Portiva Review

I m search for apartments that goes by your income and this apartment shows up. Very misleading had to wait on the phone for about 20 mins for the rep to tell me other wise.

Portiva apartments are a nightmare and I am counting down the days until I can leave. On July 27th they stuck notes on our doors letting us know that their online payment system would not be working for the month of August. That is four days before rent is due. I was on vacation and fortunately got back in time to know my payment would not be allowed to made on line. No email, no call, just the notice four days prior.

In another example of poor resident experience I put in a request to have my dishwasher fixed because it was not draining (cheap appliances) and they were kind enough to drain it but not to fix the problem so I will complete my lease with out a working dishwasher.

I was one of the first to move into the building and can speak to the fact that this building was rushed and the construction was not completed on a high standard. There is finishes in the apartment that on a quick tour look fine but in your home are visibly sloppy.

Please feel free to ask questions on this apartment if you are considering moving in because I will give you an honest answer that the leasing staff will not.

I have been VERY disappointed by new management (Bell Properties) at this location. Shortly after the take over, we experienced a mass break-in affecting 10+ units. I was contacted by management to alert me that broken locks would be changed on the broken doors (which have since prevented use of the resulting doors for a month or more now).

Management failed to contact JSO to report the incident something they say is not their responsibility however the reporting officer stated they most certainly should have the moment the break-in was discovered.

Management also failed to alert the greater community of the safety breech dispute the many many parking and dog poop emails that have been distributed since the event. To not alert the community of such a large breech is unsettling and lends itself to the question of what else they do not alert safety-wise to residents. In my opinion and those of other residents I've spoken with, they would much prefer to be alerted to these safety concerns so when walking to and from the unsupervised, unprotected parking areas and hallways they would be more aware.

Following the break-in, I expressed my feeling of uncomfortability with the property and the feelings of lack of safety. In discussing the events the day of with the property manager on site, the idea to add a second deadbolt to my front door was suggested and I was assured the team would install ASAP. This was over a month ago, nothing has been done, and I only just received a voicemail from them stating they no longer would honor this due to "structure." Given the locks and handles have been PROVEN to be junk (see mass break-in of 10+ units) you would think another break-in would be more cause for structure concerns than adding preventative methods. Their suggested compromise - to buy a hotel slider and install it to dry wall, something that given all the front doors to units seem to be intended in quality to be interior doors NOT exterior/front, a simple, swift shoulder to the door would render useless.

They site the front gates and a courtesy officer as their security measures for residents but the courtesy officer - whose car was in the parking lot at time - a separate JSO officer arrived to the scene to handle the break-in report. In my time living at this property I have never seen him - only the car. Front gates are limited access but everyone knows, they don't prevent folks from getting in if they want to. Front office described that despite knowing and agreeing that open hallways and enclosed stairwells are the most likely location on property for attacks or potential harm, they have NO plans or discussions planned to better equip those areas with safety measures.

If you are a single lady, I would not advise living here. Or get a big dog and pepper spray because you're on your own.

TL DR: Mass break-in, over 10+ units affected. Management failed to alert police, or other residents of events. Management failed to maintain their agreement to better equip from potential future break-ins. Safety of residents is not a main priority of new management. Front gates and courtesy officer measures are thinly veiled attempts provide comfort.

I really enjoy living here and plan on renewing in the fall!!

Just moved in, but seems like it s going to be a great experience!

The apartments are beautiful inside and outside, the management is great! Reason i have given 2 stars is because of noise problems. The people leaving above me make so much noise at night time! Its frustrating and very annoying! I complained to management several times but it's like the complaints are going unheard! If you want to move into portiva i would advise staying on the 4th floor otherwise you will be in trouble with noise.

Great apartments and amenities. The apartment is still in the process of being completed so expect to find no parking, construction work noises, and your personal mail in filing cabinets which is only accessible during office hours. The only thing I do not like is that the mail boxes are not complete so the mail are in filing cabinets with access to anyone including your packages. The staff is great (Nancy and Brandon) and does everything to make you feel like this is home. Bike rentals are a plus as well as a big gym with updated equipment & on site fitness classes. If you are not a big animal lover or a fan of animals I suggest not living here. Almost every resident has a pet.

I love it here! The new management change was for the better! The ladies in the office are friendly and always willing to help me. Maintenance is top of the line. Every work order I've had, has been completed in a timely manner and done right the first time. I would definitely recommend this community to anyone who is in the market fantastic new home!

Advertised as luxury apartment living but it's far from that. We recently got a new management company to run the building and we thought things were gonna change but they have gotten worse. For 1600 a month I expect to come home to a parking spot, not dog piss in the elevator and hallways, garbage littered everywhere in hallways, parking lots and elevators, elevators constantly not working, groups of drunk guys harrassing women at the pool, absolutely filthy stairwells, dogs barking all hours of the day and night, inconsiderate neighbors the list goes on and on. We demand assigned parking, 24 hour security or concierge, and better grounds keeping. For the amount of money we pay it's not to much to ask. If things dont change we will not be renewing our lease

6.) The new parking policy states that we must register our cars (fine but I already registered it when I moved in), display our sticker on our back windshield, and we may not back into any parking spaces as they want to be able to drive by and see our plate and sticker. Here's a novel idea: place the sticker on the front since the plate is on the back or give a different sticker for the front so you can continue to be lazy and drive quickly by to verify no one is "illegally parked". My car has a very large blind spot that makes it much more dangerous to back out of a spot than to back into it. I can see much better if traffic is coming if I pull straight out and I would argue that this is a safety concern in the event the area needs to be evacuated. Pulling forward out of a space is much quicker if you need to leave in a hurry than reversing out of the space.

