I could not recommend these guys any more highly! I spent a painful 3-4 months trying to sell my flat in Limehouse with KFH before switching to Rubicon. Paul and Charlie were excellent and within 24 hours I had multiple bids (higher than KFH achieved) and a secured sale! Great work! You have to use Rubicon if you are selling in the area.

I rented a property with a faulty washing machine. They asked the landlord based in China to fix it but she wouldn't, so it remained faulty. She only agreed to fix the oven with a degraded seal after repeated requests. They sympathised, but what good is sympathy?

In only 1 week time I could sign the contract to my furnished new home in my desired location and all that for a price which is definitely affordable for pretty much any student. I am going to be honest and write about my home buying experience with Charlie and Paul from Rubicon. I trust this is not the way a professional property agent wishes to conduct business I have never encountered such treatment before.
My family is based overseas and was looking to buy a property - I was acting as an intermediate.
1. I asked questions about the property but was being REFUSED/ IGNORED multiple times, and once BEING COMPLAINED about having too many questions on a call
2. Rubicon gave me JUDGEMENTAL and SUBJECTIVE COMMENTS after trying to give an offer below asking price - being the receiving end of the conversation, I was not comfortable with it. There is no need to be rude.
3. RACIALLY BIASED - Rubicon introduced me to a solicitor as buying with parents money and that they believed my parents did not speak English. This is highly INAPPROPRIATE and frankly DISRESPECTFUL to assume me being a mediator will suggest my parents don't speak english. 4. Rubicon gave FALSE INFORMATION to the vendor - I was in direct contact with the vendor and found out she was being informed by Rubicon that my family requested to complete by a certain date due to cash/ banking issues, which was not true. Had no idea what caused this confusion. 5. Unreasonably IRRESPONSIVE - I sent a few emails to Rubicon regarding the purchase at different times, as I needed assistance/ clarification. However I very rarely would get a reply, and never after my offer being accepted. Despite my best intentions to resolve the issues, I don t see the effort/ energy that Rubicon put in.
Eventually my family got the property after all the troubles I took, amazing.
Sorry to say but I had a horrible experience with Rubicon.
We tried to rent a flat with my partner, and put an offer down on a place which got accepted, and verbally agreed, but the tenancy agreement wasn't signed even weeks (!)later. Every time we asked, we didn't get a direct answer. As our moving day was only 4 days away, we asked again, and they came back with an answer, that the landlord wants to negotiate, increase the price.
We felt our back is against the wall, and we have to take it, otherwise we possibly have no home to move into. They caused us several stressed days, and in the end we had no place to go, as we decided we stay at the previous agreement and not willing to increase the price.
We were very unhappy with our agent in the end, because, the communication was struggling the whole time, she wasn't clear with us on details. She said something on the phone, and another thing on the email, which was very confusing, and felt unprofessional.
We had to remind her to send the emails to both of us, as we are renting together and we both want to be updated, however its not only, that she didn't cc me, all the email I have sent to her, she never got back to me, never answered, or completed my request, which I think is extremely rude.
I wish I read the reviews before, but honestly I didn't think this could happen at all.
We payed 6 months rent upfront, and when we wanted to get our money back, we emailed our agent twice and(after 24 hrs with no answer) called her in the office, but then she wasn't available.... We asked for the manager immediately, and he was the only positive experience of all, he dealt with our request immediately, and the money was back in our account within an hour.
Unfortunately, we are still very disappointed, and frustrated....:(
Everyone at the office is super welcoming. Kieran has been very supportive throughout the whole process and very patient., always happy to answer questions but also proactively asking us if we need anything or if he can help with anything. I was not a big fan of estate agents but Kieran and Rubicon have turned that around!
Amazing service. Flat was absolutely impeccably clean and they matched me to my perfect property. The friendliest and most chilled out estate agents you could deal with. Paul is so dedicated to his job, he answered emails outside of work hours. With Rubicon here there really is no point in using any other agent.
After weeks of liaison with countless numbers of agencies yielding nothing but viewings, Rubicon managed to secure me a 1 bed flat all within a week of the first viewing. Of course this wouldn t have been possible without Rubicon s main man, Kieran. He is what customer service is all about - having an air of warmth, professionalism and maturity. My partner and I wanted to move from London back to where we grew up and after looking into agencies I was recommended Rubicon. I wanted to use an independent over a chain as I believe they have a better client service and are on hand to manage any change in your sale. Charlie was our agent and he was a joy to work with. Immediately he calmed my nerves during what was a very stressful time for us and at the same time was able to make me feel we were old friends. Always let me know well ahead of time for viewings and nothing was too much. Really impressed and would happily recommend to anyone.

