, when that day came I was told 5 more. Not to mention all furniture, clothes, comforters, and footwear that was all damaged by these floods. Management had a very nonchalant attitude about my damaged items, telling me to file a claim with my renters insurance, just to be told by them that natural disasters isn t covered. I requested to be out in a different apartment, but was refused. The money I m spending to live, how I m forced to live is ABSOLUTELY NOT WORTH IT!! I work as a correction officer and I d rather stay at work in one of the prison cells then this place!!!

I have been a tenant here at the Venice Lofts for ...

I have been a tenant here at the Venice Lofts for 1.5 years now. I agree with many tenants that my initial move was pretty pleasant. My unit allotted me ample space for what I needed, great area, close to highways and I was excited about the concierge service and gym. Shortly upon moving in, I began to have issue with appliances and fixtures. The issue was not my concern as things break and will need fixing with wear and tear, my issue was with managements lack of response in a timely manner. Since being a resident here I have had over 10 maintenance requests, 2 floods in which I suffered majored losses, and now have endured broken HVAC, while in 103 degree weather, in which Cortland, the property manager, failed to address and resolve in a timely manner. My air was not getting cool since Thursday, July 18th, 2019, now it is Tuesday, July 23rd and still no air. Living here has become more of a nuisance rather than a pleasurable experience. I have continued to be treated as less than a valued customer. I pay my rent on time, have not damaged the property, and have been more than lenient with these issue thus far, but now, especially for the amount of rent I am paying, I should not have to continue to endure this treatment or suffer losses in which management is not willing to compensate me in some way. I would not recommend living here, the value, in my opinion is not worth it!!

Good location. Front entrance looks nice but apartments themselves are very dated with horrible appliances. I cannot speak for the town-homes. On move in we had to spend two weeks cleaning. Lived there 1.5 years and at move out still had pending maintenance issues from move in unresolved. Four different property managers over that short time period. All of them were sub par.

Shaina was wonderful to deal with. She was very knowledgeable about the building, move-in, and the amenities. She made the whole process about choosing a clean, safe place for my daughter to live extremely easy. Shaina has been polite and accommodating and was more than willing to answer any and every question we had.

Honestly, just rent at The Isle, it's cheaper and much nicer. I bought a home to move out of here.

At first tour this place seems like a dream. I signed my lease in January of 2017 and loved my apartment at first, then less than a year later in October I was being forced to commit to the next years least 4 MONTHS before my lease would be up, and this new lease was a 12% INCREASE in rent. I didn't want to deal with moving again so I just signed the lease. Management turns over so frequently they have no idea what they're doing. A new manager will come in with no record of bills paid and then try to send you a late notice with a threat to evict. They try to sell you on all these luxury amenities that aren't real, like the coffee machine in the lobby that is never stocked (for a one bedroom apartment costing $1851 a month, a morning coffee is not too much to ask). The conceirge hours that they tell you on tour are a myth. There were so many days and evenings I would walk through the front door to a "sorry no concierge today", never mind that they handle the packages, hope nothing perishable was being delivered that day (like the time there was no conceirge for the weekend and I had a food delivery sitting in the mail room). Just don't do it.

My husband and I have decided to give Venice Lofts another go and boy are we glad we did. The leasing agent, Shana is amazing. She was so helpful and really worked with us to ensure our application process went smooth and followed up every time we had questions. The property is still gorgeous with an amazing location. Shout out to the PM Courtland who was amazing in expediting the verification process. So far we are happy to be returning.

I rented a 1 bedroom unit in this building from Oc...