This is just the start of what I am sure is going to be an annoying 6 remaining months on my lease before I get to move out of this poorly managed complex. They did quite the job ruining what was a very nice place.

We have been here for a very long 8 months. It has been nothing but issues from day 1 but they make it nearly impossible to break your lease unless you have thousands and thousands of dollars laying around. They offered all of these incentives when moving in and they make you pay those back if you move out early, on top of all of the move out fees. There is absolutely no parking, so if you get home after 7 forget finding a spot. Most of the spots here are compact anyways and everybody's car gets beaten up because they're all too big for the spots and people have no respect for others. The elevators never work, gates are always messed up and the fire alarms are always going off.. yes even at 3AM and it's all blamed on lightning strikes all of the time. You have to pay for "Valet trash" and they just pick it up and take it to own own dumpster.. not worth the $25/month when there's so many rules and regulations when it comes to that too. You also have to pay for "pest control" and in the past 8 months there's never been anybody in my apartment to spray for the millions of bugs this place has. The outdoor grills are disgusting and never cleaned or taken care of. It's supposedly a "smoke free" community and they will make you sign and "no smoking contract" yet there's still so many people that smoke and cigarette buds all over the place. The hallways are gross. Full of trash and smell like dog piss because everybody here has a dog and they let them poop and pee everywhere, without cleaning it up. The poop bags are always empty too. The dog park is always flooded, full of poop and the things in there are always falling apart. You will hear every step your neighbors take because they decided it was a good idea to put laminate on all floors. Dogs are always barking and they said their was a "1,2,3 noise warning system" but they don't do anything about it.The appliances suck. There's been like 4 different management teams in the past 8 months and nothing has changed. They respond to everybody saying they'd be happy to talk and come up with solutions or whatever they say, but when you do go to them with suggestions and "solutions" their response is something about how they're working on it or aware that there's an issue. I guarantee you that if they had to live here and they were the one's having to PAY to deal with all the BS they'd get some pep in their step and do something, but they don't.. lucky them!!! Their oh so awesome coffee machine they try to bring you in with is always broken. They don't have proper drainage and the tiny little grass areas are always full of water because of all of the rain and the sprinklers always coming on and these are the only areas people walk their dogs due to the fact that other than the dog park there's hardly any grass areas for people to walk their dogs. Long story short, save your money and go someplace else. If you have enough money to live here, you can go get a lot more for your money elsewhere.

The pool and outside areas are very nice but the noise is horrible. I can hear the people above me all day long and they go to the bathroom every night around 3 am. And it sounds like they re stomping but I know they re just living their life. The lady below has complained about my roommate and I being too loud be we don t stomp, we don t have parties, we are literally just walking around doing our daily chores.

This place is like a resort with so many great amenities and things to do!
Management and staff keep excellent communication, very understanding, easy to work with, care about the community atmosphere and constantly looking for new ways to make things even better!

Maintenance is top notch! Very fast response time, quality workmanship, friendly, clean cut, knowledgeable and always willing to help. Also gotta say excellent grounds-keeping. This location is pet friendly and requires a massive amount of consistent upkeep but its always kept clean and neat inside and out!

Its easy to recognize the large effort being put into maintaining and improving the quality of life here!

Portiva is amazing and Darian is the best, she helped us through everything to make it a smooth experience! The amenities are great and the apartments are luxurious

I've lived at Portiva for just over a year - the staff is fantastic! I was moving cities and Heather was so helpful in answering any and all questions I had regarding the property and Jacksonville in general- she is a large part of why I chose Portiva. The maintenance team responds promptly to requests which is greatly appreciated - they are also extremely kind and leave no mess behind after working in your unit. The amenities are great and the property is conveniently close to multiple major roadways, but to me, it's the property management and maintenance teams that made the choice to renew my lease so easy.

I would not recommend these apartments even as a boarding house for dogs. From the regional manager Miss Kelly to the supervisor of maintenance Sam Smith no policies or procedures are followed and work orders are fixed at a disgraceful level of repair. Manager bird lacks any team management skills. The knowledge that they allow sewer pipes to leak in walls without proper repair, also allowing refrigerant to be stored in improper locations and not logged per EPA guidelines which is a federal regulation is a huge disappointment for a possibility of a great company. My recommendation would be HUD housing has better quality than the management team at portiva at this point.Even with the supervisor of maintenance still in time from the company NHR being contacted and aware they have yet to try to nullify any theft from his behalf... Regional manager Nicole Kelly's excuse was for everyone to mind their own business. I just wonder if the actual owners of said company new the money they were losing and why if it would benefit their profit or budget for the future. I feel really bad for the owners who have no idea of the behind-the-scenes activity and the residence that are being mistreated by allowing such shoddy workmanship. I could not handle this type of environment.

Portiva, is the absolute worst apartment complex in the area. Key card didn't work half the time. My mailbox key didn't work either. The staff didn't care at all. They were the most stuck up snobs I have ever met. Please look somewhere else

We really like the apartments amenities and different age group of people living in same community makes it more happy living.I love my apartment layout and specially Kitchen.

My wife and I moved into The Portiva when it was first built. As a business owner for 24 years and my wife in customer service we are very picky when it comes to handling customers. Being that The Portiva was new, we understood that there were going to be various issues. They addressed the problems immediately as they appeared.

We were considering leaving because of the frustration of dealing with those changes but the staff was five star. We noticed an increase in customer care and a decrease in problems.

