Stoit Groep Review

Unfortunately, despite all the warnings, reviews and news articles (Program Kassa) I made the mistake of renting an apartment through Stoit Group. It already started extremely badly with the delivery of the apartment: non-working central heating boiler, very dirty (attached photos), broken blinds and non-working ventilation system. Following that, Stoit also sent an unjustified invoice for mediation fees (€1,200), which I refused to pay.
Stoit also did not adhere to the legal deadline of 14 days for refunding the deposit. This took over 7 weeks(!). You only receive the deposit after they make an illegal deduction for damages. In my case it was for lime scale (which is not seen as a damage by law) and an invoice where everything is redacted. In short; be warned about, Stoit is known for it and the Municipality of Eindhoven is aware of it!

My husband and I are moving to the Netherlands and had difficulty finding a house to rent. We found Dutch rental agents didn't know how to deal with immigrants who weren't being relocated by a Dutch company. Some refused to show us any houses at all! Then we met Tim. Tim Brugmans of Stoit Groep was friendly, knowledgable, and always of good humour. He made everything go smoothly. It was a pleasure to work with him and he put all our worries to rest. Stoit Groep helped my family to find both short-term accommodation as well as a long-term house in Eindhoven, both of which were/are very satisfactory. Everyone we worked with was very friendly, professional and supportive. Their office is also conveniently located.

Rent was not paid for many months, apartment was left unrented empty for 9 months after tennants left with debs and leaving a big mess.Stoit dit nothing. Never again.

Unprofessional, does not keep appointments and does not call back despite repeatedly making promises to do so.
On Sunday, through a contact form expressed interest in a home with a request to schedule a viewing. Called the next day to ask when we could get a response, we would be called the same day. Didn't happen.
3 days later contacted again, again no broker present who would speak to us but a note would be made and we would be contacted before noon. After not having heard anything again, but called after noon, another operator on the line. According to her, no agreements can be made about when to call back, but I could certainly expect a phone during the week.
We are now more than a week later and a simple phone call in the meantime is apparently too much to ask. I understand that it can be busy, but you do not tell me that in 2 weeks a broker has not been able to take the time and effort to pick up the phone and make a call. Moreover, I find the repeated failure to keep promises very unprofessional and I feel kept on the line.
Although the perfect house would now be advertised, if it had to be through Stoit group I would rather stay in a cardboard box on the street.

Breath of fresh air. Eindhoven is rife with quite a few dodgy real-estate managers, but Stoit Groep truly outshines the majority. They told us their fees up front, they informed us at every opportunity, they set up our rental agreement, letter of intent, and even utilities both in Dutch and English and so of course we decided to stick with them. They even told us that they were quite in demand and that they couldn't do as many showings as we initially requested, but they'd be willing to split them up and work with us on different days. I know this might sounds like general customer service, but they did an excellent job and left quite a good impression on my wife and I.

Couple of weeks ago, I came to your office to ask about one of your rentals. I am student here and I receive income from university. The lady there as I quote her said: "Maybe if you find a better job, we might have something to rent out to you". I am actually disappointed that she responded this way!!! She could have just told me that unfortunately you don't rent accommodation to students and that's it! Anyhow, I managed to find the perfect apartment in Holland2stay without hearing that I should quit my studies and get a better job in order to rent a house!!!

I stayed here for 5 months and it was awesome experience. Didn't face any problems during my stay. I was worried when I left the apartment without doing the end inspection in front of me. Thought they would add random things to deduct money from the deposit amount. I was wrong they just deducted some hours of cleaning. One thing to mention please check the counts of every items in the house, because they are very professional and if there is a mismatch you will be charged for that. I had to pay for a glass which I didn't report was already missing. That was my mistake so no issues. Anyways its in Awesome place , lots of restaurants and activities happens near around. A small shopping center to shop. I would definitely recommend it to anyone.

Horrible real estate managing company. Do not rent any property from Stoit as they will try to do everything to rob your deposit. They will charge you for services they will never proof they offered and they will always pretend that the property is not clean enough, a stupid pretext to rob your money.

At first sight, a neat company with a good tour. Note, however, request a contribution from the tenant of 375.00. This is prohibited by law and may not be done in any way. Also not disguised as administration costs. After a question about this, these costs' lapsed in consultation, very misleading.

Terrible experience:

I was moving to Eindhoven to study and searching for a studio/1 bedroom flat. I chatted with Mr. Arnaud, who introduced himself as the owner - or one of them.
He showed me an OK apartment, well located at Centrum (Vrijstraat) and I agreed to the conditions and asked to proceed to the paperwork. He made me sign a paper showing intention to rent the apartment, only. The day after, I contacted the person responsible to the paperwork to say that I wasn't interested anymore. Minutes later, Mr. Arnauld called me requesting me to pay the 'brokerage fee', as little as 850 euros. I then went to the police to relate this abuse and the police officer said that he wasn't on the right to charge me, once I haven't signed the rental agreement at that time. I chatted with Arnaud's secretary that said me that Stoit Groep usually don't charge anything before the agreement is signed. Afterwards, I walked into his office to talk about this and he kept saying that I needed to pay, this time in a very rude way. I didn't agree and left the Stoit Groep building.
For me, it was a clear case of someone trying to take advantage of the situation. When I told this story to my landlady, she told me that other acquaintances of her had issues with Stoit Groep.