I rented a 1 bedroom unit in this building from Oct 2018-Oct 2019. My experience at Venice Lofts was mixed. The units and staff are very nice and the location is great. The parking rates are reasonable. Unfortunately the building owners seem focused on flashy repairs to attract new customers while being very slow to address long standing issues. I experienced issues with my washer leaking water every time it was used. I had to open tickets over and over before they replaced the unit because each time maintenance would check they declare it was a clogged line, clear the line and report the issue resolved. After the 5th attempt over 10 months they showed up with a new unit. Despite posting that they trash shoots would only be under repair for a week the shoots are still not available after several weeks. The increased amount of trash in the in binds near the trash shoot on each floor is making the building smell. Meanwhile they're quick to do things like add flashy gym equipment, ironically when this equipment would break it would take a long time to fix. The other issue is that there are periodic threats of flooding to the parking areas. I never experienced a actual flood, but in one year we were told to move our cars to higher ground 4 times and the building lost power twice. Despite these drawbacks I was interested in renewing. But the owners sent me a letter about my next year's renewal rate, it was a $291 (17.7%) a month increase if I renewed immediately and a $330(20%) if I waited more than 2 weeks to respond and if I let the lease go month to month the increase would be $949 (57.7%). By emailing them about negotiating this rent the increase was altered to $150 a month. When I tried to counter again, they were unwilling. These strong arm tactics for existing tenants and the slow response to maintenance issues helped me make the decision to leave.

I absolutely love living in Venice Lofts, the staf...

I absolutely love living in Venice Lofts, the staff is extremely helpful and accommodating, and always available. The apartments are the best sized apartments I've toured in the Philadelphia area, and they're clean & new. The gym has new equipment and machines, and the outside deck is great for grilling and hanging out. Would recommend this building to anyone searching for a city-like place to live without living directly in the city, but still perfect for families.

There are pros and cons to every situation. After ...

There are pros and cons to every situation. After living here for 1 year, these are our observations:
1) new management, Amanda, is a breath of fresh air. Not only is she helpful but authentically kind and courteous, especially to staff. The change in the climate is palpable. Staff is friendlier, presumably, because they are now being treated respectfully.
Our new head of maintenance, Cliff, is a master problem solver.
There are regularly held resident events. We appreciate finally having our vegetarian dietary needs/requests honored.
2) venice lofts is horribly understaffed. This type of problem originates at the corporate level. We have lived in 3 other true "luxury" facilities that have dedicated housekeeping in addition to grounds, concierge, maintenance, and management. I would love to see housekeeping staff maintain the carpets on the residence floors. Some areas have been patch replaced otherwise they are stained, worn, and malodorous. Currently, the vacuuming/cleaning task is delegated to already taxed staff in other departments.
Trash pickup is an issue, again, because of inadequate staffing- a corporate issue. The part time staff member tasked with trash has additional duties and cannot keep up. Summer is upon us and I do not again look forward to the smell in the hallways. Would love to see dedicated full time staff to remove trash from the trash room/chute in a timely manner.
3) would love to have 24 hour concierge as is advertised.
4) appliances are old and breaking down. Makeshift remedies are applied instead of simply ordering new. Again, issues of inadequate funding at the corporate level. Would love appliances replaced with new.
5) DOG PARK: I can confidently state I speak for the majority of dog owners on this subject as we frequently discuss our concerns. Would love our repeated requests honored regarding removal of black mulch to be replaced with the AstroTurf so common in dog parks. The mulch is dirty, especially in rainy conditions, requiring dogs paws to be cleaned after use. Again, even in dry weather, dogs get filthy from the black mulch. Some dogs like to eat mulch which brings with it a whole host of separate problems.
It is sad to hear residents say they never utilize this park because of the mess. A truly wasted amenity.
Another wasted amenity is a huge grassy lot dedicated to bocce. In a year, I've seen people playing on one occasion. Surely that space could be better utilized, like, for dogs or just a family play space. Nice, clean grass....
6) Venice Lofts is conveniently located to the Septa station and Main Street Manayunk.
7) staff is very friendly, helpful, and welcoming.The front desk/concierge staff are a great group of ladies and gentlemen!
8) currently there is a stacked small capacity washer/dryer. Would love these replaced with full capacity. I concurrently have a lease in a true luxury apartment building in Florida. In the same amount of space I have a stacked full capacity washer/dryer....I measured. Either you do a load of laundry daily or you spend your Saturday catching up....
9) we have coffee available in the lobby. I would love to see a commercial coffee setup with on demand espresso/lattes/ brewed coffee available. This is what I have enjoyed in other luxury apartment buildings and it is a nice touch befitting your expense. Currently we have a Keurig with less than appealing options. Again-a corporate funding issue.

