DO NOT RENT HERE! they treat you good before you sign the lease but after that....
the person from upstairs is always making noise regardless of time, and when i talked to roland they said they can t do anything with it. so that can you do besides charging crazy amount of money? NOTHING
The property is extremely well kept. If I ever had an issue, maintenance/ staff would be on it ASAP. Leasing staff was friendly and very attentive. Sad they don't have properties in Chicago - I'd lease again without question!
This is the second apartment I've help my son move into through Roland Realty and I have to say they have been so wonderful to us. I've talked to several different people and each experience has been very positive because the staff here is very responsive and wants to help as best they can. I would highly recommend a rental unit through Roland and am thankful my son has a great apartment with them! Thank you for all that you do!
DON'T RENT HERE! I'd give 0 starts if I could. This company truly aims to scam college students out of their security deposit. As if 12 months of rent can't cover cleaning between tenants, which they should be doing anyway. They want to charge because the carpets weren't completely vacuumed to their standards even though they get them steamed. They send insanely detailed cleaning lists only to still find excuses to charge you. They really want the tenants to hire professional cleaners so they don't have to. They're greedy and want to take advantage of the people living at the lower tier apartments just to invest in fancier buildings to make more money off those that can afford it.
Out of all the places I have seen and heard of on campus Roland is hands down the best, especially the best for your money. They have great facilities, a pool, and the staff is awesome and easy to work with in addition to being located right on first street and available all the time.
I lived in 909 S First (studio) for one year. It was more spacious of a studio compared to the other ones I toured. Kitchen was kinda separate from the living room/bed so i dont smell food when I go to bed. The rent is reasonable as a studio with great location on first st. But in summer the utility bill was high for me when I always had the ac on otherwise I die sweating. Btw the ac is new and really effective. heaters are too effective sometimes I feel like sitting right next to fireplace haha.
The unit I lived in was close to first st so can be noisy Thurs to Sat but no big deal. It can be noisy everywhere living on campus. Packages delivered to the office so as a heavy online shopping manic I basically go to office everyday. Everyone in the office was nice to me. Dustin, Kurt literally everyone. I always feel grateful for them taking care of packages and other stuff. Really friendly and approachable staff to international student like me. Pool in the summer and two puppies welcoming you in the office are bonus points.
Maintenance team were very responsive too. Most of them time I submitted the service request at night and they would come knock on the door in the morning. The room was a lil bit damp sometimes so I saw bugs (not cockroaches not bed bugs). So keep the door and windows closed most of the times.
Move out process was smooth no hassle. They listened and then gave feedbacks on how to do the stuff. but I would not recommend hiring professional cleaning cuz the carpet cleaning fees are gonna be charged anyways. Do yourself a favor just try to clean up everything. I got my security deposit faster than I thought.

As a first year here on campus, this was my first time applying for an apartment. I've toured everywhere and went to Reddit for advice and Roland was the best option. I applied for a Studio and the room itself is quite huge for the price and in good shape. The bonus utilities such as the barbecue grill, pool, and coin-free laundry is a huge bonus. The tenants there are all super friendly and chill and try to accommodate any abrupt issues. I cannot thank them enough!
Lived at 903 S 1st for three years. Kurt and all the office staff were absolutely amazing. Any maintenance requests were responded to very quickly. Things wear and tear, and our microwave was coming to its end. We put in a request to have it looked at and got a new microwave the next day. Rent is very reasonable, and it included multiple utilities as well. I've heard tons of complaints from my friends who rented from other companies about mold, bug infestations, water leaking from above apartments, and horrible customer service. I only moved out because I got a job out of state, but I would recommend Roland Realty to everyone.
I informed management of my leaky roof and they did absolutely nothing till I called the city inspector on them *This was over the course of a month. Did not even offer to give me a different place to stay at until they fixed everything, and did not even give me my full deposit back.
Arguably the best student-oriented realty company in UC. Maintenance crew is prompt and the owners are very responsive to requests. Properties are also very nice and taken care of.
Ok, I would ALMOST say that Roland is "EXCELLENT".... Just one minor problem. The building that I live in has assigned parking - one space PER APARTMENT. It's not that big of deal to me but I constantly have people parking in MY parking space. It gets annoying. And no matter how many times you tow the car, they still park in your space.
Besides that, Roland is one of the best Leasors I've ever had. Truly. They are very laid back and flexible. They are willing to work with you, should you have any problems. I mean, overall, Roland Reality is great. I recommend them for sure.