Bell Partners have taken over and they inherited some issues that was here before they came. That said, they started out a little shaky but they have improved considerably. It is nearly impossible to address every problem immediately, however, what I have noticed is there willingness to listen and their ability to conquer the problem within a reasonable time frame.

I believe they have the right management team and over time this property will become a five star property. It is a very beautiful property and I am confident that Bell will get this property to meet those expectations as advertised.

Lastly, I would like to mention something that many people are not aware of. Apartment buildings are not under the same guidelines as condominiums. Condos have much stricter guidelines; such as how much concrete is required between each floor. Noise levels will be apparent in any apartment community and it is very hard to stop the bad habits of every neighbor. I don't want to let Bell off the hook, but this is a problem that it is nearly impossible to fix. The good thing is that they are very willing to listen to suggestions and apply whatever is necessary to make this place as comfortable as possible.

Portiva is amazing! Heather, and all of the ladies in the front office are nothing less than professional, and welcoming. Maintenance has been great with anything needed. We have so far loved our time here, and feel right at home.

PLEASE READ: This place has really gone down hill since the new management (Bell Apartment Living) took over. We moved into this place the first week it opened, while still under heavy construction, and loved it. We resigned our lease without hesitation. However, a week after we renewed our 12 month lease, they was an announcement that the property would soon be under new management. Since the first day the new management took over, things started to go down hill. The new staff was not as nice or helpful as the old crew, but they sure are quick to hand out fines/fees. Pet droppings and trash left everywhere. Amenities started breaking down and if they actually decide to fix it (something they rarely do) they take months to fix it. Maintenance leaves their trash behind and doing a mediocre repair job. They issued a new parking permit policy that causes more issues than it fixes. And of course there is the mail theft. Packages get stolen right off your doorstep. Before Bell Partners, this place was almost completely full. There were only 2-3 vacant units in the entire complex. Now I m seeing moving out like crazy. By the loom of the empty balconies, this place is close to half empty. I could go on and on about how run down this place has become. It is such a shame too. This place was a beautiful, wonderful place to live. It s too bad that the new, neglectful management has ruined the place. Their motto is Hassle Free Living but it has been nothing but a hassle since they took over. I can t wait for my lease to end so I can move out of this dump. Only 207 days to go!

Although this community is BEAUTIFUL. Some of THE staff is VERY annoying. Origionally i came and toured the property with Kate and she was amazing and very thurough. Unfortunantely when i applied she was not in office until April 8th so i got put with Deseree. Prior to applying me and my brother asked her if we applied today with the approval be done by tomorrow or the next day .... she said yes so we applied ! It is now 3 days later after we have applie and i have called the office countless times to check on the status or get some information and NOTHING. i understand they have other business and that they may have busy moments but it is ridiculous when already i feel like i dont matter. Not looking forward to living here already. Should have never applied !

I ve lived here for a few months and have a number of complaints. The staff is nice, but...

1. It s dirty. The common areas and hallways are gross - dust balls, per hair and grime. They are rarely, if ever, swept. And never given the deep clean they need.

2. It s like a pet owner magnet. And magnet for pet owners who treat the common areas like a litter box. Dogs are allowed to pee anywhere and I see dog poop all over the place. Disgusting.

3. The common area bathroom is rarely cleaned. Totally gross. Overflowing trash cans. Gross toilets.

4. They advertise supplying towels in the gym, but they re never clean. And there seem to be like five of them in the entire rotation.

5. The treadmills in the gym are covered in dry sweat. Totally gross to work out on.

6. Yes, they have stainless appliances. But they are literally on the verge of disposable. I have never used a crappier dishwasher. Mine has never worked properly and I ve had them in to look at it at least four times. I ve nevrr heard a louder washing machine or dishwasher. These are bottom of the line appliances. Literally.

7. If you get home from work past 6:30 you can t park anywhere near the building. And the remaining spots are labeled for compact cars, but you have to ignore it if you don t have one since there s nothing else left.

I wouldn t rent here again.

DO NOT LIVE HERE! Stay far away and don t even give them the time of day. They can t even take care of their current residents at all. They neglect things needed done around the apartment and the community and when you go in there they pretend like everything s just so great the reviews on their website are not authentic at all! They only post ones that are good, there s a reason the google rating is so low because they can t control who reports them on here. Guess what Portiva your current residents are speaking to you and they aren t happy at all!!! STOP LYING! STOP TAKING ADVANTAGE OF PEOPLE! STOP BEING GREEDY! STOP TREATING YOUR RESIDENTS LIKE THEY DONT MATTER! We pay to live here, you re not paying us to live here, so you answer to us! STOP IGNORING US!!! This is the absolute worst apartment complex in Jacksonville! Do not waste your money here. Don t get sucked in by the fake greetings you receive upfront, it doesn t last long.

WOW!! I have lived in a few apartments around Jacksonville and this one is the absolute best! The office staff are all so friendly and make the move in process so easy! Heather is the best there is! The grounds are also kept clean and I love the doggy dna program so we don t have dog poop everywhere! The amenities are great! I m so glad I found this place!

You do not want to live here!!! They are liars. That property looks like the projects. Only 2 elevators and you have to walk a mile to your apartment. The courtyard is very small. You can talk to a person in the other building from your patio. No parking, dog park in the back with the snakes, it has a motel feel. Don t give them any money you won t get it back!!!!

Delightful! Such a great experience. Everyone is so nice and the neighborhood is beautiful. Can t wait to live here for the remainder of my lease!