As I said, every situation has pros and cons. Convenient location.
Amazing staff especially now that management has changed hands.
Understaffed and underfunded.

This place wasn't doing so well before Matt became the Property Manager. He has taken this property from 2 stars all the way to 10 stars! He sits down and listens to peoples concerns and handles them in a timely manner. He's nice and accommodating to all his residents and keeps the property running smoothly and keeps it looking beautiful. Thank you Matt!

I loved at Venice Lofts for over 2 years and I was devastated to move away, but needed to be close to the city. The front desk staff is kind, the maintenance requests are addressed promptly, and it is very easy to pay rent each month. It is also a quick walk to the main strip of Manayunk without being immersed in the main street weekend culture.

Great Experience with Leasing and Staff; also a very great living experience. Many many options for floor plans and they are extremely spacious. From 1 bedroom flats to multi-room townhomes with garages as well. My agent was Shaina, who is just wonderful; from the bright happy greeting she gives you to the comfortable walk-through of your lease for reinsurance. She understands your standard and exactly what you are looking for and matches you up perfectly with that quality. Shaina, Cortland and Katie are just marvelous and very punctual with satisfying current and potential tenants. Clean property FULL of Professionslas (Doctors, Lawyers, Nurses, Venue Owners, engineers, Directors) and few retired professionals that still have businesses etc.
Amazing prices for the Manayunk Area; and it s secluded off in quiet area yet a walk away from many shops and restaurants and along the Canal.

I have lived at Venice Lofts since 2015 and have seen a lot of property managers come and go. Since Cortland arrived however, there has been a world of difference in the property. I just recently renewed my lease again and he made the rent negotiations seamless. Shaina, Katie, Phyllis, Gina, Danny and Ernie are great to work with as well. They also spoil my dog rotten;)

Matt the current building manager is superb! He has personally come to fix my window when maintenance wasn't available and knows tenants by name. All of the staff is friendly and attentive. I have had no noise or pest problems and all features/appliances are in amazing condition. Management also invests in quality features such as new Peleton equipment for the gym, they just put in a tred and a new bike a few months ago. If you don't want to pay for parking, I have never had a problem finding free parking behind the building.
Conclusion: everything about this place is 10/10. Management, staff, amenities, ease of paying rent, parking, location, smart home features, receiving packages/mail, and so much more!

I enjoy living at the Venice lofts the facilities are clean and staff is amazing. Shaina is the best, anything you ask her she is always there to assist or finds any possible way to solve any issues. Issues with mail or even parking issues she is always on the job.

If I could rate 0 stars I would. Do not live here. When I toured the apartment I was told I would be moving into a renovated unit and it would be renovated as soon as the person living in the unit before me moved out. I paid for movers that cost over 1k from my previous place. When I arrived and went to go into the apartment it was not renovated and instead a very old unit that looked nothing like I was promised. The fridge had scratches all over it the stove top was chipping and the sink was loose. When I confronted the staff they simply said that they forgot to tell me the unit would not be renovated and they could offer $100 off a month. This unit was not worth $500 less a month. They were hoping I had no other options and had to move into the apartment anyway. On top of that they refused to help with any of my moving fees and I had to pay for movers again. Instead of moving into Apex I shipped my belongings to storage and found a new place to move into which is way nicer and less money. There are tons of options in Mananyunk or the surrounding area that are nicer and cost less. Shady people. Forgetting to tell someone their unit would not be renovated is a terrible excuse and horrible way to manage a building.

