I have had a bizarrely bad experience with Staal brokers. I bought a house where Staal makelaars acted as a sales broker. The communication was actually bad from the start - what others wrote about never being called back, etc. is completely correct - but anyway, the location was exceptionally beautiful and the show home also looked good. Signed purchase-construction agreement and all, the selling party had to pay the notary and the purchase agreement states that we are expected on date Y at notary S in V. Eight days before the transfer date mentioned in the purchase agreement, nothing was heard from the notary, so then I called the notary. Are they stunned at the notary, they did not know anything about that transfer! Broker applauded, received a message from the broker a few hours later that the documents had been sent and that everything was now arranged. So I call the notary again the next day. "Well sir, the sales broker has sent a few things now, but that doesn't mean you can go on that date. We should get the documents about four weeks in advance, not one week, just assume that the transfer is postponed for at least two weeks. " Apparently it is then "settled" according to this broker. On the advice of the Vereniging Eigen Huis, we only sent a notice of default to the seller and also informed the broker's office. I will be called by Staal Makelaars a few days to say that it is now arranged with the notary, we can probably go on date T and the notary will contact us about the time. My response: "I will discuss with my work and my wife whether that is possible, probably, I certainly cannot on t-1 but perhaps I can on t." And then I received an invitation from the notary again two days later. FOR DATE T-1! And why? Because the eight-day period on date t would have just ended, in other words the penalty clause would take effect if we were offered an appointment on date T, and the thought that after this tinkering from the sales broker as a buyer you could receive any compensation for the fact The fact that you have taken a day off for free and everything is delayed due to their tinkering is of course not acceptable for this company.
Anyway, we really can't do t-1, we really have to date t.
I would advise everyone to avoid Staal brokers if possible. Not only is communication poor and stupid mistakes are made, the company does nothing to put things right afterwards.