I am seriously so sad to be moving out of my Roland apartment. It was an incredibly spacious apartment for just two people at a very reasonable price. I lived at 903 S First, and although it is a little bit off campus, there is a bus stop for the 22 right on the street corner so I didn't have to walk anywhere far in the winter. The staff are incredibly responsive and attentive, and as accomodating as possible. With all the horror stories I hear about properties in Champaign-Urbana, I'm happy that my first apartment experience was with a trustworthy and helpful business that puts the needs of their residents first.
I have had such a great experience with Roland. The staff that work there are really friendly! When I had troubles, they would fix it right away and I never had any problems that they did not fix. I recommend this company!
Don't live here. When you call maintenance, they show up but don't do nothing (even something serious such as mold). One of the manager is so rude. And also, Roland likes to blame everything on their residents because they are so lazy and don't do their jobs. Seriously, don't even sign here. You'll never get anything fixed (they never fixed anything during my lease) and they'll say everything is your fault and can't do anything about it when in fact they can.
This has been one of the most amazing environment in budget.
Must take a visit.
Charged us outrageously for very little damages. On disputing some of these, they agreed to return the extra charge but became completely unresponsive thereafter. When caught in conversation, they went back and forth on their consent to refund the money at all.
I had the absolute best possible experience with this company during my 4-year tenancy. Any maintenance request is addressed within a day, buildings are maintained very well, and everyone is very responsive and always willing to help. Dustin and Kurt in particular went out of their way to accommodate me whenever I needed. Thank you for everything; you will be missed.
Renting with Roland has been great for me for the last two years. Special kudos to their leasing manager, Kurt Bulicek, who has always been of fantastic help, going above and beyond not only to present the property and answer my questions before signing the contract while I was afar, but also during the renewal process, to maintain the place when necessary, etc... as the maintenance manager can't take charge of solving any issue.
... In addition, the checkout process was sour... The company avoided to complete it with me present. They played interested in using some of my furniture, coming to see it several times, picking up some of it, and telling me several times that someone wants it. As a result, I didn't move it, only to find out the night before I was moving out that no one is picking it up anymore, so I am on my own. The next morning I left very early for a 600-mile drive, so I didn't have time to remove the furniture they said, so many time, they were interested. As a result, they charged me to remove that furniture!
Lastly, wear-and-tear does not exist with this company.
Yes, I truly enjoyed the location, but there was no investment in keeping the building clean and at least somehow current... Being stuck in the '50s.
Yet, I only received back only 56% of my security deposit, and with no interest for using those money for 2 years!!
This is a complete rip-off.

Roland has done a lot to make my leasing experience really great. If an issue arises, they address it immediately, and on more than one occasion they've gone beyond what is expected of a leasing company.
Please do yourself a favor and DO NOT lease with Roland. It s an entire scam and they just want your money!! The process of finding an apartment with them started out great. Extremely friendly staff and the process was easy and smooth. Yet, they claim to cover a certain amount of your utilities. It is all a lie!! The amount I paid for ONE month was extremely ridiculous. Even better, they don t send your utility bill each month... they wait to give it to you like 3 months after. How unprofessional is that? Please please please do not sublease here unless you honestly want your money STOLEN. You will NEVER see a cent of your security deposit back. They charge you for having dust on your drawers and every little thing possible. This is a total robbery and criminal. I beg you to not lease with them and if you are already, well good luck.
The apartment was also infested with WASPS!! It was a beautiful apartment and spacious for 2 people. One of my roommates who subleased first semester had found wasps and immediately called Roland so they can contact pest control. They came in and told us it was horse flies , clearly it wasn t. It took them 3-4 times to come into our apartment to finally determine that it was wasps. Better yet, my roommate was living in constant fear because she s deadly allergic to all types of bees.
Please do not lease here!
I had a very pleasant experience with Roland Realty, especially with Kurt, the apartment manager!! Kurt is a very understanding/reasonable guy who genuinely cares for the well-being of his future tenants. It was my first time signing a contract to an apartment so naturally, I was nervous. I had heard many stories about other apartments taking advantage of students because they didn't know any better. However, Kurt helped me every step of the way & boy am I grateful to have had such an awesome manager! I recommend Roland Realty to anyone 10/10 :-)
As a landlord, Roland is out there to make your stay comfortable. They are accommodating, flexible, and quick to respond to any issues you may have. You can really tell that they care about their residents. I would definitely recommend them.
I'm currently subleasing and the apartment I am is absolutely disgusting. There is mold in the shower and on the walls and the apartment is moist all the time. I try to look at the better side of things but there is none here. The building adjacent is owned by Roland and is very new, nice and well kept which why it blows my mind that this one is in such bad shape. How can a company continue to build when they do not take care of the properties they already have?