I have lived at Venice Lofts for almost a year. I absolutely love it. The apartment is full of lght and in a great location to walk to downtown Manayunk. There is a great running and bike trail right outside the door. The staff is the nicest, most efficient and professional group of people you could wish to interact with. I highly recommend it.

Venice Loft has changed for the better, thanks to Cortland!! I've been here for 2 years and the first day after I signed my lease, I regretted my decision. Between the changes in management, maintenance, and the old appliance it was extremely annoying for the money I was spending each month. I found myself email corporate about my appliances and within a 5 month period my appliances were replaced with new ones, which was too long for me. JRK is a million dollar company! I had to renew my lease but it was worth it, maintenance is is Amazing thanks to Danny!! Cortland is making changes, listening to the needs of the tenants and making my stay very comfortable. I'm not sure if I will renew my lease for a third year because, yes like other people have mention, YES these people JRK ask for substantial amount of money! It just seems like JRK only care about getting people in but not keeping them.

Left the city to live here for two years and had a stellar experience. The unit is new and so the town home was easy to keep clean and everything just worked. The staff knew everyone by name and went out of their way to support a single living experience in every way. Numerous perks between the garage, extra parking, a shared outdoor area with grill. But once again the staff made it in the end.

I have never left a bad review at any of the properties that I have lived before, but Venice Lofts has made me think twice about reviews and listening to what past residents have to say. If you have lived here and had a great experience, consider yourself lucky! I will never live in another JRK property again.

absolutely love our new apartment. very clean and spacious. location is unbeatable. it is a little pricey, but compared to the surrounding areas this place is unbeatable. we have 24hour front desk assistance and they are always so nice and happy to help. the feeling of community is so strong in this apartment complex it s such a great place to call our new home.

Apartments are very nice but VERY EXPENSIVE!!!! The finishes inside are ok but some of the building quality is horrible. There is now issues with parking so if your parked on the street you will get towed. Honestly you could buy a 4 bedroom house in the suburbs for as much as this cost and you would own that... just saying. Sorry Venice Lofts, you were nice but not nice enough for me to pay that much and deal with all the traffic mess.

My husband, young son, and I lived in the Venice Lofts last year. Folks are right when they say that there were moments where it was incredibly dirty and things aren't always what they seem. That said, we were willing to make it work, because all in all, it was a cool location, a really nice space (our apartment - 3 bedroom overlooking the water), and I was very pregnant. That said, after a trip home in the spring, we came home to see a note saying that rent had increased on our unit over 1k/month (being far more than 3k/month). Interestingly enough, we saw MANY folks moving and many of them brown. I went to a few folks within the building (that I knew, adored, and were not brown) asking about their price change and many assured me that they did not have the same increase. Some folks said that they were able to just simply go talk to the front desk - so being six- seven months pregnant (and lease was up when I was due) - went to the front desk to talk. We were never a day late for rent, we never had noise complaints, we've been kind, and never complained about the decreasing cleanliness or the massive staff turnaround. They said, they couldn't help it - it was the management company - they had to keep the increase as was (maybe taking off a parking spot $$ - like $150). We opted to move out. The space was not worth what we were paying, let alone the new costs. I don't write this to be malicious, but as I was trying to find square ft. of ideal apartments, I felt like there may be a young family looking at this space and I had to be honest. We were very privileged - we had savings, connections, etc. and were able to move - but my goodness, nothing was scarier than being extremely pregnant and having to leave with my sweet boy. Please use my truth to navigate in the way that feels authentic to you. Peace!

Moved to Venice Lofts in October and could not be happier with my choice. The apartments are updated, bright and spacious, with floor to ceiling windows. Unique, secluded riverfront location, with Main Street just a short walk away. Staff always very friendly and helpful.

I've been here about 5 months now and I can't WAIT...

