I currently live in a property that was recently sold to SPM. I have been trying to get information regarding my lease renewal since last week. I finally got a response and was told I have to renew but the 8/20, it s 8/17 and it s still not in the system, plus I have additional questions that have been left unanswered. I also tried contacting about another property SPM owns and no one answers the phone or is at their two Birmingham offices. The lack of communication is frustrating.

We have a lovely courtyard but non-smokers are unable to enjoy it due to it being set up as a smoking area. Several of non-smokers with COPD were trying to have a luncheon but the smoke stack was smoldering and we were unable to breathe.Yesterday a couple of us were sitting on the porch and the smoke stack was smoldering and polluting the air. It seeps into apartments when it drifts towards windows facing the courtyard.Seems a few smokers are given access to an area that should be allowed to be enjoyable to all. UPDATE TO OWNER'S REPLY: Offering me (who has not done anything wrong) the option to break my lease early without penalty is not a solution to tenants STILL smoking weed in their apartments. ORIGINAL: I received a call from Kim "Regional Property Manager" on 7.2.20. It had been over a week when she finally returned my call. The reason I called Kim was because I had several complaints being made to the Timberchase apartments property manager Melanie that were ignored (regarding weed being smoked in the unit below me). I had previously emailed Melanie on 6.23.20 requesting corporate's number, but she never responded to me. Since I have complained before, Melanie tends to not respond to my emails. I'm sure Melanie made sure she contacted Kim to tell her side of the story. It's ok, because it finally dawned on me to look SPM up. Kim throwed several things at me regarding my neighbors as an smokescreen as to why my neighbors are not being enforced to be courteous (and this does not even include the noise I didn't bother to talk to her about, because my property manager already knew about it after move-in). Kim stated "legal action can't be taken because of the pandemic", "some people have medicinal uses of weed" (which I highly doubt for my neighbors, but I might be wrong"), and "maybe they could find a way for my neighbors to filter out the weed smell". Now, my intentions are not to cause chaos, or even try and get anyone put out. I do not even know why Kim coyly suggested that. I stay to my self and I don't bother anyone. However, I did tell Kim that I will not confront my neighbors about the weed smell seeping into my apartment, because people are crazy & killing each other for no apparent reason. I went on to inform Kim that I have a right to not have to deal with the weed smell saturating my apartment, because I pay my rent on time. I pay my rent just like my neighbors do. If the neighbors are able to use weed "medicinally", why would you beat around the bush about it if it is legal? I understand all about confidentiality, but I don't play around with my or anyone else's well-being. I was also told to call the courtesy officer about the weed smell for "probable cause". Kim then asked me if I would I like for her to ask Timberchase apartments property manager (Melanie) to send out a notice regarding the weed smell? I said sure although I'm thinking to myself that this question should not even had to be asked. Why send out a notice if you're not going to enforce it? A NOTICE HAS NOT BEEN SENT OUT YET. If a tenant brings up legitimate concerns, then it is also becomes the property manager's responsibility to find out what is really going on. Yes, I have called the Courtesy officer before about the noise, and I will call about the weed as well. I'm sure they have more important things to do than be called about every noise, or weed issue since the "pandemic" has everything shut down. I went back to other property sites rating reviews, and I see now that there has been multiple complaints through the years regarding noise, weed smoking in apartments, and other issues that have been ignored. SPM does not respond to complaints made in their reviews either. It is possible that some of the people write bad reviews when they are in the wrong, but from what I've witnessed the residents are telling the truth. Too bad I didn't research enough before I chose Timberchase apartments over another apartment complex. I believe in giving anyone the benefit of the doubt, but the negative reviews being written about the apartment complex show that the property managers are a part of a monopoly system who only care about the money. They'll only care when you don't pay your rent, then the resident(s) will see an eviction lawsuit go forward quick irregardless of the pandemic. In closing, I don't want an apology from either source or be asked to call the office when nothing will be done. Rules need to be enforced period. It's obvious that this company does not value the good tenants who try to do the right thing.
I've been calling for a week to get somebody on the phone so I can get my rent balance corrected to be able to pay my bill only to get bounced between multiple answering machines, and leave messages that are not returned or followed up on. Today, I took time off from work to drive over to the office, to find it not open. How do you manage a property, with no points of contact? No email, nobody returning calls, nobody at the office.
Lumpkin Park in Columbus, Ga. A church member of mine moved into Lumpkin Park in May. she paid all that they said was due to move in. She paid her rent timely for June and July. On today, 7/8/20, they told her that she owed $200.00 because HAP did not pay for the full month of May. Now this person is on a fixed income and is disabled...She was not made aware of this at move in or in the two months following. They never told her that there would be an overlap in subsidy because she moved from another subsidized property. Nothing was ever explained. She is not even sure how they came up with the amount. When asked why she wasn t notified, the responded that they left a note in her door. She requested a copy of the letter and they said they didn t have a copy. What office operates this way. She would like this fee waived for obvious reasons and think this would be fair and the right thing to do. Can someone at the corporate level help her with this issue?

I ve been trying for almost 2 weeks now for someone to pick up this phone AND ANSWER our landlord was fired so therefore nobody has been here to do anything not even maintenance. I ve been having this issue for almost 5 months now , nobody has did anything about it yet. Starting to get very ill & upset about the situation.
Bad , I live in one of their properties it's gone to the dogs . My apartment is full of mold , my deceased brother' apt was mold fill. I took pictures and have picture they claim it's not mold. Moving soon as j find a home
