Absolute scum of the earth culture vultures. Single handedly responsible for the eradication of communities and the gentrification of London. No respect for people, families, culture or livelihood. These money grabbing yuppies should be forced out a business and have their assets liquidated to pay reparations to the people s who s lives and homes they have destroyed.

Worse company I've ever tried to deal arrange the viewing with the agent she never shown up blanked the phone text her to get a text back saying she had been and I wasn't there I stood about 45min and rang the office now all my emails are been blanked.... I was a tenant when network rail owned them and never had any problems this lot are useless and reading the reviews I'm not on my own

I left my arches in December 2018. At the time, the sale to the Arch Co was going through. I gave my notice to network rail, and during this time the Arch Co took over my property. All rents were paid, and no issues when we left, or so I thought.



Over a year and 5 months now, and still no resolution. I have now started legal action to recover my money.

I wanted to put this review out there so if anyone is looking to rent from The Arch Co, seriously think about it and make sure you get everything in writing from them, as they are certainly not a company i would like to ever deal with again, and would not trust.

The government should be ashamed of themselves, for handing over the portfolio of properties to a company who have no regard for their tenants. The arches were cheap and cheerful properties for small businesses to start out. This is no longer case. Rents are going up at unprecedented levels.

Was called by a Joanne Cruickshank about my enquiry to rent an arch. She was calling off a mobile phone for starters which is very unprofessional! After a 20 minute conversation initially when I called up to enquire telling the man everything but the kitchen sink, Joanne calls and wants to know more about what I intend to do with the arch. After trying to answer her questions to the best of my ability, being in a rush, she tells me she doesn't think the space is for me due to my "rudeness." I hate having to deal with people who are on a salary who have no idea what its like to run your own business. If a manager reads this please feel free to contact me for more info. Costing you money! I've rented an arch before and everything was fine...

I enquired about a property in June, eager to open a business in the area. I was told that the letting agents weren t ready to show any of the arches yet due to C-19. I kept ringing and asking and was told by HO that I d been the first to enquire and was on top of the list. Last week I found out the letting agent had shown the space to three different people and that it s now under offer. No wonder this company is getting so many awful reviews. I was given no apologies and the supervisor wouldn t listen to my complaint. AVOID

Awful, hypocritical company with no care or respec...

Awful, hypocritical company with no care or respect for local businesses and communities - their actions are a direct contradiction of how they present themselves on their website. They claim to support local businesses and communities - however, they have demanded a shop near me up and leave with very short notice, even though this business has renovated their premises to a very high standard (utilizing a local metal fabricator in the process), hosts regular community events and supports other businesses in the area. This company only cares about the bottom line but claims otherwise. Disgusting, shallow, two-faced behaviour.

Strangely, I'm trying to get hold of them so they can issue me an invoice and I can PAY what I owe - they haven't sent me an invoice for a month's rent. Their accounts department doesn't answer their email address or phones (20 minutes in "queue position one" with no answer one day, 15 in "queue position two" with no change another), and the staff on the main number is apparently incapable of transferring callers to the accounts team - they just give you the number they don't answer. Fantastic service! I'm sure they'll be VERY quick to contact me when it's overdue... perhaps I'll not answer the phone or their emails for a bit?

I would strongly advise against having any dealings with this organisation. The lease terms are firmly in their favour and are non-negotiable, pay particular interest to the part about rent increases. Some existing tenants have seen rents increase by up to 40%, as anyone in business will know that margins cannot accommodate increases like this. New tenants are lured in with average London prices, after the relatively short lease term is reached the rent is re-negotiated. In this situation, you have a weak hand as your limited company details are publicly available, and they will make an assessment of profits and adjust appropriately. The Arch Company paid a lot of money to purchase these arches from Network rail and have invested a lot in refurbishments, and In the current climate for this to be profitable, it relies on high turn over of tenants......Tenants, unfortunately, are actual people like you who have more or less put everything into their businesses. Please please please educate yourself, read and understand your leases. Invest in sustainable business and not one that has to relocate every two years!

Firstly, i m shocked to see the amount of terrible reviews! There are far worse landlords out there guys, come on!
I recently took over an arch and unfortunately the timing was very bad (four days before lockdown). Sadly, to this date we haven t had the opportunity to open our business due to Covid-19 etc. Arch co have been absolutely fantastic to us by giving us a rent free period and the opportunity to use out deposit as rent.
Thank you Arch Co for treating us well and we hope our business can get up and running very soon.

Avoid this company and run the other way, RUN FOR YOUR LIFE, don't do it to yourself. The most greedy, unscrupulous company in existence! They will try to drain you for every penny while pretending to be nice on the phone, they plot plan to drain companies of all assets! STAY AWAY!

This is unfortunately one of the tips of arch so many gentrification icebergs of London. The quarter was still home to a thriving arts and culture community until recently, but unfortunately the last small associations have finally been ousted by the Arsch Company. It makes me sad to walk through the streets of this dead city.
To all valued visitors: save your time and leisure, here is nothing more interesting to find. Everything is withered, nothing can sprout anymore.

Unscrupulous company. Avoid. We left Network Rail in 2017. But in 2020 The Arch Co tried to claim outstanding arrears. Solicitor and comms with Network Rail showed the Arch Co's 'proof' that debt passed over was not valid. Resolved, but felt like nothing more than a scam to extract money from the disorganised. This company is praying upon SMEs. Beware.

STAY AWAY! So it s now time fir me to hand the property back, it s been 3 years of hell with The Arch Company but they are making it worse! They are now asking me to demolish a block that was already at the property when I moved in. I ve offered to do it but I ve been trying to get a hold of them to inform them that this will cause damage to their water & electric supply, instead of an answer I get bounced around to different contacts, then get told I should have done the jobs earlier in the year in February, but my lease ends in 24th July! Was I supposed to do the demolition during COVID-19 lockdown? These guys are: rude, unprofessional, greedy, unscrupulous, the devils! They will torture you are every turn and bleed you dry until the very end!

Absolutely shocking! I've been trying to rent a property in folkestone for months. You can never get hold of anybody. I sent email to a director and managed to get a responce, but surprise surprise the same again. I've sent various emails for rent but once again they fail to deliver. Any other company would be insolvent. So if you're looking to rent or rent with this company good luck. Poor poor customer care, you should be ashamed.

Dreadful! I have enquired several times for further information for various properties with this company. They NEVER return any of my messages or calls. I don't get it? Why advertise units to let when you can't even be bothered to talk to possible new business tenants. Totally Shocking!

Being a current tenant they dont like to rent me next door arch.however they dont mind other businesses moving in. Kind of a harassment and ignorance I feel from management.
I live in same road as arches and can manage them well.
We just want arches to park the cars . They do t want us to grow as a business.
Never seen an areamanger visiting us. Or help to resolve our need being an old tenant. Sad

We moved out of our Arch nearly 5 months ago. Termination was agreed 4 months ago and still haven't received deposit back, despite over 10 emails to main contacts and several complaints via the main website. If you want an easy experience, DO NOT rent with them.