1. The "so called LIVE team" is a young married couple who are Christian who host terrible "events" and get to live here for free. Not cool. Also portiva requires the LIVE team to be young, married and Christian. What's wrong with an old married couple who are wise and Jewish?
2. The price for this place is a joke. If I could go back in time I would slap myself and say leave before getting locked into this lease.
3. Spiders everywhere. Inside and out. And I'm not the only one who has this problem here.
4. Manangment doesn't care about anyone here.
5. The bocce ball court isn't even set up properly.
6. No place to park if you leave work late. Management has known this for months and have yet to do anything about it.
7. Also people abuse the handicapped parking way to much.
8. The courtesy officer doesn't do jack.
9. People who allow their dog to bark all day and people who dont pick up after their dog.
10. People steal each other doormats.
11. The gates are always broken. So much for a gated community.
12. There only 2 elevators for the WHOLE PLACE!!!
13. This is a "smoke free complex" but yet everyone smokes and throws cigarette buds all over.
14. Lost packages. I.E. someone steals my stuff.
15. Parking lot and grass patches are always flooded due to improper drainage.
16. Bottom patios aren't fenced in.
17. You can hear everyone above you.
18. When someone above you showers or flushes the toilet it sounds like the pipes are bursting.
19. Garbage appliances. BTW they are installed incorrectly.
20. We pay for valet trash (not a choice) which is $25 only for it to be taken to our own trash compactor

Even in the midst of construction, staff is responsive and super friendly. Took a hard hat tour and cant wait to see the finish product. Location Location Location!!!

Best apartment experience I have ever had! Wonderful staff, grounds are always well kept, amenities are clean and working, and the apartment is very large and modern! I love living here!!

Our experience at Portiva has been great thus far. We workout and meditate regularly and the Fitness and Yoga studio are well kept and have all the functional equipment I need including a Jacobs Ladder and TRX. The common areas/grounds are clean and well kept, and the amenities and floor plans are wonderful. The new management at Portiva have made it a priority to take care of the lingering issues from the previous management company. Karen and her team at Portiva are doing a great job!

honestly i am new to jacksonville and i was very cautious about where i chose to live because i ve had really bad experiences with apartments in the past. i found portiva and i m honestly not disappointed at all. it s a beautiful complex with great amenities and even a better community. everyone is friendly, the accessibility and location is great, and overall it s just been such a pleasure starting my new life here. definitely trying to stay for the long haul

I have been a resident since 2017, my experience in the beginning wasn't bad but it was nothing to write home about either. Since Portiva has changed ownership (Aug 2018) my experience has been nothing but wonderful. The staff is always delightful to talk to, and they are very attentive to any requests. I recently dropped my keys down the elevator shaft while headed to my apartment. It was after hours and I had no other way into my apartment or my vehicle. I called the after hours maintenance line and surprisingly I was called back in under 10 mins of leaving my message. Dwayne came out to the property with a brand new key for me less than an hour after I called. He informed me that he didn't have access to the elevator shaft so it would have to wait a day or so to get a hold of the elevator company to see about possibly stopping the elevator and opening the doors to be able to climb down and retrieve my keys. The very next day, Monica (Regional Manager), contacted me to let me know she was working on getting in touch with the elevator company to send someone out. Two days later the elevator company retrieved my keys and I was contacted again by Monica and Heather (Property Manager), to let me know they had my keys.

I cannot say enough about the great support the staff has given, constant communication, professionalism and care for their residents needs. The property is beautiful, the apartments are great looking on the inside. I definitely feel at home when I walk on to the complex.

Too bad zero stars isn't an option...because that is the rating I would give for the Portiva.

Do NOT rent from this apartment complex. They will try to lure you in with gift cards and perks but it is definitely NOT worth it. When you have concerns, the staff here tries to make it seem as though it is somehow your fault.

The construction is still ongoing and incredibly intrusive.

The second elevator still isn't working. Sometimes the first elevator isn't even working. And I personally had to press the emergency button to alert someone that I was stuck in the elevator. It took 30 minutes before I was finally out of the elevator.

The valet trash service is a complete waste of money. I was at work when someone put their trash in front of my door and made it seem as though I was violating the "valet trash policy." I almost never get home in time to even utilize the valet trash services. So when I receive a "warning" that I violated the trash policy with a picture and date of the offense, it is just insult to injury. And then I send the "manager" an email and nobody even bothers to address my concern. And they are definitely screening the phone calls. I called several times to address this and nobody even bothered to pick up the phone. Unprofessional and totally despicable.

And everyone is REQUIRED to pay into this valet trash service every month with the "amenity" fee. There is no option to opt out of this service.

And apparently none of the dog owners in the apartment complex know how to pick up after their dogs. Dogs are urinating and defecating in the stairwells. Owners are not cleaning this up. Then they don't pick up after them when they are defecating in the parking lot or in the grass. Other tenants have actually ruined their shoes when walking in common areas.

The key-card entry was not designed correctly at all. So if you have guests that come over, they actually cannot leave to get to their own car in the parking lot unless you go down with them and use your card to get through the security gates. Safety is one thing...horribly planned gates that cause a major inconvenience is another.

I will not be renewing my lease. Please don't make the same mistake I did and find somewhere else to live.

Portiva has been a great experience so far. The staff has been very accommodating to my questions and requests and they are always planning great community events. The property is small in size, so everything is close by, and it offers high end fitness center and the units have great looking finishes. Great Pool and Courtyard, residents are always using. Very pleased.

The staff at Portiva are always a pleasure to work with! I highly recommend moving here.