I DEFINITELY DON'T RECOMMEND IT TO ANYONE!

They cut outrageous cleaning fees when we moved out and we had to work with a lawyer to finally get our deposit back after months of absurdities. Make sure you document better than they do on your way in and out. Be especially careful if you are not Dutch and don't be afraid to ask for legal advice if necessary. Avoid if there's an alternative available.

Rented out my house via Stoit Group. Main prio's were finding a renter and overseeing the administrative process while I was away. Those tasks were performed well. Communication processes sometimes could be improved but overall satisfied with the service.

Very nice, helpful and forthcoming personnel. One of the few rental agencies that call you to ask you what are you looking for and then try to find something according to your wishes - for free.

They are flexible with the viewing appointments and professional during the viewing. The company makes sure that the place is in a good shape before you move in.

Bob and Ghislaine have been lovely to deal with through the rental process and we felt more comfortable signing a lease with them than we have with any previous agency. Nice apartments, terrible service. Starts out great the first month, afterwards you report your problems, wait for months and after that your problems still aren't solved.
Help your tennants now, don't keep them waiting for tomorrow, and certainly don't keep them waiting for months with 0 compensation.

They will try to steal your money.. I know someone who was leaving his flat. Both parties signed a report. But after 10 days, they added extra costs (e.g. microwave broken for 600 ), sent him another version of the report, unsigned by him, and wanted him to pay.

Tribute to Service Department, remote control that is not available in the Netherlands, found in Italy.

When we left our apartment on December 31, 2018 we had the place inspected by Barbara, and she said that everything was in good shape and we should get the deposit back in full. We signed an inspection report, which said everything was in order. There was two months of rent held as deposit. After we left the Netherlands, I had to send many many reminders to ask Stoit to send me the final utilities bill and return the deposit. It took them a month to get back to me. Then there was a mistake in the billing where they did not include payments of 60 euros per month for internet. I reminded them, but no one would send me a corrected invoice. They also included 2 hr of cleaning fee. First they could not tell what the extra cleaning was for. Then a week later they replied it was because of some dust on the closet. When I finally got my deposit refunded, they still did not correct the amount to include the 60 euros per month for internet. Finally, I got a second deposit made into the account. The whole ordeal took 2.5 months!

Regarding the response below, I do have a document from Stoit that shows no further cleaning was required. See the scan below. Further cleaning needed? No!

I think it is not so reliable company.First i sent an interest email via application they sent me back the details then i called them because i was interesting about one of their property.I use to speak to an agent he said he gonna call me back afternoon or next day morning.About to make an appointment to visit the house.Nothing happened.After two days i sent an email,i waited another two days but nothing happened.Then i called them again.The agent was not in,but the girl in the phone said the right agent gonna call me back as soon as possible that was more than a week ago.Of course no answer...What is this????What should i do?How long have to wait?Maybe they forgot...Is unprofessional.I think to rent a property is a very important thing.The people has no time to wait weeks for a phonecall...But they say "if you are no longer searching let us know"What about them they dont have to let me know about.....So is definitely strange because i was a serious client.And the property still available...I dont understand...

Overall it has been a pleasant experience. High energy and friendly service. Service department supported in a friendly manner. I would definitely recommend their service and Marissa did an outstanding job and she was very professional.

We have rented our house for 3 years through Stoit. Excellent service and excellent communication.

Good experience and good staff. However, once I left the house they did not honor the agreement, paying back the deposit 48 days after my last day. There was no "pending decision" of any sort - The agreement states that they will pay it back only after a month you leave the house. 48 Days was simply unacceptable. Unprofessional.

I rented out my house for 3 years through the Stoit group (furnished), because I was an expat myself to the Caribbean. There have been 3 different reliable families. The tenants were properly screened before they entered. Everything is very neat left. As soon as something was wrong, Stoit communicated everything immediately and provided suitable solutions. Then a handyman for repairs, or arrange that the electricity and internet bills were paid. All in all I am very satisfied with stoit group. It is that I had to sell my home for a home elsewhere, otherwise I would have kept a group. Thanks Karin and the rest!

Worthless company does not keep agreements. Bad service after 8 contact requests, no contact, respond to anything. Heavy amateurish company, worthless in one word.

Stoit group is one of the best housing agency I have met. Jan is really nice guy and help me alot while hunting the house. He nicely understand the requirement and suggested the property on that basis.

No expat broker! They even promote themselves for this ... bad!

While moving in they did not handover a clean house(see below photos) and finally moving out they have courage to sent a different(added a broken microwave) inspection report than agreed and signed version. So unpleasant behaviour. Not recommended to work.

After almost a year of experience with Stoit, it is time for a review. I can only say that I like it very much so far. Renting out your home through Stoit is almost boring, they really take care of everything. Neat service, neat tenants and agreements are fulfilled. Even now, after almost a year, we would like to thank Tim, Jan, Bob and Ghislaine for the pleasant cooperation.