I've been here about 5 months now and I can't WAIT to move!!!! First off , the apartments are nice , I call them "beautiful disasters" why? Well let's start with appliances , I've put in about 25 maintenance request since I've been here , yeah, 25! And I'm pretty sure I'll be calling again for the same issue I had previously. The washing machines and dryers are outdated had to get mine swapped out for other used ones twice, and the kitchens stoves are old. There has been a rash of break ins from other residents within the property (yea from people who live here) and management failed to notify anyone about it and gracefully tried to sweep it under the rub as if it didn't happen , btw the perps lived on MY FLOOR, I went to management about this issue and Cortland basically laughed in my face he isn't so nice either, the suspects remained on the property afterwards for a long time before I guess they were evicted , bikes get stolen all of the time, converge is NEVER here to watch over the property or guarantee any type of security! If you mistakenly leave you key somewhere after a long night, jus sleep in your car, cuz nobody will be here to let u in your own apartment, management staff is terrible , I don't even kno who's who they hire and fire wayyyyyy to much is disturbing! This place is nothing like what I thought it would be , Parking is TERRIBLE!!!!! Hallways are disgusting!!! SAVE YOUR MONEY! Go somewhere else!!!

Venice Lofts undoubtedly has beautiful apartments and wonderful amenities. Not to mention the close proximity to Manayunk nightlife. However, management is/was awful and my move-out experience was horrific.

After moving out in May of 2017, I never received my security deposit, an itemized list for repairs, etc., only to be harassed two months later by a collection company saying I had an outstanding balance on my account. Upon move out I provided management with my forwarding address, only to be told that they had never gotten it when I inquired about the collection call.

After being charged nearly 300 dollars in late fees, for a balance I never knew I had, Venice Lofts just today, FOUR months later, told me they cashed my check. Not to mention I am still receiving calls from this collection company, which I was told would be stopped when I submitted my remaining balance. There seems to be a real lack of communication throughout the building and the company itself.

It may be a great place to live once they get their management situation figured out, but for now I would not recommend them to anyone.

Venice Lofts has a Poor Property Manager and I said Poor. Next when I moved in my Washer & Dryer did not work at All. It sat on a buggy they bought in my unit for 4 Days I was with out a washer and dryer for 7 days in which I have PICTURES of the washer in the middle of my kitchen. The apartment was not clean when I moved in anyway. Dog food left in the cabinets stove all nasty rails all left with food on them. Refrigerator left nasty and rusted rails in the freezer and still in there in which they yet to replace but gave them there inventory sheet but yet to correct it and several other issues as rusted shower rod in the bathroom. Dishwasher all old door half open on it and half works. Issue at hand Venice loft does not want to replace things but want high rent $$$$ for what little they give. Microwave left nasty. Kitchen light fixture left with dead bugs when light is on. I have several PICTURES on my phone with the dates as a record to how many days it took management to come to move the buggy and washer out my unit. I also have several PICTURES of everything that was not cleaned. My next issue is they don't vacuum the hallways for several days the elevators smell like a kennel. My hallway on the 4th floor walls are nasty and the carpet in the hallways seem they never gets shampoo. My next issue is that the ventilation is poor in the units. The PROPERTY MANAGER IS RUIED. Venice Lofts is not a place I would recommend RENTING. And as I said I have PLENTY OF PICTURES AS PROOF TO MY STATEMENTS and as I said the PROPERTY MANAGER HAS POOR MANAGER SKILLS. NEXT STOP YOUR LIES YOU WAS TOLD WHEN TO COME BECAUSE MY ALARM IS ON AND I HAVE THE RIGHT TO BE THERE OR MY ROOM MATE BECAUSE I DONT WANT NO MAINTENANCE IN THERE WITH OUT SOME IN THERE. AND NEXT I HAVE CALL AND LEFT MESSAGES WITH THE CONCIERGE SO STOP YOUR LIES OR TRYING TO TWIST THINGS UP YOUR GOOD AT NOT TAKING RESPONSIBILITY FOR YOUR ROLE AS THE PROPERTY MANAGER AND ISSUES YOU DONT FOLLOW UP ON. AND IM TELLING YOU YOUR LIAR LIAR