Portiva is leading the apartment industry when it comes to affordable luxury living. I fell in love with the complex from the minute I stepped through the front door. The apartments are gorgeous with high ceilings and granite counter tops. The apartment is spacious and the appliances are up to date. I enjoy my oversized shower/tub and large washer and dryer the most! The enormous walk-in closet is also something to brag about.

But Portiva wouldn't be this outstanding complex if it weren't for the staff. Katy, Heather and Ley are the sweetest and most friendly front office employees I have ever met! I enjoy going to them to ask questions and chat. They are brilliantly creative when it comes to events and games to host around the property. They make living here fun! The maintenance team is just as friendly and helpful. Bill, Stewart and Sam are always readily available when help is needed! Maintenance requests are taken care of within 24 hours no matter how big or small the job.

Overall I thoroughly enjoy living here. I knew when my lease was about to renew that I had other options, but I chose to re-sign my lease because of the team they have. The staff is the best in the business!

Only have three complaints

-stairs are disgusting, trash all over the place. The Starbucks cup filled with coffee has been sitting in the same spot for over a month.
-Management obviously doesn t care about cleanliness, or they just don t know how to run this place maybe hiring a new property manager with expirience wouldn t be a bad idea.
-Parking is a nightmare. Handicapped spots are occupied by commercial vehicles (commercial vehicle was a company that management hired to do the lame events).

Best apartments in Jacksonville. Always clean and has great amenities

I have really enjoyed my time at the Portiva. Through the military and traveling states I feel like I'm almost an apartment expert over the last 7 years. The square ft, pricing, amenities, and unique style the Portiva offers puts it over its competitors unless you want to spend an overwhelming amount money. My only issue is the amount of parking but for now I'll count the capacity as other people enjoy living here too.

Love living here. The building is brand new so everything is top quality.

Been here for 6 months and its been a great place to live. The maintenance team is awesome!

I have lived here for over 2 years. The amenities here are resort-like! Most importantly, they are very well maintained!

The office and maintenance staff are very professional and responsive. All interactions are done with a smile. I love my Portiva home!

Let me start by saying the new management team makes this apartment complex enjoyable beyond description. Always going out of their way to help ensure the best possible living for the residents. There are consistent resident gatherings, which really allows people to get to know their neighbors. The new team helps make this apartment complex feel like home!

This leads me to my next point. Even with it feeling like home, it still has vacation type scenery! Which I personally enjoy. It s nice to come home and be able to sit by the pool or in the courtyard. Also, there are multiple switch operated fire pits for the colder nights! The gym windows are looking directly into the pool area where palm trees and other well maintained shrubbery are. Hammocks hanging over sand are also in the pool area, which is a great place to read or take a nap!

Lastly, I love the location of the complex. It is close proximity to many places such as the St. John s Town Center, but without all of the traffic! Also, downtown is only about 10 minutes away.

In conclusion, there are too many great things to list about living here, so those are just a few that really stick out in my mind.

My experience at the Portiva has been wonderful - specifically over the last year. The management team has done an incredible job making it seem like they care about their residents. They are constantly doing things to bring residents together and to offer us the best possible living experience. If I ever have an issue, they take care of it almost immediately. They are responsive and so helpful. This is the third lease I have signed at the complex. I wouldn't continue to renew if I wasn't please with the safety, security and location of the property - as well as pleased with the management team.

MOVE HERE AT YOUR OWN RISK!! Lived here for 2 months and it was the biggest mistake of my life!! They bill themselves as a luxury Community, however, after moving in here you will find out fast they are anything but luxury. Kitchen cabinet doors look like two-year-olds put them together. Cheap wood flooring. Cheap faucets. Pipes that rattle in the walls. The entry doors to the apartments are hollow and NOT SOLID FIRE DOORS, they are interior door and door frames with a single cheap deadbolt that only goes about 1/4 into the frame. Our door was kicked in and we were burlerized. The pool is turning green with algae. Their dog park is right next to the swamp and our dog had 3 ticks in him. No assigned parking. If you violate a policy they leave a full page note on your door... they spend all the time doing that but don t address a single concern of yours. Seriously don t be fooled by their enhanced photos. It s a dusty mess. Oh and if you do move into your new apartment there, don t expect it to be cleaned AT ALL.

The management here is a total joke. The Manager, Sonny actually stole our $1,000 gift card!!!! He also is apparently not smart enough to take his email account off of the community computers... a few clicks through it and you find him emailing pictures of residents social security cards selling them To the highest bidder. Check the crime maps also before moving to this dump.

It s amazing they need to keep offering larger and larger concessions just to rent the apartments. I really wish I could have given them zero stars.

The property is so beautiful and the maintenance team is friendly, knowledgeable amd responsive. The front office staff and management have been really helpful and so pleasant to deal with at every encounter.

Although I believe my apartment complex is very nice and has decent amenities, I would suggest others to lease elsewhere. Portiva has good amenities (nice size pool, 24/7 gym and fitness room, valet trash, car wash station, etc.) but one MAJOR thing that has turned me off for this property, is its construction.

Here's what's wrong:
1.) I CONSTANTLY hear the people above me. I understand "oh, you should've gotten the 4th floor to avoid that" but I shouldn't hear them simply walking and living their life in their apartment (as they should). I don't believe the people above me are at fault, it is definitely the poor insulation and structure of the building.
2.) The people below me are constantly complaining about my roommate and I "stomping". As I said in my previous point about the people above me, we are simply living our life's, AS WE SHOULD. We are in no way trying to disrespect anyone in doing this. The person below us either bangs on her ceiling to get us to stop "stomping" or she comes up to our door, bangs on it, and then precedes to tell us how disrespectful we are being and how we are harassing her by SIMPLY WALKING. I am afraid this lady will hurt me or my roommate because of her aggravation. I don't feel safe in my home because of this.
3.) This doesn't have anything to do with the noise but I thought I would throw it in here while I'm at it. The gates are broken all the time. It just adds another factor that contributes to me not feeling safe in my own home.