I went to the office and tried to get a room condition report and was denied one though the manager was very familiar with the property and said "this is not the first complaint we have had about this property" yet they refuse to fix the issues. I will not be renting any other apts from Roland. I can't wait to get out of here.
I lived at 907 S 2nd for my final year at UIUC and the Roland staff were nothing short of friendly and helpful. Maintenance requests were fulfilled quickly and the leasing staff office was great! My studio had normal wear and tear expected of a college apartment building, but the noise from people going to their upstairs apartments and thin walls got a little frustrating while trying to study. Simple move out process/key return as well! I will update my review once I receive my security deposit to let others know possible fees to expect.

I have lived in one of their apartments for two years. Every time I had a problem, they responded very quickly and fixed it very fast. I really appreciate their help! Roland Realty is an excellent company and I highly recommend it!
I lived in the 901 s 1st street building. Great management, very friendly. Everything was always clean and if something broke they came to fix it.
I stayed at the mid-tier Roland Realty apartment on the basement level and it was exactly that. Advertised as full renovation but it was clear the whole apartment & building wasn t renovated or even luxury as they try to make it appear. It s obvious the renovation job was cheap & the building is not up to par at all with the rest of the surrounding apartments in the area. Cheap trim around the bottom of the walls that came off easily, sloppily painted & cheap as it came off if you rubbed too hard, not thoroughly cleaned before new tenant came in, old tiles with black mold when I moved in, big holes & cracks all in the cement block walls and ceilings. So much mold & mildew in the basement apartment & many bugs, slugs, and different insects. Always had a basement stench no matter what. Windows to the basement apartment covered in dirt & grime on the outside, which means Roland never cleans them. Tub drain was already severely clogged the day I moved in. Hallways were never swept or mopped by Roland and huge cobwebs & in the hallways & mud caked to the stairs.
Get a consistent professional cleaning company to address the mold & mildew inside the apartments & properly clean. Clean the hallways & grounds more often including power washing the windows or something. & if Roland already has a professional company coming in cleaning & overturning apartments then they need to get a better one because a lot of stuff was clearly missed during the turn over before I moved in .
Roland Realty does not upkeep their properties well
for my building there was always trash all over the ground & sidewalks in the back of the building. & the flower basin in the back right where my window was always had tons of trash in it. Mailbox system is outdated and inconvenient especially during the pandemic since we couldn t get packages from the office.
I m giving 3 stars because I m assuming most of the issues I faced was because I was in the basement & loads of inconveniences due to the pandemic. I also didn t view the apartment before I moved in because I was in a rush so that is completely my fault. But that doesn t negate the fact the apartment & property was neglected by Roland.
I m sure staying on the higher floors the experience was much better. Overall, the apartment was an apartment. It provided the basic necessities & Roland wasn t a bad company.
BEST IN CHAMPAIGN-URBANA, PERIOD. Lived in their property at 501 S 6th for 3 yrs straight, the building is new and luxurious and at the center of campus. The people there are very nice, and Kurt and Dustin had been especially nice and attentive. The maintenance requests were usually handled next day and hassle free. Largest room in town (better than 309 E. Green, 310 Burnham, and Latitude).
Nothing but good things to say about these guys. Our apartment had an appliance malfunction the first week, but the maintenance team had it fixed within 24 hours of when I contacted Roland. Everyone is super friendly and easy to talk to.
Roland Realty was the best apartment company I leased with during my time at University of Illinois. They were always friendly when I went to pick up packages or ask them a question. They even got to know me by name, which definitely made Roland apartments feel like home.
They responded quickly to maintenance requests. The maintenance people were friendly. I lived in a complex that had free TV, water, and laundry downstairs... can't get much better than that. They also were relatively fair in returning the security deposit.
A good apartment complex in seniorland. And they had their own pool!
Terrible company. Our apartment (907.5 S. Oak) had several issues that needed to be fixed by maintenance, and we followed the correct procedure in requesting that they be fixed. Roland consistently blew us off for months after several complaints. The lot next door was under construction, and our private driveway was constantly used and blocked off by another realty company, to which Roland showed no concern. This company does not give a damn about their customers, they only care about collecting overpriced rent checks.
Lived in one of their buildings on campus and they were very helpful and nice with all requests or questions. I had a very unfortunate and frustrating incident with a broken window and my bed at 2 AM one night and someone came quickly to board up the window even at that hour. They gave me a new bed that day and replaced the window the next day. Couldn't be happier with their staff and maintenance crew
Had a wonderful experience with the employees (Kurt in particular) as he was able to provide an extension on a sublease. This was very helpful and I couldn't recommend Roland Realty anymore.