We dealt with Paul and Charlie at the Narrow Street office over the purchase of a flat and both were extremely professional, polite and helpful. Charlie helped with our queries on the property and was able to get answers quickly while Paul dealt with the transaction and persevered to get results even when he had to dealt with solicitors who were not as communicative. Brilliant, professional and honest. I was an accidental landlord and have had the misfortune of two very difficult tenants, abusing my property. Rubicon and Jason in particular have been great. They know their stuff, both from a legal stand point and the housing industry. Jason communicates quickly with a friendly and honest manner and they do everything they can to offer a high class service for both tenant and landlord. Jason is professional and explained all processes and documentation. I trusted them completely and would have no hesitation in using them in the future. Rubicon have always been very good to deal with in my experience. I have used other agencies in London that have been terrible, however, Rubicon have always been friendly and helpful in their service. They are very proactive when an issue is raised and keep you in the loop.

Under the name of "E14 ESTATES" This agency is actually located in Rubicon,65 Narrow Street, let us several months in winter with a faulty boiler causing no heating nor hot water! We've been waiting 6 MONTHS for a replacement this May 2017.
No maintenance. Just answering to your emails to save time and push you away when you come in the agency! WORSE EXPERIENCE!
Some detailed reviews relating similar experiences with them are published don't hesitate to read them! Don't trust them! You will live a nightmare and obviously never get back your deposit! They know how to make up evidences...
I've recently dealt with Rubicon regarding my property search and all in all it has been such a breeze. They were very quick to respond to any queries I had and were quick to resolve them. Another beneficial thing is their property management is 24 hours which can be very useful as a tenant with any late night issues.
I would definitely recommend them to all my friends and colleagues in the future. Job well done!

I am not very trusting, generally of estate agents and shopped around before deciding on Rubicon. As soon as I met Paul, Charlie, Denis and the team I had a good feeling. They are extremely professional, whilst being friendly, helpful and honest. The advice and practical help Charlie and Denis provided on marketing my property was invaluable. I followed their advice, and despite losing out on a sale before lockdown they were positive yet realistic throughout and achieved a sale for me immediately after lockdown.
I ended up then buying my new property with them, as my post lockdown plan made me want to stay within the area, and they just happened to have the best local choice. I cannot fault any aspect of the service I have recieved and even after sale they have gone the extra mile to make my moving in period easier. Paul, Charlie and Denis you are what good estate agents should be! Thank you very much for all your help. I cannot recommend them enough
Im not sure where the 5 star reviews come from, but I have been waiting for more than 2 weeks to hear back from then regarding some viewings. But they were quick to ask for all my personal details to keep on file!
In the meantime I managed to get viewings within 48 hours at other agencies!
The advertised properties might be nice, but this is definitely not professional. Especially, now that people need swift communication during this pandemic. Save your time.
Some time back while I was renting a flat in Limehouse, one of the agents turned up with two people whom he claimed were friends of the landlords. The landlord had given them permission to come in and take a quick look around, as they were interested in buying the place.
This was total and utter BS, as the two "friends" couldn't even tell me the landlord's name nor how long they had known him.
Rubicon also sent out threatening letters warning me about high interest rates for late payments of rent.
Avoid this firm. They are calculating, crooked, and devious.
Just sold my flat through Rubicon and wanted to thank all the team and especially Miss L Roberts for her professional and courteous manners. Took me only 2 weeks to complete the transaction with Rubicon, while I was trying to sell it privately for almost a year! Thank you very much and I will recommend you to all my friends, cheers.
Jason has managed my property over many years and I couldn t recommend his services enough. He always keeps me informed of any important maintenance issues, responds quickly and ensures any maintenance issues are resolved in a timely manner.

Rubicon have been looking after my flat in Limehouse for almost two years. They are very professional in all respects and really friendly and helpful to deal with from Lettings to Maintenance. I have had a few issues from leaks to washing machine breakdowns, they seem to have a team on hand to fix almost anything!