Honestly, at this point I am wishing I could move out completely. You DO NOT get what you pay for when leasing here. I pay way too much for the quality of living I am recievinh. Unfortunately, that is not an option when you sign a 12 month lease. I wish I had kinder words to say about this property but it has not met my expectations.

The first packages I ordered here after moving in from Amazon were stolen. Then I was informed that there are no security cameras by the mailing area because, "management installed about 7 around the complex a couple years ago but it super expensive." Then I was informed that there are also no cameras in other areas of the complex that absolutely need them. Ridiculous the lack of care for the price of rent here.

I've been living at Portiva for the past 9 months. And I really enjoy living here. I've been searching around many places before moving here. However Portiva is so far the best place to live around Town Center area. Besides convince location; the property offers excellent amenities, 24/7 Club House, excellent gym and friendly staff. 5 stars <3

I m living at The Portiva since it was couple of days opened. I am absolutely amazed with the new management and the great transformation that this place went through. Let me begin with the biggest problem that all residents had with the previous management, Pet droppings. Portiva started a new program to overcome this issue and it WORKS!! The whole building is going under heavy cleaning each month since the new management took over. The hallways and the elevators are clean.
The office staff is always willing to help. Everyone is so helpful and always there to care for your needs. Professional people in the office working for your convenience, and so is the maintenance crew.
I couldn't have picked a better place to lease with and call home. Portiva is a luxury place that has all what you re looking for and beyond!! You can meet new friends/ neighbors from the social events that the management arranges for the residents, meditate in Yoga classes, free gifts wrapping room, relax in a beautiful pool, and so much more.

How many false fire alarms do I have to suffer while living in this complex? 2nd year into my lease and it still happens! Not only there's a fire alarm in your bedroom, there is an even louder alarm located on tight corridors. You can literally feel the sound hitting your entire body when you go out the corridor. The residents can only take much of this. When the real thing happens, no one will care anymore. Also, I don't own pets, but i feel for them. The entire complex was ringing inside and out for like 30-40 minutes. How inconsiderate

My husband and I relocated to Jacksonville from Toronto in March of this year and have been living at Portiva. There has been a real change in the quality of the maintenance and upkeep of the community ever since the new Management took over. The most noticeable area is in cleanliness. The hallways and stairways have been pressure washed and once again they smell and look clean. The maintenance staff wear uniforms so you always know who they are when you see them. Karen the property manager is amazing. She is friendly and approachable and gets things done and if she can't do it immediately, it gets documented and attended to. We have been very happy living at Portiva. It is a very safe, child and pet friendly community that I would highly recommend.

Fire alarms go off all the time!!!! Only thing burning down is the reputation of this place.

Our new apartment is so nice I want to be fully moved in and living there already! The move in process had a couple bumps with miscommunication, but the front office staff was quick to amend documents accordingly and have been incredibly helpful and welcoming from the beginning. There's a few maintenance issues that are currently being resolved, but other than that the transition has been great.

We were lured in with a hefty gift card, but it hasn't been an entirely good experience here.

Parking:

It's the worst part about living here, especially when you come in late. It's really bad unless you live in the back left of the building, nearer to the trash compactor. You might find a space there. Otherwise, expect a good walk if you live anywhere else and come in after 6pm.

Noise:

It's the second worst thing about living here.

Vehicles seem to race up and down AC Skinner.
The fire doors have been closed for a solid 2 weeks. Whenever anyone passes through, the doors loudly slam shut, which feels like it shakes the entire apartment. But this also happens when neighbors let their own doors slam. It's like living in a drum.
Our neighbors below seem to run marathons in their apartment. Heavy-footed stomps everywhere they walk. When in the shower, it sounds like they're actually stomping through my bathroom.
We hear neighbors' TV's, stereos, and even hear their blenders.
Lots of barking dogs.
A few loud sports cars here, always revving in and out of the parking lot.

Location:

It's a pain to get to a grocery store if you've forgotten something. Here, the closest grocery is 3 miles away, but when you consider the traffic and knowing you'll lose your parking space by the time you get back, it's just not worth the effort to run back out.

Though it's shiny and new, we're really disappointed with Portiva. We'd break our lease if we could, but we'd also have to pay back the gift card and we don't have 4k laying around to do it. (Not to mention extra for movers and a deposit on a new place.) So we have to grin and bear it until the end, but we won't be renewing our lease here.

I looked over the reviews and decided to give this place a chance. Every new property has growing pains so why not. This is a beautiful property and has done a fabulous job with the onsite amenities. The apartments a beautifully laid out with huge closests and the bigges bath tubs I ve seen in apartments! Don t always take people s word for it check it out yourself. This place is paradise!

I toured this property recently & upon entering the property, I immediately felt like I was home. Everything from the friendly office staff, to the incredible Gym & the beautiful pool and courtyard areas. I was very pleased - I just wished they had screened in patios. Still left happy & had to make sure I gave credit to the awesome people that represent the Portiva Apartments!

My advice, look elsewhere. The only reason hey have a high rating on their website is because they can pick and choose which reviews to post, they don t represent the actuality of living here. This apartment is overpriced, the staff & management are rude and too concerned with getting more residents than helping out the current ones, the property is always dirty and has started to smell like garbage, the noise level is out of control, the appliances are of the lowest quality, the water quality is terrible, the entrance wasn t thought out well and there is always an almost accident and congestion, do not rent from here, there are many other better options out there, even just on AC Skinner alone, look at The Loree, Steele Creek or even Lost Lake.

This place is extremely beautiful but do not move here!!! Other than the amenities, its horrible. I have to complain constantly about my neighbors above me and their dog running back and forth past quiet hours. Its the worse. Its so bad my neighbors across from me moved in A MONTH AGO and had to break her lease because of the people above her. I love it so much but I think we will have to follow suit

It's a great place to live and the management team is fantastic!

Before moving into this community, I was hesitant based on the reviews, but the property in my opinion is gorgeous and the staff are extremely accommodating. Desiree and Katie have been super nice to me since I started looking and officially moved in. Desire, especially, is a great leasing specialist! She knows so much about this apartment community, and is always available when I have any questions and/or concerns. I look forward to a great year at Portiva!

Toured the Apartment with Darian in July and moved in late August. Through the whole process Darian was very professional and answered every question along the way- great customer service and very helpful. I am really happy with my experience and I ve recommended my friends to tour Portiva as well :)

If only they could clean a little more. I pay way too much to be living in filth. They care more about the appearance on the outside than the inside. The door has been broken for almost a year.

The stairs still look the same after you claim someone has cleaned it only difference I see is the weave has been picked up off the floor.

Absolutely love living at Portiva! They have the best staff, gorgeous apartments and prime location. Best apartment complex in Jacksonville!

I was considering moving here. The reviews are not that great on some issues and the complaints are consistent, so that worries me. The prices are extremely high and the design of the apartments is not anything breathtaking. There are a lot of empty apartments based on the website. I recommend lowering the prices instead of having 2 months free and gift cards. I think you will see the units fill up faster. Competitors nearby have lower pricing.

I absolutely hate this place the people that live over us stomp all the time. This is the worst experienc we ever had. My husband and I have talked with the office three times, nothing has changed .when you can't get rest where you live and pay your rent that's really sad. I feel stressed out .God help us no one else cares.

Karen, Heather, & Desiree at the apartment office were so helpful when I was checking in to my new Apartment ! They expedited the process and were very professional. The apartment is quite nice also, and the grounds are fantastic. I am a happy customer.

Everything so far has been fabulous. Marissa in the leasing office has been amazing and very helpful. Everyone we have met in the community has been very friendly. The leasing and application process was very smooth. We did have a number of blemishes in out new apartment upon move-in, including water damage in the master bathroom, but I'm sure it will be fixed. Hopefully, my entire stay will be as pleasant as it has been so far.

I moved in about a month ago and everybody was super nice and professional and always got back to me. Also I haven t had a problem with the packages yet they also have parcel lockers which makes it safer and they are free. And anytime I have a maintenance issue they come in the same day which I never had before! Also the apartment layout is beautiful I absolutely love my place!

These apartments are beautiful. The amenities are state-of-the-art and the staff is extremely helpful.

Beautiful on the outside and inside but worst location traffic wise due to road construction. Not to mention they want $1300 for a one bedroom, and I thought I was over paying. Assumed this place would be cheaper due to 95/Butler Blvd being your view. Currently paying $1100 for a one bedroom, but at least I have Town Center right at my doorstep

My apartment here is great! Amenities are better than most resorts, apartments are gorgeous and stylish. It s the best staff at a complex I ve encountered always willing to help and go the extra mile. Couldn t be happier living here.

I love the gym in this place! It is easily the nicest gym I've ever seen and that really goes for most of the amenities actually. They keep them clean so it makes them that much more enjoyable. The apartments are pretty awesome too. I've never seen a 1 bedroom with a 1/2 bath for guests, but they have them here!

The one star is for the granite countertops. Really nice countertops. Other than that, I really did not enjoy my time at Portiva apartments. The security gate was broken a lot. One of the elevators always seemed to be broken. They took out the grass in the courtyard so there weren t a lot of places to walk your dog. The fire alarms got annoying. And when I asked management about being required to sign an addendum to the lease, I was told that if I didn t sign it, they wouldn t accept my next rent payment and I would be evicted. I have rented from a lot of places and have never had such issues with a landlord or company before. Very disappointed and would not recommend.

So so happy with everything about Portiva! I was looking for a safe, and beautiful community without breaking the bank. I came across Portiva and everything about this community goes above and beyond. I had Desiree as my leasing consultant and she was amazing! She helped me every step of the way to ensure my move in was painless. They have great move in specials as well. The apartments and community are absolutely stunning! 10/10 recommend this community!

Looking to foward to move here. I really like it here.Clubhouse open 24hrs Exactly what i was looking for. I like how it feels like a resort with the nice pool and the other patio for activities. Not a huge and common apartment complex. Starbucks Coffe is a most!! iMacs in the business area... now that's attention to detail.No cheap o windows computers. I read all the others reviews and We were really sad because me and my wife loved the place. But going there again and asking about this issues they could clarify everything to us being sincere about the topics. We are giving this place the opportunity since the management is new and they look like they're going put this place were it deserves.

Apartmens: Hugeeee Walking Closets.
Bathrooms and rooms are really nice.
White Cabinets and Subway tiles is a plus and the latest trend. I like the Century Modern Style so if you like that style this the place to move.

The one thing that ISN'T a luxury is parking. You will never be able to park near your place unless you get home at 4pm everyday and don't leave. Since it is unmarked, there's probably mostly visitors here (and illegally).

DO NOT RENT FROM PORTIVA! Clearly I m not the only one speaking out about this, do yourself a favor and read the other reviews on here. You will put you and your family in a terrible terrible situation. Look elsewhere and save yourself some trouble. This is he worst place we ve ever lived. My complaints are the same as the rest, and the list just keeps growing. Don t rent from Portiva! Lies and Snakes all of them

This is THE WORST place me and my family have ever stayed! I ve been holding off on writing a review because I wanted to give them the benefit or the doubt. My husband is in the military and we have moved around a lot. First, we moved in to this brand new luxury apartment and we had rusted tubs, our door didn t close when shut, there was a hole in the wall, the back door to the porch had a big gap so there was outside air getting inside, the washing machine had yellow nasty gunk inside, the dishwasher was filled with sand and now doesn t work and pushes wastewater back inside making the apartment smell like mildew, the sink doesn t drain properly, the appliances are very cheap. We put in an order to get the things fixed and still haven t had all of the problems addressed. The mail is STILL in folders that anyone can just get into. I try to communicate with management and never get a response. The Portiva should not be labeled as luxury and definitely shouldn t be priced as high as it is. They did not lower their rates as their website says they raised them! Their 2 bed went from $1,410 to $1,520!!! I can t bathe my children because of the rust in the tubs and have to shower them and we have a baby, it s not convenient at all, we have to hand wash all of our dishes due to the disgusting dishwasher. The neighbors get to be noisy with their dogs barking all night/music playing loudly but I get the security officer called on me if my baby is crying and told that I can be charged for noise complaints. This is the absolute worst living situation I have ever been in, ever and is FAR FROM LUXURY!

UPDATE: Now, since the upstairs neighbors moved in and have started using their bath tub, we ve noticed water damage and can hear what sounds like water leaking through the walls (keep in mind this place is BRAND NEW) and mold growing from that spot as well. The built of this apartment complex is terrible. It d be better if they tore it all down and started over with better construction. I m sorry Portiva, we tried to be positive about this place but every time we turn around a new problem arises.

UPDATE PART TWO: Not only did we find mold and water damage in this brand new apartment because of some faulty installations, instead of actually taking the correct measure to fix the problem and properly clean out the mold and water damage from the apartment THEY JUST PAINTED OVER IT! The ceiling was literally dripping water. This place is a joke, and all they want to do is continue to provide false advertisement and ripping people off. The manager has yet to contact us over this very serious and hazardous issue. This is just not right, and should be illegal. We have kids and they are now being exposed to these dangerous situations because this apartment complex is irresponsible and neglectful. Please, for your health and sanity do not rent from here. I guarantee they will not disclose any mold issues when someone rents out our unit.

Yes, it's new and shiny, but this place should not have been open for business yet. If you're looking for some peace, quiet, and consistency then please do yourself a favor and go somewhere else and maybe take another look next year. There are myriad of random noise and construction most days. Workers were making a bunch of noise and kicking paint cans up and down the halls while painting the floors at 10 o'clock at night, parking lot was re-paved with little or no notice twice, the fire alarm is tested constantly with little or no notice, most fire doors don't work properly, to my knowledge there is only one elevator that works but the one that does work has a permit that expired in September, there are no mail boxes yet so you have to get it from a file folder in a filing cabinet so everyone gets to look through all your mail (not sure that's even legal but ok), dog owners let their dogs urinate in the halls and elevator (not Portiva's fault but consider the type of neighbor you're getting). Once you get past all that the units themselves are nice and the amenities are newer than most but pretty typical for a property it's size.

Update 12/20/2017:
So the constant construction has not gotten any better. It's now a construction war zone in areas that I thought had previously been done. Now there are workers hammering, patching, sanding, and painting in all the hallways and stairwells. There is construction dust everywhere again. The workers start working around 7:00am which is great when you're still trying to sleep. The noise from them working is bad enough but then they talk loud and play music right outside your door.

Fire alarms are still being tested throughout the entire complex with little to no warning. If you work nights and sleep during the day like I do, then you'll really enjoy being woke up from a dead sleep by a deafening horn blast that will wake the dead. And when they test the fire alarms it continues on a random basis all day long. This has been going on for months and I might add that no one mentioned that this would be happening before I signed my lease. It happens so often that some folks disabled their horns inside their apartments. I know this because management sent out an email yesterday that says

"It has come to our attention that residents are disarming their fire alarm horns in their apt. We understand that the alarms are annoying and inconvenient. When someone disarms their alarm, they are breaking the circuit for the rest of apts that are on the same string. If there is an actual fire, the apt and the rest in the circuit will not be notified. Portiva receives notification that a horn is off circuit. At that time we have to stop all testing and locate the issue.
If we find that your horn has been disarmed you will be fined $100 in addition to the fine the fire marshal imposes on Portiva.

Please note this is a life safety issue and you are endangering other residents if you disarm any fire safety equipment.

We are hoping that all testing is complete for the entire building with today's events. fingers crossed!"

To date, the 2nd elevator still doesn't work and the other one still has an expired permit. Still no mailboxes.

MUST READ*** This place is absolutly perfect, we can go on for ever. Are you looking for a great location in jacksonville? Here you have it you have the beach, riverside, downtown, and orange park all about 15 min away. Not only is this place great location but the staff that is currently managing this property really are making a diffrence. Compare to the last managemnt group Bell is like night an day. Work orders get processed in a timely maner and the girls in the leasing office are the bomb they will do anything yo need to make sure your are happy!
